    This place is a bit difficult to distil down to stars. The view from the window is nothing short of spectacular. Right on the beach. Ocean for days. And the walk down to the water is mere minutes. The room itself.... The beds were passable. Not luxurious by any means and at nearly 50 I'm not sure my back and joints could take more than a couple days. The kitchenette, bathroom, everything... fine. No great shakes, but clean enough. Staff seemed friendly and were helpful in advance with questions. Moved us to a ground floor room when I informed them we needed wheelchair accessibility (which the booking software allowed you to select for that, but alas...) Lovely lovely little town. The walls were fine but oh my the ceiling had no soundproofing. We could hear every word and every step if the windows were closed (if they were open open we heard nothing but the waves.) I guess it just depends on your priorities. Us, we'll be back for that view.

    On the Tuesday of Spring Break my kid announced that we were taking the BFF on an overnight beach trip. I had no idea. First I called my outlaws ( her paternal grandparents) with whom we have a somewhat standing invitation to come see them in Lincoln City. Nope. The family inn was full. Damn. I mean, it is Spring Break. My choices were going to be limited. I scrambled online and came up with one oceanfront room here for one night. It was not cheap but much less than I thought it would be, and happily it had a kitchenette and a pool. Did I mention oceanfront, kitchenette, and pool? The room was not spectacular. It was a bit run down, with the exception of the bathroom which had new flooring and tiling in the tub. The walls were thin. I heard the neighbors doing adult things ( fortunately the kids did not). Our room had a bed in one room with the bath,and a bed in the other with the kitchen and the nice view. That was a nice surprise and gave me some unexpected privacy away from the anime watchers around the time I passed out from exhaustion. But it had fabulous views, the teens loved the pool, we wound up cooking dinner so the kitchen was useful, and it's very close to all the good stuff including the bead store and the main drag. We all agreed we would stay here again. I would just advise some earplugs. P.S. Our room was pet friendly. A dog could come for an extra $5/night as I recall.

    First off I commend the positivity and professionalism of the woman running the check-in. She was friendly, helpful and overall the reason for two stars instead of one. The view totally amazing (that in itself a total five)! Rockaway is a quaint beautiful coastal beach town. This motel is stuck in the 70's very outdated and overall just not aesthetically desirable. Bed lumpy, decor from 80's and the walls are so paper thin I could hear conversations from every room on every side, and above me. Toilet seat slams are the worse so loud from the other rooms and the perpetual banging from the unit above me at 11:38pm sounds like a new edition is being built whilst trying to sleep. When I arrived I opened the door and was immediately hit with the distinct, disgusting, dirty ashtray scent, wafting all over the room, I opened the patio door and window to try to air the room out but; lo and behold a "Karen" was sitting right next to my patio just puffing in all her glory her stank a@@ cigarette. The property has "NO SMOKING" signs posted on every room and window but it sure didn't stop the 70 yr old benson and hedges from creating a smoke cloud bigger than Hiroshima! I respectfully asked her to smoke away from door so I could keep it open along with the window to enjoy the view/sound as most do that come to the beach. She of course started bitch fest 2022 to her husband that she'd been coming down here for years smoking and no one has ever said anything to her blah, blah, blah!!!! After listening to decrepit Karen go on about how slighted she was; I immediately canceled my second night booking, proceeded to ask the desk clerk if smoking was allowed becz I want no part of Ms. puff the unmagic dragons weekend smoke fest. If noise doesn't bother you, if entitled boomer Karen's don't bother you with their self serving barfness, if old outdated motels don't bother you, then book a room here. Side note; wanted to leave window open all night to listen to the amazing crashing waves but again puff the unmagic Karen dragon may need to run outside to feed her addiction of barfness and don't want the lingering ashtray wafting inside in the midst of my slumber. I myself will surely find "quieter", cleaner, happier, respectful accommodations elsewhere.

    Check in was easy. We did have to wait like 15 min for our room to be ready as housekeeping staff was behind and others were getting off work. View was nice. Close to everything and just a min walk to the beach. One bed had a mattress cover and sheet and the other one only had a flat sheet on it. Bring blankets or just turn up the heat like we did because there isn't tick blankets on the beds. Beds are very springy. Pool is closed due to covid.

    Looking for a view of the beach!?? This place has got it!!! From the minute we walked through the room we were happy! We came to watch the storm and that what we got!! This place is a bit outdated. So I want to make it clear that the view of the beach and the location of this hotel got them 4 stars.

    We booked two rooms, ours upstairs, and daughter with small dog downstairs (15 extra charge). The room worked great since she had a door out onto the beach. Clean, oceanfront private view windows overlooking an uncrowded beach. Book ahead to get rooms you want. Microwave, big bathroom, the only thing better would be comfy chairs to sit in and enjoy the view on a rainy day, but we got more beach walks in this way.

    We've stayed there a few times now. The first two times were great. The service was good. The rooms were clean. The maid staff was very friendly. No complaints. However our last visit leads me to believe (as others have stated) that this hotel had gone downhill. First off we reserved a ground level room. I even called to confirm it and was told yes it was a ground level room. We originally wanted just a regular two queens basic room, but I was told there were none on the ground floor available, so we paid and extra $20 for the kitchenette unit....just so we could have a ground floor room. We arrive at the hotel only to find out there are NO ground level rooms available and we are in fact in an upstairs unit. The lady who checked us in asked if we still wanted to stay there. Knowing there were no other available room in town, we took the room but cut our stay short from two nights to one. She did refund my 2nd night although I had to call the next day when I got home because she didn't refund the pet fee. Strike one. We check into the room and it appeared to be clean but very dated. It's not fancy nor do I expect it to be at the beach. BUT the room needs some TLC. Our bedspread had a hole in it. The walls need to be wiped down. What I thought was tiny holes in the wall was actually dirt. The floor boards were dirty and there was a good pile up of sand all along the side of the floor where it meets the wall. Now I get at the beach you can't ever get rid of all the sand in a room, but a vacuum cleaner with a hose attachment run along the floor where it meet the wall would go a long way to help this issue. The furniture is old and needs to be replaced. Our tall dresser which doubled as our TV stand, was worn and chipped in places. The nightstand and kitchen table were chipped as well. Our queen beds were uncomfortable. The bathroom was very clean. Strike Two. The indoor pool is great. It's warmer than most hotel pools. Very comfortable for longs swims with the kids. It's a salt water pool which is better for the environment and people since it uses less chlorine to keep it clean. On the first day we swam, it was a little overly salty. I told the front desk about it and they must have fixed it. The next day it wasn't as salty. The hot tub is HOT! Very hot. Not sure what the temp was but it was way hotter than other hotels we've stayed out. I didn't see it get used much when we were there...most likely due to temperature. They also have a nice sized sauna. The view from our room was breath taking. Love being right on the beach, watching the sunset. They allow pets, up to two dogs per room. All that is required is that they be on a leash on the property and never be left alone unattended on the property. $10 per dog, per night. The walls are pretty thin so we did hear the people next to us and even below us which I found strange. We heard showers running, doors slamming. Silver Sands is right in town, within close walking distance to shops and restaurants. For the price they charge for room, and in the summer time are pretty full, I would expect better rooms and friendlier service. They are more expensive than many other hotels in Rockaway Beach. You are paying for being right on the beach and having an awesome view.

I asked what time checkout was and they said 11am but failed to tell me that there was a late fee starting at 11:15 AM and they charged per 15 minutes after 11:15. They left a lock box for us and although the weather was very rainy and stormy, and there is no elevator to get up to the rooms, we got in with no issues. But, when we opened our balcony door we saw a shipwrecked boat on the beach in front of our room and the people staying above us were up every hour on the hour and then at 5 am started dragging suitcases across the floor- and you can hear everything through the ceiling. And construction crews got there at 6:30 am to remove the mast from the ship. We got maybe two hours of sleep. They office told me the people above us had a family emergency but regardless, a late fee was charged as we were still moving our suitcases from the room on the second floor, down the stairs at 11:30 until 11:40 when I went to the office after someone came to tell my husband at the car we were going to be charged a fee. I asked if they could make an exception to the rule due to the circumstances but they refused and were immediately on the defense the minute I walked in the office door. I tried to get Expedia to refund us and the hotel refused. I travel for work often and I've never been charged a late checkout fee, especially since we didn't get any sleep, let alone one per 15 minutes and the majority of that was my husband trying to get all of our stuff downstairs because there's no elevator. Do not recommend. Do not stay here.

However, all of the units are within steps of the beach... very convenient. I stayed here with several other friends and we rented out a total of four different units. Two of us had fantastic stays and the other two... not so much. I rented Unit 1. It is on the ground-floor on the corner nearest the beach. No beach view, as the sand dune is too high, but that's not a big deal as you have full access to the upper decks with picnic tables to sit and gaze from. This unit was so cozy! Very nice decor, comfy furniture. This is a great room for mom/dad/2 kids combo or a few friends. We liked having a dining room table to play games on. Fully equipped kitchen with lots of plates, utensils and everything you need to cook/bake to your hearts content. The tempur pedic bed was AMAZING, but it took up the entire room. And I mean... the ENTIRE room. It was so comfy that I didn't care, aside from the broken headboard *ahem*. The other bedroom was also very nice. Sheets were clean and freshly laundered. The bathroom was average, but clean and had a decent jacuzzi tub (very noisy though, would definitely bother neighbors if used late at night). Could easily hear neighboring units. I would not consider this unit upscale/fancy, but it was clean and cozy and I would definitely stay here again in a heartbeat. My friend rented Unit 11. Better suited for a family situation or two couples as there is more room to move around. Also nice that it had a large dining table. Also had a fully stocked kitchen. One thing I like was that they had table clothes in the units to bring outside to the picnic tables if you wanted to use one of the multiple community bbq's. Since there were about 15 of us we actually used the upper community deck one night to have a group bbq and it was a great time. Unit 11 has one of the best, if not THE best view of the lot. I would recommend this room. Another friend stayed in Unit 3 with spouse, two kids and a dog. Decor was very outdated. It smelled of old cabin mixed with sooty fireplace and old man smell. They were not impressed. Small and not worth the money, compared to similar rates being charged for far superior rooms. The last unit we occupied was Unit 13, and I have to say this was my least favorite. To say it was outdated and run-down would be an understatement. Decor was abismal, furniture was mis-matched, outdated and smelled. This unit also had the smell of old fireplace and old man. I'm sorry, I just don't know how else to describe it. Very plain. Kitchen ran into the living/dining room as if it was one large room. The only saving grace of this room is the fantastic view and large windows. Other than that, I wouldn't recommend it or waste my own money on it. If each unit weren't individually owned, I think this could be a much more desirable property. I loved units 1 and 11 and would absolutely stay in those again. A couple of the other upstairs units looks decent as well. One thing I will mention is that the walls/floors/ceilings are pretty thin and neighbor noise is easily heard. Staff was friendly,helpful and seem to do a good job taking care of the property. OVERALL SCORE: 6 out of 10.

My husband & I love the fact that we can open the sliding door & falling asleep to the relaxing waves. Even with PNW fall and winter weather, we fully enjoy storms watching from our own balcony. Older property & dated decor, yet well maintained to ensure you feel comfortable and relax away from home and short getaway. Walking distance to everywhere in town, you don't need to drive after you get here. We throughly enjoy our daily walk on the 7 miles beach & around town every time we visit and weather permitting since 2021

I noticed that people set bonfires on the beach and enjoy them at night. The town itself is pretty quiet, most restaurants close by 8pm. It's well situated to the bay for crabbing, boating and clamming. The tv is big and has cable but it does not let you screencast or connect to it so if you want to stream, you can't. Internet works well. The bathroom is decent. Shower pressure is amazing and hot! Kitchenette is basic, but it has what you need if you want to cook a meal (just not fish or crabs or you will be fined!). The fireplaces don't work- those would be such a nice cozy touch if they did! The owner is wonderful and so helpful and fun to chat with. Bed was very comfortable with plenty of extra pillows and blankets.

Give me a comfy clean room close to the beach, and I'm set. Specifically, we were looking for a reasonable place for a mid-August weekend. And they had to allow pets. Beach Stay fit the bill. We weren't expecting much, but when we arrived we were pleasantly surprised. Things you need to know: The manager here is sweet and works very hard. She has beautiful plants/flowers on the property. We rented a "granny's vacation house" situation with a front porch, one room with a King sized bed and the 2nd room with a queen. The couch is a sectional with a pull-out full sized bed. You get DirectTV (but you shouldn't be watching TV while you're here anyway!), plenty of fresh towels, hair dryer, full kitchen with everything from a coffee maker, tongs, wine opener, microwave, strainer, etc. The kitchen and bathroom were both recently redone and had ceramic tile. They had fresh blankets and extra pillows in both closets. Board games in the bedroom closet. Plenty of hot water for 3 showers in a row (and I use a LOT of hot water). The best thing about this place is that I was able to walk to the market down the street to pick up milk/creamer, come back and make a pot of fresh coffee, and take it TO the beach for a morning coffee walk right after waking up. I returned to take a nice, hot shower, and then walked to the beach and spent the entire day there. Restaurants are within walking distance. Perfect little place for a pet-friendly beach visit. Just don't steal my reservation, or I'll hunt you down!

We stayed in #103. It's all self-serviced. I didn't need to contact anyone as instructions were given in the booking on Vacasa. Rooms were spacious. The bedding seemed mostly clean. Not sure if the top blankets were washed since there were some marks/stains. It was nice having basic toiletries equipped with a fridge and microwave. We didn't use any other amenities in the room. Bathroom was well ventilated and had hot water, plus a bathtub. For the value and location, it does offer the best price in the area if you book in advance.

The placard outside says Vacasa and has phone number. Call the number and you will be re-directed to VRBO and Casago, but the room was bought via Expedia. All communication must be via text or email with Casago. You cannot enter your room without doing the online pre-check-in. Only then will you get the 10-digit entry code for your room. There is no staff on the property. No lobby. No breakfast, coffee, brochures. Very weirdly minimal. The room, bedding, and towels were all clean. Beds comfortable. Unfortunately, there were some issues. Bug in coffee maker. Coffee maker power cord too short and no convenient outlets nearby. Had to put the coffee maker in the sink in order to make coffee. That was the only outlet close enough to plug in the coffee maker without moving furniture around. Our room had two queen beds. So, potentially, the room could have up to four people. There was one chair for the room. Towel rod holder. Why no towel rod? No hand soap for bathroom. Power outlet next to bed was so loose, gravity won't allow a power cord to stay in it. So can't charge phone or anything else. They want a prompt 10am check out, but don't even provide a clock in the room. Bathroom door sticks badly. Handle nearly non-functional. But it's cheap, a block from the beach, and across the street from shops and restaurants. If this multitude of little things won't bother you, then you should have a great time.
