I dealt with a woman at Sotheby's Real Estate Office in Rhinebeck, NY: ELIANE ABRAMOFF, " in early May, 2025. She walked into my home in Red Hook, NY, raved about it, and said she wanted it photographed for an ad on their website, at her own expense. I slaved at putting all personals away for the photo shoot and rarely said NO to anything: Eg, my plants of 30 years were staying in the house, to be watered by my housekeeper, for a 4-month summer rental. I worked very hard at this clearance and this realtor had "deep cleaners" of HER choosing come in, for approximately $1500, out of MY pocket. I granted that, believing in the greater good: more money per month. I'd never used SOTHEBY's before. In 40 years of having tenants in and out of my second home, I completely cleared closets and bureaus like never before. As a hobbyist antique dealer, I put away a million "smalls," (eg., pitcher collection above my sink). I was free to leave some "personals," such as wrapping paper in a desk drawer, kitchen towels and, god forbid, a stained pot holder, in a drawer in the kitchen, various small things (an old bracelet?) left in a Federal antique mirror drawer above my master bureau upstairs. My sweet 2nd home of 40 years is a very old farmhouse, circa 1860. It has a lot of "stuff." And critters. After 3 weeks of no response as a summer rental (I was told that market had been decimated by Airbnb), I lowered my rental price down by $2700/mo to a yearly rental cost. I acquiesced fully, even though I am a fire victim from the Palisades Fire of 1/7/25. I went from 2K/mo to 7K in the West. I had really wanted to come to my beloved NYS home in November, but realized I couldn't if I wanted to earn back any of my losses from the fire. This REALTOR immediately finds a client at $3400/mo, and the next day, another one at $3800. I ask the first offer if she will meet the new offer. She is ENRAGED! I acquiesce, I apologize profusely, fall on my sword. How dare I? Even though THIS Sotheby's agent is the one that suggested I ask her to negotiate higher. That's just the beginning. I let the woman move in FOR FREE on 5 days notice, 2 days early on 6/28. She is suffering, she is weepy, going through a divorce...etc. And has a 4 & 6 year old. It's all about THEM. And safety. I comply. Literally, the MORNING she moves in: the grass is too long. My lawn guy has been doing this for 40 years. He comes when it is appropriate FOR HIM, I don't ask questions. Next day? LINT behind the dryer and 2 disabled smoke alarms, one of which was intentional on my part. 10-foot ceiling that woke me in the middle of the night when the battery was low. No idea about the other, another alarm just outside that bedroom door. Those 2 horrifying details cost me $1000 to repair. Fast forward: this new tenant "deep cleaned" my whole house AGAIN and found many mouse droppings that the first "deep cleaners," FROM THIS SOTHEBY'S AGENT, did NOT find. Horror upon horrors. I am not in the habit of belly-flopping myself on to my dryer to find an old dead mouse bed. It HAPPENS. The house is nearly 200 years old. Ask ENGLAND. And then, without telling me, this tenant rolls up my antique rugs (one of them a VERY valuable family relic) and puts them in my damp, mouse-hungry garage. She then writes me the most demeaning letter of my entire life to ask me to lower my rent. She didnt mention that she had also removed my antique dining room table and Windsor chairs to my garage as well...all without asking permission. And I am damn well sure, "Ms. Eliane" knew about it. All behind my back. MY agent...Supposedly. When I questioned her loyalty? She said she worked for BOTH of us. Contractually. Not ONE SINGLE WORD of contrition or remorse that this awful thing had happened and that I had let a profound Germaphobe and massive OCD human into my home. Oh dear God. Not ONE word. Now mind you, I have an exterminating company that comes every 2/mos., recent mold radiation (10K), a new electric panel (5K), new pressure tank (2K), just this SPRING alone. Old houses have mice and the occasional Daddy Long Legs. This woman actually sent a picture of a dead one. OH DEAR GOD! These are NOT good people. This realtor masqueraded as a "friend" in the Spring, and I approved all the expenses. I listed with Sotheby's thinking I could get higher money, good folk that might appreciate the 7 acres of divine privacy and beauty of my land. If she didn't agree, why in the hell did she want to take pictures of it at her expense? Here's the bottom line: I was DEMEANED beyond words by this SOTHEBY's realtor, who let her new client move into my sweet, old farmhouse and proceed to tell me that it was "smelly" and "dirty." This, AFTER this real estate agent sent HER people in to thoroughly go through the house with a fine-toothed comb. And then? Flat out LIED about it and said I had STOPPED the work. Megan Wiley from Sotheby's (Montclair office) was our broker when we rented our current apartment about a month ago. She pressured me into signing a lease with multiple errors (none to my advantage) saying that there were other people interested and I should just sign without making the necessary revisions before the landlord picks someone else. She promised to have the lease agreement revised but seven weeks later, we still do not have an accurate lease agreement. She never scheduled a walkthrough for us and couldn't care less when we had no hot water for a week after we moved in. Also made it sound like it was totally normal to find black mold in the freezer. Let's just say that once she got her broker fee paid, she disappeared. I contacted the office manager, Denise Riordan, whose solution to all this was to put me back in touch with Megan. A complete disaster dealing with Megan and very disappointing to see that the office manager endorses this type of behaviors. Stay away from Sotheby's, their standards for client support are subpar to say the least, despite the hefty broker fees they charge. read more

Michele is a ROCKSTAR!!!!! I literally cant express to you how great she is in this review alone. It all started when I was looking for a condo to purchase in late 2016. I used Zillow as a search engine and I had no idea what I was doing. I reached out to the realtor recommended for the property who happened to be Michele. She was warm, inviting, professional and extremely prompt ( I think I reached out on a Saturday morning, she got back to me on the same Saturday morning)! She asked me a series of preliminary questions, I wasn't even ready for those. In a kind way, she told me to get those things I needed (very basic bits of information and resources) and contact her when I had them. Michele stayed in contact with me until I had those things in early January. She walked me through each step of the process. She had all contacts for.....EVERYTHING! Bankers, lawyers, inspectors, you name it. The best of the best at that. She even knew the staff in the buildings she showed me! Michele was extremely thorough in explaining every aspect and step in the process. She emailed me everyday and maintained concern over how I was feeling about every action. When I was feeling a bit vulnerable in the process due to my lawyers' correspondence, she advocated for me across every avenue. Not only is she absolutely stellar in her career, but she's naturally radiant. I mean, this lady is beautiful! Even though that shouldn't really matter, in realty unfortunately it does. On top of being extremely intelligent, beautiful, classy, prim, proper, and prompt, she's extremely polished. When the inspector and myself showed up in acid washed jeans, sneakers and fitteds, Michele was suited and booted at 9 on a Saturday morning, she plays no games. I initially wanted to do a short sale and she discouraged the idea because she knew it would take long and was looking out for my best interest. She showed me amazing listings--I actually secured the very first one. She cared a lot about what I was looking for and found the best condo in my budget--I mean, a steal! I recommended my friends and boyfriend to Michele. Please let her work her magic, I promise you'll be in your dream home in no time and wont be disappointed! read more

I've used MJ & Eddie's services over the past 6 years to purchase a condo, rent multiple apartments and sell a condo. There is no better team in Hoboken. They are truly dedicated to every transaction. When I went to sell my condo three different offers fell through (no fault of the Realtors involved). MJ and Eddie didn't give up, get annoyed, or focus on other sales that were easier. They moved quickly to get the condo back on the market every time a deal fell through, remained patient, offered their expert guidance on pricing, concessions, etc. and got it sold as quickly as possible. Contacted Agent Ingrid Hart a couple of years ago to see her exclusive listing at the Shore Condos in Jersey City. She was very personable, on time and great at making the potential buyer feel important. The flip side was that she could not answer questions about her own listing and in some cases just said whatever came to her mind (like about the washer-dryer in the unit, the location of the common laundry room, maintenance charges, taxes etc.). read more

The apartment that I'm renting is currently being listed with Sotheby's by the landlord and my experience with their staff has been absolutely terrible. On one occasion we had people enter our apartment completly unannouced. Another time, I received an email within an hour of someone showing up instead of the typical 24 hour notice. When I asked about these issues with the broker, I was told it was just the "weekend girl" as the reasoning behind the mistakes. Eventhough I received a verbal apology, I still couldn't believe the casualness that the broker operated under. I would have expected outstanding quality service from a name like Sotheby's, but clearly in my view they are just like any other real estate agency. read more

i had a sothebys broker who worked for senior vp stan ponte his name was michael hanna! he was as usless as a tit on a bore. he gave me no advise, he over priced my apartment compared to other that have sold in my building. i kept asking, questions.... should i paint it one color..." up to you"... should i take out the arm chair? " up to you". should i purge the closets more? " up to you". should i take up the carpet to show off the hard word floors? "up to you" michael hanna, gave me no advise, i finally had to tell him to drop the damn price on my property. still no offers, i finally did not hear from him for 3 weeks and i remembered he was going back to nyc to get his masters. up to you! when i did hear from him finally, i told him i will no longer be showing my apartment, take me off your site, it took him a month to do so and funny enough then he has people interested. bring on it. in the three weeks i did not hear from you. i packed up 75% of my stuff, donated a lot i fired his sorry ass! lazy. no effort and full of bull crap. now all the work is done i painted it a nice white took up the carpet and have two great broker from citi habitats, brian morgan and adam franklin! they are the best of the best and they care! stay clear of sotheby's broker michael hanna sucks! so does my cpa. wasserman and wise for recommending them.sure he was in on a cut of the pie. scum artists read more

I was quite disappointed in my interactions with Ingrid Hart of Sotheby's Realty. I found Ms. Hart to be both unprofessional in conduct and unresponsive. Initially, I approached her through a broker concerning a listing Ms. Hart had posted. My broker communicated to me that she found Ms. Hart to be exceptionally slow in returning messages concerning our offer and that she was frustrated by her dealings with Ms. Hart. This broker suggested that I no longer do business with her. After cutting ties with this broker, I then contacted Ms. Hart again about this listing. Ms. Hart was exceptionally unresponsive. Despite multiple phone messages and multiple text messages concerning that listing, Mr. Hart did not have the professional courtesy to respond. In addition, I made an offer on a listing that matched both the asking price and lease term of her listing (and accepted the broker's fee) and it was not communicated to the owner of the property (the posting, which had been up and unrented for months, was reposted approx. a week after my offer). It goes without saying that I did not receive the courtesy of any response from Ms. Hart. Her lack of professionalism, failure to communicate an offer accepting terms of the listing to the property owner, and overall unresponsiveness to repeated inquiries is the reason for this negative review.
