    Staying at Snuggle Bear for a much needed getaway for 2. It's absolutely charming and convenient to the Village and slopes. I really like all the rustic features you'd expect from a little mountain retreat except it's not old, it has some modern touches. It's perfect for a couple or family of 3 however anything more than that might be too cramped. We arrived after dark and there are absolutely no street lights so had to use my phone to find the keybox but the flood light is motion detecting so we weren't in the dark long. Overall, I love this cozy little cabin and will be staying here again.

It's private property and no one can get in without a gate code which is provided by the home owner. The property is walking distance from the Big Bear Ski/Snowboarding resort. When you leave the gated community you walk a few steps to the left and the ski resort's parking center is right there. I booked this Big Bear vacation home directly through the owner's website on September 15, 2025, at around 5pm PST, for a large family trip between Christmas and New Year's 2025-2026. This wasn't a casual weekend getaway; we have 17 people coming from multiple states, with flights, time off work, and travel plans locked in. Fast forward to December 1st--less than 30 days before check-in--when I reached out to confirm final details only because I hadn't heard anything from the homeowner. The reply I received (via email, not even a phone call) claimed there was a "double-booking" and my reservation would no longer be honored. Let me be clear: I booked months in advance. I paid promptly. I received no notice whatsoever of any supposed double-booking. I had to chase them just to discover my entire trip had been erased. And frankly, I do not believe the "double-booking" excuse. What I believe actually happened is far worse: the owner likely re-rented the property at a higher rate during peak holiday pricing and pushed my reservation aside without the basic decency of informing me. Whether that's true or not, the optics and timing are hard to ignore. As a result, my entire family--17 people--is now left scrambling in December to find a home large enough for all of us during one of the hardest weeks of the year to book anything in Big Bear. Prices are inflated, availability is almost nonexistent, and the stress this has created for us is enormous. This wasn't just unprofessional. It was irresponsible, inconsiderate, and showed a complete lack of integrity or customer care. At minimum, I expected prompt communication and accountability. Instead, we were left in the dark until the last possible moment. I strongly urge anyone considering this property or this homeowner to think twice. The risk of being displaced--or worse, treated the way we were--is simply not worth it. What should have been one of our most memorable family trips has turned into a last-minute scramble because of their actions. Absolutely unacceptable.

Janet represented the seller in my transaction and also directed escrow through her own company, Bruin Trojan Realty Escrow (BTR). At no point was this relationship clearly explained in a way that felt transparent or gave me confidence I had a true choice in the matter. In hindsight, this presents a clear conflict of interest. What's worse is how the transaction was handled on the escrow side. A critical responsibility paying the homeowners insurance premium at closing was completely missed. I only found out when I received a cancellation notice stating my policy was about to be terminated due to non-payment. I reached out multiple times via email and phone to both Janet and her escrow officer and received little to no response, even after explaining that my insurance was at risk of being canceled. The lack of urgency, communication, and accountability was honestly shocking. I ultimately had to pay out of pocket myself just to prevent losing my homeowners insurance coverage for something escrow was supposed to handle. This experience raised serious concerns about: * Conflict of interest and lack of transparency * Failure to properly handle escrow funds * Extremely poor communication and follow-through Buying a home is stressful enough. You should not have to chase down basic responsibilities or risk losing insurance coverage because of preventable mistakes. I would not recommend using this brokerage or their affiliated escrow company.

This is our THIRD time in four years staying here & there isn't a vacation getaway we'd rather stay at. Vacation 1: Our honeymoon! My wife & I stayed at the Treehouse for six nights & it couldn't have been a more romantic trip. From two complimentary wine baskets to recommendations on the best places to eat & hike, we truly felt welcome & special. Vacation 2: Ringing in the New Year. After our honeymoon, we raved about this place so much we made all of our family jealous. Right after the new year, ten of us came up for another six nights of skiing & snowboarding. The wolves at the zoo would howl at night & there was never a dull moment. Vacation 3: I'm leaving for deployment soon (Navy) & we decided to bring us & our three little ones to our favorite getaway. Only two nights, but everything is perfect. Can't beat eggs & bacon in those cast iron skillets! Bottom line, if you're looking for an incredible vacation up in the mountains, bring the entire family & stay at The Treehouse on Aspen. Cheers, Jay & Chelsi

As I have said before, this review has always strictly been about the experience of the lack of customer service from the property manager, NOT the condition of the cabin. POST FROM - The Treehouse on Aspen Facebook: The Treehouse on Aspen has been the victim of bullies. A group of renters who rented online for OCTOBER somehow, showed up in January. When shown the online reservation form, they insisted that they never stayed at the cabin in October. A call to the housekeeper determined that no one had come on the weekend they had reserved. Unfortunately, the Treehouse was already rented for the weekend they showed up for as it is a very popular rental. A sheriff was called to remove the disgruntled non-renters from the property and protect the current renters. A full refund was given to the non-renters even though under the terms of agreement that was not necessary. The owners also personally contacted the person who made the booking, hoping to ease the situation that could have been a simple mistake when they booked online. Instead, the person who booked the cabin refused to speak with the owners, and the friends have launched an online bullying campaign against the Treehouse. On Yelp,on Facebook, and on their personal pages they are attempting to ruin the reputation of a house they have never stayed in and the owners with whom they refused to talk to. It is a shame that some choose to use the power of the Internet to bully, harass, and otherwise defame innocent parties. We are currently investigating whether this can be pursued legally for slander as we do have their October reservation, and none for January. I do wish to thank all of those who have been our guests and enjoyed the Treehouse. I'm sorry that any of you have to be subjected to the immaturity, vindictiveness, and spite of an unfortunate group of people who have chosen to turn a mistake into a vendetta rather than work with the owners to resolve it. I have decided to put the Reviews back on for the benefit of those who actually stayed in our cabin, and hope that they do not become even more vulgar. No matter what issues they may have had with the property manager, their refusal to speak with the owners who only wanted to make things better and destroy the business of said owners, is extremely sad and speaks volumes of their own character. Thank you all for all the good times with the Treehouse! ****MY RESPONSE The power of social media - I normally don't drag things out, but because the property manager herself posted with her personal profile lacking empathy of the situation (plus the donut comment? - see review and thread) and still defending her behavior - it just isn't right. Yes it did result to anger, yes it did make our blood boil, it's like dealing with a bigot who just DOESN'T get it, now we're "bullies" because we posted an HONEST review from OUR perspective - welcome to the internet, don't get in it unless you're ready to handle the good and the bad. Negative honest reviews online are not equal to online bullying. Majority of people from our group stayed in that cabin in 2012 so in fact we have stayed in that lovely spacious cabin, that's why we were extremely disappointed with the mistake. Disgruntled- we weren't "disgruntled" until the property manager drove off. Think about it, you're trying to figure out what happened in the situation, and the person you have to work with on this decides to angrily drive away? How would you feel? Glad Sherif Brandon was there to mediate the situation. Slander? We're not lying, we never said the house was bad, we never said the house was dirty, unlivable, etc. My review is purely on the experience that we had with said property manager. I only brought this to Yelp because the our reviews were deleted, as a consumer, I feel everyone should know both good and bad experiences. It seems to be that they NEVER received a negative comment until now and clearly don't know how to go about properly handling it. Our refusal to speak only occurred after we were literally insulted by the property manager via social media. This has been the most exhausting thread I've ever been involved with, but I guess what's done is done and some people just refuse to recognize personal opinions and experiences. Mericuh.

I do this every damn year I usually go through an expensive agency like bigbearcoolcabins.com or others that are known. Regardless a cleaning fee and deposit is mandatory to rent a cabin. So here's what happened January 24th I am coming on the 210 fwy and I realized that I left the contract in the truck in my luggage bag so I remember I saved the contact number of the lady who is supposed to meet with us to show us around the "property manager" . I asked her Hi Im jennifer and can I have the address to the cabin please. Her response was "The address is on your contract, 1195 bear meadows. I'm here at the property now" I thought it was a bit rude but I was so stoked to get to big bear we all in the car shrugged it off. We arrive and the first thing she does is yell at us not to park so close to the opposite side. I look at everyone with that "huh" look and then she starts laughing and talking at the same time (literally) and starts rambling about how much of a bitch the property manager is and how she over reacts when others are parked where they are not supposed to be parked. She starts telling us that people who live close by (locals) do not like "people from the bottom of the hill". So we go inside, this lady Kimberly Alderman is still rambling about the property manager, all I kept thinking was wait aren't you the manager? or are you referring to Victor's wife Maria? who seemed nice during our transaction by the way. I was lost but again still excited just wanted this weirdo to hand over the keys so we can get comfy. Eventually after all her pessimistic remarks and warnings about the lady and parking she leaves us be. Half hour later I try to wash my hands and realize there is no water. Right away I thought NOOOOOOOOOOOO I do not want any problems. I call her and she laughs it off of how clumsy it was of her to forget to turn it on. So we take a tour and realize the hot tub is in another facility where everyone in these town homes ( yeah NOT A CABIN) has to share. But still we were having a good time we let it go.Oh and also this is a 2 bedroom and 1 loft NOT a 3 bedroom. Just an FYI.... Everything was fine we had a good time snowboarding I wouldn't say it is walking distance lol But it's a close drive to summit and snowboard. January 26 comes along and I ask for a hour extension passed the 11 am check out time because I wanted to clean up and give everyone time to shower and pack everything. Kimberly said yes to my request. She shows up at 11:45 am and starts cleaning right away starts looking at the whole place she has a pissed off look she's complaining about all the other cabins she's had to look at and she sees a spill in the living room hard floors and she starts cleaning that and starts rambling about how they just put in new floors and she hopes that the liquid doesn't seep through etc. Then she starts taking pictures of the kitchen and she tells us that we need to hurry up and get out that we are way passed our check out time. (FUCKING RUDE) who the hell does that? So we leave we knew everything was not spot less but I guarantee some 409 and maybe 5 paper towels would leave everything perfect. And even if it was a bit messy which it was not i paid a $125 cleaning fee. I am Mexican and for the size of that town home I wouldn't even charge $100 to clean that ...Just saying. So if she was rude because she had to clean well sorry bitch but that's your job. oh wait i thought your'e the property manager? Or are you lady who lives in big bear gets paid probably shit to do all the dirty work for victor and maria/maid/you have a big stick up your ass? I was pissed so when i got back to LA i text her NICELY when we will get our deposit back. Her response "Not sure still working on burnet stowe I'll add you guys to stay in extra hour for clean up really kinda disappointed" (literally misspelled like that.) I called her, no answer. I text her back 3 times. No answer. So I start contacting Maria and Victor. No answer. Victor could text me back but not answer my phone calls until 5 hours later. How convenient huh? I wanted answers. During this time I figured the stove is what she was taking pics of in the kitchen. Turns out Victor returned partial deposit back to our account saying we damaged his stove. We cooked eggs and they came out great NOT BURNED there was no way that old rust was from a weekend of cooking eggs. Money Hungry shady fuckers they just want a new stove!. You know when they say YOU GET WHAT YOU PAY FOR? ITS TRUE. As for Kim, be professional or get a job at a carnival you raunchy BITCH. I would rent again from them without question. We were billed as agreed, and refunded our deposit quickly and as promised. The cabin itself is a dream!! Fully stocked kitchen, first rate entertainment (both in the downstairs gameroom and in the upstairs living room with huge TV and about 100 movies to choose from), close to everything. We had comfy beds and clean linens, and plenty of hot water, even with 10 people in the cabin. Next time I go to Big Bear, I will call them FIRST!
