Spectrum has managed our community since 2020, which consists of just 256 homes in Peoria. Given our small size and limited common areas, our management needs should be relatively straightforward. However, I feel this warrants a response from Spectrum or a representative regarding two main concerns. 1. High Turnover Rate of Community Managers We have had a different community manager every year for the past six years. This alarming turnover raises questions about the company's stability and management practices: What is causing such a high turnover rate? How can we expect effective management and continuity when we constantly change leadership? 2. Poor Accessibility to Management It is frustrating that it is difficult to contact Spectrum Management. I have noticed the following issues: There is no phone number listed on the general Spectrum website or the homeowner portal. The "Contact Us" section offers only three options: email, FAQs, and schedule a call. This situation makes it challenging for homeowners to voice concerns or seek assistance swiftly. After about 32 minutes on hold, I finally reached a representative, from San Antonio, through a local number I found on Google. This is far from acceptable for a professional management company. I am writing this as a review in hopes of getting a response, as I do see many replies to comments. read more

We had an improvement request to replace our windows. Dache was very helpful and responsive. She immediately pointed out additional information required for the request to move forward. Dache followed up a week later when we had no response from the committee. Once she asked for an update from the committee, we had an approval within 24 hours. We were impressed that Dache took the initiative to reach out to the approval committee without us asking for an update. Dache made this a very positive experience. read more

They are horrible at responding to any communication. The wait time to get approval for any updates (even when there is no change to appearance) is long and holds up your entire project. However if they need you to do something they give a short period of time to complete. read more

The worst management company we have had in 15 years of living in Dos Rios. Communication is joke. The worst company as far as response time and resolve I have ever dealt with. When you call them you get to leave a voicemail, then wait for them to call you back if they do at all. When you email them about an issue you get a generic automated response. They do not uphold the standards for violations in the CC&R that you sign when you buy a property in a neighborhood. this is the second or third management company we have had and the worse by far. I feel my property value has gone down in direct response to how they "manage" my area. They say they do drive arounds looking for violations but I've never seen them for one, and some violations in plain site have been an issue for well over 3 months. Obviously my HOA fees are not going to improve my community or keep a standard that I expected when moving into an HOA neighborhood. I'd look elsewhere if you are looking to hire them for property management....seriously. And if you are looking to move into an area managed by this company I would look elsewhere. How they stay in business I would question but when you are guaranteed money though HOA fees and assessments to do absolutely nothing pretty much explains it. read more

Worst management company. They continue to harass us, fine us, and retaliate against us. We have attempted to resolve our parking issue going on 2 years. Not only will they not assist us, but they will also not even answer emails regarding this situation. We emailed them 17 days ago about parking again and we still have not had anyone contact us. They have however since our email charged us a $50 parking violation and sent us $100 threatening fine over parking. TWO fines since my email yet ZERO responses from them to resolve this! Oh, and our landscaping is awful, dead shrubs, overgrown shrubs, dead grass, tons of missing trees, broken water lines and an entrance fountain that has been broken for over 2 months! read more

As others have mentioned, this is a terrible HOA. They are inconsistent in their approvals, and have created a perception that they target/harass people. They approved our house to paint in 2018, then in 2021 sent us a violation letter that the common block wall was not painted to compliance. This is 3 years after they approved the paint scheme. They were unresponsive in answering our questions while we tried to clarify what needed to be done and continued to fine us until I repainted the block wall. In 2023 they sent us a violation saying the block wall paint was out of compliance, and needed to be painted back to how it had been originally. WTF?! When I confronted them, they sent an email response that they had not sent us a violation notice, yet I had the physical letter. This is one example of how awful this HOA is and the (really bad word) people who work for it. We have worked with two other HOAs with other homes in the past, and not once have run into these kinds of issues. People have always been friendly/helpful in clarifying anything needed, but that doesn't seem to exist with Spectrum. I'm thinking Spectrum is headed towards a class-action lawsuit with the continuing harassment and inconsistent "rules". They seem to forget that they work for the homeowners, who have a significant financial investment in their homes, that Spectrum keeps f'n with. read more

We have a neighborhood property manager name Brandy who has been top notch in tge handling of our neighborhood at McQueen Lakes and as a Real Estate Broker I know how hard property management can be. She makes my being a board member very easy. read more

I have tried to get an e-mail address for my community manager by phone and by e-mail request. When calling in, most times it is disconnected after a 20 minute or so hold. The one time I got to a human he said he didn't have the information for the community manager. I was told to go to the web site for the info. I tried to explain the info wasn't on the site and was disconnected. I have e-mailed at their required contact address on 5/10, 5/11, 5/12 and 5/13 still no response. I have owned my home since 2003 and believe we have had 5 HOA management companies. Spectrum has been the worst of the choices. read more

I've lived in my house for over 15 years and always responded to any HOA notices. Like I did when I first received the "paint your house" notice. That was five years ago. Now, all of a sudden, I get a notice I need to repaint my house. What? I call Spectrum. Fill out a form and tell us what you did, who did it, and a pic. Seriously? Drive by- you can see it's a different color pallet. Whatever. I fill out the form. Then, I get an email from Jake G. He wants to know if I'm painting my house or trying to "get out of" painting. I email back. I've already painted. How often am required to paint? Why are there numerous houses on my block that have NEVER been painted? No answer. Wait for a week and email asking for a response. Still no answer. THEN- I get my HOA dues statement. They've added $75 to my bill for not painting my house. Not cool Spectrum. Horrible customer service. How about you call me back and answer my questions? read more

Spectrum Association Management 1850 E Northrop Blvd #140, Chandler, AZ 85286 I have been a homeowner in my community in Warner Ranch since 1999. For the last 22 years, I have always paid my HOA fees monthly and on time, on an approved payment plan. Today, I received an email from our HOA manager, Christopher Reynolds, that I will have to start making my payments semi-annually going forward, or incur a $20 monthly administrative fee. I currently make my payment through autopay and am already charged a 1.99 fee for that. Unfortunately, our community pays the highest HOA fees in Warner Ranch and they continue to increase. I am retired, living on a fixed income. It is because of financial need that I have been on a payment plan. And now, after all these years, they pull the rug out from under me. I have never had any problems with past HOA management companies. They have always been considerate and understanding of my situation. Once again, I have been paying monthly for the past 22 years. But Spectrum doesn't seem to care. Perhaps because they are not local, but based out of Texas. read more

On November 3, 2020, homeowners in the Ironwood Commons Community Association were sent review notices from Spectrum Association Management in Chandler requesting that their entire homes be repainted within 60 days (after contacting them, they then notified me that homeowners had an additional 4 months before fines would be issued, but this was not on the original notice, and an email was only later sent out to homeowners stating this fact after I suggested that they should let the other homeowners also know this). Nevertheless, some homeowners had just recently painted their homes and many of the other homes did not need to be painted at all, showing that the property manager and site manager from Spectrum who purportedly assessed all these homes were not qualified to do so. As some homeowners discussed this among themselves, it was discovered that these review notices seemed to have been sent to everyone, despite the claim that each one of the homes was specifically evaluated. These review notices were sent less than two months before Christmas in the middle of the greatest pandemic in decades, while many homeowners were struggling financially just to survive. In addition, homeowners were not approached or asked about their input regarding this critical decision, but it was made by three board members. When I contacted Spectrum Association Management, they informed me that this was decided before the pandemic. Nevertheless, they should still put it off for at least a year or more, but instead they have chosen to continue their hardline stance despite the risk of the virus and the financial hardship due to the pandemic. Additionally, there should be a review by an independent, impartial professional that provides an assessment on what needs to be done to each home. Spectrum Association Management has balked at spending what they said would cost $10,000 to get a professional inspector, but they expect the homeowners to collectively spend over $1 million to get hundreds of homes painted. In my opinion, Spectrum abused their power and went beyond the specifics of the association bylaws. For example, while it says in the bylaws that a home must keep the paint and coating of their home in proper condition, it does not give either the board or Spectrum the authority to unilaterally require that every homeowner repaint their entire home. In addition, while the original review notice said the homeowners do not have to submit for approval if the colors stay the same, they changed up and now say that they do. However, there is nothing in the bylaws giving them that authority that one needs to get approval for repainting their house the same colors. In fact, requiring all homeowners to repaint their home under the guise of having done reviews on each home that the really did not do, or did haphazardly without qualification in making that type of assessment, is troubling. It should be noted that I have had other problems with Spectrum. One over an association payment for one of my homes when they first started in which they were at fault, which I just let slide. The second was when I caught their contractors stealing a large amount of water to fill up their tanks from one of the neighbors. In that case, I notified the neighbor, and I do not know what followed since I have not spoken with that homeowner about it since that day. I have a lock on my front water source, and I would highly recommend you put one on yours too if Spectrum is your HOA management company. So, if you are considering hiring Spectrum Association Management for your association, from this review of Spectrum, it is apparent that I would highly recommend against it. Spectrum took over the community management of Ghost Ranch in Casa Grande AZ in September. I got a postcard notification and a letter in September with a dues increase starting in September. Also that my first payment was September 1. I had already paid the previous company on August 20th, so I called in September and was told they did not have the money yet but not to worry. I asked for a corrected statement and all I got was a paper with coupons starting with Sept. 1. I called back and was told that the person I spoke to was terminated. The next person said the money was received for September and dated September 1 and there was some credit on my account also. I was told the fees would be waived and I would be paid up through December for 111.77 (45/mo. plus the credit was 3 months of paid up dues). Next I get a letter saying I owe 86 dollars for fees and more fees, 90 dollars in fees plus interest and they took away the credit I had. I called again and was told by a phone rep that the person I spoke to left for the day. This was a lie, I found out shortly she was also fired. An alleged supervisor also lied to me. The company says they have telephone recordings of everything, but apparently they cannot find them. This company is very untrustworthy. The call center they use for customer service has a very high turnover and they do not honor their commitments made by these temporary employees. read more

The company does not care how incompetent their employees are. 14 years of living in the same community with no problems until these people were brought in to manage our community. Manage it they did. They manage to make us the pariah of our area. People now think twice about moving into our community because of the HORRIBLE AND DISGRACEFUL management of this company. Specifically of their community manager Amy Chretin. I have never met anyone less capable in my entire life. An example? They send a notice to paint your house complete with a picture. The house gets painted and then 3 months later they send you a violation with a picture of a wonderfully new paint job with totally different colors and a notice of a fine. Could not even be bothered to compare the pics! Just worried about the fine. And when you point out the error what does Amy do? SHE LIES! "I apologize for the fine and incorrect notice sent you. I will waive the fine on the account, you should see that reflected in the next couple business days." But 3 months later the fine is still there! JUST one example. LIAR. INCOMPETENT LIAR! Again lived hear for 14 years and NEVER had any notices or fines because I follow the CCR's. She does her job extremely poorly yet Spectrum continues to employ her. Call the home office in Texas and they will act like you are wrong. What is the problem? Why? THEY DO NOT CARE ABOUT YOUR COMMUNITY! They deceitfully manipulate your board to hire associated companies to harass community members and to collect as many more fines and fees as they can. Two assessment increases since they have been here two years. 1 in the previous 12 years. SCAM ARTISTS! DO NOT HIRE THIS COMPANY!!! Nothing nothing but trouble!! read more

This is a total rip-off company and I don't trust them at all. Their customer service is non-existent. Their incompetence is all encompassing. They have an office a few blocks away from our sub-division, but we cannot call them directly! Everything has to go through their TX office. You cannot talk directly to anyone, not even send an email!! If you go into the office, and actually find someone there, that person just refers you back to the TX office again. You are told that your manager will get back to you, but it's totally at their convenience and usually never at all. The contract is scary and protects them from everything and the HOA from nothing. Please avoid these shysters! I am afraid that in a few years our HOA funds will have completely disappeared into their pockets! read more

Run, don't walk away from these people. Tremendous turnover in employees (4 community managers in 1 yr), bad bookkeeping, fines galore. They assessed admin costs to our residents more than 18k in one year - and guess what, THEY keep all admin costs. They have a very 1-sided contract that's totally unreasonable, and you might notice it after a year or so in. They have an automatic renewal in their contract. They will take your community funds and move them to a bank of their choice and good luck getting your money back. They sold our contract and even with a lawyer working to get our 250,000 back, they stall and move at their own speed. Instead of dealing with 1 person, they have a community manager, architectural control person, legal advisor, accounting people and every time you want something you have to find that particular person who handles that job. We just purchased a condo at Verona and have been working with Karla at Spectrum Association Management. She makes herself available for any questions or requests that I have. She has been very effective in getting things done for us in a very efficient manner. She and everyone I have spoken to over there have always been very pleasant and respectful.
