We weren't really looking for an agent when we attended an open house one day, but when we left after meeting Elliot we knew he was our guy. He is truly a rockstar real estate agent, and we are so happy to have had him help us buy our new house. What set him apart from all the other agents we met is that we immediately felt comfortable talking with him. He took the time to get to know us, and made sure we understood the entire process. He also introduced us to his broker Lance King, which made us feel like the entire King Realty Group team was behind us. And as things progressed, it was obvious they were. Elliot is informed, pays attention to details, is easy to communicate with, and most importantly, a good guy and fun to work with. He made sure that we understood all the documentation as well as the issues with the house - there were many as it was a fixer. At no time did we ever feel pressure to do anything, just the opposite. At the end of the day he took a complicated deal and made it really easy for us, and we are grateful for his help. Elliot's expertise goes beyond agenting. We had one issue that we didn't know if it was going to be a problem getting a loan, so he introduced us to Sean Byrne at Wells Fargo, who was also amazing. Sean not only explained all the ins and outs of the lending process, but even got us an exception to get the loan. If you are looking to buy, just call Elliot. He and his team know what they're doing, and you can count on them having your back every step of the way. read more

Home search with Lance started on 8/22. Contract signed on 9/13. Closed on 9/23. Short and sweet. That doesn't really tell the story, does it? Prior to meeting Lance, I had worked with another realtor for a month and half with little success. So a change seemed needed. I went online, searched for "best realtors in SF", and found Lance King atop this realtor ranking (https://sfist.com/best-real-estate-agents-san-francisco). Two phone calls later, I met Lance in person. I appreciate Lance's knowledge, insight, and resourcefulness. On several occasions Lance would suggest something, not because it's exactly what I wanted, but because he believed that I hadn't thought about something and that I should hear him out. The learning was very helpful and much needed. The experience also tells me that with the right realtor home search doesn't have to be so time-consuming. Granted, as with any house search there still was stress, but Lance and his colleague, Wayne, helped me manage it. Their effectiveness, professionalism, and warmth were truly top-notch, and they have my gratitude and respect. read more

My husband and I worked with Laena to buy our first home and she made the whole thing incredibly easy for us. As first time buyers, the process can be daunting and overwhelming, but Laena was with us every step of the way and we felt reassured we were in good hands. She is professional, personable, and knowledgeable about the Bay Area market. Communication was amazing and she was super responsive to our phone calls, texts, and emails, even on weekends and after hours - she made us feel like we were a priority and not just another number. My husband and I are very thorough people and we felt that Laena's attention to detail matched our own. We felt supported but never felt pressured or rushed during any part of the process. The other members of the team that we interacted with, Sierra and Lance, were also amazing. Whenever unexpected issues came up (not anyone's fault), her team took care of it, often preemptively. The whole buying process was thus much smoother and faster than we had anticipated, in no small part due to everyone we worked with at King Realty. We can't be happier with our new condo in SF and we highly recommend Laena and the whole team at King Realty! read more

We recently bought our first home and Lance and Laena made the process seamless. Even before we took the plunge to look at houses, Lance provided us information about lending companies and told us to get an underwritten pre-approval, which allowed us to waive all loan contingencies when we did put in an offer on a house. We only put in one offer and ended up with the house and all of this took less than 3 months. Both Lance and Laena were extremely prompt and open about communicating with us; they were always available, whether it be to answer all our questions or show us a property that we were interested in. One day it so happened that Laena was down with a cold, but we really wanted to go look at a house. She made sure that she drove a pretty long distance to get a COVID test before meeting us. Eventually, we ended up not going to the house. But, she was very supportive of our decision and not irritated that we canceled the property viewing. Every house we toured, both Lance and Laena made sure they pointed out to us the downsides of the property so that we could make an informed decision. This was something that both me and my husband appreciated a great deal since we were first time home buyers. For example, one San Mateo property was in a liquefaction zone. Lance made sure he notified us of it so that we could decide if this was something we wanted to live with. Eventually, we decided against that house. Another time, Laena told us that we probably shouldn't consider a certain condo because it was right on El Camino and that it would be extremely noisy. We went to tour the house we purchased on a weekend. That was the first weekend of open house for the property. Right after touring we decided that we wanted to put in an offer. Laena corresponded with the seller's agent and he said that offers were due on Monday afternoon (right after the first weekend of open house). He also wanted Laena to do the property inspection before we put in the offer. So Laena had to make her way to the house in a rush because we hardly had any time. She made it happen for us and in the end we got the house. Without her promptness we wouldn't have been able to make the offer on time. We would highly recommend Lance and Laena to anybody looking to buy a house. We couldn't have imagined that the whole process would be so smooth sailing especially after reading a lot of stories online about the home buying process in the bay area. read more

Few things are more important than your home - the place where you spend your precious moments of life. During this important process of finding our home, Trista and Lance were amazing to work with, from start to finish. If my fiance and I could give them both 10 stars, we would. We had our very first conversation with them in late April (during COVID!), and at that time we didn't even know where to start with our condo search. Now, two months later, we are closing on our perfect home. It feels like a fairytale, and it would have never happened without our real estate dream team. Integrity, Professionalism and Results are the first words that come to mind when I think of how to describe them. Allow me to elaborate. Trista is incredibly kind, insightful, fast, and precise. She was on top of every step of the process. We are real estate newbies, and she took us through every step with clarity and ease. During showings, she was always prepared with the right questions to ask and important points to consider. Her communication style was perfect. She was also so much fun, and her personality made the housing search into an exciting process. Trista gets to know you and what you want, and she really knows and loves the Bay Area - so she is very well-positioned to help you find what you are looking for, Lance is super experienced, organized, punctual, and has great professional relationships with other real estate agents - which is a huge boon in this industry. His intuition in real estate is unmatched. He is always direct with his recommendations and opinions - which was exactly what we needed to find our dream place. He is a true professional, in the full sense of the word. The process of our home search, and the results, have exceeded our greatest expectations. We are about to move into a home that feels like a dream come true - thanks to Trista and Lance! We feel so fortunate to have found them, and will not hesitate to recommend them to all our friends who are looking to buy or sell a home in the Bay Area. read more

Victoria helped us with our first home purchase, and was amazing every step of the way. She is extremely knowledgeable on the area, helped us narrow down what we were looking for, and showed us great listings in our price point. She went above and beyond when negotiating our offer, and because of her, we were able to purchase an amazing home. Will definitely be working with Victoria on any future property purchases. read more

Lance and the King realty team are gurus in the realm of SF Bay Area real estate. Our deal was unique and complicated - and they approached our deal like a seasoned chess master-- thinking 5 steps ahead to address any potential challenges to a successful deal. We live in LA, and we were selling our condo in San Francisco. Lance and Sierra were patient with us as we remodeled via remote control with my occasional visits -- they even went to the building supply place with me to help select a design that would work for the unit. Now, THAT'S service. We all knew that our sale was going to be a lot of work for everyone. All the other agents we contacted were of the "well, let me know when you're ready to sell" variety -- you'll come across them, believe me. One of the cut-rate internet agents even suggested that he didn't even need to see the place to sell it. Well, yeah, pal, and every other agent with a free VistaPrint business card. (And I LOVE VistaPrint!) I used to think that the cut-rate internet agent was the way to go. No more (MAYBE if you're a buyer, and you do all the legwork yourself). With our circumstances, having a team of pros on our side was essential. Still, maybe your ducks are perfectly in a row... Ours weren't. And we didn't even know it. We had lots of bumps and hiccups, but they supported us with whatever we needed done. A few examples: the furnace stopped working mysteriously the day we listed. Ugh! Lance knows a HVAC guy. Fixed. An old HELOC is still open with a bank that doesn't exist anymore. Ugh! We got an escrow extension. No hot water during the buyer's walk-through. Ugh! Sierra got the pilot light on the water heater lit again. Time and time again, Lance, Sierra, and their team came through without any drama on their part. When "stuff" needed to get done, "stuff" got done. Pronto. The buyer? He was the exact profile Lance said would buy our property. So, yeah. A satisfied customer of Lance and his team. read more

I recently bought my first home with Bryan and he made the process pleasant and easy! His advice, support, and honesty throughout the process were nothing short of amazing. He made me feel so supported as a buyer but also talked me out of some not-so-great options that I thought would be a good choice. He's professional, fast, responsive, hilarious (which might seem minor but is incredibly important when you realize how much time you have to spend with your agent), and super knowledgeable about the SF market. He and lance also have great advice regarding lenders and the pre-approval process. My entire home buying process was 3 months (from looking at units/pre-approval to keys in hand). I am so happy to have chosen King Realty and look forward to working with them again!! 100 out of 10 stars :) read more

Lance was amazing from the first phone call and his entire staff including Sierra are attentive and first rate. We truly found our dream home (in Lower Nob Hill, SF) and Lance helped us navigate a very difficult seller's agent and even hooked us up with a loan officer who beat my private banking rate by a full point in less than 24 hrs. I was stunned by how knowledgeable he is about every SF neighborhood. I am myself a former real estate attorney and found his attention to detail on closing docs etc... to be exceptional. There is no other shop in California I would trust with a real estate transaction. Lastly Lance is just good people and available around the clock! read more

My husband and I tried to work with Lance to purchase a home last year. Unfortunately, he just didn't give us the time and attention this market takes to win. We ultimately switched brokers and saw a huge difference in our ability to learn about new listings, make preemptive bids etc. We were unsuccessful with Lance for more than 6 months but able to purchase a home with our exact criteria within three months of working with a new broker. Specific examples of lack of attention to detail that stood out to us - we were considering making an offer on a home and when we went to review the details with Lance to get his opinion on bidding he couldn't remember if the home had 2 or 3 bedrooms. I get that he juggles a lot of clients, but this is a big purchase for us. We were also mainly targeting single family homes in the inner sunset/richmond etc. and he made some disparaging remarks about the brokers that list homes in these neighborhoods. It was a turn off as I think having a strong relationship with the listing broker turned out to be an important facet in our home search. read more

My husband and I worked with Lance King and Trista Bernasconi to purchase our first home, and we couldn't be happier with the help they provided. A few things stand out. They're incredibly responsive and thorough. As first time home buyers, we were surprised by the sheer amount of paperwork and things to keep track of, but they helped us navigate each step of the way at our own (fast) pace. They set up viewings quickly, and gave honest assessments of the spaces. They answered any questions we had, or put us directly in contact with an expert if needed. And finally, Lance and Trista keep it real and have a great sense of humor. They were wonderful to work with. read more

Let me start off by saying that you would have to be out of your mind to use anyone else. Lance, and his associate, Suzy Esposito displayed unparalleled knowledge of the market, the buying and selling process, and importantly, the highest levels of integrity. I've bought and sold other properties in SF over the years, and have a pretty good baseline to make those assessments. Lance was able to sell my existing residence before it was formally listed by reaching out to both his network of other top agents as well as via emails to all the other brokers who had bought or sold in my neighborhood over the past few years. My place sold really fast and without meaningful contingencies -- all in a window of rising interest rates. I also had the privilege of working with one of Lance's associates, Suzy Esposito. She brought incredible enthusiasm and energy to the whole process, and went WAY beyond any reasonable expectations to make sure everything went perfectly. She's a star! And on top of all that, she has amazing design skills that really helped me get my head around my new place and envision how great it would look. In short, I think you'll be really happy with Lance and Suzy. read more

We worked with Bryan and Lance on our first home purchase, with Bryan as our main point of contact. As first time home buyers, we wanted an agent who was patient and could dial into our criteria. Bryan and Lance went above and beyond to fulfill this role! Bryan worked around our busy schedules and was very responsive. When we had urgent questions, we could always count on Bryan for prompt responses (even in the evenings and weekends). During our search, Bryan made sure we had every bit of information we needed to make a sound investment. He provided comps of surrounding homes as well as historical data of the surrounding area. While touring homes, he pointed out potential issues and how much it would take to fix. Following the acceptance of the bid, Bryan followed up every other day with all parties to ensure a smooth process. At no time during the closing process did we see any surprises and this was all thanks to Bryan's proactiveness! I highly recommend King realty to anyone searching within the Bay Area. read more

Ellen Jones just did an incredible job prepping and strategizing on how to sell my mother-in-law's property after her passing. During a tough market, she put together different strategies on what we should do with a property that needed a lot of love (distressed property). She found and had great resources to help clean out, remove wood panelling, painting and patching, and making a welcoming backyard, in order to sell the house. She worked really hard and smart to find a buyer, and we are thankful. read more

Laena and Lance helped me sell my Pinole house, which had tenants for 10+ years. Prior to the selling the home, they toured the property and made suggestions on upgrades that would make the biggest difference. Laena went as far as to help select colors for repainting so the property would look fantastic in the photos--which it did. Additionally, she helped find the stagers and other individuals to complete tasks to prepare the house. All during the process, Laena was only a text message away. And both her and Lance worked hard to ensure I got the best price and comb through the potential buyers. The property had tremendous interest and Laena was fielding a ton of calls, while Lance was double checking the loans to get a read on how fit the buyer was. They then presented the offers clearly and professionally. I've bought and sold many property over the years and this was by far the smoothest transaction I've ever had--including the purchasing of this property. They really are a great team and I would work with them again. read more

I highly recommend Sierra (and Lance, I worked with both). I felt at ease going through the various judgment calls and gut checks working with them as trusted partners. We even had a convoluted close process due to SIP but Sierra was highly responsive and followed through on open details. Look forward to working together again. read more

Lance King and the King Realty are different. Lance King was the purchasing agent for our family's new construction home in El Dorado Hills. Even though this area was well outside of his normal territory, Lance made several trips and was able to provide valuable input towards selection of the right lot, floor plan, and quickly net out the important details from a complex builder contract because he has a background in land and construction. Knowing their process and being able asses the relative risks cannot be overstated during negotiations. Lance also worked closely with our loan officer to ensure everything was in place to get the deal done on time. He was always a step ahead and even the builder's agent commented on he was able to streamline overall process vs other agents. King Realty know and understand the real estate market not just pretty homes. They help asses value by taking into account floor plans, fixtures, neighborhood, climate, remodel characteristics and new construction. They are very honest and don't push for the sake of a sale. They help get you what you want, not what they want you to have. We highly recommend King Reality. read more

Lance was fantastic in helping me get my home sold during the Covid crisis. He found ways to push forward even when home showings were near impossible to do. He even bought his own 360 camera to do videos himself when he couldn't get the photography company to come. As with when he helped me buy the house, he leveraged his large network of real estate & loan agents as well as contractors to make sure things moved smoothly & make things easy for me. And his responsiveness is second to none - I nearly start to worry about his personal safety if he hasn't responded within the hour. Highly recommend Lance if you are someone who wants an agent who says it like it is. read more

We worked with Lance King and his team to sell three multi-unit buildings in San Francisco. The buildings had belonged to my late father in law, and they were complex and time conconsuming sales. Lance helped us find good buyers, shepherded the sales to completion, in spite of a myriad of challenges. Lance is a smart straight shooter who understands the quirks of the SF market and landlord/tenant issues. I've dealt with a dozen or so realtors over the years and he above and beyond the rest in terms of getting buildings marketed and sold. read more

I have worked with Lance King on a couple of transaction in San Francisco. Lance is a well experienced realtor whose knowledge makes a difference between a deal you'd like or a deal that passes you. He is surrounded and backed with an excellent team. I just had the pleasure to work with him along with one of his partners Sierra Sanders who's efficiency and sharpness were remarkable. I cannot overstate that the process went flawlessly and that I am extremely pleased with my whole experience (again;-). If you are a person in need of real estate services, I strongly recommend Mr Lance King and Ms Sierra Sanders of the King Realty Group. Good luck to all Cedric B read more

My wife and I had an amazing experience working with Lance. He was extremely generous with his time, advice and guidance as we went through the process of buying our first home. Every agent knows and respects Lance, which helped us fight through the minutiae and uncertainty of the Bay Area housing market. He was able to successfully negotiate on our behalf due to his relationships and stature as an agent within the market. He made himself extremely available to us whenever we had a need--a level of service and commitment we were amazed and grateful to have from our agent. We would highly recommend and his team for any of your real estate needs and we're looking forward to working with him again for our next purchase. read more

We had such a great experience with both Lance and his associate Sierra Sanders. They recently helped us buy our home in Noe Valley and we couldn't be happier! The big reason why I would recommend them both is their honesty. Lance and Sierra are straight shooters. They weren't just trying to close a deal, they were there to help us find the right home -- sharing their unvarnished expert opinion at every listing we visited. When we did find our new home, and they both concurred that it was great, it was easy to pull the trigger and make a strong offer. I want to know that my agent has my interests at heart and not just closing as quick as possible. This is definitely the case with King Realty. read more

I had a great experience with King Realty. Both Lance King & Aaron Sweeney helped with the recent sale of my home in Oakland. Even though it was in a lower price-point than they usually work in, they were both very attentive and professional. It was my first time selling a home, and I felt that they were able to clearly explain what steps needed to be taken to get the house sold quickly and for a great price. I would definitely use them again for buying or selling a home in the Bay Area. Thanks King Realty! read more

Lance King is the best Real Estate Broker. He spent so much time with us helping us find the best place for us. Not for other people or his commission but for us. Lance makes sure his clients carefully look at not only the interior and exterior of a house but most importantly the foundation and the piping. There are so many "pigs with lipstick" in San Francisco. You need to be careful that you don't fall for a place that looks great from staging. You need to go down to the basement and see what's holding the house up and think about how it will survive over time. Lance helps you look at this very seriously. Also each week he and his team send you a list of places to look at and if they can't go out looking at places with you (which is rare) Fixed Rate will send you a map routing out the best way to go see all of the open houses. Also, Lance is incredibly communicative. We were dealing with a very difficult broker on the sellers side and Lance handles the tricky negotiations like a pro and in the end everyone ended up happy. We are happy to recommend Fixed Rate on Yelp and will also refer all our friends to him... Between, we found out about Fixed Rate from a friend who went out of her way to refer us to him! read more

I was a buyer working with Lance and Jeff. Their service was great, and they were on top of the deal from the get-go. They even went out of their way to make sure some lingering issues were dealt with before move-in and took care of letting the contractors in and out. As an aside, it was clear they knew how to take care of deals better than the other agents we encountered. read more

This guy hung up on me twice when I asked to view a space of his in oakland, and he outwardly resented basic questions about squ footage and previous tenants. My wife and I met Lance during one of our weekend walks in the city. We were not selling our house nor were we looking to buy anything, although we were starting to ponder selling. We walked by an open home in an area we had considered purchasing in previously to see how it compared to our home. Usually we'd make something up to the realtor doing the open house so they wouldn't try to sell us their services, but with Lance it felt different right from the get go. He was easily approachable and easy to speak with. We kept in touch for about a year and when we finally decided to sell our house, Lance was the obvious choice. Lance listed and sold our home in record time - 10 days! He advised us along the way and not once did he put any pressure on us. He was always available and if you ever left him a message or sent him an email, you'd have a response within the hour. Lance King was our Realtor but by the end he became our friend. We will recommend him to anyone we know looking for an excellent agent. read more

Lance says he isn't a nice guy, but I disagree. I started working with Lance when I moved back to San Francisco. I contacted a couple of realtors - recommendations from friends and yelp - and Lance stood out. He responded immediately and was knowledgeable and a straight shooter. I looked at property with him the first weekend I was in San Francisco. Over the next nine months, my focus and wish list changed repeatedly, even before my girlfriend got here. Lance stuck with us, had great recommendations, and helped us to narrow our focus. He was always available to show us places. He knows the specifics of the San Francisco market, is tech savvy, and his construction background was very helpful in keeping us from wasting our time. Yesterday we closed on our house. We got five star service as well as a commission rebate check. Thanks Lance! read more

This story begins about a year and 3 months ago... But I tend to drag on, so for your abbreviated pleasure I've begun with the conclusion: If you are buying in SF, you need Lance. Other agents might be nice, or helpful, or well intentioned. Lance is Good. I mean, really good. He knows his shit, and you want him at your side. Now for the long version... I had been playing with the idea of buying a condo for... a while - doing research, visiting open houses, researching the in's and out's of TIC's, FHA (and other) financing, etc. Essentially what it means to buy in San Francisco. There is a lot to learn and most of it only applies within our little 7x7. Our housing market is... special. I knew I would need an especially knowledgable, experienced, and highly skilled agent or it was sure to get the best of me. What I didn't need was a glossy info-packet including half page summaries of "San Francisco's Neighborhoods", a misunderstanding of how TIC's work and an automated MLS search (Sorry, you did seem very nice). I met Lance at an open house about half a block from where I was renting. While that place wasn't for me, it got us talking. When I told what I was looking for, he really *got* it. He answered in all of my questions (a few that had baffled several other agents) clearly and intelligently and then some. About twice a month for the next 6-9 months I went out with Lance and Jon to look at condos. It was exactly what I was hoping for. While Lance pretends to be just a Real Estate agent, he knows a scary amount about construction. From that crack in the ceiling, the poorly cut vent, the quality of the floor, the overal design and layout, he is a wealth of knowledge. Looking at condo's was easy and confortable, I didn't feel pushed to like a place, instead it was more like being back in a classroom, learning about ceiling beams, construction codes, caulking and concrete. Time went on, blah blah blah, I found the perfect condo and bought it. Jon and Lance were there through every step of the process, working around my schedule, meeting on weekends, keeping the sellers honest and saving me countless hours and headache throughout the process. Finally - they're also a great deal. When buying they pass on a chunk of their fee straight to you, which is just another reason why they rock. I can't wait to recommend them to anyone I know who is buying in the area, as long as they don't get too busy when it comes time for me to sell... read more

TL:DR version - go with Lance to buy your property. Here's a summary of my experience and perspective on working with Lance - we just purchased our first condo in SF - from starting to close in 2 months. The Interview Process: We've met with multiple brokers when we started the search. We found Lance via Zillow, and Lance and team was the most prepared, and seemed the most knowledgeable about every details of the buying process. He was also the only broker who gave us customer referrals (who all had raving reviews about him). They gave us recommendations for mortgage providers - which turned out to save the deal later down the line. The shopping process: This was the easy part, we only shopped for only 1 month before the dream property came up. Lance and team never put pressure on us during this process or forced us to change our budget. They were consultative and gave us opinions on what's good and what's bad about the property and our realistic chance at buying. They were also flexible on time and worked around our schedule Buying: This is where Lance truly excels beyond the other agents. When we saw the property that we wanted. Lance worked to make sure we got disclosures before all the other bidders (sunday night of the open house, instead of monday morning). During the offer period, he worked to make sure that we got the deal that we were comfortable with. Instead of the usual grind, we were able to get offer accepted within 24 hours, at only 2% above asking price. The deal was going fine until the bank found out the HOA had low reserves. This was out of our hands and other lenders could've just passed on the deal. However, because Lance's relationship and the recommended banker being in senior enough position, we were able to get an exception in time to close the deal. He also spun up several backup local lenders to be on-deck in case the primary lender fall through. In worst case we would've delayed the deal by max a week. Ultimately everything came together, but the team worked very hard to keeping everyone updated and pushed through the process. He is a true master tactician in the deal process of purchasing a home. You want that on your side. The worst thing is to find your dream home and not able to buy it. read more

What to say - Lance and Sierra are THE BEST. My fiance and I started our home search 2 years ago and in the current SF market the competition to buy a home is intense. We were very grateful to be working with Lance and Sierra - throughout the process they were both very knowledgeable, personable and helped us make really good decisions every step of the way. When it came to biding and closing on our home - it went flawlessly and we expected no less considering the years of experience this team has. And this was one of the main reasons we chose to work with them - we knew they had a great track record of efficiently closing deals. The other main reason we wanted to work with Lance is because he has a background as a general contractor and a lot of experience in home remodeling and we were open-minded to purchasing a fixer-upper as a way to get into the market. On more than one occasion Lance's expertise in this area saved us from purchasing a 'headache' property. A BIG Thank You both Lance and Sierra - we could not have been happier. read more

King Realty went above and beyond all of our expectations for a real estate agent. Jon Iddings (our agent) was so organized, honest and receptive to our needs in the home buying process. Lance King was also a big part of the process, coming to the house with us and consulting us on different situations. We couldn't have been happier with our choice to work with King Realty and I would highly recommend using them. Thanks for everything King Realty and if I ever do buy another home in the future, will definitely be working with you all again. read more

I started working with Lance in late 2018. I was from out of town and I had limited knowledge of the city. He guided me diligently through the process of choosing a neighborhood that would meet my needs. He communicates tactfully and directly his point of view, which I value tremendously. He is reachable by phone or email anytime. And when he was out of town, he arranged for colleagues to return my calls. I have a lot of respect for his years of experience in this unique market. He has a solid working relationship with many realtors who have been around long enough. And he has an implicit sense of pricing points that can come only with experience. When I found my place he was invaluable in setting realistic expectations and helping me write a winning bid. And it was only my second bid for a property in SF! read more

I met Lance by luck, getting my feet wet, playing around with the idea of buying a house and checking out what was in my price range. I called a couple of listing agents at 9pm on a weeknight, leaving voice mails and expecting calls a week later or so. 10 minutes later, I receive an apology for not having picked up the phone (I thought to myself "Really? who picks up the phone for work at that time at night?!") and Lance introduced himself. He gave me a brief explanation of who he was and what he did, and I think we spent like an hour talking about SF real estate, the ups and downs and the different types of apartments in SF. Weeks passed and he set me up with MLS emails, which I ended up doing with more than one agent. The difference between the other agents was, Lance responded to my emails almost instantly when I had questions or returned phone calls always within the hour. I even had a few referrals from close friends, but nobody treated me the way that Lance did. Honestly, I felt insignificant at first, buying a small house in what I considered to be a low price range and taking up a lot of time with a lot of questions as a first time homebuyer. Lance never made me feel that way. In fact, I was shocked at the attention that I got from him all throughout the process, I felt like I was buying a Pac Height 10 bedroom mansion! We saw one home after another after another. Every time, Lance would have the same routine. Walk in, and start pointing out defects and the downsides of the home. Once I understood what all of these were, and if I felt comfortable with the home anyways (no home is ever going to be perfect...) we would talk about the positive aspects of it. Never any pressure, never any rush, but he helped me think things through and make educated decisions. Lance was out of town for one weekend, and instead of postponing things, he made sure that one of his agents was available for an open house I wanted to see; that's when I met Jon Iddings. We became friends almost instantly when I saw that his work ethic was identical to that of Lance's and he helped me numerous times closing on the unit I finally decided upon. I would trust Lance or Jon the same way I would any of my best friends or family. They were both honest, hard working and a pleasure to work with. They clearly knew the ins and outs of San Francisco real estate. Not only did they help me find my dream home, but I've found two great friends. read more

Lance King is one of the best broker in SF. It was our first time buying a house in US. We were out of the country for a few months when we decided to look a condo. There are 15 hours difference from where we stayed and SF; however, Lance is super duper responsive. He replied every single email sent him within hours. He's really helpful. Due to our inconvenience, he went to check out the place for us and gave us feedbacks. He sent us updated info every week. He's not there just to sell but to help you and give you honest opinions. It's hard to find a broker like that. The condo we wanted to get was foreclosure. Lance helped us negotiating the price and arranged all the paperwork for us. He really knows what he's doing. If you are looking for a knowledgeable and honest broker, go to Lance King. J.T. read more
