Having the boat ramp right there was ideal for taking our kayak out and you can fish off the dock behind the owners house. The place was so quiet most of the time, I thought we might be the only people actually staying in our RV. There are several other RVs out there, but we saw only a couple people at one of them while we were there. Dogs are not required to be on a leash here. We only found this to be a problem when one pitbull was especially friendly and jumping on us. We have no idea what the 3-4 dog's names were, or who they belonged to. Dogs poop where they want, and no one is picking it up....however, with that said, I never saw one poop near a campsite. They always did their business further out. There are no concrete pads, no picnic tables, no grills, etc here. This wasn't an issue for us, but you might want to know. It was very cold during our stay from January 3-7, 2022. We had no issues with our water, sewer, or electricity. It was a tight fit for our 42' fifth wheel at the first site they were going to put us, so we needed to move down a bit to a larger area. Luckily, there were many open sites, so this wasn't an issue. There are kayak rentals on the property, and lots to do in the area. There is some fracking going on closeby. A generator (or something that makes a lot of noise) ran a lot of the time we were there. Thankfully, we can sleep through just about anything, so this wasn't a big issue for us. It did detract from the quiet during the day, when we would've preferred to hear nature instead. This fracking is not taking place on the RV park property. They have no control over when this noise is going to come and go. I can see that this would be a big problem for some people. It was loud. But, it didn't bother us a lot because we were gone a lot of the time. My husband would probably say his favorite thing on this trip was the Measurement and Time Museum in Jefferson. He spent over 2 hours touring and talking to the owner. I enjoyed the shopping and talking to all the shopkeepers. There were some cute plus size clothes at Yesteryear and also The Front Porch. I'm hard to fit, and picky about the length of my shirts, and found exactly what I needed. We enjoyed the BBQ at Riverport, and the French Dip sandwiches at McGarity's. Service was good everywhere we went. Everyone was friendly and helpful. The Kroger and Walmart in Marshall are nuts! I've never seen a busier grocery store than the Kroger, and I've lived in heavily-populated Arlington, TX most of my life. It was hard to find a parking spot. We were disappointed to find out the local steamboat/paddleboat recently sank and is no longer available for tours. Also, because it was the week after New Year's, many shops, restaurants, and museums were closed for an extended period of time - some all the way to Feb. 1st. I highly recommend calling first before going somewhere, if you're coming in January.

Oh, how a year changes all the good that a single place could ever have…read more As you all can see, I have consistently reviewed this place as an exceptional place to stay, but because of the unfortunate lack of care and attention to retaining long-term folk from current GM Kimberly the luster and beauty of a place can be so completely and utterly tarnished! Will admit our group was admonished for opening a door not properly marked as an emergency exit. After a second infraction I personally apologized and we shook hands and went on with an understanding from her that all was OK. Only to find out she reports to her board of this serious situation where we didn't obey her authority! Trust me the only situation here is the building in a violation of a state fire code that they don't want advertised. Very small and pedantic minded person to state we had no issue but after we have left and are miles away will in turn admonish you and abolish your reservation without any type of due process or knowledge other than the impersonal email. Absolutely abominable service behavior even if it wasn't towards decades long patrons. This new GM Kimberly is the complete antithesis of a service oriented person! She tells lies, will not resolve dangerous obstacles in patrons way, is not maintaining a good aesthetic to the building or grounds (overgrown vines and accumulating trash) and she does not fully report situations how they occurred. Very unprofessional! And to further show her lack of character, Kimberly invoked other long standing fine employees as part of the lie that she told her board. To the Garden Club: you to need to review the behaviors of your manager instead of revoking reservations. Maybe even ask around what Kimberly's nickname is amongst staff and citizens alike. Sad sad state of affairs at Excelsior. PS I write this in two states: having already spoken with Kimberly this morning trying to resolve this situation amicably and secondly fully knowing my reservation will be revoked too. I will certainly let you all know how this issue is further managed.

We had no idea there would not be any housekeeping services during our 3 night stay, we took our own trash down to the reception to be emptied, we had to ask for towels and carry them up to our room; the room needs dusting; the door facings are dirty with finger prints; the mattress is terrible and needs to be replaced as it sags in the middle; the pillows are of poor quality; there is no place to hang clothes. Our room is the Hayes Room which overlooks the roof and A/C unit. The real issue is our disappointment not to find all that your website promises. The room rate was quite expensive!

I'm giving The Culberson House 2 stars, when I really should be giving it 1 star. Here is the…read morestory of how the Culberson House and its owner nearly ruined our weekend. I booked a room at the Culberson House B&B as part of a Christmas present to my wife. I researched all of the B&Bs in Jefferson via TripAdvisor, looked at the available dates, and decided to book a Saturday night stay at Culberson House via their website. My reservation was processed and I received an email confirmation of my reservation along with a confirmation number. Seamless, no? Well, apparently it was too good to be true. We drove the 3 hours to Jefferson, Texas and were eager to check into our B&B after a brief picnic at Caddo Lake. We pulled in front of the B&B and walked inside. No one was there. We looked around a bit, hoping that someone was just out of earshot. Nothing. I call the contact number left on my confirmation email. One ring and it goes to voicemail. I leave a voicemail. 15 minutes later, we get a call from the B&B owner. She was out of town and thought there were no reservations. In other words, we were stranded 3 hours from home with no place to stay. The owner said that she logged into her reservation portal and showed no reservations. I not only had an email copy of the reservation and reservation number, but I also went to the B&B's website right then and there to confirm that it showed the room I rented was booked. It was. By me. The owner scrambled and said that I should check out another B&B that was comparable nearby. Not a reservation transfer. No no, that would be too helpful. She texted me a phone number. That was it. Thank the Lord that we weren't from out of state and stranded. Also, she said that this B&B served breakfast, while Culberson did not. You heard that right. A Bed and Breakfast without breakfast. Isn't that just a B? Now that our plans were shattered, we said fuck it and decided to walk around Jefferson and then drive back to Dallas. We were incredibly disappointed with the Culberson House B&B and the owner. My recommendation is to go with another B&B in Jefferson. Perhaps one with more experience that is locally owned. GOOD: The place is beautiful. BAD: Literally everything else.

We rode in on our Harley. We were welcomed by the owner, Hollis. He went above and beyond to make our stay AMAZING!! The antiques and history of them and this house is incredible. He made it and this charming town make me want to look into the history even more. He asked on the phone before we left home what are we interested in doing while there. He said he will drive down to the lake and get the info on the gator/swamp tours and paddle boat so we will have that ready when we arrive. He did. He even had people to talk to when we arrived. But he made this elegant historical home feel like we stepped back into its rich history and we were living it. We relaxed on the back porch on these plush wicker couches and rocking chairs. We looked out over this plush yard with a fountain bubbling away sipping my tea. He let me choose what type of music I wanted playing quietly all over this mansion. I sat in the parlor near this piano that came over on a wagon. There is a hidden door that lead into my bedroom a back way. I have ALWAYS wanted to see one of those, let alone stay there. My bedroom had an old DEEP claw foot tub that I refused to get out of for hours. We were at total relaxation mode and just felt so at home. Hollis was so attentive and spoke so highly of his wife that I can't wait to meet her. We will be back!!!! If you miss out on this jewel you are missing out on a real find. The charming down town where everyone is sitting outside and so friendly with their cobblestone streets and out door wine tasting with live music everywhere is just 2 blocks down from the home.We walked and ate at 3 different places, and did a wine tasting and antiqued shop. There's even a Christmas store as well as theater for live shows, music shows as well as movie theater. It is so safe and charming we just walked back late at night and crawled into our lush bed where we slept better than we have in a long time. Thank you Hollis.

Overall experience was superb! Starting from our call, we didn't book ahead of time but they were able to get us a boat tour in an hour. Upon arriving, they greeted us kindly with a warm welcome. Our boated tour did last an hour, with the tour guide entertaining my stepdad with fun facts about the lake and its inhabitants. We were told that gators are rare to see especially during the day. And yet throughout our trip, we saw multiple great egrets, blue herons, one gator, and one ratsnake! We were astonished at how much wildlife we observed. The trip lasted an hour. It poured rain about 20 minutes after the tour ended. Truthfully had we postponed it, it could've ruined my Caddo Lake experience. I'm really glad the timing worked so well for us!
