INNSBRUCK CABIN IN GRANDY CO- DON'T GO!! :( I am writing to express my deep dissatisfaction and disappointment with the condition of the rental property I recently booked for 7/13/23 - 7/15/23, located at 577 Forrest Drive, Grandy, CO 80446 - The Innsbruck Cabin. However, due to the issues outlined below, we stayed only one night and quickly checked the morning of 7/14 and were forced to acquire another rental for the remaining two nights of our vacation. You can verify we did not enter the cabin 7/14 or 7/15 via the door keypad log. The following issues were encountered during our stay: Neglected maintenance : Greeted by overgrown Weeds surrounding the home and mosquito breeding in the overgrown weeds were clear signs of negligence on the part of the property owner. We were not able to sit outside for 5 minutes without seeing numerous mosquitoes coming through the wood planks from under the home or the weeds on the side of the home. The screen doors also did not close at the top of the doors and there were a few spots that had little holes allowing the mosquitos to bite us inside the house the entire time we fought the mosquitoes. Forget about going on the kitchen patio with the knee-high weeds approaching the stairs, making it impossible to sit outside. Poor cleanliness: The property was not adequately cleaned prior to our arrival. We found dust and cobwebs hanging off all the light fixtures and killed a few spiders. This is in direct violation of the standards and expectations set forth in the rental agreement. We found one of the pillows in the master room to have a big blood stain; why would you even keep something like that in the home for renters to use? It is so unsanitary! Lack of safety features: The absence of screens on the windows created an unsafe environment, as we were unable to open the windows in the bedrooms or kitchen, we were told several times when we voiced concern about the heat, we were told to open all windows to cool off the home, that was an untrue statement because we could not open the windows to cool off the house because of the mosquito, and yellow jacket problem. Moreover, the window locks inability to lock compromised our personal safety and security, exposing us to potential risks to my children at night. Neglected maintenance: The presence of cobwebs all over the light fixtures, weeds surrounding the home, mosquito breeding in the overgrown weeds, outdoor patio furniture was old and brittle, and shedding splinters were clear signs of negligence on the part of the property owner. These issues not only detracted from the overall aesthetic appeal of the property but also posed health and safety concerns for us and for our family. Substandard furnishings and amenities: The sagging sofa in the living room provided an uncomfortable seating experience for us and our family. Additionally, the sheer curtains in the living room made it impossible to enjoy television due to the excessive glare. One of the dining chairs had big urine stain, and the Master shower had mold around the tub that clearly needed caulking. We decided to skip showers due to the pooling water in the tub and mold caulking. Furthermore, one of the rooms listed a queen bed and had a queen mattress but you used a full-size box spring, causing the bed to sag on the ends, resulting in discomfort and a lack of room and proper sleep. Defective plumbing fixtures: The presence of a dripping shower in the master bathroom on the 2nd floor made it hard to sleep our first vacation night due to the drip, drip going on all night, and pooling water for mosquito breeding. Damaged kitchenware: The scratched pots and pans in the kitchen were not only unsightly but also rendered unsuitable for safe cooking. This caused a big inconvenience because the food we stopped to purchase could not be cooked in the condition of the pots and pans. Given the unsatisfactory condition of the rental property, loss of vacation days, and the failure to meet the agreed-upon standards, I request that you promptly address this matter by providing a Full refund: Reimburse the full amount paid for the rental, including all associated fees and charges within 3 days of this letter received. Management is the worst, they will accuse you of bringing a bloody pillow, try to make you look like a fool for complaining about knee-high weeds full of mosquitos to call them eco-friendly plants, it was 80 degrees in Granby, and was told to open the windows to allow cool fresh air in which you could not do because there were no screens on windows, and the sliding glass screens had little holes allowing the mosquitos when we called to address they said they were going to hang up on us and that we were making up these accusations even though we have pictures for proof.

HORRIBLE!!!!!!!!! TRAUMATIZING! These people are condescending liars. They advertise disgusting properties as "luxury" and if you know anything about luxury and arrive at one you will wish you just went to a resort instead. The home we arrived at was filthy, most of the lighting fixtures were full of dead bugs, birds had created nests all along the roofline and pooped all over us and the pool in the first day we were there - SO DISGUSTING. My husband is a physician and was worried that we would end up getting sick from all the fecal matter in and around the pool. The whole point of going to AZ was to get some sun and let our kids swim the whole time. Although the property was advertised as "no refunds" it was also advertised as being in pristine condition and was applauded for the cleanliness which is part of why we booked it. After contacting Skyrun we were met with rude arrogance and no solutions to this horrendously unsanitary problem. Unsanitary conditions should warrant a refund. After getting nowhere in a hurry we left after the first night without being credited back any of our money. I had to find another house on a whim so that we didn't end up with giardia or something worse. I would stay far away from this rental company. I feel bad for the people who own these homes they probably have no idea how poorly managed their houses are. I have thought about reaching out to the owners directly to notify them of the shoddy management practices that are in place. These people will only get away with operating like this for so long before it blows up in their face.

The only reason I am giving this place one star is because zero stars is not an option. We stayed here over Christmas and it was an absolute nightmare. The unit was disgusting and filthy NOTHING like the photos portrayed. The sink had fallen out underneath and their solution was to use a scissor Jack to keep it up. The bathrooms were atrocious and needed major repairs. In the master it looked like they had started patching up some work and just left it unfinished. The carpets were dirty, the TVs didn't work and trying to get any help from property management was painful. I could go on and on about this revolting property and incompetent management but I'll let the pictures do the talking.

Bed was made from a sheet of ply wood. It has spray paint on it and could get a splinter from it easily

We are very displeased with PMI Summit Colorado. We booked our reservation though VRBO in April 2025 for our large family ski trip set for March 2026. After crossing the state line into CO we called PMI Summit Colorado to find out why we had not received check-in instructions as we usually receive them 1 day before or at least the morning of our stay. After 2 hrs on the phone with PMI they stated they never received a booking from VRBO for our stay and that the property had been reserved in October of 2025 for 3 weeks during March of 2026. We had to scramble to find another place to stay for 4 nights with a large family during one of Colorado's busiest times of year. After further investigating, we found out PMI cancelled our reservation once they had a booking set for a longer stay likely at a higher rate than what we had booked it for. PMI had cancelled our reservation without any cause and did not notify VRBO of the cancellation. We know this because our credit card report shows charges for the hold fees from both VRBO and PMI during April of 2025 then a credit from PMI for the hold fee during October 2025. We searched our email to see if PMI notified us of the cancellation and found an email that we would not have opened due to it looking like spam from PMI cancelling our reservation without cause or any explanation. PMI lied on the phone saying they had not received the booking from VRBO. It was unethical of PMI to cancel our reservation because a reservation for longer stay, likely at a higher rate was requested by another party. PMI did not notify VRBO of the cancellation as VRBO still showed the trip as reserved and continued to send notifications as trip came closer. PMI left us stranded in CO without any support. Long story short, do not book with this company, even through VRBO. They will cancel your reservation without cause if they have a better deal on the line. I will never us this company again, and I only hope that this will help guide future families to a better experience than we had.

PMI managed short-term rentals for our cabin for three years. I appreciated that they were able to…read moreclean on the day of each renter's departure, allowing us to do a one-day turnarounds, so I'm awarding two stars instead of one. But there are many problems. They charge $60 to inspect the property after housekeeping completes their work. Supposedly that pays for them to look for damage or theft and make sure furnishings are returned to their original location. However, we were never notified of obvious damage following rentals and they paid no attention to our requests related to the arrangement of furnishings. In fact, our requests related to furnishings were treated with the same disdain as every other contact we had with this company. Their billing practices were also a concern. They would add charges to their invoices without any notice or discussion. If a renter called and asked them to provides services, we never found out until there was no chance of recovering those costs from the renter. Most recently they added a $55 for every rental for "trash removal". When we questioned this, the response was their typical disregard for us. Then we terminated our service because, at that point, they were charging $350 per rental. They had raised their prices without any agreement from us. Then they charged another $200 for early termination! (Termination of a price structure we had never agreed to.) Over the two years of experiencing their business practices and attitudes, I simply paid whatever they charge because I have no doubt these people would have put a lien on our property. This is a nasty business and I suggest that you stay away.

We booked a last minute condo managed by this company the day before our arrival date. After…read morebooking we received an email telling us that there was a payment issue. I re-entered my card info 2 different times and kept having issues. The morning of our arrival, I received an email saying that if I don't enter payment information, my reservation will be cancelled. I entered in a new card and called to try and sort it over the phone. No answer. Left a voicemail, and hoped that the new card information worked. Shortly after I received a cancellation email. Again, I called - No answer again. So I left another voicemail. I was able to get a hold of a person via the sales office number, who was finally able to get someone to call me back. They told me that the room was already rebooked because there is a wait list (mind you, I booked the room the night before our stay) and that there was absolutely nothing they could do, leaving us to find a place on our own. The lack of communication and they way they communicated the issue was completely unprofessional. For someone looking to have your property manage here, I can only assume that the other services they provide are equally as unprofessional. I'd want the piece of mind that the company managing my guests are treating them with the utmost importance. Next time, I'll be sure to avoid any property managed by this company.

We were going to be traveling to an event that has been tragically canceled. Unfortunately for my large group of 16 the majority of us had to cancel due to virus outbreak for safety and health issues. I was hoping to get a full refund due to the "epidemic disease and illness" section in airbnb's "extenuating circumstances" policy, but I was sadly mistaken. Every time I mention it to the hosts they always respond with the same soulless automated response of "we are sticking to our refund policy". I understand that they are a business and stick to policies, but I thought being in a pandemic there would a little sympathy. There is no sympathy to be found on their part even though multiple people in our party are currently sick with the coronavirus and have been advised to Quarantine. Currently I am waiting to here from the airbnb support team to see if I will be losing over $700 to this greedy terrible organization. My advice if you are looking for an airbnb go with literally any other option than the listings provided by this team. They do not treat you with respect and they do not treat you like any normal human would.

We booked this vacation rental for a group of twelve people, including eight senior citizens. When…read morewe arrived, there was no running water at all. After waiting more than two hours, maintenance finally showed up and said there was a major leak that couldn't be fixed. At 10 p.m., we had to move everyone--seniors included--to another property the host provided. The replacement house did not fit our group, so several elderly guests had to sleep on couches and bunk beds for two nights. To make matters worse, the next day the host claimed the basement at the first house was flooded and said we might be responsible for the damages, even though maintenance clearly caused or discovered the issue. They even accused us of sabotaging the system, which was ridiculous since we had no access to it. They eventually offered us a small refund that didn't even cover the cost of one night at the new rental -- a place we didn't choose and that still failed to accommodate everyone. This was one of the worst rental experiences we've ever had. The hosts were dishonest, unprofessional, and refused to take responsibility for their own mistakes. I would absolutely avoid this company and any properties they manage.

I stayed a couple of weeks at their property in Timbernest in Breckenridge. It was the WORST condo…read moreand experience I have ever had and I travel and fish in many states throughout the year; typically 100 days a year, The condo A7 was postage stamp sized, the bed was terrible in it's size and made worse by the frame of "logs" that restricted access, movement and comfort. The facility is terrible; they have limited parking which is made worse by the lack of designated parking spaces (no lines to indicate parking spaces) which as a result lead to cars parked in Willie Nellie fashion further limiting the parking capacity. During my stay the unit directly above me was being worked on. There was constant noise as a result some of it well into the evening. The Unit had a slant to the floor leading into the kitchen which reflected the construction and attention to detail of the owners and property managers. The outside stairwells are not well lite and the footing was confusing because of the tread they put down. It was difficult to have depth perception on the stairs. . One evening there was a altercation between an owner and three young men who were outside their unit smoking pot. It escalated to the point I call the police. The property managers failed to provide the code for access to the pool requiring a call to obtain the code. Another example of poor customer service. The unit is generally noise. The adjacent street is the main walking access to downtown which made noise from people walking to town a bother and then in the evening when folks returned (at times obviously after having a few) the noise was even worse. The sound of kids riding skateboards up and down the street, kids yelling at each other, and a couple of guys who thought is was fun to race their dirt bikes up and down the street made the stay miserable. When the cover to the dishwasher was opened the entire dishwasher would rock forward as if it was about to fall out of the cabinet. The Unit is for sale which meant there was a lock box on the doorknob which made it very difficult to operate the knob and one afternoon we were interrupted by a couple who wanted to buy the unit. They were nice folks but still the interruption was not welcomed an terribly inappropriate. Why would Blue River rent out a until that is for sale. Who knows how many realtors were in there, invading my privacy, when I was off fishing each day. Totally inappropriate. In summary, Blue River fails on all accounts, the Unit A7 at Timbernest is terrible in every aspect. Stay away from Blue River.
