While FiDi in general has lots of great deals…read morein Real Estate in general, owing to the fact that there isn't as much "culture," clubs and non-fast food restaurants here, 25 Broad, being a recently renovated (2019?) building, is quite a nice place to live for the price.
Let's start with the apartments. High ceilings throughout, with certain floors having extremely high ceilings. This is due to the commercial nature of the building in the past, which has since been converted entirely into residential condos. Windows are the older style ones, so you won't get the floor to ceiling windows, but they are on the smaller side. Kitchen I have to say is probably the most downside to these apartments. For a luxury apartment, I should be expecting better than Bosch standard appliances, and 25 Broad didn't bother to even upgrade the 2011 rental kitchens anymore. The refrigerators are small, there is no food disposal in the sinks, and there are no wine coolers in the kitchen. Furthermore, many of the washer dryers were placed in the kitchen, which can be quite annoying to deal with if you need to run laundry while guests are over.
Bathrooms were renovated quite nicely, with premium marble, decent vanity and stylish cabinetry. Bedrooms are mostly ok, but again, because the windows are small, unless you're on a very high floor (FiDi concrete jungle), the natural lighting is not going to be as good.
Amenities are great, the only lacking part is probably the gym. Everything else -- the lounge, outdoor ping pong table, rooftop, golf simulator, are great, but the gym is tiny, doesn't really have any equipment, and I can't imagine more than 10 people using it at once without it becoming uncomfortably crowded.
Overall, for the space, it's a great deal. You have to renovate the kitchen most likely, and the windows are something you have to be ok with. I think this building is fairly priced.
