While I did not bring my car, I was pleasantly surprised to see they do have their own parking lot behind the buildings. Our room was spacious, super clean and the bed was the comfiest bed I've slept in in some time. I was concerned that the walls would be super thin since it's technically in an old residential building but it was pretty quiet. The free breakfast in the AM was decent - standard breakfast (not made to order or anything) but still good. All-in-all, I felt like we got great value for the price. I'd definitely stay here again and recommend it to anyone visiting Newburyport.

The location is what defines the inn. It is located literally steps from the best restaurants and…read moreshopping in downtown Newburyport. It's an inn dating back to 1880. The rooms are comfortable and reflect the old nature of the building. The amenities vary greatly based upon the room. Only a few have fireplaces. That's what makes these places unique We've been going here for several decades. It is a solid 3 with location tipping the scales. Service feels transactional. Rooms are okay. The lack of options in Newburyport drive the price. The sheets are very thin. And the halls could be cleaned better. For $400 a night in October, it missed the mark. Expensive for value. Towels are small. Large gap under door allows for hallway noise. The Inn charm has been lost with time. Many of the rooms could do with a refresh. The same could be said for the quality of the breakfast.

We rarely leave negative reviews, but our experience was disappointing…read more Our room was 73 degrees overnight, and the air conditioning would not work. The thermostat asked for a PIN code, and nothing we tried worked. We contacted the innkeeper in the middle of the night and were told to turn the dial instead of touching the screen and to open the windows. We had already tried both. Around 4:30 a.m., she came to our room. Three of the four windows were stuck shut, and the only one she was able to open had no screen, making it unusable. Around 5:00 a.m., we were told someone had "turned the AC back on," and only then did the room begin cooling. What was most frustrating was the inconsistent explanation. We were initially told this had never happened before. Later we were told the heating system automatically switched because it was 58 degrees outside. If that's how the system works, the listing shouldn't advertise central air conditioning without explaining that guests may not actually be able to use it. We were awake for most of the night because the room was so warm. We politely requested some type of refund or credit since the advertised air conditioning wasn't available, but that request was denied. The property itself is nice, but customer service during this situation was very disappointing. We simply expected a comfortable night's sleep and a reasonable effort to make things right.

The rooms were adorable, the innkeeper friendly and gracious with us and went above and beyond to…read moremake our night there memorable. Highly recommend!

At night and early morning, there were no outside lights on the parking lot. That is a dangerous scene and could be an major issue in the event of attempted burglary in a vehicle or other issues. Not sure why the hotel management can't turn on the exterior lights and leave on at night or in darkness. All the time we were there, for three nights, the hall carpet and elevator carpet wasn't once vacuumed. Food was on the floor in the same spot for these days. I saw the housekeeper service on our floor once and they still did not vacuum the hall carpet and pickup the food near the elevator where ants were collecting. The room though was clean. I didn't get my typical extra pillows I requested. When we arrived the room first night, there was one partially used roll of toilet paper and no spares. We had to get extra toilet paper and towels also. Second night and for the remainder of the stay, the toilet kept backing up and we had to request a plunger for the day. The breakfast wasn't very good. First morning the food was nearly gone and wasn't much of a selection. Other than the negatives, it was a decent stop to stay for our purpose. It's easy to get there too.

From the moment you arrive, everything feels welcoming, the staff are so kind and attentive, and the entire place is spotless. The breakfast that's included with your stay is made to order and absolutely delicious, the perfect way to start the day. On this trip, we chose not to have room service, but when we came back from being out for the evening, there was a neatly packaged bag waiting outside our door with fresh towels, tissues, and toilet paper, such a thoughtful touch, and we didn't even have to ask! The building itself is very old and full of charm, but you'd never know it from the exceptional cleanliness and care that goes into maintaining it. Every detail here is done with love, and it truly shows. It's a wonderful place we'll continue to return to year after year.

3.5 Stars if I could. We were spending a few nights in Newburyport and chose Garrison Inn even…read morethough it was much pricier than other options due to the location and Google reviews/pictures. What I loved : Parking - easily accessible right on site in the adjacent lot with overflow across the street. Great location - far enough from the hustle and bustle but completely within walking distance (5-10 mins) to the main walking areas. Service - super friendly and welcoming. Included with hotel rate - nightly tea and sweets as well as daily made to order breakfast. What I didn't like as much : Rooms are outdated - I can appreciate the historical charm but the AC in our room was a but rickety and the filters needed a deep cleaning b/c they were DUST-TAY! The beds weren't uncomfortable but not super comfy either. Included with the hotel rate - nightly treats with tea were just ok, they seemed like an afterthought for something that should've added to the charm of a nightly tea. There was a bottle of water in the room when we got there so we assumed it was included, we saw a note afterwards it would be $5! Service desk was kind enough to comp it but $5 for water, come on?!? A few bottles should always be complimentary for your guests. Security - maybe it's a low crime area BUT anyone could just come in and out of the building. The hotel room doors don't have any added security - no deadbolts or additional locking mechanisms. All in all - we liked the hotel but didn't love it. It served its purpose while we were there but if we would were to go back this area we may opt to stay elsewhere.
