Response to Katie @ Webster House's comments:…read more I'm heartened to hear that COVIA/Front Porch are starting to address these issues. Last December 2023 they were definitely not, even denying the asbestos/rehab problem existed. Your response is very surprising to see vs. the AG timeline. I agree that the health of people should be foremost, most especially those who are often confined to their rooms 24/7 from old age and/or disabilities. I don't know what department you work in, but if your mother, sister, brother or daughter needed care, I would hope you would not want them to accept living in a unit full of construction dust, much less with possible asbestos dust from a popcorn ceiling. Review: Not long ago I personally experienced, with witnesses, the results of the COVIA/Front Door rehabilitation process at Lytton Gardens next door. I also toured parts of Webster House. I have photographs and specimens of the materials that remained after unit rehab, and the things I was told by management align nearly exactly with what is quoted by the Attorney General in the case details below. Webster is attached to this property, was built around the same time and from my observations in using similar methods and owned by the same company. I would possibly have ended up in Webster Place SNS if/when my health degraded. Yelp oddly removed my original review, with their excuse, "because it wasn't clear that your review described your firsthand experience as a customer of the business." So specific and rapid, I'm curious why this happened because Yelp is so full of reviews that would be hard to verify were by people's "firsthand experience" at a business. Since I can prove to Yelp, if they like, that I DO have "firsthand experience" with this matter I believe my original review is valid. And perhaps Yelp could contact the Santa Clara Attorney General if they don't want to believe $randomcustomer. AG details are in the link below. I lost a lot of money because of this asbestos issue and feel it is important to make people aware of the actual conditions of these buildings and how they are operated- elderly and disabled people have enough vulnerabilities and don't need asbestos in their lungs on top of them. My original review: Extremely vulnerable elderly and disabled people living here and the management playing fast and loose with asbestos. Disgusting. There's dust all over this place, and management claim none of it is asbestos?? https://www.sanjoseinside.com/news/los-gatos-meadows-developer-agrees-to-1-1m-asbestos-settlement/ "The Santa Clara County District Attorney's Office said Friday that Covia was accused of failing to test for asbestos and failing to obtain the proper building permits on a number of occasions between 2014 and 2022. Los Gatos Meadows and El Sombroso Oaks in Los Gatos, Webster House in Palo Alto and five other sites outside Santa Clara County were implicated." https://da.santaclaracounty.gov/senior-living-company-pay-over-million-dollars-resolve-asbestos-violations

Excellent care for my husband post surgery C2 to 7 Laminoplasty…read more Staff were excellent, both nursing and rehab We highly recommend this facility

This review is for the Skilled Nursing Facility at the Vi where my mother stayed in 2016 for 3…read moreweeks, then again recently end of 2025 for 6 weeks. Both times were for post-surgery rehab, mainly there for PT/OT to regain her strength. I should preface that my mom is in generally good health for her age (95), no dementia, heart condition or diabetes, and did not require special meals or medication. The Vi's facility and meals are excellent- private rooms with attached full bathrooms are essential to have the proper rest for recovery. All the staff are friendly and courteous. Keep in mind that the job of a CNA is neither easy nor pleasant and we truly appreciate the level of care they treated my mom. The in-house physician, Dr. Hussain, and her assistant, Nan, were very attentive and diligent. Nan visited my mom three times a week, ordering any tests necessary, always on top of her condition and medication, and patiently addressing our concerns. A special shout out to the therapy department-all the PT, OT, and ST are highly qualified, provided the appropriate challenge and motivation for my mom's rehab which was essential for her to regain her independence. The rooms and bathrooms are always clean, no smell anywhere in the entire facility. No patients 'parked' in the hallways or nursing stations. There are plenty of activities and live performances which are shared with the Assisted Living and Memory Care residents, a bonus where the SNF, AL, and MC are physically connected. The VI SNF, as good as it is, is not the same as having your own personal helper 24/7(which some patients do hire). Patient to CNA ratio about 6:1 (I think). Some patients require 2 person-assist and some don't. The promptness of care really depending on the level of care your neighbors require. There are times when my mom rings the button for help and no one comes for a while; then there are times when 2 people come within minutes. Of course, I wish help would come within minutes every time, but with my experience visiting relatives and friends at other SNFs, this is about as good as it gets. We cannot thank all the doctors, nurses, RNAs, CNAs, therapists, activities coordinators, cleaning and kitchen staff, front desk receptionists, and administrative staff enough in helping my mom with her recovery.

Within the last year, I have had two family members -- neither a resident of the retirement community -- spend time in that new facility. This review is about the facility, not about the retirement community as I have no experience with it -- beyond meeting many delightful residents. Everyone working at Channing House is friendly -- they do a first-rate job of hiring topnotch people, not just the kind and knowledgeable nursing staff but all the employees who work behind the scenes to keep the place humming, greet visitors, drive patients to medical appointments, and bring gourmet meals to residents. Everyone gets personal attention. Our most recent experience was with the SNF, and everyone who came to visit the patient commented on how clean and cheerful it was. I was told that many of the residents of the retirement community volunteer in the SNF -- one of the volunteers said to me "we figure we are all going to spend time here at some point, so we want to make sure it's nice!" I credit Channing House with the fact that both my family members recovered from serious health setbacks and progressed to the point that they could be discharged back home. The location -- perfect for walks (and always lots of parking) -- is a nice bonus, and let us take outings to coffee shops, the nearby park, downtown library, and even Sephora.

They set the tone for this independent, non-profit retirement home. The staff from top to bottom has done a Herculean (and Sisyphusian) task of keeping residents and staff safe. The communication has been **daily** with outside family, including emails, voicemail blasts when necessary, and a weekly update by the head of Channing House via Zoom with all residents and family that wish to participate. The staff is working so hard and so effectively and sensitively to keep everyone healthy, comfortable, and well cared for. They are surrogates for all of us family who cannot be there in person. I will be eternally grateful to them for everything.
