Other than that, I can't wait to move out. Not to mention they are terrible to message back. Every time I message them I end up calling because no one emails back. I emailed 2 people in the office weeks ago about my move out and if they're gonna do a walkthrough with me before I turnover the keys and have not received a reply either. While the team is always nice on the phone and in person, they are the worst team to reply back. They always say they are understaffed but to not receive 1 single reply in weeks?! PLEASE save your money and go somewhere else. I would not recommend this place to anyone. Ps. This review is not to bash the team at victory flats which is always wonderful. I put out a request for bids to multiple bidders. Lucian was not only the first to respond, but he was the only one who committed to a time to be out and evaluating the site in person. He was right on time, he physically distanced to ensure no stress of COVID, and provided excellent guidance while actively listening to my wants for the fence. Lucian was exceptionally responsive to my questions in person and in email; he provided a timely and well-detailed quote. Two weeks prior, Lucian contacted me to see if I wanted to move up the date; since I'm not going anywhere, absolutely! He showed up - again, right on time with his staff. They started and worked well into the early evening, past what I would've expected on both days. My fence was completed in two days - not only was the fence EXACTLY what I wanted/what was advertised, but the area? Cleaner than it was when the crew started. Lucian is exactly the kind of business owner I want to go out of my way to support. And his crew? Top notch, worked non-stop, and the end result is that my house looks infinitely better with this quality fencing than it could have otherwise.

I got her as a…read more9 month old puppy, and she immediately made short shrift of my entire, 25-year-old (pretty rotted) perimeter fence. Not a small job, and an emergency one, because she LOVED running around the neighbors' yards. Lucian and his Dad braved the elements on extremely short notice, and built an entire new fence (mostly in the rain) for a great price. They gave me lots of upgrades, like unknotted wood, and thicker footers, and were incredibly fast and efficient. Its beautiful. That should have been enough, but - no - then my about six months later my back neighbors got their own Bernadoodle puppy, and the two dogs decided they didn't want a fence, so my pitty figured out how to pound her head against the boards until they bowed, then get her jaws on the wood, and tear through it. Lucian agreed that metal roof panels attached to the back fence would probably work (either that or an electric cattle fence), so he and his son came back out with the panels, cut them to fit, and spent a day attaching them, which - it turns out - is not as easy as it sounds. Again, quick service and excellent value. This family business, NW Modern, is fantastic, and I highly recommend them. And yes - it appears the metal roof panels are working!

They clearly have a lot of pride in how the building looks as well as creating a sense of community for everyone that lives there. I was so sad to give notice. I truly thought I'd live there for years. Fortunately and unfortunately, I moved for an amazing job in California. Even that experience was great. They have been very communicative and thorough while I work out my deposit accounting. The apartments themselves are lovely and the amenitites really can't be beat (minus a pool). The finishes are modern and there's a floorplan that suits nearly every need. Definitely check this one out!

My time at Peloton Apartments has been marked by unresolved maintenance issues, rampant theft,…read more unprofessional notices/communication, and a lack of accountability from both on-site management/maintenance and the property owners, Security Properties Residential. One of the most distressing incidents involved the destruction of a custom planter containing my late mother's ashes during unauthorized maintenance. Despite reporting it immediately and providing video evidence, I received no meaningful response for over a week, only a request to "prove it," with no apology or offer to address the damage. This occurred alongside other issues such as ignored work orders, safety concerns, and illegal entry notices violating Oregon's 48-hour requirement, giving themselves all week to stop by unannounced. The on-site manager repeatedly blocked my attempts to reach corporate representatives, refusing to provide any contact beyond his team. Since formally filing a complaint, I've experienced increased discomfort in my home and continued disregard for outstanding concerns. All while getting notices of rent increases and credit improvement scams from Security Properties. Another issue is that the building is covered in dog and pigeon waste. The majority of tenants are dog owners and "walk" their dogs anywhere in and around the building, so do the math. The stench last Summer was ridiculous. The Hub Lounge was also covered in pet hair and waste on the deck when we booked it, along with a rancid meat-caked grill, and they refused us a refund. Zero accountability or goodwill towards tenants. This review reflects my personal experience and is based on documented facts submitted to the Oregon Bureau of Labor and Industries (BOLI) in an active tenant rights investigation. If you are a current or former tenant and have experienced similar treatment, I strongly encourage you to submit your complaint to BOLI. Your voice matters and you're not alone. I hope Security Properties and the Peloton management team take this as an opportunity to reflect on how they treat residents and to improve communication, compliance, and care for those who live here. I expected there would be lagging utility charges deducted from the deposit -- approximately $200. What I didn't expect was a $200 'standard' cleaning fee and $185 carpet clean/drip pan replacement added to the move out statement. I left that space in good shape - was only there 9 of 12 months. No pets. Nothing that would require add-on charges for damages. It was made clear to me by management that no matter how well I cleaned the place, their cleaners would come in behind me to clean as well. You shouldn't be allowed to advertise a "refundable deposit" if the math in the final bill proves there will be NO REFUND! BTW, those $385 'standard cleaning' fees are not allowed to be charged in Portland area rentals. It's the law.

There's a closet with a washer and dryer occupying half the space. The other side is a wide open space with a 9 ft ceiling, no light, no shelving/racks/hooks/bar to hang things from...like coats. The placement and location of the stackable W/D prevents the closet to function as such. Bedroom: only 1 closet. A second closet would have been possible considering the design and space, but the second closet area was left open so people could put a desk, bench, or dresser in. The ceilings in the closet are 9ft high, with a shelf at about 5 ft high, there's 4 feet above - the addition of a second shelf would be great to break up the 4 feet of space above. A closet light would be nice, considering the height of the ceilings. Bathroom: No hand-towel bar/ring. Toilet paper holder placement: it's right next to the shower opening - so your TP gets wet when you get in and out of the shower No place to put a towel-hook due to placement of TP holder, I'd be hanging a towel on top of the roll of toilet paper.
