Randy totally disappointed me. His broker Daniel accepted my offer in 2021 over his own client's…read moreand that shows his true color. I assumed Randy would be the same and I was totally wrong. He was very good at talking. But in terms of actual work, it is a nightmare. He first recommended some one he said he worked with all the time, and that was a $10k to $20k repair. When i asked to cross out some work i don't want to get done, the contractor ignored me, randy ignored me for 2 weeks. when the contractor finally got back, it was $4k more than his verbal offer. And then, there was another 2 weeks waiting, and randy didn't really do much except asking me to wait for bids. so I spent entire month waiting for him. He recommended thousands of $s of repairs in the 3 % of the sales price and my hunch tells me i won't be able to make that money back. For his 2% listing fees, during the month of waiting, he didn't even send over a photographer. There is one small favor I asked, i asked him to preserve 3 digital deadbolts on my doors and none, literally none were preserved by him. It's literally my worst experience of hiring a realtor. He provided none existed help, and over promised at his 1st appt. as a real estate buyer myself, this ruined my trust in any PMZ realtors. Remind yourself , his group was the #1 seller in modesto area. It's basically a highly repaired flipping type of agency that pushes you to do tons of repairs and then sell fast. Sellers really don't make much back in terms of net proceeds. I think as a value investor, he is the type of agents I dislike most. pure talker, non doer.
