    I would not recommend this surveyor at all. Super poor service to say the least. This was our…read moreexperience. Roy Lemley quoted us $695 for a survey or $600 if we paid cash up front (he said he preferred cash up front because so many times they don't get paid if a closing doesn't go through) so we chose $600 cash up front and he guaranteed us to be completely done within two weeks because I let him know our sellers were being difficult and time was of the essence. When he brought me the 1st "finished" survey at just a little over 2wks, I paid $600 cash immediately. Neglectfully on my part, I didn't even look at it until after he left, both mine and my husband's names were wrong on the invoice and my husband's name was wrong but mine was right on the actual survey so he had to correct that. Then the mortgage company realized that he put two residences on my survey when there was only one, he labeled our batting cage as a residence so at that point I started really looking to see if there were any other mistakes so that I could point it out all at once. He listed our house in the wrong phase of the neighborhood and kicker, I gave him all of the pictures from our HOA book right here in my yard with all of that information on day one, he didn't even have to track it down. There was something else as well, I think that we ended up getting a total of like 3 or 4 different copies of the survey before it was actually something I could submit as accurate to the mortgage company without all of his errors. Then once submitted from me, my title company needed/requested multiple things from him that apparently are supposed to be standard on a survey submitted when buying a home, field notes, plats, and restrictions for the land or neighborhood, very general forms and information. The title company let me know he was very obnoxious and rude and just horrid to deal with! The mortgage company said he was almost impossible to get ahold of! I tried on multiple occasions to call him or text him and he would not return my call or answer. I would call him on a number that he didn't recognize and he would answer. Shocked, he would then give me some spill about what he was doing with the survey and what he should have charged me for all the trouble. He even lied and said, this is why I quoted you almost $1,000 to begin with, and I stopped him and said no sir you never quoted me that much it was $695 and when I told you they allotted me $600 at closing, you agreed to that if I paid cash up front, with your son-in-law standing right there! He got very rude about that and shut me down very quickly. Trouble that he was causing himself, I had only asked and paid for a correct and accurate survey and for it to be sent to my title company as well, the way he said was standard. They had only asked for standard forms and information that was legally supposed to be submitted with it. It took nearly two months and he literally got it to the title company the day before I closed, after I sent him a text message trying to offer him an additional payment of $100 to please expedite and get done what I had paid him in full to do so already so that we could close on our house on time. He only responded that he would have it turned into title with an invoice, he charged me an extra $216 on top of what I had already paid in full, the $600 that he said was all the survey would cost. And to top it off, the survey isn't even finished, they never even put the stakes down the left side of my property the way that they were supposed to. He said they would come back and I wasn't trying to be difficult and said ok. My husband called him on the day we closed and asked him when they would be able to get out and that it needed to be as soon as possible because we already paid up front and then he robbed us and charged us more at closing knowing we would have no other choice than to pay it too close. He hung up in my husband's face and wouldn't answer the call again. He has yet to contact me or send anybody out here to finish the job that we paid for and then were robbed for.
