I wrote an angry review about Southern State after spending a few days without hot water but in hindsight it was unpredictable and out of their control and I should have given them an opportunity first. Looking back at my experience dealing with Michael, everything has been very positive! He's visited our residence a number of times trying to keep our hot water heater going and has quite literally bent over backwards in an effort to make sure we were taken care of. He's very professional and thorough, and represents Southern State quite well in my opinion. As for the company itself, although I had a minor hiccup in my service, I'd still suggest Southern State to friends and family. Overall communication has been great and the technician has, as I said before, always gone above and beyond. Prices seem to be more reasonable than some of the other companies we've dealt with in the area, and they offer an emergency service protection plan which my family also purchased. read more

Spoke with CSR (Casey) on 1/9. An appointment was booked for today 1/16 at 8-11a. Called 10:55a to check on time of arrival and was told that the appointment was never scheduled by the company. This was after I called and the lady repeated to me the 1/16 appointment, but was never scheduled. Since when is a service scheduled for a specific date and time now "not an appointment?" To the point, they installed a part of my home water filtration system incorrectly and will not stand behind their work and fix it. I have to go to court with them over it and the manager said she will notify their legal team. Part of the filtration system has a UV light bulb which must be changed periodically. You simply unscrew the old one and slide the new one back into the cylindrical canister. Not hard. The problem is, they accidentally installed the canister too close to the foundation of the house. There is not quite enough room to slide this long, thin bulb out of its canister because it hits the foundation. I had to have them come out to put a new bulb in for me (I provided the bulb). It took two technicians to remove the water lines from the canister, dismount the canister to install the new bulb, and then reconnect water lines and remount the canister. Far from the simple process that bulb replacement is supposed to be, and they charged $236 just to put in the bulb I bought. Both technicians admitted that the canister was mistakenly mounted too close to the foundation and that Southern Trust had made that mistake. However, when I called Southern Trust to have them come out and mount the canister in a proper location (just two inches back from where it currently is), the manager I spoke to said that the technicians reported that the canister was properly mounted and that I would have to pay for them to come out and change its location. I thoroughly described the situation to the manager and told her what the technicians had said to me but she did not care. Since this bulb is supposed to be changed yearly and is something I am supposed to easily be able to do myself, having to pay them to always come out and do it, in addition to the cost of the bulb, is just not acceptable. It was $236 this time, but as we all know, prices only go up, and this has to be done every year. I will have someone else come out and fix the problem and take Southern Trust to small claims court over it to recoup what I have to pay someone else to fix their mistake. The manager simply stated that she will notify their legal team. In addition to all this, their prices are astoundingly high! Owner's response: There are inaccuracies in this review, and we won't engage in a debate. Thank you. ***My update after owner's response (This was the response on Google reviews. If you read Google reviews, you will see that owner's response often says, "We are not for everybody". If you observe the photos you will see the Viqua canister that the UV bulb goes in, the Viqua UV bulb, and me holding the bulb up near the canister showing that it is just a little too long to fit between the canister and the foundation of the house, requiring that the canister actually be removed from its location to simply change the bulb. This means disconnecting and reconnecting the water lines and that is a bit of a bear because of those stiff couplings. It took two of your technicians to do it. I was under the house with them and I saw it. I don't remember their names but they were out here on October 4, 2024. And they both admitted, to me at least, that the canister should not have been mounted that close to the foundation. (Southern Trust installed that component, just to be clear). So now I have to call you guys out and pay you to do what should be a quick and easy task for the homeowner to do. This bulb has to be replaced routinely. This is akin to having to remove your car's engine to change the oil filter. The manager I spoke with did not care though and had no interest in what I had to say. Also this was my second call (on Jan. 9, spoke to Mary who passed me off to the manager) about this because I had previously called on Oct. 15 and was told someone would call back but no one did. We all make mistakes. I just expect you to stand behind your work and fix it. If you are willing to fix it, I can work with that and I will gladly come back on here and state that you did. Otherwise I will have no choice but to continue with my course as stated in my first post, which is not my preference. I actually seek an amicable solution. I went through the trouble of climbing back under the house to take these pictures and validate what I am saying. Fact: Southern Trust installed the UV light component too close to the foundation. Fact: The bulb must be changed periodically and is easily done by the homeowner if the component is mounted correctly, by just sliding out the old bulb and sliding in the new one. Fact: Simply changing the bulb is not possible without removing the component and that took two of your technicians to do. Do NOT ever use Southern Trust Home Services! They estimated $1700.00 to unclog my main sewer line and to install a sewer clean out. They tried with a manual auger for 30 mins to unclog the sewer line, without success. The technicians were basically morons, tracking sewer water from outside to inside and all over my home. They did not have a power auger, a line camera, or a pump. After about 45mins they left, stating they would return the next day. I never saw these clowns again, even after contacting their office. Southern Trust was able to retain the $1700 even after a mediation because I authorized the work with a signature. Never use this company for any home services. read more

I had Southern Trust come out to take a look at my AC which was not kicking on. Unfortunately they said it was probably my Thermostat. When they told me they would sell me a Honeywell T3 Thermostat installed for +$500 I almost fell over. The thermostat runs between $40-$50. This was simply amazing and a good lesson learned. I simply cannot recommend them at all. As a reply to Ted the owner of the company. Your highly trained technician told me (in a very polite manner) that the issue was with the thermostat and / or wires. He said that the first fix would be to replace the thermostat. He said that this would be the first try to fix the issue and that he could not really test the wires to make sure the problem was the wires but the easiest fix was to replace the thermostat for the price I indicated above. The static pressure would have been another quite that he was not equipped to provide today so that would have been a lot more. Your reply is indeed disingenuous and very misleading. You have made me go from not a fan to an active evangelist of why people should not use your services. read more

Mary from Southern Trust Home Services refused the service because they only will speak to the homeowner. I tried to explain to her that home owner isn't the one who will be paying the bill and my company is hired to handle the government project in the house and we will be paying the bill directly. I also told her that by refusing the service her company will be missing good opportunities as we handle projects in Roanoke, Lynchburg and surrounding areas and pay immediately for the services. But seems like she couldn't process this information in her head. I hope they don't make statements like "serving our community" because they don't. I called Southern Trust to look at fixing the broken handle on a toilet that's pretty new as well as a loose kitchen faucet handle. All the kitchen handle needed was a missing screw but the tech wanted to replace the entire faucet. We bought a new townhouse in 2021 and it was new construction when we moved in. The quotes we were given were extremely exhoribant in price, see attached "professional recommendations". We refused to allow them to complete any work. I questioned the tech about the ridiculous prices as I've worked with many plumbers over my 25 years as a homeowner. His speel is we are the best company in the area and our work is guaranteed. They were trying to sell a service contract as well. I got a replacement lever myself at Lowes for under $19.00 and my husband and I fixed it ourselves in less than 5 minutes. The cheapest quote I got from Southern Trust was $347 for tank handle replacement. What a rip-off. The worker told my husband we were rude before he left since we were questioning the ridiculous estimates we were given. I would hesitate before calling them. We called for two minor repairs for an almost new home and would have been fine paying around $200 to get the toilet handle fixed and the screw replaced on our kitchen sink handle. INSTEAD we got estimates ranging from $347 to $3502.99 for the simple repair of replacing a toilet handle and replacing a missing screw set. We don't need a new toilet installed when all it needed was a toilet handle. I don't need a new kitchen faucet, I just need a screw for the handle. My husband and I are not very handy at repairs, and yet, we replaced the toilet handle in FIVE minutes for $19.00. The handle I bought has a FIVE year warranty, so I could replace it every FIVE years for NINETY years before it would cost me $347. read more

I got an estimate from Southern Trust to reroute a drain line from my washing machine. This involved connecting two existing lines and running them into the main drain line. Nothing underground, nothing difficult. In total it involved four 1.5" pvc connectors and 7' of 1.5" pvc pipe. My quote was $2800. There was no way I was paying that so I ended up doing it myself for $98 in parts and TWO HOURS of my time. I can only assume professionals would have taken even less time so I am left with the conclusion that they were going to charge me $1300 per hour for labor. I know you pay for their expertise and they seemed knowledgeable but $1300 per hour for labor should be criminal. If you are willing to pay those labor rates, the guys that come to your house are very professional and courteous. I used them to redo all of my supply lines a few years ago and was very happy. But 3 years ago $3k replaced a whole house of supply lines and today it gets you 7' of pvc and 2 hours of their time. read more

I'm sorry but I think this is a rip off. ST charges a $49.99 fee that you forfeit if you don't use them. That is wrong on so many levels. I had them come out because I had a light out in my MBR closet. The technician did not take the light apart to assess it, but instead told me it would cost in excess of $300 to fix it like it was and in excess of $500 to change it over to LED. Of course then came the $2000-$5000 service plans. NOT! The part to fix my light cost $12.03 and I'm out $49.99 for nothing. My hot water heater went out, I don't need a service call, I know it's out and I know what I need to replace it, all I ask for is an estimate. I contacted this company because my HVAC unit wasn't working to cool our home. A technician came out and told me the unit couldn't be fixed and would need to be replaced. A slick salesman was then sent out to quote us a replacement price of $7,800 for their least expensive unit. I decided to shop around and called a local technician who quoted me a replacement cost of $5,600 - a savings of 28%. But hold on, because it gets even better. Another local technician quoted me $5,200 over the phone and then came out and took the system apart to see if it could be fixed. He was able to do so for a $79 service fee and told me to call him if it gave out, because he could replace it for $5,000 (and put the cost of the service fee toward the replacement). I have used this company for over a year and they seem pretty good. They have done some electrical work for me and a couple of HVAC inspections. I'll admit, being new in the area I was a bit surprised to find out that I had an air exchange filter under my home that the second inspection found, but was missed by the first inspection, but all is good. Sometimes small things are missed. As for the pricing, try living in Richmond and see what plumbing and electrical work cost, as well as routine maintenance. I feel, and everyone has an opinion, the prices are fair and the technicians are timely, which is missing in other companies. I want potential customers to be aware that Southern Trust Home Services of Roanoke, VA regularly overcharges to the extreme. For 10 minutes of actual plumbing work and 26$ retail plumbing parts they wanted $1835 for premium, $1490 for Plus service, and $ 1144 for basic service. Since we had their Total Care Program our price ended up at $747. All we needed was to cap the 1/4" outflow water supply shut off valve after removing icemaker. Instead he cut off about 2' of pipe and shutoff and replacing with shutoff and plastic tubing. I contacted them about their overcharging policies in general and especially with work we had done. The substitute manager said he would get back to me after discussing with his boss and no one ever did. What aggravates me is the many customers who are taken in by these predatory practices that cannot afford these prices. I checked with several companies and on line comparison sites such as Forbes and homewyse.com and found Southern Trust charging 2-4x the prices of other companies. So customers beware! read more

One of the heat pumps was cutting off and on constantly. Fiancé found this company on web. They came out and after 45 minutes checking the system they told her she needed 3 parts that were bad and it would cost $4800.00. First. They didn't even check with Bryant to find out there was a 10 year warranty, which it has, and then sent a guy the next morning to sell her a new system for $7200. I called Bryant. They recommended 3 Bryant recommended company's. I called the first one. They came out the next day. There was too much refrigerant in the system causing the problem. He removed some of the refrigerant and, Walla, it was fixed. $160 and done. Do not call this company. TOTAL RIP-OFF! read more

This was my worst experience ever with a contractor. On 4/18, I thought I was calling a local plumber, looked up their number online, and instead connected with a STHS operator who spoke a few sentences, but I couldn't discern the name of their company. Their web site advertised a $59 inspection visit, but they charged me $79 instead--false advertising. I needed my washer water supply valve replaced. On 4/19, Travis (STHS plumber) and his assistant showed up and offered 3 different prices. The highest was $811.08, and the lowest was $306.81. Travis handed me a few thick brochures trying to sell me a year membership to many construction services instead of just quoting a price for the valve. Travis successfully replaced the valve, but he (or his assistant) did not replace the drainpipe into the drain. He told me everything was done, and I could use the washer. On 4/20, the next day, I loaded the washer, turned it on, and left to go shopping. When I returned an hour later, the whole bathroom was flooded, and the water damage was excessive to the basement below. I'm poor, so I can't afford a flood cleaning company to do the extensive work that needed to be done. What I needed from STHS was the assurance that they would pay for the flood damage, so I could call the flood cleaning company and arrange to have STHS pay for their own error. On 4/21, the flood cleaning company rep arrived and inspected the damage. On 4/22, the flood cleaning company gave their estimate for services needed. I contacted an operator at STHS and told them the matter was urgent. I needed to hear from their company that they would pay for the flood cleaning service. The operator told me to e-mail service@southernstateservice.com (a generic e-mail that doesn't actually go to the right person) to communicate this urgent matter with the only STHS employee who could answer my question. It was a Friday. She said if he, Chris Thompson, did not reply by noon on the following Monday, I should call back. NOON ON THE FOLLOWING MONDAY?? ARE YOU SERIOUS??? STHS advertises 24/7 services, but their procedure for contacting Chris Thompson is ridiculously inefficient during actual emergencies. I had to let the water sit in my house doing further damage until Monday, when I did have to call Chris back to get his attention. He said he never got the e-mail. Their emergency contact procedures are the worst imaginable. The flood cleaning company finished their work and sent me a bill on 5/2. Payment was due by 5/19. Despite their and my forwarding the bill to Chris numerous times and repeatedly asking for a payment to be made directly to the flood cleaning company, Chris was unable to get a check to the flood cleaning company before 6/9. Here's my takeaway from my experience with STHS. Their plumber made a mistake by not reconnecting the drain hose properly and by informing me it was ready to use. Not great, but not intentional. That's easy to forgive. Just be more careful next time. As a contractor myself, I've made mistakes and taken care of them immediately. However, STHS's procedures for paying for their mistakes are abominably inefficient and insensitive to the damage they caused by their own error. From the time they flooded my house (4/21) until the time they finally paid for it (6/9), 49 days elapsed. I can't imagine ever doing business with this company again and strongly recommend that no one else do business with them either. Bright spot: One of their carpenters named Jeff did a good job replacing the damaged items in my bathroom. If Jeff worked for another company, I'd hire him again. read more

We wasn't able to get a local person to fix it. My husband called Southern Trust Home Services. The service man came and put a band aid on the problem. He dug three feet and fixed three feet of pipe. We were charged 3316.00. He did give us the quote before he did it. We were desperate and we felt we were taking advantage of. He also found some things that were wrong and fixed them too. It is really nice to work with people who are doing their best for their customer. From now on if Kenny doesn't come out to do the work I need done I will just wait until he is available. He has helped in every way he can with this old house. After finding a water pipe leak in our front yard. That we dig up to the pipe with miss utility and the water authorities help. We asked Southern Trust to come out and see what a patch or repair would cost. They estimated 2.5k$ to patch the pipe. After telling them they can kindly go home and joke about tale to their boss, we called an actually reasonable plumber who was able to patch the pipe for 1/5 the price. Not to mention southern said they could fix it same day and could not. Get multiple quotes do not soley rely on these people. read more

When they did finally come out they looked at an area that was not the issue and never notified me that they were here to look at the problem. They came and just move the dirt around and when you step on the area it still thinks and then covered it with the netting that used to have straw on it. After 30 years I needed a new bath. My problem... I live in the country and have water that stains. Their salesman said no problem. The caulk turned yellow. They came back with gray caulk. It is yellow. Yes we have a very expensive water system. Now I have a bathroom I hate. They will not come back to help. No other help with what might work. Will grout work and not change color??? I was told an estimate would cost $50. When the technician arrived he said he wasn't able to give an accurate estimate without camera work which would be an additional $400. My estimate cost $423 (I got a discount for being old). The company I used (Wisler) did the same camera work and their free estimate remained free. UPDATE/EDIT: After speaking with Ted (owner) at Southern Trust, we determined that the technician was, in fact, mistaken in his diagnosis. They kindly refunded the cost of my service call, which I appreciate. My first experience with Southern Trust was positive. We had a clogged drain, and they were the only company I could get in touch with on a Saturday. The person they sent to snake the drain was courteous and professional. I was actually so impressed by him that I purchased a year of their "Total Care Club." Fast forward one week, when I was having an issue with my upstairs HVAC. They sent a technician to come out and have a look. He poked around for over an hour and couldn't find anything. He then had to call his "buddy" who knows something about Carrier HVAC systems (since he apparently did not know anything about them), and he then concluded that we had a "mismatched system." Our compressor outside, he said, was made to run on the newer R410a refrigerant, while the upstairs air handler was made to run on the older and now obsolete R22. His solution? We needed to replace THE ENTIRE SYSTEM, inside and out, and that if we wanted something comparable to what we have now, it was going to cost us roughly $12,000! I thanked him for his time and, as politely as I could, told him that I was fairly certain he had made a mistake. We have a Carrier Infinity HVAC, which is Carrier's top of the line system, and it is sensitive enough that it simply wouldn't run if the systems were mismatched like this. I paid him for the service call and showed him to the door. The next day I got a call from Southern Trust. They wanted to make sure I was happy with my service call. I wasn't happy, and I conveyed as much to the woman on the phone. She passed the message along to Roger (service manager?), who called me back to discuss the issue. I told him the story that I just told you, and he told me that he was going to side with his guy until I got a second opinion, and that I should call him back when I did and that he would refund the cost of my service call if it turns out that the problem was misdiagnosed. I told him that was fair. I called an in-town Carrier dealer, and they sent a technician out to take a look at my system. He confirmed what I already knew: that we did not have a mismatched system. "Whoever told you that has no business working on HVAC systems. I've been looking at your system for five minutes and I know it's not a mismatched system," he said. When all was said and done, we did need a new compressor, which wasn't cheap, but it was a far cry from a $12k total replacement. At this point I called Roger back to see about getting reimbursed for the cost of the service call. And to my shock, Roger had conveniently forgotten all about our conversation! He had no idea who I was, and had no memory of our conversation, or so he said. He took down my name and told me he would call me back in the morning. Five days later now and I'm still waiting for that call. I was optimistic about Southern Trust after my first visit, and I thought for sure I had found a home service company that I could keep on my speed dial and call for any and all emergencies. That changed very quickly when they sent a technician who either 1) had no idea what he was talking about or 2) was trying to take advantage of me. From subsequent conversations with former employees of Southern Trust, I know that their service guys work on some kind of commission plan, so I'm guessing he was just trying to jack up his paycheck. This experience was unfortunate not only because of the technician that they sent, but more significantly, for the company's unwillingness to side with the customer when the customer was clearly in the right! No technician from Southern Trust will ever set foot in my house again. I encourage you to read other reviews on here and other media for similar stories of price-gouging. read more

They installed a new water line. Several holes were left where the line was installed. One guy came out after I called and never even let me know he was there. He only looked at the homes nearest the road. These holes are intermittently all the way down the entire line. After I called, this guy came back and used his foot to push dirt over the holes. The owner of this company is a crook who scams elderly people, Ted Puzio is the owner, he charged my elderly parents 300.00 for an estimate to look at repairing or replacing their hot water heater, then made a list of things that needed to be fixed at their home, 1182.00 to fix their toilet(it wouldn't flush) 598.00 to change the hoses on their brand new washing machine, and the astronomical list of estimates goes on and on, oh, 3700 00 for a new hot water heater, and requested 2000.00 up front, I contacted Mr Puzio via Facebook and requested their 300.00 back, Mr Puzio said that wouldn't be a problem and generated a FAKE paper that made it look like he was crediting their account for the 300.00, when I continued to question him on why it had not posted to their account he said it was because I was hateful about the situation! Yes, I probably was, when you try to scam my elderly parents out of thousands of dollars, he then blocked me from being able to communicate with him on getting this issue straight, oh and the best part is, he is my parents neighbor!! I am in contact with an attorney on this matter, it sickens me for businesses to prey on the elderly!! I have a toilet, a sink and a dishwasher needing installation; the old items have already been removed. The 'service' person wrote an estimate that CHARGED me for removal of these items in addition to the exorbitant charges for installation. My dishwasher cost $850 and they want 12-1300 to install the new one ???? Total estimate (lowest estimate) was $3495 for BASIC installation of items I already have. Of course they added $347 "membership" fee. When I mentioned the price being high the individual said "I could tell when I got here you probably couldn't afford us" (I live in $150k modest home undergoing several renovations). He then informed me that "What you are looking for is some guy with his son in a truck" I have rarely been so insulted by a so called professional. FYI the range in estimates was from $3495-$4673 What a repulsive way to do business. Also, did you know that their commercial includes a guy flashing a white power hand gesture at the end????? We had an issue with a bad water heater. Robert with you plumbing department was very quick to figure out the problem and replace it. He was very professional and wrote up the exact problem so we can get some reimbursement for a water heater that was only 3 months old. I would give him 5 stars. The charges from southern trust however are outrageous. Their professionalism in all areas is great but it is way pricey for all services!!! read more
