    The absolute worst property management company I've ever worked with. The lack of follow through and responsiveness to high priority issues have led to significant structural damage within the home and the potential for harm to residents. I would not recommend their services to anyone. I chose one star because zero was not an option.

    Spinnaker is useless when you're a renter. We have had zero heat in a house they manage for 3 days now during what has turned out to be the coldest days in YEARS and a full blown ice storm on top of it. They don't respond to calls or emails and if you do get a hold of somebody they have the worst customer service where all they do is talk down to you. It's very obvious they think people that need to rent are not as valuable clients or even people for that matter.

    This place is a joke. I have never lived in an apartment that charges fees for maintenance. Maintenance came out because our bathroom floor had a little water on the on it due to shower curtain being away from the faucet and it leaked down to the living room. So they charged $150 for maintenance to come out and look and she said it was our fault and that in order for them to fix it would cost round 400 or we could do it ourselves. I've never been treated so poorly. The office staff are horrible and maintenance is a joke. Now we have a towel bar in our bathroom that the anchors are coming out and they want to blame us for too. There is a leak on the roof so my Son's room has brown spots from water damage. Also, our back door thresh hold seal is worn out and there were earth worms in our living room. I'm afraid to even call maintenance because they charge us for things they should be fixing. On 2 more months and we are out of this place. So over being treated like we are stupid. I do not recommend this place at all.

    I should have read the reviews…read more The property showed as available but no less than 15 minutes after I submitted my application. I get an email stating that it had been rented out already. Seems pretty fishy to me. I'm not worried about the $50 application fee but it's more so the integrity. If I could give them zero stars as an option. I would.

I moved into a unit they manage and for some reason, utilities are separate for my one unit from everyone else in the building. Because of this, they forgot to bill me for my utilities for months after moving in. All of a sudden I have a charge for an extra $700 worth of utilities with no communication at all. Obviously I reached out, and they explained that they messed up and weren't billing me for electricity and gas for a couple months and that now I needed to pay it. After discussion, they told me I would have time to pay it back in small payments over a period of time. I was told "don't stress about it". Then the next month rolls along and its included in my portal with rent. So it messed with my ability to pay rent properly. I asked for those charges to be separated, and I was told by Jeanette that she can't edit the portal. Isn't that your job?? Then, they said they pushed back payment one month which was time enough to pay an unexpected charge of $700 apparently? Pushing it back one month after they messed up isn't a courtesy in my opinion. Now they are refusing to work with me on this and are saying they need the money now and it will not be separated from by rent. In response, I keep trying to talk with Peter on the phone because he is the one who said I would have time to pay it back because it was their mistake, but after days of reaching out, I'm only getting texts back from Jeanette saying they are refusing to discuss anything further. I wish communication on how the bills would work was settled before I moved in. I wish a huge fee I wasn't expecting wasn't added to my bill months into living there, with very little accommodation with time and understanding to pay it back, as it was their mistake in the first place. I wish they had communicated to me that they were adding this charge beforehand. I wish someone would actually call me on the phone and talk to me about it, rather than just sending texts demanding it be paid now, after they messed it up. I really don't think the way they are treating me is fair or understanding at all. I would not recommend working with this company to anyone. I like the unit but unfortunately they are terrible to work with so I'll probably be looking for a new place to live soon.

He helped us buy our house from the other side of the country, and now he has helped us sell our house from the other side of the world. I am the type of person who has lots of questions, and James was always happy to answer them. He helped us sell our house at top dollar, gave advice but still listened to our needs and wants, and got our house sold with minimal delay in the selling process. We are very grateful that he was there to help us every step of the way. As a veteran himself he is very familiar with challenges facing military families, and took great care of us. If he ever expands his business to other states we will happily use his services again!

    Disappointing Experience with Unprofessional Service…read more I recently had a very troubling experience with James Marszalek owner of Operation Red Dot that I feel compelled to share. After noticing water leaking from my ceiling, I promptly requested maintenance to inspect the issue. Instead of addressing my concerns in a professional manner, the response I received was both dismissive and alarming. Not only did the maintenance team fail to find the cause, but I was shockingly accused of attempting insurance fraud. This baseless accusation was not only uncalled for but also completely unfounded, as all I sought was help to resolve a genuine problem in my home. Then was told to I would have to pay the bill for the maintenance comp to come out and inspect the home. What was meant to be a simple maintenance request turned into an extremely frustrating ordeal with a company that seems more concerned about placing blame than providing support and service to their customers. I feel completely disheartened by how I was treated, and I cannot recommend this company based on my experience. If you value good customer service and professionalism, I suggest looking elsewhere. It's crucial for companies to support their customers rather than undermine them, especially in situations involving maintenance issues.

Our problems started right after we rented, and they did address them initially, but then they couldn't agree with the landlord and parted ways. After that, I was left alone with the landlord. Of course, since their contracts ended, they don't have to help, but even though I continued paying all my rent through the platform they provided and they knew about the issues with the landlord, they offered no support when I moved out. They didn't even give me a reference, and because my landlord didn't reply to emails or replied late, or perhaps gave a bad reference, I had a lot of trouble finding a new place. All I wanted was a reference. I came from another state and rented this house sight unseen, trusting their name, but they didn't lift a finger to help me in my difficult time. In the end, with a baby, two months of stress looking for a house, being rejected, and paying more deposit because there was no reference or a bad one. Think twice before doing business with this company or trusting their name, and if possible, talk to the landlord directly and meet them because one day they might be disappeared. Otherwise, you might end up without electricity and get no help from anyone. Because at the end of the day, once they rent the house and get their money, you're nobody's concern. Note for response: I just have asked that I rented property via your company and paid on time. New landlord just want to make sure no eviction or delayed payments. You had all these information and legally you could refer me because I rented from your company and I have used zego payment via from your company. You guys just rented out took your money and left me alone with landlord. I dont know landlord.I trusted your company! You just betrayed and left your customer alone
