King Realty Group - Broker Lance King on the Cover of Top Agent Magazine

    King Realty Group

    Financial District

We weren't really looking for an agent when we attended an open house one day, but when we left…read moreafter meeting Elliot we knew he was our guy. He is truly a rockstar real estate agent, and we are so happy to have had him help us buy our new house. What set him apart from all the other agents we met is that we immediately felt comfortable talking with him. He took the time to get to know us, and made sure we understood the entire process. He also introduced us to his broker Lance King, which made us feel like the entire King Realty Group team was behind us. And as things progressed, it was obvious they were. Elliot is informed, pays attention to details, is easy to communicate with, and most importantly, a good guy and fun to work with. He made sure that we understood all the documentation as well as the issues with the house - there were many as it was a fixer. At no time did we ever feel pressure to do anything, just the opposite. At the end of the day he took a complicated deal and made it really easy for us, and we are grateful for his help. Elliot's expertise goes beyond agenting. We had one issue that we didn't know if it was going to be a problem getting a loan, so he introduced us to Sean Byrne at Wells Fargo, who was also amazing. Sean not only explained all the ins and outs of the lending process, but even got us an exception to get the loan. If you are looking to buy, just call Elliot. He and his team know what they're doing, and you can count on them having your back every step of the way.

Home search with Lance started on 8/22. Contract signed on 9/13. Closed on 9/23. Short and…read moresweet. That doesn't really tell the story, does it? Prior to meeting Lance, I had worked with another realtor for a month and half with little success. So a change seemed needed. I went online, searched for "best realtors in SF", and found Lance King atop this realtor ranking (https://sfist.com/best-real-estate-agents-san-francisco). Two phone calls later, I met Lance in person. I appreciate Lance's knowledge, insight, and resourcefulness. On several occasions Lance would suggest something, not because it's exactly what I wanted, but because he believed that I hadn't thought about something and that I should hear him out. The learning was very helpful and much needed. The experience also tells me that with the right realtor home search doesn't have to be so time-consuming. Granted, as with any house search there still was stress, but Lance and his colleague, Wayne, helped me manage it. Their effectiveness, professionalism, and warmth were truly top-notch, and they have my gratitude and respect.

First American Home Warranty - Drain pan filling up due to TP valve problem - Water heater, they said nothing is wrong and denied claim

usually good but sent out a sad...SAD plumbing company. who did not commit to cleaning my sink…read moredrain instead Castle Care Water Heater and Plumbing sent by my insurance company, said there was not a cleanout in christy box and left. wanted 3500.00 to install one. I found it under only one inch of dirt in the box which is right in my driveway, very lazy tech. meanwhile I am out the $100.00 insurance fee. which FAHW will not reverse the charge. instead wanted to resend these crooks.

This has been one of the most frustrating customer service experiences I've ever had…read more I filed a claim with First American Home Warranty because my bathroom faucets were leaking. The first contractor they sent stated the issue was failed cartridges. Despite this "professional" diagnosis, First American denied the claim, stating the problem was not due to normal wear and tear. When I requested documentation supporting that denial, I waited over a week--only to receive photos that were not even of my sink. Initially, First American wanted me to pay out of pocket for a second technician just to get a second opinion. It was only after they admitted that false photos were submitted to support my denial that they finally agreed to send another contractor at their expense. That second opinion confirmed the cartridges failed due to wear and tear. Because the cartridges are no longer manufactured, the faucets must be replaced, which is covered under my warranty. I also paid extra for the Plumbing Plus coverage. Here's where it becomes even more unreasonable: My warranty only covers chrome faucets, but my fixtures are brushed nickel, so I am required to purchase my own faucets. Even after doing that, First American says it is up to the contractor whether or not they are willing to install the faucets I purchase. If the contractor refuses, my only alternative is a $26 cash‑out. So to summarize: I must buy my own faucets I must work with a contractor who previously submitted false photos The contractor can refuse to do the install Or I can accept a $26 cash‑out to replace and install two faucets I already paid a $95 service fee just for the initial visit, and I was told that First American cancelled payment to the contractor as well. For reference, the retail labor cost alone to install two faucets is approximately $400, not including the cost of the fixtures. A $26 cash‑out is completely unrealistic and insulting. First American advertises peace of mind, but instead creates roadblocks, relies on questionable contractor practices, and appears to do everything possible to avoid honoring coverage. Being forced to work with a contractor I do not trust--or accept a $26 payout after paying for the warranty plus the $95 service fee--is unacceptable. I strongly recommend finding a better company and reading the reviews. Unfortunately, this experience shows I am far from the only customer dealing with this kind of behavior. **Another update 4/15/2026 I called and spoke to a supervisor and mentioned my google review reply said to reach out to investigate further and they are still insisting I work with the first plumber who did not diagnose my issue correctly AND sent FALSE photos. This is being insisted whilst you guys are allegedly "investigating". I explained I am a single woman and do not want a shady plumber back inside my house and this is still my only option or a $26 cash out that he confirmed was what I will get due to negotiated prices with contractors. It is no wonder these contractors are dodging these jobs by you. My name is Audrey Eckman and I would love for you to actually look into my claim and reach out. Otherwise this update will remain that your response is BS. I was told by the supervisor on the phone it was potentially a BOT.
