If I could give this company a negative 5 stars I would in a heartbeat. They will nickel and dime your deposit upon move out, be rude and harass you on the phone any chance they get. They have no integrity and will "loose" payment slips and maintenance requests. If you decide to rent be sure to record and document EVERYTHING! I have rented from them for about 2 years now. I wouldn't recommend doing so if you are looking for a REPUTABLE, HONEST rental company. We get notes on our door if our grass is longer than an inch and frankly they should mow the yard!!!! or WEEDS should I say. I had to buy an expensive ass mower that can actually CUT thru the weeds in the back yard. Maintenance is a joke. We called them once to fix our fence as it was falling off and it took 6 months to come and do it. We submitted a repair request to come and fix the counter where a chunk they patched broke free and they blamed it on us, saying something hit the counter we are subject to being charged at the end of our lease!!! so we pay 2k a month and have a counter with a chunk out of it. Kind of embarrassing really!!!! if you have good tennants who are clean, pay their rent and don't damage stuff you should really honor fixing stuff as it wears out or breaks! So... I want to be fair and balanced here, and share up front that I did not choose to enter in a lease with this company because of what I will describe below. There was a nice Craftsman style home 30 minutes outside of Longview where Sharp Property Management is located, and I live an almost 3 hour drive away from this particular property. I first saw the property on Redfin.com I filled out the form on Redfin to see the property and heard nothing back. I noticed that the pictures of the house had a watermark with the Sharp Property Management, so I looked them up and wrote them directly, telling them I found them on Redfin, didn't hear from them, and was contacting them directly. They had no idea what Redfin was. Ok, sure I get it, but moving on. I gave them a call, and the receptionist said they wanted me to first go by the property to see it before they would have someone show it to me. I told them I live 3 hours away, and they said that was their policy. Ok... I set myself up for the 3 hour drive during the weekend, but didn't manage to get out there, as I had somethings come up. So Monday, I e-mailed them and asked again for a tour of the place, and they told me that they would not show me the place without filling out an application, and forking over $70 for a background check. Ok... *sigh* sure... They sent me a .pdf of the application, and I got to filling it out. I gotta say of all the rental applications I have ever filled out, it was the most stringent I have ever encountered. I get wanting as much information about an applicant, but this was beyond the pale. On the form, there were threats of leaving any space blank at all would be grounds for rejection, that another application would need to be filled out for my fiance (with every... single. space. fillled. out. or else!), that only so many adults and children could live in a certain sized home (A 4+ bedroom home could have 8 occupants, 3 adults and 5 children), include a picture of both my drivers license and social security card. Fine, fine. Luckily I have a copy of Adobe Acrobat to fill it out on my computer. I fill every line out, get everything that was needed emailed out to them. They come back that they needed not just one copy of my paystub but multiple pay periods, so I sent them several months worth. Then came the time to send them the money for the background check. They wanted me to get a check or money order, take a picture of it and send it to them. What is this, the 90's? I asked if they had Paypal, Vinmo, could I transfer it directly from my bank? Anything? I don't know about you, but I don't use checks, and really haven't needed a checkbook for over a decade now. Nope. I go to the post office and get a money order, fill it out, take a picture of it and send it to them. So, we set up an appointment to look at the place, they don't show houses on weekends, so I have to take time off work to see it. I do the 3 hour drive, and meet the agent there. She was pretty nice and we walk through the home. The home - it had issues. The property had not had a final cleaning. It was somewhat clean, but the front porch and door were all chipped and needed painting, the inside walls were dirty and it had a bad smell. In the advertisement it said it had a "wet" basement with the insinuation that it could be still used. The basement was a wreck. Black mold, standing water, a broken rusty water pump. There was no way this space was usable, and likely a health hazard. I would classify it as a "tall crawlspace" under the house, as you had to also hunch over because the added insulation on the ceiling. There was another area next to the basement that was not part of the concrete foundation that was for storage... It was muddy, and piled with garbage. There was also an outbuilding (the ad implied something about this, but may have been refering to the side room) that was literally falling apart and caving in. Otherwise, the electric stove was iffy, and a basic but ok refridgerator. I asked questions, but although the agent knew some stuff, important things like "average electric bill", "Who takes care of mowing the large lawn" they had no clue about... Ok, fair enough, that could be answered later. Despite its problems, I still thought I could make the place work, and indicated I was still interested. They said I was second in line for the place, and to write the applications manager. I did so, and I got an email and was told I was now first in line, and they had to wait for one of my references to get back. Ok, its all good. Running out of room here. TL;DR They wanted $3000 in rent and deposits, no way to start the lease at the beginning of the month, and to pay them ($3000!) in MO and take a picture and send it... I declined. My impression is that this place is set up to take advanantage of low income people and is what people describe as a "slum lord". Great for the owners, not so good for tenants. My kids have been renting their very first apartment from sharp since November 2022. They have always paid their rent on time with no problems. Last month they paid their rent 1 day early and being new young adults out on their own they forgot to turn off their automatic payment for the next day. They thought because the amount showing was $0 that the automatic payment would not go through which is a very understandable mistake. Well the automatic payment tried to go through anyways even though it showed the amount due was $0. Sharp charged them a $50 bank fee for this mistake which they paid. Now they will not allow them to make their payments on-line using autopay. These are very young responsible adults working very hard for a living to make ends meet. What you have done is wrong to take $50 extra payment when all they did was pay a day early and forget to turn off autopay!!! And now you will not allow them to autopay. This business clearly does NOT care about its tenants and only cares about ripping people off. Very mad momma here!! this business should refund the $50 they stole from these kids and they owe them an apology for the way their staff has treated them regarding this issue! read more

I forgot to post, we moved in at the beginning of Covid, March 2020.. Then this year we purchased a home and were able to move out, so we moved out the of May 2021. I have to say reading all the people complaining about not getting their deposits back I feel they may have needed to try harder, I don't know though. We live very clean, and cleaned our butts off when we left, and guess what? We got ALL OUR DEPOSIT BACK!!! Yep, all of it. And also want to add that while we lived there they were quick to solve the few maintenance problems that came up while we lived there (use the app). Anyway, hopefully after buying a home we won't ever have to rent again, but if we ever had to I would for sure use them again, and definitely recommend them. I was hesitant in trusting reviews for this place. No, they don't rip you off with application fees. They are the cheapest I've seen. They also have a friendly staff, at least until you delve into the application process. That's precisely where things changed. Full disclosure, we had a baby last year, and my girlfriend had complications. She was out of work for a substantial amount of time, and i also missed enough throughout that it did affect my rent. Always paid, but had some lates. When denied, we called to see why. The lady actually said we didn't disclose late payments. Really? I know what i put, as well as my girlfriend. Our disclosures were identical, since they were for the same reasons. I verified her application before turning it in, so I have no doubt as to what we put. As well as posting on the internet now, does it seem like I am lying? She said we were denied for not disclosing this. And when I called her on it, she became EXTREMELY rude. I never have these kinds of interactions, so I quickly ended the call to avoid saying anything else. Anyway, I've never felt so lucky to not get a place as this experience made me feel. I do feel there are some good employees here that I feel for, as my impression up to this point was mostly good. Oh, Sharp, please feel free to respond. You need to make some changes in your office. They took over a week to process our applications after telling us it would be 48 hours- and unless you speak to one specific person the receptionists know absolutely nothing. They also will tell you that your application is looking good and then deny you and keep the application fees, without showing any sort of empathy at all. They have no income requirements yet will deny you based off of not making 4x rent (which anyone applying at this company likely is low income) they also don't respond to emails so you have to constantly call and PRAY they aren't on lunch (for hours it seems) very unprofessional. do not recommend, unless you want the run-around and have plenty of time to waste. read more

I don't have anything good to say... They tell you to drive by the property and if you like it schedule a same day viewing. Found the house I liked and called. Made an appointment for that afternoon. I'm sitting at the house for almost an hour. No sharp representative. When I call to make sure she's ok. I get "oh no! I forgot about you." An hour later... she shows up. I walk the house. Asking questions that she has no answers for... I already had the cash and applications filled out before the showing. Follow her back to the office and turn it all in. Call the next day asking about the pieces of plexiglass for windows. The reply I get, "owners don't have to replace broken windows. Plexiglass is a fine substitute." WTH? Really? Ok. I'm desperate for a place. Been living in hotels for weeks. I'll take what I can get. It's now been 2 weeks since I submitted our application. I've called 6 times and left messages. Not one reply! I'm not sure what kind of racket they're playing, but this is unacceptable. read more

WORST PROPERTY MANAGERS EVER. DO NOT EVEN TRY TO RENT FROM THESE CROOKS. YOU WILL REGRET IT. I AM HOMELESS DUE TO THEIR INCOMPETENCE AND APATHY. We put in an application on the 3rd of the month and they jerked us around for 4 weeks before rejecting us. They rented out 2 places from under us which prolonged the application process, but honestly I have no idea how an application would take 4 weeks regardless. My husband and I have become homeless because of these people failing to do their jobs on even a basic level. If they had not taken 4 weeks to inform us of the issues with our application, we might have been able to send out others and find a place in time. Unfortunately we crossed paths with Sharp and they have truly, utterly boned us. It's even worse because they've bought up like 80% of the properties in Longview/Kelso so if you can't rent from them then you're just kind of screwed. I will be placing a complaint with the BBB and writing as many bad reviews as I can. I hope that someone else can avoid this situation. My move in process was amazing. Move out? Not so much. I was in a month to month lease, but since I didn't live there for 11 months, they kept my almost $2,000 deposit (I knew that would happen due to the contract but even with Covid, there was no grace). They came up with all kinds of extra charges on top of keeping that deposit such as touch up painting, fixing a screen door they said was ripped (that wasn't) etc.... when I said they can't legally charge me for painting because there was no damage, just touch ups, I was told that because I only lived there for 6 month, the "normal wear and tear" doesn't apply. Apparently, if you only live somewhere for 6 months, you aren't allowed to hang any pictures up with finishing nails...(I literally had maybe 5 or 6 total). I feel the move out fees are mostly bogus and that they take advantage of people and scam them out of money. Very disappointing. read more

Hey there folks! Alright, so this is your run of the mill property management company. They didn't exceed our expectations but we really didn't have any problems with them either. My wife in I were in our home for about 6 months and always payed rent on time. When it came time to leave we were worried that they would pick apart the home after we cleaned it but we got almost all of our deposit back, including our pet deposit. Do I personally believe they needed to paint like my receipt said? Probably not, but everything said and done I was happy with their consensus of how we left the place. As long as you aren't a problem child and clean your place up as good as you can before you leave you should be good to go. Recommended. read more

I've lived in my home for 8 years. Recently, Sharp gave us a 10 day comply or vacate notice, then showed up on day 9 and accused of us only wanting to comply for 1 day as her reason of showing up early. They are acting as if they are above the law. She repeated that we received a 10 day comply or vacate then continues to yell that she is still telling the owners that we didn't comply by day 9 and that the report is still going in. We had no issue complying but when you think you have 10 days and they show up on day 9, it's misleading and bad practice. All around our experience with sharp has been intimidating, rude and full of bad management. Also, we requested and called the office time and time again for a copy of all the things that needed fixed and claimed they emailed it to me. But when I called the office, the person working said to me that lady who emailed me was aware that it didn't go through and that they must have the wrong email address, which I confirmed it wasn't the wrong one, and I receive all of their other rent reminder emails. Of course those ones go through just fine. It just really feels this company only cares about money. Which they are very well known for and unfortunately had to experience myself to believe this. i will be pursuing legal advice read more

Keep in mind that while some tenants can be very difficult to deal with, so can some property owners. Some are stingy, unresponsive, uncooperative, and reluctant to make repairs, and these negative attributes have to be dealt with by the management company - sometimes to the dismay of the tenants. I've been renting from Sharp for over a year. At first I thought they were great. Shortly after It was meh. The house itself is old and had issues right off the bat. Maintenance took a week or 2 for simple things. The office staff are ok, I'd suggest that if they didn't like their job or dealing with the resident's they take a different position or quite as I've only seen maybe 2 staff members actually be nicer. They're fine if you keep completely to yourself and not bother them. In the end they're like most management companies, their end goal is money. They don't really give a damn what the details or anything might be. Be ready for a headache if you plan on renting from them or keep absolutely to yourself. I am a citizen we are legally married and have a 3 year old, we plan on ironing out the kinks, but we're new to the area and expenses have been re-distributed to other more important things at the moment...The "runners" face cringed when I told her our situation and said we can rent to "illegals" against policy. I make well over the asking price of their rentals, I was astonished when I heard about the crazy close minded policy! Sharp never followed through on their end of the bargain. They just sat back and collected their fee from the rent my tenants paid. They were instructed, specifially and witnessed by more than just me (the owner), to not allow any individuals to rent the residence with any sort of criminal convictions. During the two years my residence was rented they never once checked and ensured that these restrictons were being followed. They never once checked the property despite repeated calls from neighbors to the city due to non-maintenance of the yard. The owner as well as family/friends of the owner called and complained as well. The tenants never mowed, and left an old sofa, a broken door, a tv and dead cat was found in the yard. Blackberry brambles grew to take over most of the yard. The tenants also were running a daycare business out of the residence WHICH WAS NOT AUTHORIZED. The multiple compliants regarding the exterior of the house should have prompted Sharp into action, but, no action was ever taken and upon move out it was found that the renters also trashed the inside of the house. Several employees were made aware of the situation and the owners of the company decided to only offer an apology with no refund for services never rendered. PROPERTY OWNERS BEWARE - CHECK YOUR CONTRACT CAREFULLY. ADDITION as of 6/26/15: I sent this complaint to the Better Business Bureau and received two responses from Sharp in which they took no responsibility. I also just received a letter from the City of Longview informing that a lean is now being placed against my property for UNPAID UTILITIES FROM THE TENANT. When I called to inform them of this they hung up on me and a follow up call from the owner informed me that all staff have been instructed to hang up on me and he will be suing me for slander. read more

Sharp is the local garbage fire of property management companies. They seem to count on most of their tenants not knowing or understanding landlord/tenant law, because getting them to follow those laws is like pulling teeth, and they will attempt to bully their renters, rather than be remotely proactive or competent. They will take weeks, sometimes months to, fix the most basic of issues with their rentals. They also skimp on building maintenance as much as possible, and will try to give you attitude when you call them on it, unless you literally raise hell. My Boyfriend and I were in town for the weekend and called to see a local home we waited for 30 min and called and were told that the leasing agent left after she waited for 30 min. We were there 10 min before our appointment(no one was there). We then were told shes on her way... We were prepared to take the home right then and there but decided if this company couldn't even make a appointment on time they were not the company we wanted to do business with.
