I'm not even sure where to begin. I lived in this building for four years. The first two were relatively decent--aside from water being shut off once or twice a week. But things changed dramatically the third year and after a new property manager, Maricela Bocanegra, took over. To be clear, the issues with this building go beyond just one person--they start at the top. However, I'll share my personal experience: * Roach infestations * Homeless individuals sleeping on pool chairs and loitering around the property * Robbery and unsafe conditions * Neighbors openly using drugs, damaging property, or behaving erratically (sometimes even nude) * Neighbors leaving trash in random places. * Strangers doing drugs in the stairwells * Ongoing water shutoffs, weekly. * Mold problems * Poor communication from both the property manager and her supervisors, like Angelica Pluckett * Unfair deposit practices--they will do anything to keep it and not give it to you within the lawful period. The only positive aspect of this property is the maintenance and cleaning staff. They are hardworking, kind, and frankly deserve better than the environment they're working in. If you care about your peace of mind, proper communication with your property manager and mental health, do yourself a favor and look elsewhere. read more

Like the other reviews. If you enjoy water, don't bother living here. You won't have water one day a month. This has been consistently happening for the last several years. Rather than fixing the problem at the root, they've been putting a bandaid on it for years. Recently, we had no water for around 7 days straight. We have to be reimbursed for the water we purchased. It reached 100 degrees during that period so that was fun. Security is a joke. My car window was completely shattered. My neighbor had a bike stolen. Another neighbor had car broken into. Mail can't be delivered here because of theft. Apartment is really old so appliances, floor, carpet, mirrors are breaking down. read more

When we first toured this place there wasn't anything wrong but when we moved in and my husband began to clean the kitchen, he was face to face with a dozen if not more of dead roaches. We then began seeing them crawl around month after month after month. We reached out to management and they said that before we moved in they sent out a pest tech to sweep the apartment and that he noted no live activity them how did we find all of those dead. How do we continue see them and kill them. The pest company they used came twice and twice they said they noted no live activity but we continue to find them and kill them. We kill them in the bedroom, living room, kitchen and bathroom. We now have more bugs invading our apartment. Management started okay and then slowly has become non communicative, when we complain about ppl parking in our parking spot they direct us to a security company that's not part of their management it's an outside company. Last I checked I pay rent to the management company not the security company. Please do yourselves a favor and run! Don't even tour! Please listen to someone who can't have a good nights rest because she worries of roaches that crawl the walls of the bedroom. read more

If you move here know that you will not be able to play your music, even if it's not loud. I cannot wait to move from this place. You will be harassed by your neighbors. Since the first day I moved in the neighbors below me have complained about my music being too loud when I can't even hear my music while being in the shower. I've even stood outside to see if my music was too loud and you can barely hear any music coming out of my unit. My neighbors next to me don't complain about the noise so how is someone below me able to hear my music. First i was playing my music in 3 in the afternoon and they complained about my music then they complained about my music in the morning. But they Literally will blast their music and sing to the top of their lungs when they play their music and I don't bother them. I have a stressful day at work and it really sucks that I'm being LIED on when all I'm trying to do is enjoy my home but now I can't wait for my lease to be up because I feel like I have to walk on eggshells around my neighbors. And when I complained about being harassed by my neighbors in a email I was told that this was a warning. So it just seems like it's their words against mine when I haven't done anything and I've been harassed since I've moved in 7 months ago. read more

If I could put negative stars I would. DO NOT TOUCH THIS PLACE WITH A TEN FOOT POLE. I lived here for a year and there were ROACHES coming out from the sink, the bathtub, and in between the walls. I have never seen so many roaches in my life. When I contacted Claire about the roaches she said "Oh, we've been spraying, actually other units are affected too." Am I supposed to feel BETTER that other people are suffering too? I saw a sickly looking rat limping between buildings A and B. If you value your safety, DO NOT RENT from Sonterra Bliss. I saw two men breaking into a car right in front of my window. I called "security" but they never came. A girl got mugged two blocks down and ended up having to go to the hospital because they beat her so bad. Don't get me started on the noise level and drunken men singing in the middle of the night.... You have been warned. I wish I were too. DONT RENT FROM SONTERRA BLISS. I really enjoy living here! -- Apartment: I'm currently renting a one bedroom apartment. It's got two large closets, a dining area, a small kitchen that came with a stove and dish washer, a bar seating area, a living room with built-in media center shelving that's spacious enough for a 45" TV, a bathroom with a tub, a separate vanity area, a bedroom with a window, and a back patio with a privacy wall, overhang, and sliding glass door. There is very pretty laminate wood in the apartment and standard laminate 'tile' in the kitchen and bathroom. -- Gym: The complex has a gym that's accessible by key card and is open until 10pm. There are two treadmills, an elliptical, some weights, and a few other machines. There's also a television in there that gets basic cable. -- Pool Area: There's a big pool in the center of the complex, a large heated jacuzzi, a barbecue, and lots of lounge chairs and tables. It's somehow always clean too, which is a pretty impressive feat for an outdoor pool. -- Laundry: The laundry room is accessible by key card and has a bunch of washers and dryers ($1.00 and $1.25 respectively). You can also look at a website online to see which washers and dryers are open, which all my friends think is the weirdest thing. -- Parking: You get an assigned spot with your apartment. Mine is just a few steps from my door, so that's really awesome. You can also apply for a second spot for some extra monthly payment. Some of the spots are even covered. There is also a nicely sized guest lot in front of the building and maybe ten or so places to street park. -- Safety: The entire complex is gated. Resident parking is inaccessible to non-residents, and the front gate of the building is locked to non-residents as well. All apartments have multiple locks. There are video cameras everywhere recording video/audio and lots of signs that say so. All the hallways are lit at night, as is the pool area. The gym and laundry are locked as well. I feel very safe here. -- Mail: Small centrally located boxes. Larger packages are delivered right to your door by USPS, UPS, FedEx, etc. -- Trash: There's a dumpster area way in the back and several bins for recycling. -- Cleanliness: Everything here is pretty nice. The pool and gym are always clean, the apartment was spotless when I moved in, and the hallways are always in good order. -- Management: I rented with Carlos and he was extremely helpful and cool about the whole thing. I moved to LA from Florida without any housing lined up, and he really went the extra mile to help me get the apartment. He also made sure everything in the apartment was clean and ready when I moved in. Many thanks! -- People: I haven't talked to a TON of people here, but everyone I've met so far has been nice. It's a comfortable, laid back vibe; no one's ever being super loud and the people I've talked to have been normal and respectful. Haven't seen or heard any fights. There was a little pool party the other night and I didn't even hear any of it until I was literally AT the pool. No noise from my neighbors either. -- Surrounding Area: Right between Sepulveda and the 405, which is GREAT. Next door to a Starbucks, a plaza with a great Thai place, Taco Bell, McDonalds, a gas station, CVS, etc. They give you a paper when you move in that also details nearby grocery/dollar stores. Super convenient. -- In summary, these old yelp reviews do not reflect the current Sonterra experience at all. This is a very nice place. I have been a resident at Sonterra for 10 years. During my time here, there have been many onsite management changes. I do have to say that the current management team is excellent, Ivonne in particular. She is very attentive and on the mark when it comes to letting the community know of important maintenance events , i.e. water shut off and tree trimming etc.. So as far as the management goes, you will be well served here. The complex itself is a bit dated, in fact I think it was built in 1975. However, you would never know it by its appearance. The grounds are kept immaculate and the buildings have been freshly painted. You will continually see maintenance personnel working throughout the day doing whatever is needed to keep the place clean. If you are a renter, then you will find the rent terms to be consistent, or lower than other places in the surrounding area. Although it is located on a busy street, it is actually a very quiet place, save for aircraft activity at times. It is located in the center of the San Fernando Valley, therefore it is close to everything the Valley has to offer. I would also consider the complex to be a safe place to live. read more

I lived in Sonterra Apartments for about 1.5 years. Here is my take on making a decision to live here Pros: 1) Location - accessibility to major highways, coffee shops , good places to eat, bars , groceries, public transport, malls etc. 2) Apartment Complex - Park like structure, gym and pool facilities, barbeque area, clean floors, gated community, new mail lockers 3) Parking - Tons of parking place - single garage as well as tandem parking 4) Maintenance - Regular , responsive and frequent. 5) Management - Leasing agent Ivonne is amazing!! very responsive and prompt in fixing any housing issue. She also ensured the moving in and out process were smooth and without any hassles. 6) Apart from all these, they do regular trimming of trees, cleaning of floors, pest control. Also the yearly rent increase is not very high. Can be improved on these areas: 1) The elevators were way too slow. At time I would rather take the stairs. 2)The gym area is a bit small and lack the latest equipment. 3)The parking garages need some cleaning. 4) Although having the trash area as far from the apartments is good to avoid bugs, its a bit of a walk which can get annoying at times. 5) While my stay has always been hassle free, there were too many times when there were water outages. Overall, I have been a happy resident and would definitely recommend. Despite a couple of problem areas, the management has been good with keeping everything in check and in high standards. I have lived in Sonterra Apartments past 6 year. I recently moved out. I've dealt with different managements in Sonterra But my last experience with IVONNE G wasn't the best. when I requested to get my AC filter changed she told me that it was a $10 fee Next issue my Studio apartment had a roof leaks it affected my ceiling and carpet. I dealt with it for seven months On top of that they increased my Rent without fixing the issues inside my apartment So I decided to move out. IVONNE told me that I receive my full refund on my security deposit. Weeks pass by didn't hear from her I reached out. Then she claimed that it a $125 cleaning fee "which did not States on my lease" she knew I was right couldn't charge me $125 fee she decided to charge me a fee for regular wear and tear in my apartment. I asked to speak to corporate she said there's no number just email asked for email never gave me the email so I can dispute the charge. She not trust worthy! Read your lease! read more

I really like Sonterra Bliss LLC and feel bad that it has so many bad reviews. I have been living here for awhile now and can say that many of the bad reviews are from the older management and older buildings before they were redone. The complex is clean, gated, safe, quiet, has a functioning pool, jacuzzi, fitness center, and bbq area. Those are all nice, especially because they are all kept cleaned and ready to use whenever. I also love that the laundry room uses debit/credit cards (as well as quarters), because goodness knows I've been tired of carrying around quarters with me. It also has a log on the door that you open with a touch-card (not that I feel worried anyone would come in and steal my T shirts). I also have two parking spots (it's stacked but that's better than nothing). My favorite thing, however, is that UPS/Fedex/USPS all bring my packages straight to our door. My last 2 apartments had gates that didn't allow package deliverers to enter the premisses, so that is a huge plus. The location is great. Right next to the 405 and only 2-ish miles north of the 101. Within walking distance there is a Starbucks (right next door), and some delicious Japanese, Thai, Vietnamese, Chinese, and Mexican restaurants, 2+ gas stations, a huge 24-hour CVS, a Jon's, a Target down the street, a costco (with costco gas) and a huge LA Fitness if that is your gym. And even though it's on a busy street, it's very quiet. The older reviews talk about bugs coming from their non-working A/C units, and carpeting problems, but it looks like since then the units have been upgraded to have hardwood floor laminate, central AC, and newer appliances/fixtures. I have not seen any bugs other than the usual grasshopper outside in the garden area. Also, for the thin walls comment, I never heard my neighbors on either side of me. One of my neighbors has a dog who I've heard barking when walking down the hallway, but never when I'm inside my unit. I haven't had to deal with the management at all since I got here, so I can't say much about that, but what I can tell from other apartment buildings is that it is the same anywhere you go for the most part. Since being here the only inconvenient thing I've had to deal with was them turning off the water from 1-3 during a weekday, and I was at work so I didn't actually have to deal with it at all. All-in-all, if you are looking for a nice, quiet, clean, safe, and affordable complex to live in, I highly recommend Sonterra Bliss. read more

I lived in Sonterra Apartments for 3 years but sadly moved out because I had to relocate for my job. I never had one problem when I lived here. The manager Javier is soooo nice and professional. I accidentally broke of the drawers in the kitchen and within the same day management fixed the drawer. I have read through some of the reviews and they are really not fair and do not reflect the property. As someone who has lived here I can honestly say that a lot of the negative post aren't true. They are more likely posted by tenants who have been evicted for not paying rent. And one of the comments negative comments (I don't want to name them), that claims the building isn't habitable actually still lived there when I did. So not sure why someone would write such horrible things and continue to live there. LOLLL My recommendation ignore the bad reviews and go tour the property and see for yourself. I spoke with Clair to set up a tour at 11am, not too early if you ask me. When I arrive there is no one to be found. I waited like a fool, only to be greeted 30minutes later by a disaster named Clair. Her professionalism was non existent and she looked like she just woke up after a rough night at the club, still sporting her 5inch heels which she wobbled in on. She showed the apartment saying it was move in ready and doesn't need to be cleaned cause the last tenant left it pretty clean. Really? Gross. We walked in to one funky smelling apartment that clearly hadn't even been vacuumed or cleaned for that matter. She stood there lifeless while we walked around. The only bit of information we really got was that gas, trash and gardeners are paid for...as we were told 3 times. By 11:40 we were done. She said she misplaced her business cards and handed me a torn piece of paper with the leasing office number on it. Thanks but no thanks. We had no interest in renting at that point and she didn't seem concerned one bit. Here's a tip, keep your night job. read more

I have lived at Sonterra for a year now. I know everyone can have a different experience, but I don't think all of these reviews are fair. Here's my experience: -The Apartment: I rent a studio apartment. I think the square footage is around 450-500. Decent sized kitchen. Did not come with refrigerator, I had to purchase. Does not have a dishwasher. The common area is large enough for me to fit my entertainment center, couch, desk, bed and side tables (among other little things). There is a decorative fireplace which acts as your heater but does not produce actual fire. There is a large walk in closet, plenty of storage. I have never had a bug problem. Maybe one or two spiders the whole time I have lived there. The apartment was in good condition when I moved in. There were several little things I needed fixed and they were attended to fairly quickly. Carlos was the manager at the time. He was nice enough but didn't seem on top of things. Javier is now the manager. He is very nice and tries to get things done as quickly as possible. - Parking: My unit comes with one parking spot. It is gated parking. Gate requires a gate clicker in order to open. I have never been towed, had someone else park in my spot, or had my car vandalized. - Gym: the gym is small but always clean. It's usually empty, or just one other person. There is a mounted TV and AC. It is open till 10pm and accessible with a key card. - Pool area: There is a pool and spa. Both always appear to be clean and there is typically not many people down there on any given day. - Common areas: They re-did the "garden area" shortly after I moved in. It is a nice park looking area where you can take your dog down. This area, the side walks, parking lot, and trash areas are well maintained by a crew that comes about once or twice a week. There are also a few pet areas with free clean up bags. Now my complaints. - Laundry: The laundry room is basic. Although there are many washers and dryers I have seen plenty of days when they are all in use. People are not very good about taking their clothes out within a few minutes of being done. Clean, dry clothes sit in the dryers for hours. I have had to take loads out before in order to finish mine. The washers occasionally malfunction where they don't drain. Sometimes the card readers wont read my cards and I have to try every machine till I find one that works. - Hallways: The inside hallways need some work. The walls could use a fresh coat of paint. The carpets either need to be professionally cleaned or replaced. - People: While the overwhelming majority of people are clean and polite there are a few who need a lesson in respect. While it's against the rules, a few residents will leave their trash outside their door in the hallway for extended periods of time. It's not fair that just because you're lazy we all have to smell your garbage. Also, people will use their balcony's for storage, piling them sky high with unattractive crap even though that too is against the rules. And finally, smoking. I have had to squeeze by a few residents sitting in the stairwell smoking a joint. Very unpleasant. Overall I am perfectly happy living here. My lease is up this month and I plan on continuing month to month. read more

I'm going to start this by saying I am not someone who tends to write reviews. I'm sure you'll see I've never written one before on Yelp. I felt inclined to say something about Sonterra Bliss. I moved here in November of 2013 after living in Simi Valley for a year (which was terrible). At first, it was not a great experience. It took me longer than necessary to schedule an appointment to see the place and when I came that day, no one answered from the office. However, I learned that the reasoning for this was a change in management. Okay, I can understand that. I've worked during a change in management and those things always take time. Hopefully the lady I dealt with was part of the old management. I'm happy to say she absolutely was. The new managers have been nothing short of amazing. I called (after not hearing from the original lady weeks after my visit) and the new managers had me in to sign the lease almost immediately. While I was skeptical at first, they assured me that things were changing. Change they did! The new managers are incredibly kind, easy to deal with, and make sure things are taken care of. The fitness room is always clean, even though it gets a great deal of use. The furniture around the pool area was recently replaced with newer, nicer furniture. They make it convenient to pay rent on time and even reward tenants who do so continuously, in addition to rewarding tenants who report problems around the place! Just an example, but I recently had a problem where the pressure in my shower was almost non-existent. I submitted a maintenance request and an hour later, they had someone at my door fixing my shower. Another worry of mine when I first moved in was bugs. When I first moved to the Valley about 5 years ago, I came home my first day to a hoard of roaches everywhere. It has been almost a year at Sonterra and I haven't found a single bug in my room. They even fumigated the whole complex recently. While I'm sure it was a nuisance to most people, I understand and appreciate the work they went through to make sure we were happy. I can't think of anything else to really say, other than I plan on renewing my lease when the time comes. My girlfriend plans on moving into my little studio in January and after that, we might upgrade to a 1-bedroom here. I like it, she likes it, and when I signed my lease they made sure it would be easy and hassle-free when she gets here. Oh, and it really isn't bad for the price. I've paid more for way worse and in the 5 years I've been moving around the Valley, this spot is my favorite. I just thought that anyone who is considering this place should know to ignore some of the old reviews because this isn't the same Sonterra Bliss those people lived at, and that's a good thing. read more

I am trying my very best to move out as soon as I can. the management sucks balls. they are the worst. they recently fired the property manager, laura so now the new folks are absent from the office half of the week and maintenance requests/phone calls are virtually IGNORED. I called for a broken garbage disposal to be fixed and instead I got hold of the daughter of the folks that own the place. she thought she placed me on hold but didn't and instead I overhear her calling me a bitch on the phone and telling the property manager to let me move ouT. these are not people that you want to pay rent to on a daily basis. DO NOT RENT FROM THESE UNAPPRECIATIVE BASTARDS. not to mention, there is a heavy roach problem. DO NOT RENT HERE! the mail lady DOES NOT deliver mail. if you have mail that is bigger that letter size she will NOT attempt to deliver. you will have to make a trip to the post office. the fitness center is bootleg. the equipment is never replaced and only works half the time. overall, this place used to be a nice place to live. not anymore. oh yea, lets not forget how when I first moved in one of my neighbors called me a nigger! yea, you don't wanna live here. Rude office manager. Refuses to assist with hot water issues. (Water is off on a regular basis) I am told all repairs have to go through the HOA. I tried to film the office manager telling me this, he went and hid in the office and locked himself away. There is never anyone available at the HOA office to assist, so you leave messages that get ignored. But at least they raise the rent as often as as much as they can. Daytime has constant landscapers making noise. Night time has loud neighbors. Emergency access parking always has a vehicle parked there blocking fire department and ambulance services from assisting residents. The office hours listed here are a lie. If you need help after noon, there will be nobody in the office. There are homeless people sleeping in the grass out front, regularly. I have been propositioned by prostitutes in front of the building, regularly. The "security" occasionally drives through the parking lot and leaves. I've never seen them actually do anything. I can't wait to get out of here. This apartment complex sucks. The exercise room is crap too. read more

The place is mainly owners so if you have a maintenance issue it has to go through HOA and you'll have to wait for the neighbors to pay if the issue is from their place like a leak. I had a hole cut into the top of my bathroom ceiling and left open for four months waiting for the neighbor upstairs to pay for it until I finally complained enough that maintenance came and fixed it and finally billed her for the price. This happened again later as my neighbor kept letting her bathtub overflow and flooding our place down below. You will constantly smell pot when you walk outside and you will be overwhelmed by the smell of cigarettes. There is constantly dogs pooping all over the place inside and outside the building. The grass in front of the building is so infested with dog poop and dog pee that the grass is dying. There have been break-ins into the storage units in the parking areas and break-ins as well into vehicles. Management will do nothing to help you when people break into your storage or cars; they say it is not their problem. They claim to have security cameras out back but those cameras do not work and people have been robbed and attacked in the back parking lot. They claim to have security but never once in the four years that I lived there did I see a security officer. Do not leave any packages outside of your front door because they will be stolen. I even had FedEx and UPS tell me to never leave packages or let packages be dropped off on my front doorstep because they have witnessed packages be stolen from the property. There is no respect among neighbors there. People drive through the parking area extremely fast and they do not care even if there is young children walking out to cars with their parents. The insulation is so thin when your neighbors upstairs walk it sounds like an elephant is walking above. This is all just the tip of the iceberg do yourself a favor look elsewhere to live. read more

Do not rent here. When I first moved in, there was a weird smell, which management told me was "normal" and a result of carpet cleaning. It didnt take long to figure out that horrid smell was coming from the AC/Heating unit. When I confronted management, they "fixed" the problem by placing a lemon scented urinal cake inside of the unit, which just made it smell like lemon scented grossness. When I asked them to actually fix the problem they told me in was too expensive. I spent the whole winter with nothing but a space heater and the whole summer in a puddle of sweat. Whenever something small broke the management would turn it into a negotiation saying that I had to pay for it. Living here was a nightmare and I ended up moving out 2 months before my lease was up because I couldnt handle them not maintaining anything. They took my security deposit and told me that I still owed them $2500. Stay away from this place. read more
