    We have bought and sold commercial property for more than 30 years in seven different cities in…read morefour states. NEVER have we encountered such laziness and misogyny. After six months they could not lease the building so we put it up for sale. We asked for weekly reports, and in seven months only got two! We asked that both husband and wife be kept in the email communications, and continually the wife was excluded. The price was set below market value, and yet once an offer was made, suggestion was made that we come down even lower! The buyer accepted because we stood firm. Then we are informed that utilities had been turned off and they were unaware, indicating to us that they had not been in the building or had made much of an effort to show it. Once at the building we see the sale sign is one sided and erected parallel to a highway, rather than two sided and perpendicular which is usual and customary in the business. Not only would I not recommend this group; I would suggest putting up a sign for sale by owner before ever using them!

    With so many choices for a Los Angeles Real Estate Agent, who do you turn to?…read more Well, I was fortunate to be referred to Joseph Lopez when I needed to sell a home, and his advice and negotiation tactics saved me thousands of dollars. He is knowledgeable in his field since he is a Real Estate Broker, and has purchased and sold real estate investments himself. I like that I was dealing with an agent that actually owned property and worked his business full-time. I have used him twice for the sale and purchase of property in the Los Angeles and San Bernardino areas and I'm looking to following his advice on acquiring real estate investment properties as a strategy to retirement as he has shown me. I found Joseph to be a professional effective communicator and followed through with what he said he was going to do. He spent some time answering my questions and informing me of the process as well as the pitfalls and how to be best protected prior to entering a contract. I presented my situation and vision to Mr. Lopez, and after carefully reviewing it, he gave us hope. We carefully planned and prepared for our first purchase. Mr. Lopez was always available for support to ensure the successful transaction. We purchased our quadruplex in 2011. We are currently working with him again for our second purchase of investment property. I can say that we are very grateful for his guidance in this enormous part of our lives. I recently had over twice one month's rent in my bank account, got a payment confirmation and everything. Almost a week later they claim it was returned and now I have to pay almost $100 EXTRA VIA MONEY ORDER !!! I called to ask them for assistance and they said it's not their problem. Like any other rental company, this is a bunch of crooks overcharging for some mediocre management on some piss-poor properties.

He…read moreposted on here he was looking for someone to complete a residential make ready and remove interior cigarette smoke damage from walls. My initial meet with this man at the house, I gave him my price for just the interior clean for $300 and would have it complete in 24 hours. However, when me and my husband met with him he also added in he wanted stairs built for the back door on the property as well as exterior window cleaning and front porch vinyl siding cleaning, which Mike raised the overall clean to $600(verbally). Needless to say,my husband works and builds fence. I started the house around 1130AM and left to get my husband to start on the exterior clean around 2PM that same day. I also had to pick up my son from school so we arrived back at the house around 430-5PM. I was able to get the entire back of the house complete with only the kitchen and living room left to finish. My husband got all exterior windows clean and had started on the front porch vinyl clean. We left around 715PM and I contacted Mike and promised to be back by 845AM the next morning. When me and my husband arrived the next day, Mike has done ripped off the door knob and door lock for the front door and threatened local law enforcement on us for trespassing and we left. He did write a check for $150, taped to my broom stick, left my cleaning supplies at the pumps at Brookshire's Fresh on Old Jacksonville Hwy with Mike no where around at the time he asked me to arrive. I want people to be aware that this man is very unprofessional. I'm not sure where or how things had gone wrong as I kept constant communication with him the entire time. But here is our conversation and the interior clean I was able to complete that day. I would advise not to do business with this man, he seems to be very arrogant and out for himself. I would definitely advise against renting from this man or doing business with him as he does not uphold his promises and his very wishy washy with business.

    I began dealing with East Texas Title Company in Tyler, Texas back in July, 2025 when my mother…read moregifted me the deed to her house. I noticed, after my mother gave me the Gift Deed that is showed an incorrect property address. I have been arguing with Avonli, the receptionist for the past two months about whose fault it is. For some reason, the title company has put Avonli in charge of running the whole show, but being just a receptionist, she's not licensed to be giving me advise and in addition to giving me incorrect advise, she has repeatedly lied to me. She blames my mother for incorrectly filling out their Walk-In form used to transfer information to create the Gift Deed whereas I blame the title company because after reviewing the Walk-In form, I told her that wasn't my mother's handwriting. Originally she told me that I wouldn't have to pay to have a correction deed drawn up, but then she changed her mind and now wants to charge me $530 in addition to the $200 my mother already paid them for the original, incorrect deed. I know when I'm being played and I don't appreciate being treated in such an unprofessional way. And the title company has things set up to where you cannot e-mail anyone in the company because when you do, the e-mail is returned as undeliverable. Another thing, I have told Avonli that I wanted to speak with Diana Perez who is the Manager, but she won't allow me to. And yesterday I tried to send an e-mail to Cecia Flowers who is the Owner, but it came back as undeliverable. Is this how they would want to be treated if an error occurred on their document(s)?
