The person who resounded to my email inquiry requested some photos, asked me some targeted questions, gave me some pointers re what to look for, looked at more photos, and responded again. Due to the condition of the home, which hadn't been lived in for a couple of years, there was significant deferred maintenance and open questions about the scope of needed structural repairs. The house sits on a down slope with a large undeveloped basement level. We have a growing family, so were excited about the possibility of expanding the square footage of the house in the future, but unsure about the risk and cost to expand. Dustin Muhn came out to the site this past Sunday on short notice. He walked the Basement level with us and compared his observations to the seller's home inspection report. He uncovered a crack in one of the retaining walls that was not covered by the report and expertly interpreted some of the more technical language for us. Most importantly, he provided us feedback on the minimum required scope of work that we should complete prior to occupying the house, while also exploring a second larger project to occur sometime later. They replaced, repaired and painted three floors of wood walls and ceilings; resealed my balcony and refreshed its railing; repaired my screen door; and completed other tasks that required coordination with a variety of experts, like updating some roof sections and adding new gutters and skylights. A few points about the overall experience: - Mel and his team stuck with the job even as the amount of work stretched far beyond initial estimates. He committed to my 100% satisfaction and did not stop until everything subpar was brought up to his high standards. This house has never been so well sealed. - Mel communicated more quickly and completely than any construction professional I've ever worked with. Starting from the review of the initial contract and through the removal of the portapotty at the end of the job, I always knew exactly what was happening and why. - I am not a professional contractor but my bestie's husband is. My home is an upper unit of a 2 unit, 115 year old building in the Castro. You can see from the photos below that Gregory did a beautiful professional job on my project, working with the architect/designer who had suggested the built-ins, and responding to my particular requests. Fitting new cabinetry into an old wooden building required a lot of customization during installation, and Gregory was definitely up to the task - as mentioned by other reviewers he is easy to work with, creative, flexible, with an "incredible eye." He did all the installation and finishing himself (with a helper). To be fair, it took Gregory longer than he had estimated to make and install the cabinetry, but it was definitely worth the wait and he was very responsive and obliging throughout the process. The quality and value were top notch; the cost was about 50-60% that of the estimates I received from online cabinetry firms I contacted. Definitely a 5 star experience - thank you Gregory!

I used A2Z Remodeling for renovating my kitchen in 2025, and highly recommend them…read more I chose to contact them because of their great reviews on Yelp. In the initial meeting with Project Manager Yves, he walked me through the process and answered my many questions. This was all very helpful as I have never done a kitchen reno before, and Yves demonstrated his knowledge and "can do" attitude. Yves also mentioned that the crew working on my kitchen would be dedicated to my project until it was done, a big plus in my opinion. After this meeting I felt reasonably confident that A2Z Remodeling was a good choice. Prior to contacting A2Z I had gotten quotes from a few cabinet makers, thinking that A2Z would only provide general contractor services. But A2Z also has a cabinet design service, so they provided a quote. The design created by A2Z's designer, Marissa, was great so I had no concerns there. However, the quote was less pricey than all the other quotes and I then spent lots of time researching cabinet construction, trying (with limited success) to compare the quality of the materials used in the different bids. A2Z's cabinet supplier is Kraftview out of San Leandro, and ultimately, I went to their showroom in San Leandro to inspect the cabinets in person which and that alleviated all my concerns, they looked great and were very high quality (plywood construction, soft close, full extension drawers, etc.). I am very happy I chose A2Z to supply the cabinetry, for two big reasons: 1) Their supplier, Kraftview, is local, so fast turnaround. Some of the other quotes were for cabinets manufactured overseas and it would take months to get them. And if there were any problems, months to get replacements. And indeed, there was a couple problems with cabinets that needed correction and A2Z was able to get things fixed with only a small delay to the project. 2) A2Z was fully responsible for the cabinets: They took the measurements, did the design, ordered them, and installed them. If there were any problems or unexpected issues they took care of it. Whereas if another company was supplying the cabinets I expect I would have had been a lot more involved in resolving issues. One example is that when the demolition of the old kitchen was done, there was an unexpected pipe sticking out of the wall which we had not accounted for in the cabinet design, A2Z took care of it. Another example is that one of the cabinet fronts had some slight damage on it and A2Z had it replaced, I didn't even know about that until Yves mentioned it after the fact. The cabinet design process went really well. Marissa was fantastic to work with. Her design was great out of the gate and she was very open to iteration, mainly me changing little nitpicky things, then sometimes realizing it was a bad idea and changing it back. I visited their showroom in Oakland many times and it was really nice to be able to talk things over in person with her, and she gave me a ton of great suggestions. The crew working on the job were top notch. As promised, it was the same crew for the entire time and they took care of everything: Demolition, Plumbing, Electrical, Inspections, Floor Installation, Cabinet Installation, Appliance Installation, Painting, Lighting. They were careful to keep things clean and not damage floor, doors or anything. They abided by the HOA rules, and I received no complaints from my neighbors. Along the way there were small hiccups and bumps, but nothing major and A2Z would take care of it. One example was that some of the cabinets arrived missing the grooves needed to install the LED lights, there were a few options on how to proceed and I thought we could make one of the lesser options works, but Yves convinced me that we shouldn't take shortcuts and we took them back to the factory to get properly fixed. Yves and the crew were very focused on making the whole process as smooth as possible and making sure I was happy with the results. Highly recommended!

I have problem with my house foundation. Two foundation contractors gave me very expensive quote with both suggesting different methods. I wanted an unbiased opinion on the issues with the house foundation, hence I decided to hire a structural engineer. I found SF Bay Engineering through Yelp after I failed to get recommendation from friends. I submitted an inquiry online. Shivam quickly reached out to me the next morning to arrange appointment for onsite structural evaluation. Communication was great with Shivam. The structural engineer Kenny showed up right on time on the appointment day. Kenny was knowledgeable and patiently answered all my questions and concerns. He looked at the cracks on the walls and ceilings, told me they are cosmetic cracks and explained why they are considered as cosmetic cracks, and how to fix the cosmetic cracks. I truly appreciate that. I received the structural evaluation report within two business days. I like the report because it is straight to the points with photos identify the issues. I was worried about the weight of things we added to the roof and that it would come crashing down in the event of an earthquake. We also considered doing a retrofit in our crawl space for our 1985 home and got quotes for a lot of money so we held off. I'm glad I called SF Bay Engineering because he educated us on how they look at our home and possible earthquake damage. He listened to all our concerns and took photos and addressed all our issues. The biggest takeaway is we learned that extra braces would not really help our crawl space and that our walls were the biggest issue. He considered our limited budget and family considerations and suggested the garage was the best place to do a retrofit. We received a report within the next day making the recommendations he had talked to us about. He spent a considerable amount of time patiently explaining and drawing examples so we could understand the structural concepts. It was totally worth the visit! I really enjoyed my interaction with both Shivam and Trevor. We (3 unit condo building) needed to have our backstairs inspected by a structural engineer. I contacted Shivam and he responded right away, sent me a proposal, and booked me within 10 days of the request. The price was reasonable (unlike the 2K+ options out there) and once Trevor came to inspect, he provided us with concrete solutions on how to go about servicing our existing unit and how to maintain it so as to extend the life of the structure. He walked me through the areas that needed attention and answered all my questions. The report was emailed to me that same afternoon. What a breath of fresh air when something that sounds do daunting can be resolved so easily. If only more services operated this way, we could all be happy residents. That is a tight little puzzle, and they solved it cleanly. Here's what I'd tell anyone shopping for an ADU designer: the drawings are only half the job. The other half is the city, and that's where Anura separated itself from the other firms we talked to. Juliana, our project manager, corresponded with Hayward's permit center directly the whole way through Planning, Building Review, and fees. When our permit needed to move off owner-builder and onto our licensed general contractor, she opened the request with the City the same morning I raised it, had the form completed and returned that afternoon, and came back the next day with written confirmation from the permit technician that the contractor was linked and that I'd been added as billing contact so the fee notices would actually reach me. I never had to chase her, and I never had to call the City myself. On the design side, Roman's plan makes a small footprint feel like a real home, and the structural package from Nick held up under review. They also flagged a piece of our electrical scope on the final drawings that could be downsized, which took thousands off the construction budget for free. Precise, fast, written answers. Superb work quality. Five stars, and an easy recommendation for anyone looking at ADU, JADU, or renovation design in the East Bay.

I have built two projects with ATA Engineering and am in the process of starting a third. I appreciate ATA's rapid response to me needs and their ability to save me thousands when the crews make a mistake. A lot of factors go in to engineering a structure including Soil Engineering and the California earthquake codes. While I feel these other entities play a huge role in the overengineering of a structure, ATA has always found the most cost effective approach to keep everyone happy. 7 of my other structural engineers are truly guilty of overengineering the structures to save their own skin, ATA is not. I appreciate the pricing that I receive from ATA to engineer my projects. They are fair with their pricing and if anything they are under priced. It is not uncommon for them to make changes to the plans due to architect/client revisions and not charge for them. My other 8 engineering firms charge by the minute for anything that changes, even to talk on the phone. Give ATA Engineering a shot at your project, you will not be dissapointed unless you expect someone to work for free.
