Great place for weekend getaway. We got the Waterfront Cabin, which sleeps 6 people. Self check-in was simple, no issues during the stay. Each cabin has two queen beds, 2 twin/sofa beds, bathroom with shower, microwave, full size fridge, barstools around rectangular table, smart TV, and A/C. Underneath each cabin is parking space for 2 cars, a hammock, picnic table, along with bbq pit. You do have to bring your own charcoal and cookware. The back balcony is very spacious, with a picnic table along with some patio furniture- good for late night lounging or morning coffee. Overall, it was a good experience. Would recommend for group trip or family getaway.

We went for our 16th anniversary this past Tuesday. Had a blast! It was awesome. Will definitely go back again for a group trip. The place was clean, quiet & very relaxing. I loved the multiple pools. It's great for privacy & relaxation. We luckily were the only two in the pool at one time & it was nice. ONLY complaint I have is the LONG list of rules. We're not crazy party ppl looking to destroy rooms. However I did feel uncomfortable because I was worried we were going to do something against the rules. Plus they charged a $75 for cleaning fees. But the paper posted on the wall said clean or you get charged $75. We did clean but the $75 is nonrefundable. Lol

Staff was super professional and friendly. Stayed in a waterfront cabin and loved it. Very clean, comfortable & spacious. Suggest bringing paper towels as there was only one kitchen towel provided. Noise does travel easily from cabin to cabin so just be mindful of neighbors and know that upfront. Bathroom was very clean and the back porch was very roomy. I did get to see inside the glamping tents and they were nice too. The portable bathroom/showers for these were also very clean. Lots of kayaks were available and the walking trail was nice. Hot tubs were hot (yay!) and were not overrun with little kids (double yay!) Perfect spot for the entire family or a date night!

We had a great time staying at a birds nest cabin. The creek was lovely with some spots being shallow which was good for my 7 year old, and other spots being so deep even I had to swim! We chose a cabana near the shallow part so the kids could play without worry. The cabanas are nice! The cabanas offer shade, tables, chairs, and it made it very convenient to store our stuff while we were stand up paddling or kayaking. I took off a star because our cabin cleaning wasn't great. There was a used tissue, the shower door was unusable (which told me they hadn't cleaned it or the cleaning person would have seen the door off the rails), our hammock was missing, and there was mold in the shower. The creek was so calming and fun as well as the game room and 3 pools. We will be back and will book another visit soon.

I was so excited to some to relax and have fun at this location, since I've been to the one in San Marcos and that was nice...but I disappointed. It started as me being the only one to claim a cabana by the river, mind you, I said I was the ONLY one and they said I could choose any cabana and I loved having the choice from over 15 cabanas along the river. Soooo...why did this family find the need out of ALL the free cabanas to pick the one right next to me, with kids?!! Relaxation ruined. I even told them they could choose any cabana they'd like, soooo why choose one next to people that didn't want to hear you and your loud kids. WHYYY?! To make matters worse, another family came and did the SAME thing and parked themselves next to me on the other side, again out of all the 15 cabanas to choose from...that's like going to into a bathroom stall next to someone in an empty restroom. Y'all, please stop this. It's etiquette. It made my experience less than appealing thanks to them, on top of, the water is soooo green it's scary. On top of, they didn't wash off the kayaks and inflatable paddle boards for people to use, it was green stuff everywhere. Would've been nice to have a clean kayak. But...the cabanas are beautiful with ceiling fans and I love the hammocks and BBQ pits.

Such a fun experience. Cute cabins in an up and coming area. But serene and peaceful too! we were there in January. Bet it's wonderful now. The kayaks and paddle boards were so nice to use and explore. We went the whole way up river and it was so beautiful. The pool and hot tubs were nice after the cold water. Cabins are cool with a porch overlooking the water. Then below you get your own fire ring, picnic table, and hammock to use. Cool hiking trails. Honey bee boxes. And just so much more. Game room was a cool addition especially if you have kiddos or family. Fun feature. Cool experience. Highly recommend. Can get loud on a Friday night, but...I mean who needs to sleep right. (we might have been the loud ones, but laughing is an exception.) Highly recommend.

Great getaway! We came here for a quick family getaway from Austin. It's a beautiful property! The water was nice and refreshing and we enjoyed the kayaks and paddle boards. We stayed in one of the birdhouse cabins overlooking the water. Everything was great and the beds were comfy. We had a great time and hope to go back soon!

Outstanding venue. Exquisite atmosphere and outlandish luxury. My favorite River spot. Took the family and made new friends for life. Great River setting and awesome pools. Amenities are beyond awesome and fun was had by all! I recommend booking this place for a day, a week, a month!

This place gets 5stars for location, the area is beautiful! We loved the water, the grounds, and everything in between. It is absolutely such a beautiful spot! The waterside cabana was awesome and probably our favorite part of our trip. I'd give the cabins a 2.5-3 star because it wasn't the cleanest. The cabinets had some grime on them and the counters. It didn't smell too fresh either. It didn't look anything like the photos which was a little disappointing. I can tell it has been run down over time. It's sad because I feel like a little bit of TLC and keeping matching towels and bedding can go a long way. We were also missing 2 bar stools and I had to ask for them because we were a family of 7 and there were only 4 stools, they were quick to accommodate which was appreciative! The barstools were different and didn't match, not a huge deal! It is a little disappointing when the pics don't look like the real deal. Feels a little misleading. I'd give it a 3 star for maintenance and upkeep in general. Between the cabins needing some upkeep, the decks by the game hall rotting in some spots, the game hall inside needs some TLC just about everywhere. But a little bit of it would go a long way. I feel this place could easily be a 5 star place if they tried just a bit more. Looking forward to trying their other locations. I do recommend this place but I would be mindful of how much the rate is. I think we went during a higher rate period...the value for dollar comes into play here. When you add the cabana and the wristbands for the kayaks, stand up paddle boards and the Lilly pad for our youngest the price can really get up there. I do wish that some perks were included like they used to include such as the cabanas and water toys. I feel like that would really set this place over! Overall a great family time for our family! read more

This was, without question, one of the biggest wastes of money we've ever experienced. We planned this trip to celebrate our twins' 9th birthday weekend. On Friday--the day we were supposed to arrive--we received a text saying that due to flooding there was no river access and that we could stay at one of their sister locations instead. We immediately called, only to be told that every other location was fully booked. Since the entire purpose of the trip was to celebrate our children's birthday that weekend, I asked for a refund so we could book somewhere else. They refused. Instead, they offered to let us come back another weekend. Unfortunately, you can't reschedule a birthday. We were already packed, our six kids were excited, pets already with their sitter and paid for, etc. We had also purchased day passes for Saturday so we could enjoy the river. They said those would be refunded and offered us access to a sister location 45 minutes away instead. While we appreciated having some option, driving 45 minutes away is completely different from having a full day of activities right outside your cabin. It was not the experience we paid for. To make matters worse, our cabin had no electricity Friday night. It was incredibly hot, and we weren't moved to another cabin until Saturday morning. The cabins also were dirty and one of the beds smelled like pee. Even after everything that happened, they have refused to offer any compensation for the hours we spent without electricity or for the inconvenience of having to move cabins. The promised refund for the day passes didn't happen either. I had to call multiple times before it was finally processed. The customer service has been the most frustrating part of all of this. I've called at least half a dozen times over the past three weeks asking to speak with a manager. Somehow, the manager is "always unavailable," no matter what day or time I call. Every time I'm told I'm on the callback list, yet no one ever calls. The employees answering the phones repeatedly say they have no authority to resolve anything. I rarely leave negative reviews. At 39 years old, I believe this is only the second bad review I've ever written. But after this experience, I feel other families deserve to know what they may be dealing with. Things happen--floods and power outages are beyond anyone's control. What is within a business's control is how they treat their customers. Unfortunately, this company showed very little concern for making things right, and that was the most disappointing part of the entire experience. read more
In light of a more recent review, I think it is important to state that we visited during the week and left on a Friday. We always book mid-week vacations to avoid crowds. The game room is what you make it. BYO playing cards, music, snacks & drinks. We enjoyed being in the air conditioning, and used it when we were the only ones there. Finally - the tents being tents didn't bother us. Your mileage may vary. Agree on "bring a flyswatter." We did! read more

Fun place, not super crowded. We went for the day but would go back to camp!!! Really enjoyed the water and the amenities.
This was our first time here. Everything was great and lovely. Being our first time I didn't realize when I made the reservation the cabanas were first come basis. I made the silly assumption if you booked a cabin and added on a cabana reservation--they're would be specifically reserved by your cabin number. We got there late but before check-in and by the reservation language it seemed like we couldn't get into our cabana till our cabin check in time. I should have called and clarified with staff! My common sense should have won. This is just a warning and possible feedback? However staff was great and accommodating. We had people use our cabana stuff like chairs, bbq pit and etc., but staff was able to fix the issue. Also the treehouse cabin was so awesome! My babies loved it! read more

We had an excellent time here! We rented a cabana for a day on the river and it was so much fun. they have kayak and paddleboard rentals(it was free when we went) . the staff was nice although we didnt see them much, which was nice because it was just our group we were interacting with. would 100000% go back! worth the money read more

It was just OK. The Birdhouse cabins are in a great location right along the creek and as a previous review stated it is stocked fairly well. It was clean and everything worked. No bugs but flies do get in so might bring a flyswatter. Take advantage of their specials and include a cabana which will also include wrist bands for floats, etc. Be cautious especially children because all the trees do have poison ivy/oak around them. Docks, spillway can be slippery and also around the creek when it's rained. As also previously stated water is green so if you're thinking clear, it isn't. Pool area didn't use but it has 3 pools and several hot tubs. They are small pools but the kids enjoy them. The game room was a disappointment, it does have a pool table, ping pong table, shuffleboard table, air hockey and a few other toys for younger kids. It was just a mess and horribly run down, needs a upgrade or just maybe cleaned up. Lastly the birdhouse cabins are tent sides and tops so doesn't really keep outside noises out. This shouldn't be a problem because they're are numerous signs listing the quite hours of 10-7 I believe so kids screaming at midnight on the dam one night and the next night loud trucks coming and going several times after midnight wasn't a treat. No one on site to report these issues to so not made for good calm sleeping. Also try to avoid the weekends because you get a lot of daily use groups and the creek area gets overrun. It's worth a visit but I won't be back. read more

Had an amazing time . Easy check in. We stayed in Birds Eye cabin . Cabin was clean , nice , like new furnishings. Property was well kept. I felt very comfortable with my young child as we went hiking , kayaking, swimming. Water was lovely . Not a wild raging river but, more of just a calming flow. Will return soon. Love the fact that they had more than enough space to make that you weren't crowded out by other guest . read more

We met up with my husband's ex wife and the kids for some fun in the sun. I really liked the property! I felt safe with the kids in the river. We loved the outdoor cabanas. My now to go Place when this ugly World and some of its People just get way too much too handle.‼ It is so serene , tranquil and right there in pure untouched Nature that this Clamping Place and it's cozy comfortable with totally modern Design Cabins won me over in a Heartbeat , which isn't an easy Task these Days as I am European , well traveled , used to certain Amenities , Standards etc. Son's Rio Cibilo did not disappoint at all though‼ I give them some Slack due to being so new, in their growing Pains of becoming an even better Property Stages , their constant Improvements are very noticeable every Time I have been there by myself or with Family but sadly all this is being hindered by careless , unmannered und disrespectful to that beautiful Property Belongings , it's great absolutely adorable Clamping Cabins that truly provide a Home away from Home Tent Style above the Grounds on Stelts with all you could possibly need and still feel like you're camping due to all the Fire Pits, ample Seating Groups , Electric & Charcoal Grills , Cabanas , Paddle Boats, Kayaks, necessary safety Equipment etc 3 Pools ( 1 heated ) 4 Hot Tubs just pure Heaven when you want to relax and also love to being in a Pool / Hot Tub instead the Creek , which they are irrigating through constant Water Flow to clean up more and make it more pleasant to swim in instead of just being still Water and Algae prone . Granted there are a few very minor Things I noticed that could been a little better addressed / taken care off lol but mostly probably caused due to prior Guests failing to inform Property Manager and Staff of Issues that to needing to be fixed, repaired etc ... maybe because they were the Ones that caused these Issues in the first Place through their own Carelessness I love this Place dearly to escape to when feed up and needing Solitude / Isolation..off Season and slow Population / Vacant houses Times are my Favorites .. less People .. the better to truly enjoy the Beauty of SON''S RIO CIBOLO My Family themselves been there now 3 Times now compared to my two lol lol May this Property only improve with Timeto it's full Potentials , it's Staff keeping up their great Work to enforce Rules and Property Standards plus also keep up their great Job of patrolling regularly for Safety Reasons of all Guests. I 'm a proud Senior Citizen now and went by myself.. had an amazing Time enjoying the beautiful Nature out there and was also able to enjoy everything else this Property has to offer and loved it. I felt very safe.. had my total Privacy .. Reason I love to go on Times less populated lol and even sat outside under the Stars above by my Cabin Fire Place unbothered for the longest .. heck even snug in a Senior Citizen Cat Nap on them comfortable Wicker Benches Highly recommend to check out Son's Rio Cibolo A very pleased returning more often Guest read more

The glamping tents are advertised as having their own bathrooms, but when we arrived there was a trailer with 3 tiny bathrooms for THIRTEEN tents to share - and only ONE of those bathrooms had a functioning door and it was smelly and gross both days. Our tent wreaked of cigarettes, the mini fridge smelled like something was dead inside, and the tents are WAY closer to neighbors than anticipated. They also advertised a grand opening discount but we were charged full price.. which was WAY beyond the value considering the gross bathroom situation. There is no enforcement of "quiet hours" so we were awakened to a basketball game at 2:30am Saturday night. They also advertise WIFI but there was none. I have emailed to ask for some resolution and haven't heard back after 4 days. We'll see... read more

This place is a perfect get away! The birdhouses are awesome and have everything you need! I was a little unsure about it when I first booked it but once we showed up we were not disappointed! We loved everything about it! They do not have a stove top, just two portable burners and an electric grill on the balcony but it all worked out perfect for us. Make sure to make a stop at a Walmart or H‑E‑B before getting there to stock up on food! My fiancé and I will definitely be back again! read more

This property does NOT sit on a river. It has a lagoon that runs from the beginning of the waterfront cabins, along to just before the last waterfront cabin ending abruptly. It stretches maybe just under a half mile or less. We went in December with the intention of not having a huge crowd around which was great! I can't imagine in the middle of summer when every cabin and tent are full and everyone wants to be on the water. That being said, the property is as advertised. It was clean, serene and spacious! Just don't be fooled by thinking you're going to the "river" since Rio is in the name.. read more

Went with several members of my family. There were several aspects of the location that I felt were subpar, but I didn't want to be "Debby downer" while my family was having a good time. Other reviewers have mentioned the bathroom/shower situation, it's actually worse. There were 6 tiny bathroom stalls that did not get cleaned regularly over the weekend. Every aspect of the grounds were crowded. And any kind of noise control was never enforced. But the worst was my experience with the staff regarding my cabin. We booked 2 but ended up only need one. After checking I asked the staff at the checkin trailer if there was anything that I could do. Turns out a family right there at the checkin wanted to switch cabins! So I said they can take it if I get a refund. I didn't want to be charged if we weren't staying in it. They say sure and put the other family into MY cabin that I booked and then allowed them to switch with the understanding I would get a refund. I try to follow up over the weekend and can never get in touch with the person who approved the switch. But the story from the staff changed to: we will try to get you a refund, to nobody took the other cabin so we don't know if you will get a refund, then I will not get a refund because no one occupied the other cabin. So now, a week later, I am dealing with (through text, no one will call you or provide a number to speak with a person) the shadiest person I have ever talked to! They are saying they will refund me out of their personal money if I take it in installments and drive back and forth to get it (so 5, 5 hour round trips to get money that should be refunded back to my credit card)and come down and meet his kids because that is who I'm taking the money from! Of all the unprofessional BS!!! TL:DR facilities were subpar for the money we paid, and like several people have already said: they will take your money and keep it regardless! Never going back! read more

Beware. Even though they have a refund and cancellation clause in the agreement they send when you book online, they do not honor it and the unprofessional staff at Son's will neither cancel or refund unless you agree to sign a full rental agreement as if you were staying there (there is nothing in the provided agreement that says this). The most unpleasant and difficult staff we've ever encountered. They've held our deposit for almost a half year, we had to cancel our debit card because they were refusing to cancel the reservation (and we feared they'd charge it more), and it appears we're going to have to sue to get our deposit back. Left location at 3am. Couldn't stand to spend one more minute there. Restroom trailers behind glamping cabins did not have running water, each restroom reeked of poop and this is during 100+ something weather, so it's basically baked poop inside the toilets. Called customer service, stated that they had been having some water issues, but really...all 4 of them? Total of 6 showers, 2 for disabled access. My son told a staff member, and 2 hours later, still nothing. Took a shower with the faucet that was attached to the glamping cabin OUTSIDE. At 2:30 am, had to pee and each toilet was filled with poop. So that was it for me. Booked a 2 night stay, didn't even stay all the way for one. Water in river is apparently spring fed, but was warm as heck. Very short length, not even worth kayaking. Should've taken pics of each restroom to prove a point. Birdhouse cabins have their own restrooms but not the glamping cabins. So if you're ok with just dipping your toes in warm water on a super hot summer day and smelling baked poop, this is the place for you. read more

i booked so that I could enjoy a nice getaway with peace and quiet with my partner even though a cold front was coming through. I really enjoyed how intimate the settings are in the birdhouse cabins overlooking the creek. I really enjoyed the time away from all of the busyness of the suburbs and hearing gates closing and cars blaring. Everything we needed was provided and it made the evening intimate and brought us closer. There was an electric fireplace we could control, silverware, necessities for the kitchen and two eyes if you wanted to make something. I brought a rice cooker and made stew in a cast iron pot. We wrapped up together and watched Netflix on the provided Wi-Fi. The water was turned off that night and I wish we would've had a warning beforehand, luckily we had extra water and it was too cold to enjoy the amenities but I'd go again when the weather is nicer. read more

Really nice place, staff was friendly and helpful. I'm not a glamping kind of guy but I have to say the AC in the tents was really nice. The type of people that come here are not familiar with campers etiquette. They would leave there trash at the bungalows, so the staff would have to pick it up. If you never seen the trash that's because the staff was out at the crack of dawn cleaning the area. I would recommend to stay and have fun here. read more

We flew from out-of-state and only read about it through an online search, but it is much like what is represented on the website. It was a little difficult to locate and the entrance was a bit concerning for all of us. Then, when we arrived, our cabin had no heat or water. (To be fair, we arrived a few days after the hard winter freeze.) Again, concern. However, management came and took care of us and we had heat and water within an hour. (Unfortunately, if it couldn't be fixed, they were fully booked and we'd have to figure out what to do in the middle of rural TX.) After these initial scares, we hiked, grilled, watched TV, played games in the game room, played basketball, and even sat by the pools the next morning. It was an incredible experience for the whole family. I'd recommend 2 pairs of shoes, since getting to the trail requires going across a creek on some unstable cement pads that are a bit far apart. The views and peacefulness were great. read more

We had high hopes for Son's Rio Cibolo, but our trip quickly turned into a disaster. After driving two hours to get there, we arrived to find the interior of our tent completely covered in mold--absolutely unlivable. They had no other accommodations available, leaving us with no choice but to turn around and head home (2 hours there and 2 hours back). What made this even worse was the impact on my family. This trip was supposed to be the highlight of my daughter's spring break, and at just seven years old, she was devastated. Instead of a fun outdoor adventure, we were left scrambling for last-minute plans to make up for the disappointment. To top it all off, the staff twice promised to follow up after the incident, yet we never heard back. The lack of cleanliness, poor organization, and terrible customer service make this a place I cannot recommend. If you care about reliability and an stress-free experience, look elsewhere. read more

Son's Rio Cibolo was an amazing little campsite to stay at. I took my boyfriend there for his birthday. It was both our first time going. We both loved it so much. We was mad we didn't book for the whole weekend. We stayed in the Birdhouse Cabins and loved it. We can't wait to go back and take our children. If you're thinking about going just go. You want regret it. The manager there was polite. The housekeeper did her job with cleaning the cabin. The camp ground was nicely kept as well. There's no complaints here. read more

We got to stay at both Son's Geronimo and Son's Rio Cibolo over the Thanksgiving break. We first stayed at Son's Geronimo and we loved it there, but then we stayed at Son's Rio Cibolo and I think I liked it even more! It's so peaceful and relaxing there! The cabins at both locations are identical but the grounds at Son's Rio Cibolo are much larger and they have hiking and biking trails plus a huge game room and a heated pool and hot tubs! I highly recommend this place! read more

Driving into this property looks like you are driving onto someone's private property, but this is a real hidden gem. The cabins were completed earlier this year to take full advantage of the beautiful Rio Cibolo, always flowing and always cool on those hot Texas Summer days. Great place to take your family and get away from the noise of the city. There is plenty of space for the whole family and many places to just sit and listen to the water move by. read more

If you truly want to get some R&R, this is a perfect place, super peaceful, spacious, excellent place, to recharge. We are having our first family reunion in June and we picked Son's Rio Cibolo to host it. There is something for everyone. We've never been glamping before but pretty sure this is it. read more
