I have lived in South Bluffs for over 3 years, in two different apartments across the property (one bedroom and two bedroom), and absolutely love it! Overall, the experience has been great. First and foremost, the apartments themselves are very spacious inside, provide a great sized porch for a small garden and two chairs, have updated appliances, washer/dryer in every unit, and extraordinary closet space. The staff is very friendly, and is always prompt to address any and all maintenance issues. For example, after returning from a weekend trip to no heat, Otis was at our door in less than an hour to check out the system. Although we had to wait until Monday morning for a full fix, we were provided several large portable heating units which did the trick. I really cannot think of a better situation or more dedicated staff. In addition, the property is well-maintained and clean, as well as very quiet. The community shares two pools fully furnished with chairs, tables, umbrellas, and grills. The fitness center is also a nice addition to get in a quick workout. Even better, South Bluffs directly connects to Tom Lee park for a great run or walk, AND for Memphis in May festivities. Needless to say, the location is fantastic! The South End area has exploded since I've moved here with new great social spots like Loflin Yard and Ghost River, as well as all of the wonderful restaurants and bars that South Main has to offer. If you're interested in yoga or cross fit, those options are all right around the corner on South Main as well, and the downtown core with FedEx Forum and Beale Street is also within walking distance. I have absolutely LOVED living at South Bluffs. They are definitely the best apartments across the downtown region (South End, Downtown, and Mud Island), and I highly recommend them! read more

My husband and I have been living at South Bluffs for about 2.5 years. We absolutely love it here! The first thing that we fell in love with when looking at this place was how "homey" it felt. It is so quite and peaceful. We were deciding between some of the places on Mud Island, but as soon as we visited South Bluffs, there wasn't another place that was going to change our minds! We also love the beautiful homes that are in the apartment complex. We always have such beautiful scenery on our walks/runs whether it is down by the Mississippi River, across the new River crossing (that offers bike trails, walks, or runs), downtown Memphis, or just inside the complex--- all of it is beautiful!! We live in a one bedroom apartment, and it is big enough for the two of us. The amenities are also nice here and the 2 pools are perfect for the summer! Also, their hospitality towards us has always been superb. The ladies that work in the office are always very friendly and helpful. I can usually give them a call or shoot them an e-mail and they are very quick to respond to any of my questions or concerns. Mr. Steve is one of the men on the maintenance team and he is very friendly and helpful. Also, the events that go on in during Memphis in May is very accessible from this apartment complex and so worth living here to just be able to walk to any of those events during that month. You don't have to worry with parking, which is an awesome thing around this area during that time! We really just have positive feedback on the staff and place here at South Bluffs! I've lived in several apartments in Memphis, including on Mud Island, East Memphis, and now South Bluffs. The apartments are nice, especially for the price point. Huge closets in the bigger one and two bedroom layouts. The south main area is awesome, between south bluffs and the new properties around, they are attracting a younger professional crowd. That being said South Bluffs are quite peaceful, never had any issues with loud neighbors. Loflin Yard and now the Ghost River Tap Room are within 4 blocks, and you can walk to south main, the forum and main in 15 minutes. And Memphis in May is literally on your doorstep. The management has been very nice. Our apartment has had a few problems, and they were all taken care of within 24hrs. Unlike some others I don't get bent out of shape by problems as long as they are taken care of quickly, after all the apartment complex is 25 years old and kept up very well. The repipe was a hassle, but when we went to talk to the front desk about our concerns they were very accommodating, offered us the use of their kennel for our cat and even offering to come check on her during the day. read more

I've been a resident for 2.5 years at South Bluffs and it's been a very positive experience! The leasing/office staff is AMAZING, they really go above and beyond for their residents. There are many resident activities that they plan in the surrounding community for residents to interact and hang out at neighborhood hot spots. The location is hard to beat...a short walk from the Mississippi River parks, Beale Street and right around the corner from South Main attractions such as Loflin Yard and Ghost River Brewing. Although the majority of the complex just went through a repipe process to update the existing plumbing, the office staff were very accommodating and offered free boxes and water to help us cope with the process. Additionally, their rent prices don't fluctuate daily like some places on the island (which I moved to SB from). I would highly recommend South Bluffs to any prospective young professional looking in the downtown area on Memphis, ESPECIALLY over the Island. Overall it is a fun and conveniently-located neighborhood that is beautiful and nestled in a residential setting. read more

Living at the South Bluffs has been nothing but great! Lori and the other ladies at the office always greet you with a smile and radiate a positive attitude. I've never felt uncomfortable or awkward walking into the office to speak with them or pick up a package. I have several friends that live in other apartments who absolutely dread going to the main office to speak to someone. They're our friends here at the Bluffs! If there is anything ever needing to be fixed or replaced, maintenance is at your door within an hour. They were even kind enough to come help me put up my shower curtain (I found it to be tragically impossible)! The landscape and exterior of the south bluffs are going through some remodeling. However, the property has continuously maintained tidiness with weekly visits from landscape crews along with complimentary pest control each month. I could not imagine a better place to live downtown! You also can't beat living within walking distance to Tom Lee Park, Front and Main Street, Loflin Yard, and the liquor store right outside the neighborhood gate! read more

I have lived at South Bluffs for a year and a half. I started in a one bedroom and am now in a two bedroom. I've lived in two of their buildings and have had no problems. I've lived in multiple apartments in Memphis and struggled with cockroaches. Since moving to South Bluffs this struggle has ended- ZERO BUGS. To me, that sets this complex above 90% of those in Memphis. The management and maintenance staff has gone above and beyond any time I make requests. When replacing the pipes throughout the community I was worried, knowing at most places the process would be long and inconvenient. Instead, it was a pleasant experience. Lori (the complex manager) went out of her way to provide us with information regarding water outages and to make sure we had clean bottled water on hand. I am very happy with both of my experiences here and recommend anyone who wants to live downtown to consider moving here. read more

I have called South Bluffs home for the past few years and have been extremely satisfied with my stay thus far. The amenities outshine those of other apartment complexes with two outdoor pools, complimentary parking, and a fitness center. Residents at South Bluffs have convenient access to the Mississippi River for running/exploring, a foot-path that leads to the pedestrian Big River Bridge, and - of course - the festivals held throughout Memphis in May at Tom Lee Park. This location is ideal for those who enjoy walking to restaurants, bars, and coffee shops in the South Main/Main Street districts. The staff members at South Bluffs are always genuinely friendly and do what they can to make sure their residents feel comfortable, safe, and satisfied. After living four different places in Memphis over the last 3 years, South Bluffs is by far my favorite place I've ever lived! I loved the location and look of South Bluffs, however, it was the staff that sold me on living there. Their entire office is timely, professional, and more than happy to help with any given situation. The South Bluffs team always goes above and beyond--whether it's remembering everyone by name and hand delivering your packages or helping jump your car after hours (all of which I have experience first hand). I cannot say enough good things about South Bluffs! It is in the ideal location, I feel incredibly safe living there, the amenities (pool, tennis court, gym) are awesome and the apartments are spacious and have everything you need. I have lived in South Bluffs since 2013 and I absolutely love it. I live in a one bedroom apartment, which is plenty spacious and I have tons of storage space. Any issues that I have had (which are few) were quickly resolved by the staff. The grounds of the complex are kept in great conditions and everything is landscaped beautifully. As far as safety goes, I have always felt safe in South Bluffs. One of the best perks of living in South Bluffs is being able to walk to the different bars and resturants. Also a big perk is being so close to all of the festivities that go on during May. You really can't beat it. If you are looking for a place to live in downtown I highly recommend looking at living in South Bluffs. It is hidden gem of downtown living. read more

I moved into South Bluffs after living on the island, and I couldn't be happier. The apartments, location, and staff at South Bluffs isn't comparable to the island. Let me say it again--the staff here is incredible. Any time there has been an issue, maintenance has come the same day and taken care of it without a hassle. Everyone in the office knows you by name (after meeting you once... which I'm still pretty impressed by). Another thing I love about living here is how quiet it is. I am a light sleeper so location is really important to me. South Bluffs is perfect. It's by the river so there is a beautiful place to walk and run. It is also 5 minutes from downtown which is super convenient. I couldn't recommend a place to live better than here in Memphis! read more

I moved into South Bluffs half a year ago with my fiancée, and we have loved every minute of it. No other apartment complex in Memphis offers amenities like South Bluffs. It is a gated neighborhood, so we have always felt safe; we have easy access to two pools, tennis courts and a gym; we are within walking distance to a vibrant and growing South Main Arts district; and the staff are some of the friendliest people I have ever dealt with. My wife and I absolutely love living here. Good price, management has at times gone way out of their way to help us, is very safe, and the location is perfect. If you want to live in downtown Memphis, South Bluffs is the best way to do that. It's really scenic and has direct connection to Martyr Park, Riverside Park, and Big River Crossing-the new pedestrian bridge that crosses the Mississippi.
