I lived in this neighborhood for 6 months and must admit that it was a pleasant experience. My wife and I had just sold our condo so we were not excited about the prospect of renting and dealing with the application process. However, it was a breeze working with Matt and Jake to get us in. We were lucky enough to have a yard in the back and we installed some sod to make it a nice area to relax. The management staff also had some fun monthly events (taco nights, breakfast trucks, etc) for the residents. We ended up buying a house sooner than we planned so we left halfway through our lease and had to pay the penalty. The only reason I'm giving 4 stars is the pool is not heated so we never got a chance to use it. Other than that this was a great place to call home, if only for 6 months. Highly recommended for dog owners as they are pet friendly and have parks close by. read more

Rent was cheap so I moved in. When It was time renew my lease, they snuck in some verbiage that forces all its residents to pay their water/trash/sewer and as an additional slap in the face they charge $4/month to prepare the bill every month. I called management and was given BS reasons until they finally gave my their managers number. Their manager didn't return my call. This isn't a luxury apartment. For the money, I'll be looking somewhere else next lease renewal. read more

Teri from Serrano highlands is by far the best!! I called her, with the most difficult demands... and her and Serrano highlands came through. I love everything about my new apartment. It is the best, inside and out. I looked at so many apartments and the people showing them usually try to "sell you" on things... things that didn't matter to me. I lived here for a year and it's personally one of the best apartments out there in Lake Forest. The team is helpful, kudos to Teri for being so helpful. The big problem was not a big deal just had June bugs but can't control them. Decent little yard which is rare for apartment living. If you had a maintenance order, they would complete it within 24-72 hours but mostly within 24 hours. I would recommend this apartment, it's a hidden gem. read more

Nothing but inconveniences since my husband & I started renting here. Our last apartment was a nightmare with parking, so i made sure to ask about it here. After asking many times during our "tour" if we needed stickers in order to park here we were repeatedly told that we did not & we gave our vehicles description & plates thinking that was enough. & then one morning to our surprise our car was gone. Both my Husband & I are dual active duty military, & there is absolutely no excuse to being late. After confronting the office they stated that we indeed did need a sticker to park & that we did not rate a third parking spot because we had a garage. So, I printed out the contract & asked to show me where in the contract does it state that i don't rate a parking & they failed to do so! ITS NOT IN THE CONTRACT! We decided not to argue and took the loss & paid over 300$ in order to get the car out of the junkyard. Now... apparently some pipe damage has occurred and they had to perform maintenance in the restroom. They left a letter on my door saying it would take 2 hours to complete & they lasted 7 hours & they didnt even complete the job. They were also so considerate about me locking up or removing my dog from the place but failed to mention that the maintenance was going to cause so much noise and dust in the apartment! Mind you, I have a 3 month old & she was inhaling all that crap & crying all day because the noise scared her. Unfortunately I was at work in San Diego & couldn't come home. If they would have given us a notice i would have arranged to have both my grandma & daughter out of there while the maintenance was occurring. Now i only wonder if i will be compensated for all this inconvenience or will they neglect it all like the car ordeal. read more

This is actually my second time living at Serrano Highlands because I like it so much! The apartments are spacious and laid out nicely, and you can't beat the big backyards on the first floor. The new leasing office team is really great and I love that they do so many community activities and host charitable events and fundraisers now! Totally disappointed by the leasing office staff's behaviour. We contacted them recently to inquire about one bedroom apartments and since it was available, we scheduled a tour . When we reached there the leasing office staffs were showing no interest even talking to us. They pretend to be busy in their stuffs and after 5 minutes one lady told us one bedroom apartments are not available right now and she continued her work. We really felt embarrassed and left the office. The staffs need to be a bit more professional and need to learn how to deal with customers. Other than the leasing office experience, the community, from the first sight, seems to be peaceful and good. read more

Serrano Highlands is a hidden gem in Lake Forest! We moved here a year ago and just renewed our lease. We were pleasantly surprised when they didn't hike our rent up by a huge amount! The units have modern upgrades, and we have everything we need and want here: attached garage, 2 bedrooms, 2 full bathrooms, washer & dryer, very spacious closets, lots of storage space, and a HUGE balcony. Any maintenance requests are attended to promptly and they make sure all problems are FIXED. The community is quiet, well-maintained, and safe; residents are friendly and courteous; and the management is absolutely stellar. Jake and Terri genuinely care about the residents' experience here and are committed to making it as positive as can be. We especially enjoy the various events that management organizes for the residents, such as breakfasts, taco nights, movie nights, food trucks, Halloween party, canned food drive, wine social, and the in-office Christmas wrapping station. Many of the residents also decorate the front of their units at Christmas time! We absolutely love living here- this place deserves the highest praise! read more

My family and I absolutely LOVE it here! Sydney and Bert in the leasing office have been beyond awesome with helping us through the application process, and anything else we needed. They are so personable and friendly...you just feel very comfortable from the start. Our apartment has a great layout with a huge backyard (Yes, BACKYARD in an apartment!), and an attached garage. We haven't been bothered by any noise coming from upstairs neighbors. The community is very peaceful. It's tucked away at the end of the street so there isn't any bothersome street traffic noise. I fell in love with Serrano Highlands when we came in for a tour. I wound up telling my cousin about it, she came in for a tour, and we both ended up moving in on the same day! I definitely recommend coming in to see Sydney and Bert if you're looking for a place in the area :) read more

This is a wonderful place to live. Great location with 2 beautiful parks within walking distance if you have kiddos. The pool and Jacuzzi is great here as well. Quiet area and neighbors are nice. This is the worst place to live. Where do I begin? There are bugs constantly reappearing (and I'm a very clean person). It's very infested with all sorts if bugs, cockroaches, spiders, unusual bugs that look into the cockroaches family and an army of ants. The oven wouldn't work most of the time. I thought the place would be set on fire. The sink is very worn out, they kept spraying paint over it and chips off after a day. YOU ARE REQUIRED TO BRING YOUR OWN WASHER AND DRYER AND FRIDGE!!! That is so ridiculous. They offer to rent them to you at $60 more. And very poor quality at that. The neighbors are loud, inconsiderate. There are kids all the time out playing making loud noises, digs constantly barking day and night. The trash mail guy comes every day and makes so much noise. The mail guy constantly mixes up mail and half the time I don't get that I need such as bills. People throw trash everywhere. For instance my neighbor throws his kids diapers in from of his yard. Rappers everywhere around the complex. They're a bunch of people who smoke cigarets, cigaret butt's everywhere, the smell seems through my window'sand now my apartment smells like cigarets. There are a bunch of douches revving their vehicles, speeding, blaring their music. The parking and road rules are tight but no one obeys or follows them. The leasing staff are fakes, phony, liars, hard to reach, they close early constantly 9-6pm but they close two hours earlier. If you have issues, you're stuck resolving them on your own or you get the law officers involved. Their are people who hit and run so beware of that. The carpets are and cheap. The inside is poor quality. I never write bad reviews but others should know, once you sign that lease, you signed into a dump. read more

Actually, THERE IS a parking problem and management absolutely needed to require and ENFORCE parking permits. There are a lot of "non-working" young adults in this community and HEAVY smokers. Everywhere. There are many apartments which appear to be OVER legal occupancy. The grounds are very pretty and the aroma is refreshing (excluding when smokers are going at it). The apartments are basic with some old and outdated fixtures and cabinets yet at the same time, renting at current market rates. Unfortunately, many people violate the terms of the lease and it is tolerated. Phase II of the property is maintained much better than Phase I where you will find garbage on patios, junk in windows, trash on the grounds. Phase II is a 100% better maybe because the rental office is in Phase II. Even the patios are better and stairways are made with nice wood vs. ugly metal 1980 railings. I think the property could be much nicer if slum tenants were made to move, if they made the property nonsmoking, and if Warmington took an interest in their property beyond the wealth they make from the rent they receive. read more

Honestly, there is so much to love about Serrano Highlands! Lets start off with or course, the rent. Paying $1,750 for a large two bedroom apartment with a separate room for a washer dryer, patio and large bedrooms is a dream. Especially in a quiet, well desirable location along the hills in Orange County! There are a number of hikes and trails to walk, bike ride or stroll within walking distance! Also, and very importantly, the complex is within the SVUSD which is a top notch school district. Secondly, the office staff, (Terri and Max) are some of the most accommodating, respectful and polite staff I have met. In fact, when I first moved in, Max helped me carry my fridge up to my top floor, always with a smile on his face. Whenever I need some advice or have a concern about the apartment, I know I can rely on them for a genuine response. It was so surprising to read the past horrible remarks about the office staff because this staff is amazing! Thirdly, the complex is clean, quiet and peaceful. The complex lies within the hills of Lake Forest and is super quiet. I have been here for months now and have never heard anyone other myself or wife in my apartment. The pool is always well kept and the jacuzzi is at a hot temperature of 101 or 102 which is better than 99 or 98. After a long day at work, I like to get in the spa as it helps relax my muscles and keeps me from spending money at the chiropractor! Fourth, the complex is within minutes to Laguna Beach, near the 405 and 5 freeway, near Foothill Ranch restaurants and movies and minutes to the Irvine Spectrum. For south Orange County, you cant beat the location and amount for rent. It also has a secluded feel from the business of many OC cities. Driving on Trabuco and Bake is peaceful and quite pleasant. To summarize, the rent is amazing, the staff is incredible, the amentities are nice, and the location is perfect. Believe me, if a unit opens up in this complex, you want to jump on it ASAP. Oh, when I was pre-qualified and eventually qualified to rent, it only took one week as the staff made it a priority of theirs to get it done quickly! Keep up the good work Serrano Highlands! Place is overall nice, but the only issue we seem to have here is with the office. if your a day late on payment, because no ones in the office! AND there's no drop box, it's your fault but I guess it's supposed to be left under the matt which isn't what we were told to do and now we have a $100 fee. Not a fair situation to me, shouldn't be when it's convenient for the staff to drop off a check. read more

Last year (2017) my wife and I were looking for apartments in Lake Forest. We were able to visit a few different places but our favorite was Serrano Highlands. From the beginning, Terri was very professional, kind, and helpful. She answered ALL of our questions we had and would reply quickly via email. These apartments were our favorite because of the location, it's near the freeways (5,405,241,133) and we have a few shopping centers nearby too. We also have two parks in the same community which is awesome for a nice walk, run, or playtime for your children. We loved that fact that parking for our guests wasn't an issue here. There is always parking right in front of our apartment. They keep the property very clean. Also very quiet and we hardly hear our neighbors making any noises. Maintenance crew is very responsive and very professional. The inside of the apartments are really nice. Modern colors with great combinations with all the appliances except Washer and Dryer. There is so much more but we have definitely found a place to live for a good while. We love our new place. Highly recommended! read more

Overall, I enjoyed living here. There are pretty much two versions of Serrano Highlands. The older and the newer. This review is in reference to the newer (the area immediately surrounding the leasing office). Pros: -Peaceful, quiet, and safe area. The police love hanging around the top of the hill on Peachwood, just to park their car and hang out, or whatever. So god forbid something were to happen, the police are probably 30 seconds away. -Walking distance to two parks -The walls muffle out sound nicely. I have never heard my neighbors unless they are outside and my window is open. -Fast maintenance. I had three issues: broken hot water tank (fixed within the hour), broken dishwasher (fixed the next day - they had to order a part), and a burnt out light in the garage (fixed the next day). -Plenty of guest parking. You just need to visit a website and print off their guest pass. If you don't print it and register their car as guest, they WILL get a ticket. -Quick pest control. We had a slew of ants one day, they sprayed out balcony and patio the next week. They offered to spray inside as well, but we declined (didn't need all those chemicals; they're only ants). But spraying outside did the trick and they weren't a problem after that. Mixed: -Washer/dryer hook-up is a great addition, but the doorway to the laundry room is super tiny. Make sure to measure it before purchasing a washer or dryer! -The garage is also excellent, especially at this price. But it is super thin. If your unit comes with a garage, ask if you can pull your car into the garage before signing the lease, just so you know how much space you are working with. Depending on your car, everyone may need to exit from the left side of your car, while the car's right side hugs the wall. Its not a REAL issue, but just something to be aware of. Cons: -The street numbers are hard to see from the street. When giving direction to guests, make sure to specify which garage # you are behind. Otherwise they will get lost. read more

This is a review than went back and forth on between a four star and five star review. I went with five because the only real issue I had with the place was an employee, Felice, who is no longer in the office. She was often rude and disrespectful. Now that she is gone I feel it would be wrong to hold that over these apartments. The apartments themselves have great sound protection from your shared walls. We lived there for over two years and never once had an issue with noise. The apartments have a plenty of space. Parking was never an issue. Repairs were a bit tricky as I had 2 small dogs. Their maintenance guys were very friendly. The pool area was always clean. The staff outside of Felice we're always welcoming and helpful. I never had any pest issues. They are in a great location near freeways and shopping centers and restaurants. It is a safe neighborhood with kind neighbors. I was sad to have to leave. I wish you the best. read more

I really miss this place, best apartments we lived at around here recently. I see a lot of people complaining about bugs but honestly that wasn't a problem when I was there roughly 2 years ago. There were a lot of ant problems outside occasionally but that's to be expected in SoCal and they never came inside. In the two years we were there I think we saw a single cockroach, in the garage. Yeah some of the equipment was kind of old but when our AC unit became a true problem, they just replaced it with a newer one. And you can see what you're getting into with your walk-through. The best part about this place was that, unlike almost all other apartments, they didn't try to screw us out of our deposit. There weren't a bunch of unreasonable cleaning charges, none of that crap. We just got our entire deposit back care-free and that was really refreshing. From a former tenant: thank you guys for fixing our AC when it became a big problem, thank you guys for your hospitality the few times we had to interact with you, and thank you so so much for being ethical with your returning of our security deposit. I have lived her for 8 1/2 years and love living here. Whenever I need any type of maintenance done, it is done efficiently and in a timely manner. I also like the management, as they go out of their way to help the residents here, and myself. Felice went out of her way the other day to help me and her help is greatly appreciated. My only concern of late is the huge rent increase, which I do not think is warranted, especially for those who have lived her for an extended period of time. I have always paid my rent on time and adhered to the rules that are enforced, so it is a shock to me to have my rent increased in such a manner. I can understand a gradual increase, but to this extent I think is unreasonable. I do understand renovation and price increases, but also think those who are in good standing and that live here already should be allowed to remain without such a devastating rent increase. Everyone relishes a good tenant. Every apartment complex has their rules of enforcement for living, and if you do not want to live by these rules, then this is not the place for you. In other words, the rules are enforced for the beatification of the facility, so it does not look like a slum. Without these standards enforced this property would not look as good, but would look trashy. All in all I would recommend this facility for living, as it is quiet, has good management, a very efficient maintenance crew, and is a nice area to live in. read more

I lived at Serrano Highlands for two years. When I found my apartment, I was couch surfing, because less than two weeks prior to signing the lease, my apartment in Fullerton burned down in a four alarm fire. It was very difficult to pull together enough documents, as very little made it out of the apartment. But Kay helped us every step of the way. She was patient and caring, and when we needed help she always made herself available. After moving in things only got better. The maintenance crew was always prompt and thorough. We saw Roman, Roger, and Marteen most often, and they were always friendly and knowledgeable. (I'm sorry if I misspelled any of their names!) They were always respectful and we always had proper notice of any needed entry. As we spent more time there, some of the faces in the office changed. Burt came and went; he was certainly a joy to deal with. Sydney appeared in the office and was always very cheerful and kind. Felice was hired towards the end of our tenancy, and the more we got to know her, the better we got along. The whole time we lived there, we received consistently good service, and I never felt like we were being taken advantage of. Our apartment itself was beautiful. The appliances worked great, the paint was lovely, and the carpet was very nice. We loved out private entryway, we loved that we had our own water heater, and we loved that we had a garage for our motorcycles. They even added a garage door opener part of the way through our tenancy, making it much easier for us to access our garage in the evenings when we came home. Just recently we moved out; we needed to really tighten our belts because we are going to buy a house soon, and we wanted to downsize quite a bit. Even though we don't live there, we still recommend Serrano Highlands to any friends looking for a nice two bedroom. :) It's just a lovely place to live. read more

my roommate and i have lived here since august and we couldn't possibly be happier. we were very picky about where we moved, especially because our last place ended up being a total nightmare, and i'm so happy we found serrano highlands. the application process, even being approved, was easy and didn't take very long. they had absolutely everything on our list, and took us step by step through the whole process. the neighborhood is safe, clean, and well maintained. the apartments are in great condition. and the staff is always so kind and helpful. they always have fun and cute holiday festivities/events. we couldn't have found a better place to live. read more

So where do I begin... My main upset with this place is the staff at the leasing office.. The bugs.. And it's kinda ghetto if you get put in the older portion (there are two sections of this complex-- old old... And newer ones). The leasing office staff is so so so horrible. When we moved in, we paid extra to have the laminate wood floors put into our apartment. We had a set date before we left for vacation and we had hired a moving van and everything. We got the keys just to open up our apartment and see.... CARPET. They didn't put the wood floors in. So after throwing a huge (totally warranted) fit... They prorated the month for us. By like a week or something. Still didn't make me happy, that after our vacation we had to start moving instead of finishing it before like we had planned. The laminate had glue allll over it. Such a sloppy job. And they gave us the backyard totally destroyed. The worst person in the whole office is Felice. She's horrible to try to work with. When we moved out, I didn't turn in my 30 day notice until a week or so after it was due. She made sure to write on my move-out paperwork SUPER small that I was responsible for paying extra weeks on the lease. Which was definitely not explained. All she asked was for me to sign that I'm moving out by a certain date... With a big ass smile on her face. So make sure you read very very carefully when signing anything here. Unfortunately I didn't. The apartment was clean and completely clear of our belongings when we moved out. And nothing was damaged. And they still charged us $800! For "cleaning" and "paint" and $500 of that was the extra week that they tacked on. After all that... I just paid the money so I could be rid of this place for good!!!! I sent them a check and they deposited it.... And then to my surprise... 3 weeks later... I get a notice of collections saying that I'm going to get my credit score docked if I don't pay asap.... Ummmm I ALREADY PAID AND YOU DEPOSITED THE CHECK!!!!!!! So once again I had to have contact with the Fake Felice... For her to tell me that they were sorry and it was a mistake. If that would have hit my credit on something I already paid... I would have lost my shit. They will also send out a "rules" sheet every so often but they do not enforce ANY of those rules (except parking because that's enforced by an outside company).... My next door neighbors had so much stuff on their front porch that you couldn't even see the front door! And nothing was ever done. I hate this place. That is my rant about the staff. This place is older... So the smell is a little musty... But the BUGS are out of control. We made our little backyard into a cute oasis with fake grass and a nice patio set with our BBQ and we planted tomatoes, and peppers, and all sorts of things when we moved in. But within a matter of weeks... The whole backyard was overtaken by black widows, ants, other weird spiders, and mosquitos. Yuck. The house was also constantly filled with ants, HUGE spiders everywhereeeeee. And even though we kept our house super clean, I would even see a cockroach or two running around on the stove sometimes (I think coming from our gross ghetto next door neighbors). And I know I mentioned black widows... But BLACK WIDOWS EVERYWHERE. When we moved out... We even found one in the foot of our couch. So disgusting. Now to talk about living here in general.... When I moved in, I had to complain because the upstairs neighbors had a fridge on their front porch. Seriously?! And every so often, we would hear our upstairs neighbor selling drugs. She would stand on her backyard balcony and tell her "customers" what she had available... And then 30 mins later you would hear someone out front whistle and she would open the door and talk to some random dude (selling to him) and then they'd go away. It's really dark in there at night. And I didn't always feel safe. The pool is constantly filled with little kids with their clothes on because I'm assuming they don't have swim suits.... Gross. So we never swam in the pool. And when my girlfriends and I would try and do a jacuzzi night, there are apartments surrounding the pool/jacuzzi area and there would be people sitting on their balcony just staring. They try and do "community get togethers" and it's just a bunch of people who don't speak English with their 15 children each... Who don't speak English. I never participated in those. The parking situation sucks. If you have family/friends overnight... They have to park outside the complex like a million miles away. They said they eliminated all section 8 but I don't believe it. There's a lot of low class people in there. And for the price, you could look on Craigslist and rent a nice condo. If you are considering this place, try that option first. It's cool to have the option to have laminate floors if you are on ground level... That's about the only good thing about this place. I do not recommend this place... Look elsewhere read more

I have a follow up to my last review. I just moved out 10/2013 after 3+ years. I just got correspondence stating that I am not getting my $400 deposit back but also billing me for carpet replacement and PAINTING.! Demanding payment in 14 days. Also saying that I owe them rent for a partial month when I have it in writing how much to pay on the prorate, which I paid. The carpet was there b4 I moved in b/c I vacuumed and grit was coming up. On the breakdown on the left side of the "bill" they wrote that I lived there 37.9 months for paint and longer for carpet! WHAT? I took a video luckily b/c I had a feeling this was going to happen. They are getting a copy of what they sent me with corrections written in RED. read more

The place itself is nice. The grounds are nice and the maintenance staff are amazing. The only issue is I have been a resident along with my wife for over 15 years. Instead of getting a lease renewal we get a letter stating we have to move because they are renovating our place. Really? They cant do this when we leave? They prefer to kick us out and renovate and then charge more for the next tenant instead of being loyal to those of us who have made Serrano our home? I am not the only one they have done this too either. They did this last year to my neighbor who had been there 10+ years and others as well. I started looking at other apartments (15 of them) and when they asked why we were moving we told them. They were all in shock a complex would do such a thing. They said that was unheard of and inappropriate and should have put us in another unit or put us up till the renovation was done. To me this was a big screw you and I am sure every tenant who got that letter feel the same way. Shame on you Serrano read more

By far the best management system for an apartment complex that I've lived in, and I've lived in about 10 different complexes. They always help out and I really appreciate the care they have given with us from day one. Service is fixed within a day, (I've only had to call them once since I moved in. Instead they sneak up to your door and put a note on it. Inside amenities are about 25 years old including windows and frames, cabinetry is compressed wood with vinyl laminate from the late 80s. Lots of storage space however cabinets are painted over and over resulting in doors that don't close completely, and interior doors and knobs are cheap and old. Sink chrome hardware/handles appear to be original from the late 80s and are dated. No Fridge or Washer & Dryer is provided, so you need to have your own. New paint and new garage doors that were installed in 2014 are nice, however these are updates and were needed. Everything else is pretty much original from 1989 including pool and enclosure/area.. All in all, not too bad, however, they get you with their options for new leases as they become due from year to year is extremely high when nothing has been updated or improved INSIDE the unit. For example $260 - $460 per month more (in 3 years time /19% - 34%) depending on which lease option is chosen. Serrano Highlands Apartment management is a heartless bunch of people. I have need a nice, quiet and good tennant for over 15 years. Last Nune 30th is was force to retire from my job immediately after 30 years due to a downturn in business. this was a total surprise to me. Did not see this coming. I was to receive a compensation package in mid July and I was to start receiving my pension on July 1st. Howeber like most of us, i live paycheck to paycheck and was unable to pay rent for June. I told the people atSerrano HIghlands of my situation and would be able to continue paying my monthly rent on time until August 1st when I would be able to pay my June rent and become current once again. But they did not want care and that will will file for eviction and make me homeless.... Is this they type of place you want to rent from??? Is this the type of people you want to pay your hard earned rent to??? Thinking that if you fall on hard times you will be thrown out on the street by these heartless people!!! read more

I gave Serrano Highlands a 4 out 5 because no situation is perfect. I have lived here for one year and at no time have I been treated poorly, spoken to rudely, or failed to have an issue addressed once it was brought to their attention. As I have read some of the other comments I am surprised because (fingers crossed) I have not seen any bugs outside of what would be normal for the time of year or area. Felice and Max have both been extremely polite and professional in all interactions. I have had 2 maintenance issues since I have been here and both were attended to and completed within 24 hrs. I am in what I would guess is considered the older part of the complex near the park and have not experienced any of the inconveniences listed in other posts. As to the Parking situation, I would say, when I got here there were hardly any places to park after 5 if you did not have a carport. now there seems to plenty. the policy is not that crazy. All they are asking is that overnight guest vehicles are identifiable. Noise has never been an issue. All review sites are subjective by design and any information should be looked at at face value. read more
