I am so disappointed in this company. I have lived in my complex for 4 years now. First few years, they were responsive. In the last month I have emailed twice on concerns and questions about our complex. NOONE ever gets back to you. It seems it all depends on property manager assigned to the complex. I have leakage on my roof that I told them about last year, which they said all was good, but now the ceiling is chipping and the water stain (which they said was fine) is getting more distinctive. We have a very nice pool, but 5 chairs for the complex, due to breakage. Was told they would be replaced. Issues with shipping (that was beginning of summer) Thinking I saw over 40 loungers at Home Depot that could be bought. We are all to bring chairs or sit on concrete for the pool summer. So in the 4 years I have been here, I see quite a change on managing this property. Bridgewater Cove was a beautiful place when I moved in, everything handled quickly, but as of the last year, that is not the case. I work hard to be able to live here and pay condo fees, so I do expect some kind of response and respect on issues that are brought up to them. If you are a landlord or property management, I would not have a contract with them. They do not follow their philosophy of open communication or responsiveness. (Also, I noticed that in the time that I'm writing this review, they deleted our yellowpages review, which tells you that instead of reaching out to people or attempt to make their company better, they delete and ignore complaints... which means that my review will be deleted within a week.) Here is my story: I am a current tenant in the building that they currently manage. While they aren't in charge of our particular unit, they are in charge of the building, and our property management and landlord are the ones who are supposed to communicate with Smith. So is the relationship of those involved. Dec. 18, 2015, we moved into our unit in a multi-condo complex with keyfob access and a telephone directory on the outside of the building. Our property management didn't know if there was an access code for our visitors and for Fedex and UPS. Our names were also not in the directory. After failed attempts for Smith to respond to our property management, my fiance called. Either my fiance would leave messages and no one would call us back OR no one who picked up the phone at Smith knew the answer as to putting our names in the telephone directory or an access code. I finally called Smith Management February 8th (almost two months of living in our unit), and they assured me that they would have our names in the directory but were not clear about whether there is an access code). Smith Management put in our names nearly 4 weeks later, but they never answered my question about the access code. My fiance figured out how to let people with our cell phones, but it's pretty bad that Smith themselves couldn't inform us. In March, we had contacted our property management about our broken AC (it had been broken since July 2015, 5 months before we moved in). In order to fix our broken AC, our landlord would need to make a proposal about running the AC cable through other tenants' units (owned by other landlords). Everyone approved. we could have gotten our AC fixed this past Monday (11 months after the AC is broken), but the only electrician that SMITH approved decided not to be available. Long story short, our property management has been great, but because of Smith Management being the Building Association, they really don't care about tenants, who are the building blocks to their profits. read more

I was very disappointed that they do not stand behind the quality of their customer service when contracting jobs go awry. Smith oversaw the installation of a new roof. It was then discovered a nail hole was not properly sealed and water leaked into my home and stained the ceiling in one of the most visible locations in my room. Rather than paint the ceiling so as to have a correct uniform look and finish, they want to go cheap and just try and spot paint it. I have a very nice condo and half measure repairs are inexcusable for the fee they they earned on the job. The poor quality of the work would be a reflection of me, the homeowner, as to how I maintain my property, I have had to file an insurance claim and a complaint with the BBB . read more

I wouldn't even give them one star if I have the option. The front of the building is leaking water into my basement when rains. I place a work order and nothing happened. After 10 days passed, I email them and they responded said someone from maintenance will call me that day, but of course no called. When I email them again, they responded said the board will not fix the problems. I have mold in my basement wall and I have to spend the money to replace my wall and cleaning. If I only have to clean it once I wouldn't be upset, but since they refuse to fix the problem, that means every time it rains, my wall in the basement will get water damages and potential moldy wall. read more

I have been a real estate agent for 22 years and was shocked to see the lack of knowledge Smith Management has about the properties they manage. I use the word Manage loosely. How does a management company not know what garage, parking space and storage units belong to the condos they supposedly manage? To make things worse they give out misinformation and randomly pick numbers from the sky until they're told the information that they've given is incorrect. I literally moved to get away from this HOA. They are incredibly picky about the most minor issues but never respond to maintenance requests. They increased their monthly rate AND implemented a quarterly fee. C'mon Smith. Don't be annoyed by those living in your complexes when they ask you to do what you are legally bound to do. If we are legally bound to pay an outrageous sum each month AND each quarter, YOU are legally bound to use our contributions to upkeep our community. Otherwise, you owe us a massive refund. read more

Extremely poor service. Nonpayment of bills for the association. Accounting irregularities constantly necessitating scrutiny of the financial statements monthly by board members. Emails not responded to by association manager. New management resulted in even more issues. Better options out there for those looking for a management company for their association. read more

My company has been working with the Smith Management team now for a few years. I must say that their staff is extremely dedicated to taking care of their clients. They are well trained and seem to care a great deal about their over all client experience. Way to go Smith Management! read more

If I could give Smith Management a zero star rating I would've. They managed my previous subdivision for the past few years and we've had nothing but problems. If I found a home I loved and learned that the HOA was managed by Smith, I would run the opposite direction. No one answers the phone and no one returns phone calls. They lost several months of my HOA fees and then sent me a letter stating they would be charging me fees and interest and be putting a lien on my house because of them. I had to fight with them to speak to someone in accounting who told me "we manage several subdivisions, how do you expect us to keep up with all of that?" After I produced my bank statements showing the transactions, they agreed to look for the money and found they had deposited it into someone else's account. I submitted one request to have an irrigation system installed. Filled out the form on their website, a month went by and I didn't hear from them. They told me they couldn't find it and sent me a new, different form. I filled it out and turned it in and they said it was the wrong form. Then they sent me a third form to fill out and I never heard from them. I contacted them and they said "oh yeah that's approved". I had my system installed and several months later got an approval letter for it. I recently sold my home and the inspection said a piece of siding was loose, I submitted the form for that three weeks before closing and never heard from them. They did not trim our shrubs, remove dead shrubs, power wash our homes, or do basically anything we were supposedly paying dues for. However if you left your trash can out for 24 hours, there was a threat and a fine in your mailbox. At the closing table I discovered they had added $500 in fees they said I owed with the title company. I contacted them to ask what the fees were and no one answered the phone so I left messages with three people and not one retuned my phone call. Also, they have a huge turnover in staff. I never know who is managing our subdivision and they don't seem to half the time either and it doesn't matter because whoever it is is unreachable. I will be reporting them to the better business bureau and I cannot say enough negative things about this company. Do not ever buy home in a subdivision "managed" by them. You will regret it and be powerless to do anything about it. read more

Smith Management is the worst, I would not recommend buying any property they manage, and I use manage very lightly, I believe they mismanage funds, constantly raising the HOA fees and demanding extra money for the year every couple years for nonsense stuff. they claim no money for liability insurance and want us to pay all the extra, now supposedly sewer issues!! what's next? I haven't owned my place for long and am going to put if up for sale, love my place but won't deal with this home owners association any longer. Please!!! Please!!! do not rent or purchase if they are your HOA, you will have health issues along with nightmares from all the stress they put on the home owner. this is the St Louis office. read more

Smith Management Group has poor customer service. The contact over the condo complex that my client was selling from was extremely rude and numerous times would not return calls or emails. We had to get her manager involved. I would never treat anyone the way we were treated. When I call and finally get this person on the phone the comment was made-ugh I put a call on hold to answer this one and its you. I guess my call isn't important but we shouldn't even be in this position if the proper steps would have been taken to ensure the FHA approval on this condo complex was done when it should have been...and if we would have just been told a truthful answer. Just a nightmare all the way through not only affecting my client, but two other families. Good luck if you have to deal with Smith Management Group. Maybe they will consider taking some customer service classes. read more

My husband and I own a condo at the Boulders @ Katy Trail, St. Charles, MO; SMG is the property management company hired by our HOA Board of Directors. The SMG staff that works on-site at the Boulders is just rude (Kelsey Rahm and Kelly O'Neill) and provides low-quality "service" to the homeowners. Every communication we've ever received from them is a threat and a demand. How about sending a request for whatever it is you need from us, the homeowners, and, if we don't comply, then you can threaten us and treat us like 2nd class citizens? We are so sick and tired of experiencing PTSD-type reactions every time there's a letter in the mail from the Boulders (or SMG); dreading having to open the letter up and read the threats. News flash Kelsey and Kelly: you work for US! NOT the other way around. You are OUR employees. My next task: write a letter to the board of directors. I think it's time to shop for a new management company. I owned (and have since sold) a condo in a different complex in recent years. SMG was the managing company there, too, until so many homeowners voiced their displeasures with the level of "service". Long story short, that HOA FIRED SMG and gave our business to another management company in the STL area. Bottom line: every single encounter with SMG and their staff has been unpleasant. Fired for insulting behavior toward owners who tried to point out gross negligence (thus owners banded together, took over board and fired Smith Management - recommend you do the same if you aren't happy and have this company); gross negligence (example: failed to pay HOA-owned property taxes for more than three years, resulting in an unexpected $23K tax assessment on all owners and legal costs associated with same), failed to know HOA Declarations and CID taxes in Declarations; failed to complete law-mandated condo certs to facilitate transfer of sale-multiple owners; failed to provide current insurance coverage documents to owners when requested instead provided expired documents; failed to maintain state records of the HOA until told to do so; you know, dozens of other reasons, but you get the idea, none of this is serious stuff); mismanagement (example: failed to follow board-ordered expenses resulting in repeated cost overruns (example: buying double items ordered with no accounting on the extras, renewing cell phone contracts when explicitly told not to, failure to supervise maintenance staff resulting in cost overruns, maintenance lapses, uses contractors that charge maximum dollar, you know, the non-important stuff that ensures your HOA fees will go up year after year), and general interference in letting owners have access to their own property by failure to return calls and poor follow-through. Good: Their great financial accounting department helped identify their own management problems. If you only need accounting, they are fine. If you need condo HOA cost controls and smooth operations and good communications, go elsewhere. Don't read online reviews, talk to current DOWNTOWN St. Louis HOAs who currently use their services. I've never met any condo HOA that is happy with this management company in Downtown St. Louis. Ever since we fired Smith Management our HOA fees have not gone up. We are using the savings to fully fund our reserves -- oh, something else, due to frequent cost overruns and inability to collect on delinquent HOAs, often did not have enough money to fund reserves resulting in an reserve fund that wasn't as large as it should have been -- you know, the unimportant stuff.) 4-stars for Smith Management's great accounting department! They leave nothing to the imagination in reporting costs. read more
