    They have been very helpful in finding us a rental home! The pet deposit is steep, but otherwise they're great! Very friendly! !

Our experience with Chris left A LOT to be desired. He seemed put off that my husband wanted to confer with me on decisions. Whenever we spoke with him, Chris was very condescending, and I felt that he preferred to deal with "the man" than with "the woman" in our duo. When I tried to call Chris on the fact that he didn't have to explain simple things to me, he got very offended and was even more condescending. My biggest problem with him as a realtor was that I didn't feel like he was working for us. It was more like he just put the house up on the online listing and had some open houses. Whenever he brought us a deal, he made it seem like we should accept it as is. When we negotiated with the eventual buyer, we had to go back and forth a few times. We anticipated that, but each time we had to decide what to counter or how to try to make the deal go through after we were already into the deal and had to deal with the survey and inspection. Our previous experiences showed realtors who said, "This is what happened. Here's what I suggest to get what you want out of the deal". Chris never did that. The only time I met him in person was when we finally closed on the house with the new buyer. When Chris found out what I do for a living (in that I am an educated person), his demeanor and attitude changed drastically. Foot in mouth? Check.

    As co-owner of the property, my experience with this agent was defined by a severe lack of…read morecommunication and professional transparency. Important, high-level questions were routinely met with extended delays or minimal, dismissive responses. Furthermore, I was excluded from crucial phone calls and strategic briefings that occurred privately between the agent and the other co-owner - this was a severe departure from standard joint-ownership and fiduciary protocol. She also failed to provide equal choices for property maintenance, offering only a single contractor rather than a transparent selection of vendors. Operational boundaries were ignored, with vendor visits scheduled with highly disruptive notice (such as 45 minutes). Requests for basic details regarding who was entering the property and what work was being reviewed were withheld. Critically, the disregard for professional standards was only corrected after I formally terminated our working relationship. The following day, the agent sent a lengthy, hyper-professional message attempting to reverse the pattern of negligence and requesting to be rehired. Real professionalism should be maintained throughout a transaction, not weaponized as damage control after an explicit breach of trust. I cannot recommend this agent for complex transactions where transparent communication and equal client representation are expected.

We had lived in our home in Tennessee for 38 years and had only lived in Tennessee all of our 57 years of marriage. All of that to say, it was a very difficult decision...a lot of emotions and indecision. Kirstie Rubio and the office staff at Spradley Properties were incredibly patient and accommodating to us...so very helpful and kind. We ended up selecting The Preserve at Nolan Creek over numerous other considerations. We have been in Belton at The Preserve for nearly two months now...and have loved and enjoyed our new home beyond description. We are near the campus of UMHB, and the students we have met who live in our apartment community at The Preserve have been kind, considerate, fun, and welcoming! One of Spradley's maintenance men (I think his name was Bart...) came out within our first few days to take care of a minor issue...and of his own initiative, addressed a couple of other small areas of his own finding. He was competent and caring, a joy to meet...like the girls at the office who had worked with us. It has been a wonderful experience working with people who have been professional, but warm and kind-hearted. Are you looking for a place to move? Start by contacting Spradley Properties! They allowed me to move into a unit that had electricity meters switched with my neighbor I was paying his bill for almost a year before his DV situation got so bad he stopped paying electricity so my unit was left in the dark then I was left having to figure out the issue on a workday when I work from home. 0 compensation or accountability from management but they let me know they were aware as I wasn't the first or the last with this problem yet they did nothing to actively fix it. I was informed I could have reported these management people to board of realtors to get their licenses revoked but chose not to. They are the most unhelpful but problematic people. They come into your house 4 times a year to photograph everything and will charge you if they have to reschedule yet their maintenance never shows up but they don't care if you made arrangements to be there. Their quarterly inspector left my lights on while I was on vacation for 10 days, I should've sent them an invoice as they charge tenants for every thing imaginable. My lease was up in May but their management shares a brain cell & never closed our account as part of their policies so they took rent for June, I had to contact them for them to correct it and send me a check in the mail weeks later. Move out also came with 0 instructions but they charged me almost $500 for fees upon leaving with zero discussion, even charging for a light bulb while not sending proof of anything, they just sent me the difference from my security deposit to my forwarding address. I am aware management is already low caliber people but these guys operate from hell. So happy to never deal with these people ever again and this is coming from someone that never had to talk with them outside of the DV next door & always paid rent.

    The Good: -Nothing…read moreto speak of except not having to rent from them any longer. The Bad: -Maintenance requests when not ignored are poorly executed. One tech had to come back 4 times for an otherwise minor issue. Another tech actually made a leaky sink even worse. -Lazy lawncare and when reported falls on deaf ears. -Office staff frequently ignores emails and neglects to return phone calls -Poor excuses for no follow up including website down, phone issues, etc. Would be believable if it wasn't routine response -Judging by the caliber of the latest tenants moving in it looks like they've succumbed to accepting ghetto people and not running background checks. Junkies and freeloader galore! The Ugly: Residential Property Manager Linda is the worst property manager we've ever dealt with. During our tenure she actually insinuated we should get a house instead of renting from her company. She only wants to cash rent checks. When a neighbor next door illegally subletted to a junkie, Charter did absolutely nothing. After calling the cops for him trespassing in a drunken stuper on my porch and subsequently retaliating by throwing food waste and trash Charter didn't evict the neighbor, they added the junkie to the lease and Linda said she wasn't going to do anything because neighbor had a good job. She suggested my consideration to move out. I explained she was talking to the wrong person and I shouldn't have to be punished for an issue that's her responsibility to resolve. Due to moving costs it wouldn't be convenient for me anyway due to the timing. I pressed the issue further and she said she would install a camera and the next thing i know we get stabbed in the back with a notice in the mail to move out in 60 days. She didn't have the decency to tell me to my face and also knowing we have a small child. Pretty spiteful and heartless if you ask me. She prefers tenants that don't make her do her job even if they're junkies or freeloaders. Her boss is equally negligent and ignored my complaint. Renter beware! After almost 4 years of timely rent at 2 residences and maintaining a tidy dwelling this is our thanks. You've veen warned. Don't rent from them or have them manage your rental property unless you want it trashed or in disrepair!!

The new…read moreproperty manager, Brittney, is very pleasant to work with, answers phone calls or returns call promptly, and takes any issue or concern I have seriously. I don't believe anyone would have a problem with the management at Charter.
