Septic Tank

We signed to build with Shaw in March of 2021 and we have deeply regretted it since. Our house finished in August 22nd, 2022 and we are heartbroken over the end result. Our ceiling is 6" shorter than it should be in our living room, dining room, and kitchen. One of our corners in our living room isn't even a corner. We have seams along our walls from where the ceiling meets the wall, and it looks terrible. They've had to replace all of our floor trim, which still looks like garbage. Our exterior house paint is peeling after having been scraped and repainted already. Over the course of closing till now, we had the following replaced: our shower glass, tile in our master bathroom and shower, our kitchen island countertop, our carpet upstairs, 4 painted accent doors, all of our trim downstairs, and a pocket door in our master. All these things were done while we (my husband and kids) were living in the home. We've literally had people at our house since August 22nd, fixing things left and right while we are trying to raise and care for our kids. Shaw forgot to install a gas line that we paid for, so they had it install Friday the 14th of October. The plumber trenched our yard and severed our internet cables, then hit our septic pipe. He repaired the pipe but didn't realize that the pipe busted inside one of the septic tank covers. We learned that "surprise" on Sunday when my husband heard water gushing under one of the tank covers. These are just some of the problems we've had. I've attempted to submit a BBB complaint but Shaw couldn't say anything besides "sorry" (summarized), and it somehow never got posted to view publicly. I can't even describe the amount of hardship this build has caused our family emotionally. What should have been one of the best and most exciting milestones of our life, has turned into an absolute nightmare. Because of this, I don't even enjoy living in the house we paid so much money for. The only positive thing about Shaw was our superintendent that inherited a house with a messed up frame job. She cared, and did her best to try and fix our issues. At the end of the day, Shaw failed to hire subcontractors that cared about the work they did. Do yourself a favor and skip on this builder. They were 7 months late on delivering our build, interest rates hiked to astronomical amounts, then they yanked our incentive for not using a preferred lender. Worst experience ever.

Here's some examples of the types of issues we had when we moved in: - 13 Windows Incorrectly Installed & Missing Hardware - 10 Window we couldn't operate - 9 Window Leaks - 6 Doors that Wouldn't Close or Stay Closed - 2 Rocking Toilets - Yard Drainage Issues - etc We've had a terrible time getting issues addressed. To make matters worse, each time a Shaw rep shows up, they completely agree that prior work was not acceptable. So if it's not acceptable, why do they continue to do it? Also, they are non-responsive. Be prepared to spend your own personal PTO to manage the subs when they show up. The issues we've experienced have been continuous throughout the process. We are at our one year and still have issues from the 60 day that haven't been corrected yet. Not to mention I'm being forced to act like a jerk just to get someone to respond. Apr 3rd - Warranty Visit -- Subs Didn't Show Up -- Incomplete work because necessary tools weren't on hand. -- Promised Return to Correct Pending Issues Apr 13th - Follow-up Due to No Communication May 2nd - Follow-up Due to No Communication May 14th - Follow-up Due to No Communication Now I get to harass the owner to try and get someone to respond. It's just crazy with how much money we spent that Shaw Homes treats us this way. And this isn't a one off for us. Here's another example from our 60 day where I had to end up acting like a jerk just to get someone to respond: June (60 Day Warranty Visit) -- Pending Issues Identified (Resolution TBD) Oct 22 (Onsite Rep & promise for review with the home office) Nov 4 (Follow-up Due to No Communication) Nov 19 (Follow-up Due to No Communication) Nov 27 (Owner Personally Confirms Receipt and Promises Resolution) Oh, did I mention no one ever got back to me on the above example. I just waited for the 1 year appointment which was my first example. So all in all, I can't recommend Shaw. Overall, my house is solid and I'm not concerned anything is going to fall apart but the way they treat their clients just isn't acceptable in my opinion. Maybe I could recommend buying a Shaw built home, but I could never recommend building with Shaw.

450k house sold to us with crooked windows, terrible paint job, cracked concrete driveway and walkway, scratched bathroom tile. every wall Seam has cracking and peeling paint. Holes in yard. dropped ' salsa' by the toilet during the build and the grout is still stained. house was never cleaned Sprinkler system doesn't cover full yard but our neighborhoods who built with Shaw have sprinkler systems that cover their entire oversized yard. front door was put in incorrectly so walls surrounding front door are not flat. our 150k house with simmons homes was better quality. Do Not recommend. Insanely disappointed and regretful. We have lived here for 3 months and I want to move already. Then their painters Finally call you and accuse you of doing something to mess up The paint...yeah in every single room?? It should have been done properly the first time. When you are excited to move into your house after FIFTEEN months you don't notice these flaws until your eyes adjust. you are just excited to finally have somewhere to live.

These are just bad caulking, window sill cracking, etc.
