In January they told me it might be ready by spring, but it's now September and looks exactly the same. I think they just wanted me to stop talking and leave. I assume if I ask again this year they'll just kick the can a bit further down the road and hope I move away so the my replacements don't expect the pool should be functional. I've never heard of a pool taking 2 years to get fixed. I think you could build a few new pools in that time. There's a bunch of paper on the windows so you can't look in to see the lack of progress. The paper was falling down so we actually could see, but after 6 or 8 months they finally went in there and put up some new paper so we can't see. Similarly, the staircase on the back of the property that goes down to the river walk, the one right in front of the maintenance storage or whatever...I think it was about a year before they fixed it. Literally. Wooden stairs. I am not particularly handy, yet am confident I could have knocked that out in a weekend or paid a couple guys to do it in an afternoon. But they waited a year with caution tape up on it, looking like a crime scene. What a strange choice to paper up your magnificent indoor pool room and put caution tape over the stairs to a park. It's a very trashy look and they're perfectly fine with that. There's also a clubhouse at the front of the property that no one has been able to use for 5+ years. They closed it for covid and started using it as a storage unit for appliances. I guess management is okay with having a big vacant clubhouse front and center on the property, cobwebs building up in the long-since-drained hot tub. Windows all over the building so you can look in and see the broken refrigerators and washing machines. Local kids have started saying a witch lives there, lol. This summer has been really good with the outdoor pool, but one summer the outdoor pool was closed for a whole month out of the summer. 100 degree days, and absolutely no sense of urgency to get it working. I felt so bad for the kids who live here that summer, what a rip off. As others have said, the trash gets to the point of overflowing every week. The last maintenance request I placed took over 2 weeks before they called me back, but the maintenance guys seem nice so there's that. I really love the property itself and the location, it's such a shame that management is so complacent in mediocrity. I feel bad complaining to the front desk because they just work here and clearly are not empowered to make any changes. Hoping this gets someone's attention who might actually care about having the property live up to its potential. Please fix the indoor pool.

They didn't let me tour my unit before I moved in saying it wasn't ready, then when I did move in there were so so many things broken already and the place had a weird smell. By poorly designed I mean I have to turn my plates to the side in order to fit them in my kitchen cabinet, or there's a huge pillar right in front of the door when you walk in which makes moving furniture in very complicated, or there's no overhead lights anywhere besides the kitchen and bathroom. Staff and maintenance take at least 2 weeks to get back to you, which can mean no working light in your bathroom or not being able to use your dishwasher for 2 weeks. There's also MOLD in the unit in multiple spots and they came to inspect it multiple times and each time they just cleaned it with bleach, covered it with more paint, and would blame me and say I need to open my window more often (which I open it every night). Also parking, including visitor parking, absolutely sucks and there's not enough, and you can get towed even for back-in parking. Plus, hella ants and spiders. The only good thing about this place is that it's pet friendly.

WARNING: Before you sign a lease, think twice…read more In my experience, the owners are extremely unwilling to spend money to properly take care of their residents, and the management turnover has felt like a revolving door. Unfortunately, when serious problems come up, it seems like the residents are the ones left dealing with the consequences. We pay top dollar for a three-bedroom apartment, likely among the highest rents in the entire complex, and the way management has handled a major plumbing and remediation issue has been incredibly disappointing. This is especially frustrating because last year we already had to deal with a separate mold/moisture problem involving the ceiling and roof throughout our entire apartment. After going through that, finding ourselves dealing with another significant moisture and mold-related issue has been extremely frustrating. A plumbing problem that was not our fault resulted in water damage and visible mold in our kitchen. Management never told us what type of mold was found or whether it was ever tested or identified. What was particularly concerning was that some of the workers who came in to clean and remediate the affected area were wearing masks and full protective suits. We were left wondering what exactly they were dealing with and why no one was willing to explain it to us. We are now living through remediation with our entire kitchen completely inaccessible for "at least a week." A large drying heater/fan has been running continuously, 24/7, creating constant noise, heat and discomfort while using OUR electricity. Our kitchen is sealed off in plastic, there are strong chemical odors from the treatment, and we have no kitchen sink or dishwasher. When we asked about temporarily staying somewhere else during the remediation, management refused to provide a hotel or Airbnb and instead told us to file a claim with our own renters insurance. I am not willing to pay a deductible or potentially affect my insurance costs or claims history for damage and remediation that we did not cause. The alternatives offered were a refrigerator, microwave and hot plate to set up in our living/dining area, along with paper plates and plastic utensils. I have a nicely furnished home, and I am certainly not going to put a hot plate on my wood dining table. But what really makes no sense is that if we were to cook on the hot plate, we would have no kitchen sink to wash the dishes in. I can only assume we were expected to wash those dishes in our bathtub. A hot plate, microwave, paper plates and plastic utensils are simply not a substitute for having a functioning kitchen. We are also dealing with the noise, dust, heat, odors, inconvenience and disruption of having remediation and construction happening in our home. I work from home, which makes the constant noise particularly difficult, and my kids will soon be starting their online college courses from home as well. What has been most frustrating is the lack of empathy and transparency from management and the owners, particularly when it comes to discussing compensation for the loss of our kitchen and the significant disruption to our home. Instead of simply recognizing the impact this has had on our family, it has felt like we are having to negotiate over every small accommodation as though we somehow caused the problem. I understand that unexpected repairs happen. What matters is how a property takes care of its residents when they do. In this case, we have felt like the burden has been placed almost entirely on us. We pay top dollar to live here, and we expected much better consideration and support during a situation that was entirely outside of our control.

In November 2024, we spoke with the on-site manager before renewing our lease and explained that we were facing a likely family medical crisis - one parent in hospice care, the other facing a terminal illness. We were reassured that if things took a turn, corporate would likely respond with compassion and that exceptions have been made in the past. Based on this conversation, we signed another 12-month lease. By April 2025, that medical emergency became a reality. We submitted a written request to terminate the lease early so we could move across the country to provide full-time care. We offered documentation. The company declined the request outright and has ignored our attempts to follow up and create a dialogue. We never asked for charity - just basic flexibility during a time of documented crisis. After five years of good-faith tenancy, this lack of empathy has been profoundly disappointing. If you're considering a NALS-managed property, please take our experience into account. This is my honest review, I am not being paid lol. We moved from California last summer and needed to find a place to live in a limited amount of time. I contacted so many apartments and staff at the colonnade were so responsive and helpful! Mihail helped us when we moved in and immediately was so kind with my two boys. My oldest son always loves to go visit him at the office and always leaves with goodies. Mihail continues to provide us with the best assistance when we need anything and always greets us with a positive attitude. If you ever need any maintenance done, you can easily request it through the resident portal and I promise you, they are there either same day or the next morning! The maintenance staff is super respectful with your unit and are nice as well. The units themselves are nice and it's a plus that they come with garages. If you have more than 2 cars, you maybe have trouble finding parking and that is probably the only downside. Other than that, I highly recommend living here. It's a big plus being next to the Rock Creek trail and we love going for walks often around here.

On a couple of occasions we even caught her peeking like a peeping Tom (or Tomasina) through the cracks in our blinds!!! If you have the misfortune of living here, make sure you or your roommate's significant others do not stay over too often. You will be charged $50+ if an unregistered vehicle stays for more than one night and is linked to you. Even if it isn't in the lot. My roomie's BF took to parking across the street to try to avoid her scrutiny, but Bobbi is retired and has nothing else going on in her life other than managing the apartment complex. She prowled the complex constantly and fined us for his car being there, even outside of the complex across the street, until he took to parking in a nearby neighborhood instead to avoid her spying. When i was moving out I deep cleaned my apartment so thoroughly that it took me and two friends 4 days, and it took me two weeks to recover from it. It was cleaner than when i had moved in! Yet, because i was stupid and didn't photograph things before i left, the on-site manager fabricated a bunch of completely false damages that she charged me for, totaling over $800. I never paid, and as they have my forwarding address and have never attempted to contact me again or send me to collections i can only assume that they know they are in the wrong but just wanted to find a way to steal my $400 security deposit that looked slightly more legally valid. Lesson i learned from all of this: ALWAYS photograph the entire apartment before moving out! I never HAD to do that before, but i really SHOULD HAVE here. I don't know if on site management is still the same as when i lived there a little over a year ago, but if so i would suggest to stay very far away. Other than that...the apartments are decent for old apartments. Thin-ish walls, but spacious, good kitchens, etc. It is too bad a great location and decent apartments have to be ruined by truly awful on site management.
