I've reached out about building maintenance in and out of my unit, issues with neighbors, parking worries, lease renewal, et cetera. The office team responds within the day if not the hour every time. I've sent in a non-urgent maintenance request and had it fixed within the hour. I had to pay a portion of rent late one month due to a double-charge from Amazon and they were beyond understanding. We agreed on a date for the remaining $200 and that was that. The team over at Spinnaker Property Management is fair, timely, and communicative. Shoutout to Holly and Leandra especially! We've been tenants for years, I highly recommend leasing with them.

My family hired Spinnaker Property Management to rent out our home while we relocated across the country. We signed our agreement in September 2025, and they knew from day one exactly where our home was located. They came to the property multiple times, had maintenance out there, told us the house had to be vacant before they could market it, and even referred us to the house cleaning and carpet cleaning companies they recommended. We followed all of their instructions. We spent over $2,000 getting the house ready, completely moved out on October 28, and started our cross-country move believing they would be listing and managing the property. Then communication basically stopped. We were still working with their maintenance department on November 12 to finish the last few items, and the very next day, while we were driving through Utah, I got a phone call saying they were terminating our contract because our home was "too far away" or "outside their service area." That explanation made absolutely no sense to us. They had known our address from the beginning, accepted our contract, visited the property multiple times, and worked with us for nearly two months before suddenly deciding they wouldn't manage it after all. We were left without a property manager after already relocating across the country and ultimately had to put the house back on the market for sale instead. I understand that businesses can change their minds or their service areas. What I don't understand is accepting a property, having the owners spend thousands of dollars preparing it based on your instructions, and then cancelling after they've already moved. Based on our experience, I would not recommend Spinnaker Property Management.

Seems pretty fishy to me. I'm not worried about the $50 application fee but it's more so the integrity. If I could give them zero stars as an option. I would.

I moved into a unit they manage and for some reason, utilities are separate for my one unit from everyone else in the building. Because of this, they forgot to bill me for my utilities for months after moving in. All of a sudden I have a charge for an extra $700 worth of utilities with no communication at all. Obviously I reached out, and they explained that they messed up and weren't billing me for electricity and gas for a couple months and that now I needed to pay it. After discussion, they told me I would have time to pay it back in small payments over a period of time. I was told "don't stress about it". Then the next month rolls along and its included in my portal with rent. So it messed with my ability to pay rent properly. I asked for those charges to be separated, and I was told by Jeanette that she can't edit the portal. Isn't that your job?? Then, they said they pushed back payment one month which was time enough to pay an unexpected charge of $700 apparently? Pushing it back one month after they messed up isn't a courtesy in my opinion. Now they are refusing to work with me on this and are saying they need the money now and it will not be separated from by rent. In response, I keep trying to talk with Peter on the phone because he is the one who said I would have time to pay it back because it was their mistake, but after days of reaching out, I'm only getting texts back from Jeanette saying they are refusing to discuss anything further. I wish communication on how the bills would work was settled before I moved in. I wish a huge fee I wasn't expecting wasn't added to my bill months into living there, with very little accommodation with time and understanding to pay it back, as it was their mistake in the first place. I wish they had communicated to me that they were adding this charge beforehand. I wish someone would actually call me on the phone and talk to me about it, rather than just sending texts demanding it be paid now, after they messed it up. I really don't think the way they are treating me is fair or understanding at all. I would not recommend working with this company to anyone. I like the unit but unfortunately they are terrible to work with so I'll probably be looking for a new place to live soon.

    Updated review:…read more James has again shown his worth to us as a realtor. He helped us buy our house from the other side of the country, and now he has helped us sell our house from the other side of the world. I am the type of person who has lots of questions, and James was always happy to answer them. He helped us sell our house at top dollar, gave advice but still listened to our needs and wants, and got our house sold with minimal delay in the selling process. We are very grateful that he was there to help us every step of the way. As a veteran himself he is very familiar with challenges facing military families, and took great care of us. If he ever expands his business to other states we will happily use his services again!

    deserves 0 stars.... when i moved in (after driving for 3 days) we found that they had lied to us…read moreabout having a washer/dryer - yes i have them lying in writing - day of moving in they said "oh sorry yea we don't have a washer and dryer". then we were told most of the lights were out and that we'd have to replace them, and that our heat wasn't working - we moved in during the winter. we also didn't receive a mail key for days and no garage clickers a week were again told we could get those if we wanted. the morning after moving in i noticed glass on our front entrance and realized the entire front door window had been smashed and there was broken glass everywhere. no where did they mention this and it took weeks to get it fixed. minor issue but they also couldn't even tell us which mail box number was ours... you would think they'd have that information. very frustrating to deal with all of this while moving into a new place, new state, and trying to start a new job. eventually some of these things were taken care of but communication and quickness could have been better - mind you this all should have been dealt with before we moved in. coming to the end of living there i didn't agree with some of the move out charges they were asking for and when trying to talk with them i was basically called a liar because they had proof - which they never sent (they sent vague itemized lists which doesn't show exactly where my money is being put). they tried to argue that they do thorough move in and move out inspections, clearly not from what i dealt with when i moved in. incredibly rude and condescending when i called about the charges post move out. i was being charged for them to tighten the bedroom door hinges - seems like normal wear and tear which they shouldn't be charging me for. they took off a few things because they knew they were wrong in charging me for it. however after multiple calls/emails over the last few weeks they would not budge any further on normal wear and tear charges - kept claiming they had proof and that this was normal charges for a house. they charged me over $700 on top of the $3,100 security deposit. so roughly $4,000 to get the house ready for the next tenant - which is insane. i encourage you to not use this company for anything.

    I am confused... Who does what? When my sister and I…read moresigned up here for our Tacoma Wa. Apt. they enacted every possible way to get money from you without any refund (even if you should it was clearly not going to happen), but we knew that going in, which was a red flag of how they ran their business. We did a walkthrough on the second floor of an Apt. that was a 2 B/2B that may be set up different from the one we paid down on the first floor, but 2 bed and 2 bath nonetheless. Very clearly the first floor was the only option since we are in our mid 60s, I have had serious injuries plus my dog will be 10 in August. We were not granted a walkthrough of any kind for the apt, but were escorted to the example apt. three times to get measurements, so had no idea of it being just a bath and a half here. Trucks were waiting outside to unload, and I was on my way from Ca. It was suggested that we could just wait for the one we had been told we were already waiting for. "No we couldn't... Past housing was now gone, trucks and people rented, cable man coming, and I was far from home. So after the office talked to "corporate" it was determined that we would get a better rate, except I was already informed of that very number previous to the unveiling, so their making up for this blunder was worthless. The "new appliances" we were promised are old, loud and undersized. The fridge has weird sounds sounds like it is on its last breath, the very old and ridiculously small stackable washer and dryer are too small for even one person living there, and nothing at all resembling the set we were shown, though there is space for larger stackables, even though we were told there was not. The lent trap on the dryer may have never ever been emptied. It was beyond over flowing, even after maintenance came in to see why it took three hours to dry one load. My sister found the problem after they left it was far beyond the trap itself. Today in a nasty tone my sister was informed that the rent date for the 5th was for one month only and that they are surprised we even got in since we don't have twice the income of the rent. We both have fixed incomes and my sister works, so we do if you add the working income and far beyond that with the pension I will be receiving any day now. No it was not for just one month. I applied for permanent change and that was clarified in the ap and our conversation with management here at the time of Corporates agreeing to it. We asked specifically, so we would be sure. My fixed income can be up to the 5th day of the month before receiving it. For this reason I applied to their change of due date (the 3ed) to be "permanently" on the 5th. After some waiting for Corporate (whoever that is) we were told that was fine. We asked for paper proof from the office, but were told they have not received any yet, but we would be given it when they did. That was last month. So far nothing they tell us is true. Actually my bad... We did get on the first floor. The people above us were to get a first floor also, but after getting here fully loaded they found they too were misled and given the second floor instead of the first floor as asked for, with a two year old and a baby about to be born any minute, they were offered the chance to turn it down also. Imagine their joy, and then finding an overwhelming smell of mold in it. I have been in there and there is a problem, but no one seems to care at the office even with these small children at the time of my discovering it, and that was after a few weeks of their moving in. The keeping of the noise rules are nearly non-existent kids screaming outside at the top of their lungs for no reason, a pot party with a large lot of friends until 1 AM with adult sexual filth talk or should I say yelling also. This was their second party, but no reason to complain to the office, no one was there to call. Overhead siding on decks is hanging down in allot of places, and "I'm sorry" is an automatic mantra when talking to the office, but no changes seem to happen, though I have had them come rather soon to repair a few things and for the most part it was done. The list goes on, but my personal beef with this establishment are the outright lies, misinformation, followed with constant apologies, and the slanderous accusations that we could not afford to live here, and made it sound like we lied or forced someone to let us in. We both had high credit scores, to the point we got in here, bought new furniture and I bought a new car. We were honest with our income now and the income to come soon and more than forgiving with the first several misleading statements from this office. We now feel they are not happy with our/my truthful surmise of their inadequate running of this place, so are looking for a way to get us to move and still keep our money. This could be a good place with better managing. Congratulations to those who ducked the bullet.

I guess the management company in the owners don't care about keeping good tenants or bring it on new tenants. Do not recommend this company!!!
