Just moved in and I am pleasantly surprised. I did not want to live in Van Nuys after living in Avalon Studio City for a couple years, but when I saw just how awesome these apartments were for their value and price I was so happy. The grounds are kept up gorgeously and I just found out that they hire cleaning persons for the laundry facilities, thats awesome. They are old buildings and the walls are a bit thin, plus the windows as well, but look nice and homey. The only downside is that it still is Van Nuys, my car was stolen when I parked on the street one day, but thank god I have a parking spot. Happy here now! read more

We have been tenants for over 2 decades here. We have asked management to replace the carpet, drapes, kitchen floor and many other things that have taken an impact do to normal wear and tear and they still will not admit or allow it to be fixed. There is a dark residue growing between the toilet and bathtub that has not been addressed, it may possibly be mold but we are not experts, see the attached picture. We have been asking the building management to fix or replace the items for over 7 years. We have also written letters to the building management and to the company that owns The Olive Tree Apartments with no response other than to have someone come to the apartment to take pictures. That was close to 2 years ago. I will advise to spend your money wisely and seek residence at a location where they view you as a tenant and not a monthly bank deposit. By the way, don't be fooled! You will be welcomed by management when you first move in, just wait until you need assistance or maintenance - true colors will show. Words such as... "We have to get approval from the owners" will echo in your ears as weeks, months and years tick by. We speak from many personal experiences here. There's so much more we would like to share but you may already get our perspective about this place. This is the first public outcry we share because we truly feel disappointed and are tired of not seeing any results, only words and lies. read more

1. I lived here in 2020, about a week after moving in I noticed that there was a noise coming from the pipes. I have misophonia, which means I have visceral reactions to certain sounds, and these noises were triggering it. I asked them to fix it and they said they couldn't because of quarantine and they'd be able to address it after a few months, so I dealt with it for 3 months before asking again at which point they claimed they never offered to fix the problem at all. Between the various noises they refused to fix and the unbelievably heavy base from a neighbor's speaker system, I resorted to living with my TV volume at maximum basically 24/7, and they had the audacity to ask me to turn it down because it was disturbing other residents. I ended up moving out 3 months before my lease ended and paying 2 rents during those months because I couldn't handle it anymore. 2. Because of the pandemic we were not allowed to use any common areas. No gym, no pool, no rec room, nothing, BUT we were still expected to pay the amount of rent that we signed expecting to have access to those amenities. 3. They have a call system where visitors can enter your apartment number and it will call your phone so you can let them in. I lived here for just under 10 months, and they continuously refused to add me to the system, so every time anyone came over, or I had a delivery, or anything of that sort, I had to take a 3 minute walk to the front of the property For the love of all that is good in the world, do yourself a favor and stay as far away from this apartment and any others that are run by the same property management company. read more

If your willing to put up with the stress of workers Coming in and out of your apartment with no notice. If your ok with your water shutting off with no notice and having management lie to you. If your cool with them taking money out of your account more than you owe. This is the place for you! It's not just me that has had problems with Pam. At least 5 neighbors I talked to well living here had the same problem. Honestly if this is your last resort live here I guess move in? Just know Pam will straight up lie to your face. Put cameras up and have everything in writing management sucks. I talked to the police and la housing. Both of them said to make a report. This the worst management I have ever had to deal with, Good luck. Also plan on paying way more than you should after moving out. read more

Pam is an amazing manager... she's very professional and attentive to whats going on in the complex. Always does what she says she's going to do in a timely manner. I have no complaints about this building and/or living here. My move in experience was perfect as well. I will highly recommend this building to anyone of my friends or family members that are looking for a place. read more

Horrible Management/Manager who's lazy, irresponsible and doesn't give a shit about anyone. Ignores ALL complaints and favors only tenants she likes. Pool area is not maintained or kept clean at all. I wouldn't suggest to live here unless you're hard up for a place to stay read more

Really nice property that is under renovation. No where else in the neighborhood can you get a large sunny apartment with central air, private patio and tons of amenities like a huge pool, jacuzzi, gym, rec room and a really nice lobby. read more

Moved in last year, amazing place to live, really nice neighbors so far and Iove how clean it is! They seem to be doing a lot of upgrades and work around the building, I walk at night and I see different things happening every week! Management/Pam is awesome and she's always responds to me when and if I need anything! Her daughter is there a few times a week as well, there's always someone there, and if there's no one in the office I can always get a hold of Pam if needed. They have a security guard here every night, he is a talker and he is around every time I leave at night! The place looks discouraging on the outside but once you walk in its a transformation! Van Nuys for ya! I recommend living here if you like it quiet at night, feel safe and peaceful! read more

I had lived in a studio at this place for 2 years. Even located in a busy neighborhood, it's gated and pretty safe. During my time there, I didn't have or hear about any thefts nor breakins. It's an old complex but very well-maintained. The pool is small but clean and the jacuzzi can easily accommodate 5-6 people. The recreational center is worn out over the years. The gym is only good enough for a makeup workout (ie. whenever you miss your sessions at your regular gym). Annie and Stephanie are very nice and responsive. I always walked in the office whenever an issue arose and they would promptly send people over to address it. This is truly lovely since I had bad experience with more upscale apartments (Avalon) where responses were very painfully slow. read more

I love The Olive Tree! I've lived here for almost a year now and I'll probably be renewing my lease for next year. My boyfriend & I share a spacious one-bedroom apartment for $985/month. Split between the two of us, it's a steal! The bathroom is a moderate size for two people, with one sink, a shower, toilet, and large mirror. It also comes with a huge living room connected to a small kitchen area. There's tons of cupboard space throughout and the bedroom has a nice walk-in closet. The apartment complex comes with a grilling area, a pool & jacuzzi, and the "clubhouse" which has pool tables, a fireplace, lots of seating, a sauna, restrooms, a TV, and a small work-out room inside. There's a laundry room in almost every building which I believe to be $1.25 for each wash & dry. The office managers, Pam & Annie, are totally cool and laid-back. I feel that they actually care about us as residents and if you have an issue, they'll help you out! The only thing I would say is it's hard to get ahold of them; if you leave a message after hours or e-mail them, they may not respond. Try to call during normal business hours (9-5 I believe) or just show up! :) The complex is super-safe. People can only enter if they're buzzed in or have a remote for the parking gate. There's an additional gate to get into the pool area. I do wish that the pool and work-out room were open 24 hours. read more

Pam and her assistant were great with my move in process. They made everything simple for me and truly understood my disability and really seemed concerned. The process was simple and easy. i was moving in from out of town and ran into issue after issue with other apartment complexes. The price for rent is pretty expensive but i believe its worth the cost and i love being in a gated community where i know my home and car are safe. read more

I love it here! There are so many amenities in this gated community (read: GREAT VALUE!). In fact, we have lower rent than average for Van Nuys, and Van Nuys has lower rent on average than most of the city, which explains why a lot of people moving to LA for the first time choose Van Nuys. It is quiet for the most part, and overall there are lots of families that live here. It feels safe and homey, and is nice to come home to after work. The pool area is lovely. The grounds are excellently maintained. The service from the gals at the office (gotta love Kelly!) is great! They are really nice and helpful and on top of things. Our apartment is a one bedroom at around $1100 a month (with 2 parking spaces). We have vaulted ceilings and a spacious living room. Nothing fancy about it, pretty basic interior. Small kitchen with hardly any counter space, but it did come with a lot of appliances (including dishwasher(yay!), microwave, stove/oven, and disposal). There are lots of closets. So many, we didn't know what to do with them all at first! And there is a walk-in closet in the bedroom. As much as we like the apartment community, the area around it is just so-so. Or neighborhood isn't very walkable. I've walked to the CVS or the Boston Market, but it always feels like a trek that is hotter than you remember from the last time. The block is nice and tree lined, but it doesn't feel completely safe. We're a young couple in our 20s and pretty low key, but we would have liked a little bit of night life around us, just to be able to meet people and make friends. That's one of our only criticisms! The location! Everything about the Olive Tree is great! It's just the crap around it that isn't the greatest. read more

I lived here for about 7 months and I am extremely pleased with the building. Friendly and responsive staff, Pam and Kelly are pretty cool and not the boring landlord you would normally get, gated building and nice size pool and Jacuzzi. Gym can definitely be updated on their equipment. I see a security guard every night and I can see my parking space/car from my bedroom window. I recommend this place if living in van nuys. read more

Rethink even looking here. I showed up today for a tour, based on a Craigslist ad that said they had tours at 10 a.m., noon and 2 p.m. Called ahead, spoke to a person to let them know we were coming. Drove 45 minutes to get there and was greeted, via the callbox, by a screechy young woman who said she'd never heard of us, hadn't talked to me, was working alone in the office and couldn't possibly leave her desk for five minutes to help us. "The ad is wrong!" she said. "We don't do that!" she exclaimed when I asked if perhaps she could extend a kindness and show us the apartment, since we'd driven so far. ... Initially had a positive experience with Kelly on the phone two days ago - who said you only needed to call a half hour ahead of time to schedule an appointment. Tried to schedule an appointment yesterday but never got a callback. ... Very strange interaction, since they are in the business of renting apartments and, apparently, treating perfectly courteous potential renters rudely. Zero stars. read more
