We have the annual maintenance plan with Southern Air and it has worked very well for us. They call to arrange for someone to come inspect our unit. A young man called in advance to let us know he was coming. He inspected up in our attic as well as the outside unit. He showed me pictures and explained the pictures of what he found in the attic and then went over the current condition and possible options for us to consider. My heater went out on Christmas day. I called, expecting it to be a few days before they could come out... no, they met me that afternoon after 5 pm. The tech expected the part would need to be ordered (it's an older unit)... but no, they found a part in town the very next day and actually had it installed before I got home!
