If I could give them a 0, that would be more accurate! They have HOA fees and when we asked to have an expense list to see how our fees are being used, only one thing on the list has been done. Cutting our grass was the only thing on the list that they handled but our grass was only cut at the most was about five times last year. $400 is too much to ask from every home owner for only having the grass cut last year! Then the fees have gone up $75 this year! The first day of Spring was weeks ago & our lawns look a MESS! I will be reporting this company to the BBB! We were hopeful that this company would help protect our investments and property values. Our CCRs state that trash bins are not to be visible from the street. We have residents who leave trash bins out daily, at street, and some place trash bags at street. Our CCRs state vehicles are not be left on street overnight. Random cars, tow trucks, semi trucks, and commercial vehicles parked for weeks or months on our streets. No action taken by Sentry. As most residential neighborhoods, residential neighborhoods are not zoned for commercial business. One of our residents is operating a rental car company from his unit causing unwanted unnecessary traffic. Customers and guests are impeding traffic blocking the driveways of homeowners. No action taken by Sentry. We asked for assistance with installing "no parking" signs to assist with our parking wars on our private streets. No success. Short term leasing (Airbnbs) is on the rise and Sentry is doing nothing to minimize this by amending the CCRs to regulate this growing concern. After not receiving help from the developers and Sentry, in the best interest of the community, residents took it upon themselves to contact county agencies to get such as Clayton County Code Enforcement, CCPD, Transportation and Development, etc...We were informed by Clayton County Transportation and Development that the management company/developers have not paid Georgia Power and because of the unpaid bills this is the reason for the inoperable street lights. We were also told that Sentry would need to work with the agency to have parking signage installed. No success. March 2023 we do not have operable street lights. We do not have common areas. No resident has had termite bond maintenance. Trash is left around the grounds. Besides lawn maintenance which is mediocre at best, there are no other maintenances being performed. Homeowners are growing increasingly frustrated. Some have given up. Some are paying HOA dues while others are not. The developers are now renting the unsold units which prolongs homeowners from taking over the HOA to release Sentry and hire a new property management company. This company is either inept or there is some criminal mischief happening. Their conduct wouldn't fly up norm because they would have been sued long ago. Most likely a criminal investigation is needed! Collecting thousands of dollars and they are negligent at best. Will not produce up to date balance sheets and won't make themselves available for information. I wish I could do this at my job. Think you are better off to run your hoa on your own. STAY AWAY FROM SENTRY. No one loves their property management company however my experience with Sentry has been particularly poor. Their response time to required repairs/issues ranges from slow to non-existent or completely unresponsive. In addition, when you do get a response it's most often rude and unsatisfactory. There are lots of companies out there who would be serviceable, take your business and property management needs anywhere else but here. They are all too happy to take your money, attempt to charge unwarranted fees and do little to nothing to hold up their end of the agreement. read more

Waiting for a response takes forever. Our community pool is not being opened this year because our board members stated that sentry didn't pay our electricity at the pool and it was turned off. Plus our pool maintenance contract was up and they were supposed to look into another one, but our board members were left in the dark. What are we paying fees for? Getting in contact with our representative "Teraseita Leake" is almost impossible. Our community is Cascade Place Atlanta. This association is horrible with communication and they never have any answers. Our community pool is closed and they are not doing anything to open it up. We pay our dues and it seems like its only for grass to be cut. Our "patrol services" are only around to put stickers on cars parked on the street but when someone breaks into the windows of my brand new Jeep Grand Cherokee the "patrol services" are nowhere to be found. Oh and nothing can be done about it. No security, no cameras, no information, no professionalism. Do not buy a home that has sentry management as an HOA. read more

This management company is terrible. I have witnessed first hand that the Board directs them to take action, pay contractors, etc., and they do nothing. They will not answer a phone, even when a board member calls them, they barely respond to emails. They collect money but fail to pay utility bills on time, or at all, they are awful. One person will claim it's being taken care of while the accounting department will refuse to follow through with the promise it is being taken care of! Definitely use a different management company other than this one. They don't even have accurate balance due information available. If you have this company currently, do yourself a favor and go with a completely different company. I wish the option for zero stars was available. read more

I am not surprised that the comments I've read show how many people are having the same issue. I have been contacting Sentry Management for over a year with no response. My windows are leaking and I thought that it was the Property Restoration Company's responsibility, but they said it was the HOA's responsibility to maintain the exterior. I call the HOA and they never answer the phone unless you harass them. And when they finally do answer, it's some foreign call center person, or they refer you to someone else who also will never respond. Even via email. There's trash everywhere and the people who cut the grass just run it over. The gate is still broken and now the community is being used to park stolen cars and illegally dump waste. Kids come from different neighborhoods to break into our cars, and they do it so easily because these people don't care about the community. Sentry's plan was to sell all of the units so that they can wipe their hands with the community. This is what I was told from a former employee. What are we even paying for? Existing? there are 72 units here paying $150.00/month in HOA dues. it shouldn't cost $10,800.00 to cut the grass. Nor to maintain a functional gate. read more

Sentry management account department is one of the worst departments, I have gone through very bad experience with them, 1st management is changed and they haven't even bothered to update all home owners account details from previous company, and start sending bills and saying you haven't paid last years annual fee with out checking account details, my all account is cleared never have any outstanding bills , last 3 months I'm dealing with this issue, I spoke to account department manager Mr. Kelvin and he promised me that he's going to fix this issue, he never called called me back to resolve the issue I have to call my bank to send me last 6 years details and provide them all details, they over charged me my account and when I called for refund they said they will send me check and, few days later they send me new bills, as of my account they owe me $240 credit, isn't it frustrating that I have credit, still I'm getting bills, I must have called them nearly 9 to 10 times, every customer service agents have different answers, and today I visited them and they also have different answers, practically no one is on same page, one is saying you will get credit within 7 days and today they're saying 30 days. Horrible experience from management. I'm going to give them 0 stars. read more

I am a homeowner at Kensington Pointe Subdivision and I have received a 2nd letter about my violation of my grass not being mowed and edged. I had my lawn corrected on Jun 28, 2019. It can't be real low due to dirt be showing, patches in my grass, and my grass be killed when cut low. Our lawn maintenance technician treats and fertilizes our grass told us not to cut it low and have it at a good length so our grass will stay full to fill in the patches. We have our lawn mowed and edged every 2 weeks and we have it set on 5 at the front and we cut the back on 3. They have the disrespect to not make courtesy calls or emails before they try to fine me for no reason. There are many other ways they can handle this before they charging someone before they find out what's going on. read more

This is another annoyed person living in Eagles Landing. It seems that every week we get a Fix-It letter of some sort. This particular letter has to do driveway which has been pressure washed along with sidewalks. I assume everybody in the Community got the same letter because, later that day many people were pressure washing driveways. Well our driveway has been washed and I am still getting letters and pictures. The "stain in the driveway" is actually run off from the neighbor's house, it will be there any time it rains. Some bull shit about my shrubs not being uniform and I've had the same shrubs for 13 years. I really believe they are on crack really and have nothing else to do but make up mess as they go along. A lawyer is needed with these clowns. Fines for what? I have proof I get my shrubs and grass mowed every 2 weeks. All it is is harassment and the police will be called. Thank you for your response Paul. It seems then that this particular issue is with our BOD. However, This still does not change the fact that Sentry Management is nearly impossible to contact when a resident and member of an HOA in which you are an agent of has questions about a $100 fee that is being charged to them each week. The only time I am able to solicit a response from Sentry is when I rant on a public forum and again, that is no way to conduct good business. Still, I appreciate the update, feedback, and eventual f/u phone call from your office. I have since completed the form along with a letter of dispute for the charges. My job requires me to travel frequently and if an 8 question survey that I can complete in under 3 min is going to cause me to be charged $100 PER WEEK if I don't turn it in, maybe that's a memo for the marque instead of one reminding me to collect my dog's excrements. Here we are again!!! I am beginning to feel harassed by this company. They happily charge accounts for ridiculous reasons and then make it nearly IMPOSSIBLE to reach someone in customer service. I went to pay my HOA fees only to see an additional $400 tacked on and I have NO IDEA why. What is the deal with this company?? It prides itself on making residents MISERALBE!! Why my subdivision has decided to go with this management company is beyond me but that can change. I am so fed up with Sentry Management. It's ALWAYS something!!! They did not define commercial vehicle which they finally did after request and when I had petition from the homeowners allowing me to park my business transit van that fits in my driveway they decided to give the community a vote of all or nothing for vehicles with logos. So as I said, I hope to see and meet you very soon. This situation has not been resolved and Stockbridge Division is still disrespectful and rude to homeowners. We shall see how that works out for them in the end. I had to remove my original post to respond to Paul as my text was too long: As an update to the remarks made by Paul: There was not a street light in existence at the front of the neighborhood. I have unfortunately lived there for 10 years and there never was a street light there. A brand new street light was put there a few years ago. Not only did it not exist, but we were asked to vote on whether or not it should exist. To which we voted an overwhelming no because it was stated that it would increase our fees. The new efficiency lights that you reference throughout the neighborhood are quite nice and I have no complaints about those. Especially considering the majority of the street lights had either gone out or we're going out. I received a violations for a "stain" that didn't exist. There was a tall skinny tree growing behind my AC unit and the AC repair man told me it needed to come down. After taking it down there was no stain. However, there was an area where the tree had rubbed the powder off the siding. The siding was pressure washed once without soap and once with soap. The area was literally only visible from one specific angle and again was not a stain. My only other option was to put up a handful of new siding which would have looked like a different color than the rest due to the sun changing the color of those currently on the house. I decided instead to just let the tree grow back and have had no further issues. Please do explain about the "Board" telling me that they would consider dropping the charges if I did a laundry list of things that ranged from pressure washing the driveway to pulling the small sprigs of grass from between the cracks in the driveway. I did everything I was asked within a week, plus I repainted the white around the garage without being asked. At that point I emailed the HOA and asked them to consider removing the fines as the siding was no longer an issue (even though it was never a stain to begin with) and I had done everything I was asked. They simply wrote back with thanks but no and "we will continue to monitor your property." Please also explain the picture they sent me that had a date on it from several months prior. It was the exact same picture I had already gotten a violation for and fixed as asked. Also, why is the letter sent out dated almost a week prior to being sent out? That leaves the homeowner no time to fix the grievance. I was in violation of parking on the street because it snowed and my driveway is a slope? My cars was not even there for 48 hours. As soon as it was safe to move it, I did so. As of this year, I grew out the tree, had my house pressure washed professionally (kept receipts) and I take dated pictures every week when I complete yard work. I hope to move as soon as possible. We literally have cars at the beginning of the neighborhood that park in the street 24/7, almost blocking the entrance completely and making it very unsafe to enter the neighborhood. I have myself as well as several cars have almost hit other cars coming from the opposite direction because you have to drive on the wrong side of the road. This same house has converted their garage into another room which is a violation and why they have so many vehicles. There are houses with weeds that come up to my knees, have siding that doesn't match, holes in the glass of their garage, wood rot, etc. Yet the HOA was unwilling to work with me or meet with me so I could show someone that there was no stain. I have contacted the number written on the mails sent to me, which I assume is the Stockbridge office. After finding out the Board would not remove the fees, I called and asked to set up a payment plan as it was over $300. The lady said yes but informed me that while I was paying through a payment plan, I would still incur late fees. A large part of the issue is that there is no one to talk to. You can't get a Board Member on the phone or through email. You talk to the office lady who then talks to whoever and finally gets back to you with their answer. I believe in constructive criticism so this is what could be done better: Homeowners should have 7 days from the date the letter was postmarked to fix the issue. If a letter itself is dated 7/1 but not received until 7/5, that gives the homeowner very few days to address the violation. It should be ensured that homeowners receive a letter informing them of the violation prior to sending out a letter fining them. There should be a Board Member that handles concerns. We have no one to get in touch with when we have concerns. I can talk to the office lady until I am blue in the face but she isn't on the Board and can't make decisions. A payment plan should not incur late fees. Most people don't readily have a large sum of money and have to pay as they get paid. If they are making the effort and paying the agreed upon amount, there should not be a late fee. read more

After working with Sentry Management for multiple years as a subcontractor I highly recommend them for all management needs. The managers are very time conscious and always reply in a timely manner to assist with any needs of homeowners or subcontractors. The office staff are also very helpful when picking up paperwork or checks. I would highly recommend this management company for your community or HOA needs. read more

This is by far the worst HOA management agency that I have ever had. I can see others are having the same exact experience The most recent incident was at the end of January 2019 where I received a notice that my shutter was missing and that I would be given 90 days to repair the violation. Not even a full two weeks passed before they sent another notice about it and then subsequently billed me $100 for the violation. They never mentioned they fined me but when I checked my account there was a balance of $100. I filed a complaint about it in their portal and emailed them about their error. Did not receive a response on either complaint. I then paid my HOA fees before the deadline and then find out today that not only have I been fined another $100 on two separate occasions but also charged a late fee for the HOA dues because the fines caused my account to retain a balance. I never received a notice about being fined (now totaling $300) until today. Of course I attempted to call at this point and got no answer after 3 separate tries. This place is a complete joke and seems to be only interested in seeing how much money they can get out of homeowners. read more

We have paid for a pool for 2 years it's summer and yet our kids still can't swim!! They put it off on the Board for not opening it sooner! I have to agree with the bad reviews all below me. This is not the company to hire to run your subdivision. They take business matters and complaints on a personal level rather than trying to live up to their standards as a business profession. If they feel they can't help or assist in a concern they ignore your messages/ email try it. They honestly are out here to violate you faster than assisting with your concerns, I have even witnessed a forum that was posted by an angry neighbor of his concerns for sentry management to fix common properties for our subdivision to use and it was ignored through the many calls and emails he sent, BUT "customer service and compliance" lady took matters extremely personal and got really rude and disrespectful towards the angry homeowner on nextdoor.com. I was fined without a friendly letter sent, rules and regulations they can't even comply with their self. When I dispute the issue because it's all in writing of them honoring me a deadline, this lady "customer service and compliance" informed me that "the board" waived the fines however cannot waive the amenity key reactivation access fee of 50 dollars because of all the violations on my account?!?!?!?! Did you guys read that clearly? BUT........ the violation was a mistake on sentry management end due to miscommunication with one another staff member, NOT a miscommunication with me as the homeowner. So trying to dispute the 50 dollars access fee after I went ahead and paid for it to get it reactivated so my kids can use the pool , I tried reaching back out to this lady to dispute and of course my emails were ignored by trying to dispute the amenity key reactivation charge. So to all the concerned neighbors that are under Sentry Management, corporate contact is on Yelp they are located in Florida, try reaching out to them to get the Division Manager contact and try disputing your concerns with him. He understood me completely and was very nice and kind and understood from right and wrong. My amenity key has been credited to my account. If I'm wrong, I'll stand by it, if I'm not, I will take it as far as I need to take it. We pay our dues to keep your office open, food in your mouth and a roof over your head-let's try to compromise together rather than working against each other!! FYI- make sure all conversations between you and sentry management are all in writing! And read up on your covenants and by laws. Keep it on file. Trust me on this one!! However I did talk to division manager but the only admin staff I spoke with this week was Tuesday morning to call your Florida corporate office to speak with someone in charge with stockbridge division and the young lady asked me to try to speak with stockbridge division manager first to see if I get the assistance I needed, and sure enough he did assist and understood me very well. I spoke with a Mary Ann last week to request for my pool key to be turned back on once I made the payment for my pool key to be reactivated. But it was not turned on same day, but that's not the big deal at all. I also called last week and spoke with front desk and I do not remember her name but remember her voice very well and I did try to ask her about my violations, she did put me on hold to confirm with someone else and she was informed to tell me that they did not get my message written on HOA butler and to send it again to "compliance and customer service" I don't want to be the person to call names. If you need greater details I'll be more than happy to go through this process via email personally. I'm not here to stir the pot but a review is important to share with others. You may go above and beyond and deliver great customer service and mike Reese also lives up to that standard however the staff that works for you handles customer service differently. read more
