The staff is blatantly rude and unresponsive. The homeowners have tried to get rid of this company and need help convincing the board to fire them. They are inept and unable (or do not care) to resolve any issues. I am not sure what they are being paid to do except ignore emails. They do not maintain the property or make repairs. Half-complete projects have been sitting for over a year. Sections of some buildings have been blocked from use and they are letting the property go downhill fast and decreasing the value of everyone's property. Do not purchase a property managed by this company!

I've lived in a development managed by Sentry for the past few years and every year it gets worse. Our property manager is unresponsive, landscaping is non existent, and we pay a lot of money in HOA fees for the little service we receive. All winter we had the issue of ice, but no one putting down salt. Now that is spring, we have grass growing out of control and the ramifications of terrible choices made landscaping-wise last year. It's been almost 3 weeks since the landscapers have come through to mow. Our grass in the neighborhood is 6-8 inches tall in places or just mud pits in others. The places that grass is growing looks stupid. Last year they put down seed and sod, but not matching kinds of grass. So there's like 3 different types growing in patches and big dead spots. Sometime last year the landscapers tried to improve drainage and just made it worse. Now we have random rock piles to "help with erosion", that just collect the water into little rivers in the grass. So we have swampy areas now. There is an abundance of dead trees in the woods that need removed too. I could go on, but you get the point. I'm just really curious where the $300 / month that every household pays is going? Cause it's obviously not going into anything useful. I wouldn't recommend Sentry to anyone.

Incentive Properties thinks tenants are responsible for painting their units even if the unit was in the exact condition from when they moved in minus a few holes used to hang pictures and a TV. methinksnot. psst... are you an investor? This specific apartment is renting at 28% below fair market value. Perhaps if they were renting it at regular price they wouldn't have to resort to shady tactics to recoup standard maintenance costs. Food for thought. I've called, emailed and most recently sent a certified demand letter. Next step will be to file suit along with formal complaints with DBPR / BBB / NAR for their ethics violation.

She is unprofessional and this entire company is full of scammers took my entire $810 deposit plus charged me $844 for a place that was wrecked when I moved in and was extremely outdated.

My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

They manage the condo complex I live in. This company sucks!…read more Our HOA representative is dismissive of any complaints. When I moved in four years ago, I went to an HOA meeting. At the meeting, they discussed cameras in the complex to help with the issue of people driving the wrong way. Multiple times I've almost been run over! That was FIVE YEARS AGO THEY DISCUSSED THIS! The HOA gave me a huge issue about my unit bathroom renovation. Nothing was said when my downstairs neighbor did his WITHOUT PERMITS! Nothing was done about building materials in the dumpster by someone else, but they HUNTED ME DOWN about mine when I arrived! Selective enforcement is a serious legal issue guys! Let's enforce this with everyone!!

I could write an epic tragedy about our experience with First Service from before we moved in to…read morethe present day. Fortunately, my fellow condo owners at our complex finally overthrew the board and are in the process of finding a new management company. Previous reviews mentioning the click to pay service are spot on. I have had multiple issues with it, and have paid penalty fees on top of "convenience" fees up the wazoo. It's not user friendly, it's not convenient, and they offer no alternative to avoid the fees. Before we closed, the office manager, Laurie assured us that the high HOA fees were temporary and they were on the verge of winning a lawsuit over poor construction only to have the fees rise every year and after three years get hit with a $13,000 special assessment!! It gets worse! Our HOA fees doubled, DOUBLED last year!! It gets worse!! Laurie the manager has been nothing but rude and dismissive during HOA meetings and anytime confronted with an issue. I am not putting full blame on First Service for the rising costs of owning in this complex, but if Laurie had not lied to us regarding the lawsuit or if First Service hadn't settled the lawsuit for such a small amount, I would not be writing this review. Please do not consider owning or renting any type of property run by this company. That is all.
