So I just got done filling out a application for Catlin properties online. I would of went to their business and filled out an application but it states if you do that they will charge $65.00 online it cost $40.00. So it states at the beginning of the application that a person applying must have all needed documentation. It states the needed documentation is proof of income. Id. Social security card or W2. I enclosed all this with my application at the end of application it ask questions and one of the questions was did I have my housing shopping list? I am applying with a section 8 housing vocher which I had enclosed with my application. After I went through this process at the end of the application when I'm going to pay for the $40 for the application fee. I am then asked some questions and one of the questions was did I have my housing shopping list and it says yes or no and explain and I put no because I didn't know what a housing shopping list was and I explained that. I have went through a series of applications orientations and screening with Longview Housing authority. I have never once ever heard the expression are the word housing shopping list. Well after I filled out the application and I sent it this morning I receive a text message from Catlin properties which stated that my application was denied because I didn't give all the documentation and it referred to the shopping list my ng list. So I called Catlin and talk to receptionist and I explained to her what had happened to me instead of being apologetic or explaining to me what this housing shopping list was she said she didn't know but if I called the Housing authority that they could probably tell me. So I am very disappointed in Catlin properties and I am told that I will have to repay for the application if I want to apply for the duplex that I was trying to rent because of my lack of knowledge of what a housing shopping list is yet the receptionist doesn't even know what it is. So if your looking for a company to manage your property don't pick this company unless you want it mismanaged and to lose money because I did notice that out of all the websites I have checked out online Catlin properties rentals go unoccupied for months after being posted that they're available so your places won't get rent out that fast and as you can see from my story why I noticed that Columbia River properties and sharp properties go very quickly within days after being posted but not Catlin properties puts up the same duplex that I've been looking at has been for rent for over a couple months and it keeps popping up like it just came up just a few days ago but I know that's not true because it's been online for months I noticed that Columbia River properties and sharp properties they have a rental that becomes available and within two three four days it is occupied. So if you're looking for an apartment don't apply here and if you're looking for a property management don't bring your property here cuz it'll stay vacant. read more

Owner review not tenant. They promised a lot and got basically got qq huge headache. They put in a bad tenant. Didn't get full deposit, never informed me till they stopped paying rent. Screwed up multiple times posting notice it was going up for sale. So tenants got 2 more months of free rent. Promised inspection s with pictures and report never got one, tried to blame Covid which is not valid. And the maintenance crew didn't do very good work and had to have it re done. They acknowledged it was bad, but still charged. read more

I don not give much reviews unless there is a realistic reason. I have rented with Catlin Properties for a year. While with-in that year there were items in the house that needed repaired and it took Catlin Properties 6 months and over to repair those thing needed. While speaking with the repair staff about the reviews they have online, I was informed that it was people whom were always late on there rent or broke their lease. While we were done and moved out of the home and waiting our return of our deposit I was informed by mouth and by email that it would take up to two weeks to two months. It has now been 6 months and have only received a part of the deposit I was to get back. Right at the moment we are waiting the owners to get back in a week to cut the rest of the check. While we will be taking legal action at this time. I not only worn folks of this company, but find someone out there that does what they say and says what they mean. I am not impressed with this company and the way the conduct business. read more

We moved after buying a home and cleaned the rental house top to bottom. My entire life I have never not received my full deposit back after a move out. I did feel the family room carpet needed replaced in this home. After a good cleaning it showed above average wear since we didn't move our furniture for years. As expected Catlin deducted the amount from our deposit.....refund was past 21 day requirement for RCW on deposit by 2 days. Eh...we will let it slide. We received a partial reimbursement on our deposit. SIX MONTHS LATER.....I get a call from a collection agency telling me we owe Catlin for nearly 400 dollars in additional repairs. We went in office personally to discuss and understand why we got this call. Instead meeting in an office, they brought our files to the secretary's desk where our business was discussed in the open entry in front of everyone, very unprofessional. After one lady couldn't argue that they were in the right...she called another woman up front. The woman in charge of our file argued with what our post stamped envelope said...claiming she had been doing it "for years" and knew when she mailed (claims 6 days prior to postmark)...then back tracked when I showed her the post marked envelope we kept showing she had exceeded the time allowed by law. She argued that her written mail date met the requirement, false....law is 21 days to tenant. Then they argued it wasn't possible to pull from collections, also false. They claimed they mailed a bill for additional repairs....it was never received and they couldn't produce proof of mailing. I asked why they did not call and they claimed they are too busy and don't have time. When I said it wasn't my problem they were too busy and did not make an adequate attempt to collect prior to collections. She claimed she didn't have to call. False, there are required steps prior to sending to collections. We agreed to just pay the remaining if and only if, it was pulled from collections. They tried to make us sign a promissory prior to being pulled from collections, denied. I was appalled by the lack of professionalism and disregard for landlord tenant laws. I will NEVER recommend dealing with them. We were tenants for five years who never paid late and always communicated openly with them. We were good tenants with excellent rental history. I am so disappointed. Find someone else to deal with....it isn't worth it. If you're dealing with a similar case lawyer up now. I am now considering necessary legal actions. Catlin Properties came highly recommend by two top realtors in Longview. We passed this on to executor that was managing estate for our family with many rentals. I cannot express how disappointed I am with follow up and promptness in getting the home cleaned up and back on the market. It has taken 4 months with a small amount of repair. Clean up still not complete. The contact person Kadi sighted employee turn over and others dropping the ball. They seem extremely under staffed. Their radio commercials sound good but they don't even come close. I was really happy of the idea that this would work. Unfortunately I will not continue with this company. I am sure if it were their own rental the motivation to get it rented soon would be priority. So so disappointed! read more

Friendly and helpful during initial inquiries, the folks at Catlin Prop. turn out to be a rude, grasping, petty lot of characters after signing. Maintenance issues are left unresolved for months, room cleanings before move-ins and after move-outs are poorly done and outrageously expensive (the previous tenant, of course, has to pay for the 'professional' cleaning, and in practice this means they will not see much of the deposit returned after move-out), and the staff has a way of looking everyone over with mean, suspicious eyes. Very unfriendly people, once you get to know them. If this place were based in Portland or Seattle, they'd attract no business. But since it's Longview/Kelso, they (and Sharp) draw most of the traffic despite the fact they're a horrible company. If you have to sign with them, find the nearest exit. I'd driven to Washington from Vermont at the end of the summer to start a new job, etc., and so my apartment search was necessarily very short and limited. Otherwise, after reading the reviews on Google, and viewing the properties they own in person, I wouldn't have tossed these vultures a scrap. read more

If it were possible to give a negative star rating i would. I had rented with this company twice based on being in an emergency situation and the unfortunate fact that they are one of the only two property companies in Longview/Kelso. I will not go into the bad experience i had with them with the first house ii rented. I did rent a second home from them and it was the worst nightmare ii have ever experienced. I am an elderly woman on a very fixed income, like so many others. I rented the home and signed a one lease. I had mentioned to them from the very beginning that the back door to the house was literally falling off the hinges and you had to fight with it to open it. I had a friend look at it as Caitlin told me they would send someone out to fix it and three months later did nothing. The door skins were literally falling away from the door frame. It was summer and warm so the fact that the door did not seal or lock was not a huge thing to me. I continued to email and call and talk to gayle there regarding the back door issues. She assured me that they would fix the door. The summer in the house was sweltering. I did not blame them for the house being a POS. There was no way to cool the house as i had air conditioners and they did nothing to ease the extreme heat. I soon became concerned as to the fact that the house was uninsulated and my fear was what would it be like during a cold winter, if i were to have one. I reached out to the Catlin properties team and asked them to send someone out to test and check the wood burning stove that was in the house for safety before fall and winter weather came. They assured me that they were going to send someone out the first time i asked all the way through to the 5th time i asked. The holidays came upons us at the end of 2016 and the cold winter showed no mercy. Needless to say, I was unfortunately correct about the house being uninsulated. With bitter temperatures slicing through the air leaking walls in the house, i was forced to close up the second floor and not use it at all. i continued my vigil and faith that catlin would get someone out to me to check the woodstove or possibly fix the nonworking electric heaters. My prayers were answered finally, well somewhat. The person that came out to look at the wood burning stove. The gentleman informed me that there was no way he could fix the stove. The stove had been used to burn trash and thus the inside lining of the stove was ruined and completely unsafe to use at all. He told me that he would tell the management company. I relayed the message to my contact there and even finally stopped into the offices. The day i went into the offices the owner was there. He is a large man with a bellowing voice. He heard my conversation i was having with gayle and he became loudly upset and telling me that there was no way that could be the case and even raised his hand to me. I was very frightened and couldn't get out of there soon enough. Christmas is a time of warmth and glittering lights but i did not think it was to be the glittering of space heater lights. I had to purchase many space heaters as the wall heaters in the house either did not work or the one that did work would kick off the electricity in the house. I went to my neighbor, that was a licensed electrician, and asked him if i had the wrong heaters. He checked the electrical panel and told me that the electrical box on the house was not wired correctly and was a major danger. I called and emailed catlin once again about this new issue. I told them that the temp inside the house was as low as 33 degrees and how i could only sleep with heated blankets and even then it would awaken me every morning around 3 am due to the cold. I was told that they had to investigate and confirm the temperature as they did not believe me. This continued and nothing was fixed until Jan 2017 when my son finally came into the home and was astonished at the fact that it was colder inside the home than it was outside. Being an ex-police officer he said that he had experienced elderly people dying inside homes that were cold like this. He told me to give my notice to the catlin company and move in with him. I did give my notice and cleaned the entire home, with the help of my son. After all of the hell i went through and the empty promises they did not live up to, they took all of my deposits and told me it was to fix the home. They even charged me for a water bill to the city that i had proof of paying as the final bill and this is how catlin properties treat the elderly? Maybe i am the only one that was ignored and had my safety put in jeopardy by catlin properties, or am I the only one? By all means stay away from this company. They are running a monopoly in Cowlitz county. read more

Catlin is absolutely terrible, stay away from them! They were very pleasant going into renting a home, I told them my main concern was yard maintenance (I was pregnant) and the windows (they were painted shut, no way to put in an air conditioner or even put in a screen). They told me that mowing the lawn was all they expected for yard maintenance and that they would fix the windows immediately since legally every bedroom has to have one that opens. Upon moving in, I noticed things I hadn't before in the walkthrough. None of the drawers or closets built in the house had been cleaned out, they smelled bad when I opened them and they were very dirty. The shades that were left on the windows were broken, I had to take them down and put up new curtain rods. Behind the toilet hadn't been cleaned for what looked like months, it was disgusting. The dishwasher wouldn't work either. I figured I'd show maintenance the dishwasher when maintenance came for the windows and shrugged the rest off, I should've looked closer. Weeks went by and they still hadn't come to look at the windows. I went in to ask them about it, they said they'd get around to it and that I was on a "list of urgency" with maintenance and had to wait for my turn. I waited a couple weeks before calling again, they said they had no record of me calling before so they'd put me at the top of the list, finally I got a maintenance guy out a few days later. The maintenance guy bought a part to fix the dishwasher and worked on it for a while and looked at the windows to see if he could get them open. He said not only were they painted shut but they were so old they were rotting he couldn't open them without breaking them, and they would need replaced so he'd put in an order for me. The dishwasher although it had been worked on, still wasn't functional it was just making new noises. I called again and they said they'd have Coles Appliance contact me. Weeks went by again, it was getting really hot out and I was pregnant with no windows or AC. Nobody contacted me about my dishwasher. I called about the windows again, they said they'd talk to the owner about replacing the windows. I said I heard CAP helps replace low-income windows, they said they'd mention that to the owner. They said Cole's Appliance should've contacted me already so they'll call again to see what's going on. Months went by, I went all summer with windows that didn't open so I couldn't use AC! Still no dishwasher. Finally I called AGAIN, they said that I was supposed to call Cole's Appliance and they had been waiting on MY call (?) They said they were still looking into whether we could use CAP for windows. I called Cole's Appliance who came out with a new dishwasher. Well, it didn't work, so I called Catlin again. Big surprise, they told me they'd give me a call back. Never got a call back. I gave up, at this point I just wanted my lease to be up so I could move out. Once my lease was finally almost up, they started blowing up my phone asking me to get to CAP and apply for low-income windows. (Now that I'm leaving they want to take advantage of the discount for the windows so they don't have to pay full price for the next tenant to have them). I had just been married and I told them I no longer qualified for low-income windows, so they would just have to replace them. They said they'd send someone out soon. They never did. Finally we got to LEAVE, left the house much cleaner than I found it. I asked the manager if she'd do a walk-through with me; I wanted our whole deposit back, I didn't want any surprises. She said she personally does each walk-through and as long as it's normal wear and tear I had nothing to worry about. I reminded her I had a dog so I was worried about the carpet. I told her I was quoted $200 to get the dog smell out and asked her if that company was good with them. She said Catlin does it for less than $100 out of your deposit. We didn't have any stains so I agreed to do that. Before I returned the keys I waited a week and returned to the empty house to make sure it didn't smell like dog, I took my friend with me to look around and do any last minute cleaning. No dog smell, and we rescrubbed areas just to be safe. Then they sent me not only NO deposit back, but a BILL. $300 Carpet clean, $300 lawn maintenance, $250 cleaning fee. They refused to admit they had quoted me $100 for carpet clean, and they refused to admit they said lawn maintenance was just mowing, they said I was supposed to trim and weed and edge. I told them that was insulting that they were being so difficult to me, since I put up with the dishwasher/window situation with minimal complaint. They said they didn't have record of me trying to contact them, and claimed that they tried calling me multiple times without answer. We are still trying to resolve this with little luck as none of their deception was on paper. Hopefully we can at least help others avoid a similar situation. read more

Catlin Properties is wonderful! I previously lived in a house that was managed by Sharp Properties, who were absolutely horrendous to deal with. I found a much nicer house through Catlin and have been there almost a year now ... nothing but good things to say about this company. They were extremely fast, efficient and courteous during the application process and the owner himself was the one to meet with me when it was time to sign paperwork. The one and only time I've had to call for a maintenance issue, which occurred on a Sunday, they called me back in less than 30 minutes and had someone out to fix it the very next day. To the reviewer who said they lost a house due to not putting a deposit down ... I just have to say that it is clearly stated in the application paperwork that there is a time limit to put a deposit down after approval. I have rented from two other companies in the past but Catlin Properties is hands down THE BEST. I can't imagine renting from anyone else! read more
