I will say that the concierge and maintenance staff are nice. They illegally changed bylaws as soon as we moved in to force everybody to pay for gym and club membership, regardless of whether you use it. The first vote failed, so they changed bylaws and pushed it through with a 2nd vote. Shady and illegal. They steal your money every chance they get, forcing us to continue paying for gym services throughout the pandemic when the gym was closed. The management office is completely and utterly useless, unhelpful and rude, forcing you to do additional legwork while falsely claiming to provide a "luxurious" experience. Guests have to pay exorbitant fees to park, making visiting a pain in the you-know-what. The board does nothing in the interest of residents. They waste our money on loud, obnoxious and terrible events that are disruptive and lame as heck. They do not allow residents to use common spaces for things like parties and baby showers, yet board members use the spaces freely for their own similar events. Residents who use the gym and pool are disgusting. I have found toe nail clippings and bandaids in the hot tub and sauna on multiple occasions. I have had security come to my door and harass me for playing music at a very reasonable level, and falsely claim that I have had many complaints. When I followed up I learned these assertions were completely fabricated. They charge fees for moving in and out that are literally for nothing. Coordinating furniture deliveries or moving is a nightmare due to a lack of communication between offices. We have had movers and furniture delivery men stopped at the gate simply because of the incompetence of offices to do their jobs and let security know that we have filed all necessary paperwork. The parking situation is super dangerous, and necessitates loud honking by any car coming up or down the narrow ramp to the garage to avoid collisions. They could easily install a camera system but instead they maintain this ridiculously dangerous and disturbingly loud environment. I am now in the middle of a long and frustrating saga in which I was charged for 1 month parking that I had previously cancelled, and am met with more incompetence and gaslighting. During my sale of the apartment the management refused to lift a finger to help us complete their dated and astoundingly stupid closing packet, which required myself and the buyer to share lots of personal information in an illegal manner just to complete. Moving out of this building has been one of the biggest blessing, and I am eager to wrap up loose ends so that I can put the whole experience behind me. Avoid at all costs!

We truly put them through the ringer, throwing a million questions at them and looking for alternative options where we could find them. They took this all in stride. Never wavered in their patience and were able to help us find the right spot at the right price. That is rare for brokers in NYC. Most would move onto the next applicant, but not these folks. We had interviewed 4 agents but Tim stood out to us; he was smart and had a good understanding of the co-op market at the time. He explained that it was sluggish but, gave us a realistic price point with which to start. He had an excellent photographer who took phenomenal pictures of our apartment and made it look like a palace! Within a short time, our co-op sold for a good price, without having to hold any annoying and inconvenient "Open Houses". We were grateful for this, especially during Covid. Anyway, 2 months later we were in contract and Tim helped us through all the details. He answered all our questions in detail and responded quickly to our concerns, making sure that our needs were met. Additionally, Tim has wonderful co-workers who were highly responsive and knowledgeable as well. His assistant, Jeanette, was always there to answer questions and help out. She gave us lots of personal attention and accompanied prospective buyers who were brought in by other agents. Overall, the Tim Ho group is by far, the best real estate professionals we have ever dealt with. From beginning to end Tim and his colleagues were attentive, respectful, and did the best job of getting our co-op sold quickly at a good price! I would recommend them to anyone!

It gets 3 stars because of their abnormally cheap rentals, that is, if you can handle the bad and ugly. The Good: - It's a rent-stabilized building, meaning the rent is very low. Currently in 2015 new rentals go out starting 1.4K for one bedrooms. - There's top quality washers and dryers downstairs on the ground floor accessible by a laundry card. - It's conveniently located across the street from a supermarket and 2 blocks from the train station. The Bad: - Giant 2-inch cockroaches roams the building. Don't ever expect them to leave. Best if they don't go inside your apartment. You usually see them dead in the laundry room or in the lobby. - Saw a mouse once during Christmas time that ran into the tree. Cute. - The lobby general smells like garbage, especially during the summer, because the garbage rooms are at the ground level. There's no basement. - The building is right by the LIRR line. You will always hear it pass through every half hour or so, even at night. - The building is a giant insulated machine. It's really hot in the summer time. You will be an air conditioner. - The elevator breaks down every few months or so. I don't know why. It just does. You report it. They fix it. It breaks down again. - They recently installed a new intercom system that links to your phone instead of the buzzer built in the apartment. Deliverymen really don't know how to use it, especially if they don't speak English. They'll call you, you'll have to go downstairs and walk them through the system each time. The Ugly: - USPS/UPS/FedEx likes to leave packages at your door if you're not home (they have building access). Unfortunately, either the building isn't secure or there's a residential thief. I've had books stolen from USPS, Video games taken from UPS and destroyed, then tossed back in my front door, and homemade Christmas fruitcake stolen on a Sunday when I went to work. Do not order anything that can't fill in your mailbox or it'll be stolen. Tips for survival: - The pest control management posted monthly is just a few bug sprays and some baits. You're better off doing it yourself. - Don't ever bother the super for anything or you'll be on his sh*t list. Technically, this is a Catch-22 if you think about it. - The custodial staff is nice here. Tip them.

I visited the pop-up on Saturday, March 21st about 12:15pm and on Monday, March 23rd about 8:30pm. Both times there wasn't a line to enter. The pop-up isn't very big, but it does feature over 500 Sanrio products, including exclusive plushies, blind boxes, stationery, and snacks. I purchased a Hello Kitty and Friends Latte Bear Fitness Figure Blind Box ($17.99), Hello Kitty and Friends Chill Capybara Vinyl Plush Figure Blind Box ($29.99), and a pack of stickers ($1.99). Miniso Members can get a complimentary event tote with a $65+ purchase, but there were signs that the tote were sold out. My friend chose a TOPTOY Sanrio Characters Fantasy Fairy Tale Blind Box ($24.99). Lady M Pop-Up at Tangram was also back! I picked up a slice of Green Tea Mousse Cake ($10) and Checkers ($11.50). I really enjoy the Green Tea Mousse Cake which is a delicate green tea sponge cake with a green tea mousse, fresh whipped cream, and dusting of green tea cake crumbs. Checkers cake weaves together a precise and tender checkerboard of classic and chocolate sponge cake. You can never go wrong with anything at Lady M. I really enjoy how there are always events at Tangram and there's always something to do here.

    While it may appear fine at first, there are some serious quality of life issues at Le Havre:…read moreFor starters, unless you are acclimated to colder climates, you will need to purchase electric supplement heaters for your unit as the management will not provide heat until the thermostat reaches 50F, and even then only the bare minimum. While you're at it, pick up some earplugs also, as the noise situation at all hours of the day and night is deplorable; slamming doors, loud arguments, gas-powered leaf blowers and car alarms that ring on and on. Most of the plumbing is original, so be prepared for the water to be shut off without any advance notice while the maintenance dept. traces leaks, etc. Also, be home or be prepared to allow the plumbers access to your unit to troubleshoot in your absence. You will be charged a whopping fee of $8,000 to rent the parking space that may have been included with your Co-Op. You will need to pay this fee as the locals don't take kindly to people taking up the parking spots in the street in front of their homes. The individual units don't have laundry facilities; instead washers and dryers (often broken) are alternately placed in the odiferous compactor room on each floor. Finding available machines can be a real problem with many families residing there. The complex has 2 swimming pools, though overcrowding with small children preclude taking a casual swim without bumping into them. A private health club for adults is a much better choice. Each building has only a single elevator, and when it is broken or undergoing inspection, be prepared to walk up/down the stairs. The maintenance department puts chairs in the stairwell so that you don't have a heart attack. Many of the residents also smoke in the stairwells when it is too cold to smoke on their terraces, so avoid the stairwells if you are sensitive to secondhand smoke. Better yet, you'd probably be better off to avoid Le Havre at any price...
