I wish I would have done more research before I allowed Grand Oaks to do a hard pull on my credit. If I had a nickel for every time I heard Chris say 'I have been doing this for a long time', I would have money for another down payment. Just do your research folks, don't make the same mistake I did. Live and learn.

Guaranteed Rate mistakenly used an appraiser the first go-around that Chase wouldn't accept as valid when GR tried to package and sell the mortgage to them. The house closing was in December and our mortgage is still in limbo between GR and Chase - and no one has been proactive on GR's end to make sure we have been effectively communicated with during this process. To say that I'm frustrated is an understatement. It's now 4 months on and with a second appraisal now having happened, it's still unclear where we are supposed to be sending our monthly payment. I highly advise anyone looking for a mortgage broker to go to a hometown bank or credit union before trusting this corporate beast. You'll be in much more capable and specialized hands.

From what I looked up online, Wells Fargo does seem to have the best rate compared to the bigger banks. So that's fine with me. He does follow up with you and updates you on what the bank is requesting to satisfy the commitment of the loan Since I am still in the purchase process of the house, I will have to come back and update this review at a later time. Kevin Leibowitz at Grayton Mortgage was exceptional throughout. As first-time buyers, we came to this process with limited knowledge of how mortgages work. Kevin invested considerable time in telephone conversations where he walked us through the fundamentals -- how loan structures work, what the key figures mean, and how different decisions would affect our outcome at closing. He was never dismissive of our questions and consistently ensured we understood what we were agreeing to before moving forward. His value became most apparent on closing day itself. Kevin attended in person and conducted a line-by-line review of the final figures. He identified a duplicate charge of approximately $13,000 that had not been flagged by anyone else in the room, including our attorney. He challenged it directly, and it was removed. Without his presence and diligence that morning, we would have overpaid by a significant sum. Kevin is responsive, precise, and genuinely invested in his clients' outcomes.
