Received final notices before we received any warning notices about our house painting need. Then when I emailed them immediately regarding our need to save money prior to painting our house, it was sent to many people in the company. Note that we were not told next steps or any sort of direction after this. No direction with a deadline, or requesting us to submit an extension. We do not hear back until 3 months later with a notice that our account was sent to the law firm. Then when I contacted Jo Ann; she said "I wish you had contacted us before this year" which I then sent her proof of us reaching out to Sentry in November 2025 and apparently this didn't matter because even though I was able to prove that we did contact them and didn't receive any direction, they still told us the fees would have to be paid although their company dropped the ball. I know many people who have had this management company and have received final notices before warnings. It's very sketchy and I feel as if they are trying to get extra money even when it was their fault. I know people leaving my neighborhood due to this management company and would never recommended them. read more

The trash can was accidently left in front of the garage rather than being put away properly. It was later put away. I then received a notice that I would have to appear online at a hearing unless the issue had been taken care of. I emailed Sentry Management letting them know the issue had been resolved and requested the time for the hearing as they had not provided it. When they refused to provided the time for the hearing I spent almost 4 hours on Teams waiting for them to appear. They did not appear and now want to fine me $1000 for leaving a trash can out. It appears they only wanted to fine me as they made no effort to respond to correspondence or to appear at the hearing they scheduled. Update: I spoke with the representative for my neighborhood and we got the issue settled. While I still feel a $1000 fine is excessive for a trash can left out, I understand better the situation. I still think they should have given me a time for the meeting instead of me sitting online for almost 4 hours. I still feel they should have replied to my correspondence instead of ignoring me. I will give them an extra star for solving this misunderstanding. read more

Ignores emails from homeowners stating plans to cure issues and then immediately sends to the attorney level causing us to pay for said legal fees when we were in constant communication. Our condo association, Townes of Southgate in Orlando, terminated our management contract with Sentry when it expired on 12/31/24. The Board of Directors voted 5-0 to terminate the contract. Sentry had been our management company for approximately 20 years. However, over the years, Sentry had become complacent and inefficient. Phone calls went unreturned and requests were ignored. It was then that the Board of Directors decided a change was needed. I caution any condo association to be very careful on which management company you hire to manage the day to day matters if your complex. Monitor the management company continually to insure that they are doing the job you are paying them to do. If the company is doing an unacceptable job then fire them as soon as practical. You are paying for a service. Demand that the service be provided. Remember.., the management company works for you. You do not work for them! read more

There is no sense of urgency and they will not take responsibility for their mistakes. Financials are incorrect, payments made from your account for other communities etc. Too many to list. I called the Sentry management Stockbridge Georgia office 3 days ago. They are the management company for Eagles landing Country Club. I called twice and held for more than 15 minutes both times. No one answered the phone. I got tired and hung up the phone both times. The staff is blatantly rude and unresponsive. The homeowners have tried to get rid of this company and need help convincing the board to fire them. They are inept and unable (or do not care) to resolve any issues. I am not sure what they are being paid to do except ignore emails. They do not maintain the property or make repairs. I'm not really sure who is on the Board that approves/denies tenants, but whoever they are probably need a lesson on criminal charges and background checks. First off, they question a charge of forcible entry in a city that I have never lived in and on the background check it clearly stated that the names were similar but no matching SS. So, I had to prove that it wasn't me by sending them proof of residency during those dates. After having to do that they send us a letter stating that our application was denied for.....TRAFFIC TICKETS!!!!! Seriously?!?!? What does getting traffic tickets have to do with leasing a condo!!!??? May I add they their were 6 traffic tickets between 2001-2017!!!! All have been paid and cleared. I emailed Dennis and have not received and email back, all the while he is emailing back and forth to the person who wants to rent us the place. I've also called 3-4 times and left a voice-mail and still no response. However, in the email he sent our prospect landlord he "urged her too find a realtor to find good tenants".... I'm sorry! I've lived in a development managed by Sentry for the past few years and every year it gets worse. Our property manager is unresponsive, landscaping is non existent, and we pay a lot of money in HOA fees for the little service we receive. All winter we had the issue of ice, but no one putting down salt. Now that is spring, we have grass growing out of control and the ramifications of terrible choices made landscaping-wise last year. It's been almost 3 weeks since the landscapers have come through to mow. Our grass in the neighborhood is 6-8 inches tall in places or just mud pits in others. The places that grass is growing looks stupid. Last year they put down seed and sod, but not matching kinds of grass. So there's like 3 different types growing in patches and big dead spots. Sometime last year the landscapers tried to improve drainage and just made it worse. Now we have random rock piles to "help with erosion", that just collect the water into little rivers in the grass. So we have swampy areas now. There is an abundance of dead trees in the woods that need removed too. I could go on, but you get the point. I'm just really curious where the $300 / month that every household pays is going? Cause it's obviously not going into anything useful. I wouldn't recommend Sentry to anyone. read more

Parked legally in a handicap spot and was tagged with a giant green sticker on my window, called Sentry Management to ask why and get ahold of the person that did it to remove to teach them how to check license plates for wheelchairs but basically blew me off. I would love to know as a Condo Association President and customer of Sentry Management how to get correct year end financials. Two attempts so far but incorrect and no commitment on resolution date. Our allocation for reserves were voted on and approved in 2018. Still not correct on Sentrys bookkeeping and no commitment on resolution. Messages to Tara go unanswered, any suggestions? Don't count on them on solving any issues related to property management, they are just pretty much a portal. Payment Processor integration is pretty bad, you have to be on.top of it because if anything fails is on your end, you shouldn't trust their system. Any issues you have, is pretty much between you and the HOA, even if they make the mistake, they'll blame you. Compare the incidental costs to others: letters, liens, condo questionaires, owner transfers, etc. They promote shoddy vendors. They raise management fees without increasing the manager's salary. They assign too many properties to each manager. They have high staff turnover: always hiring due to screwing over so many employees. They hire a lot of newly-licensed managers to keep their payroll low, and surprise Boards by getting rid of experienced managers without consulting Boards first. read more

Sentry management, if you were managing the condo when I bought the property, I would have not bought. For $200 a month you do absolutely nothing aside from basic landscaping. Routine maintenance is not really a thing and you take weeks to respond in most instances should something actually come up. We had a fee come up, which we didn't know we were suppose to pay. It was not our regular dues. When asked if we could have the late fee waived if we paid in full, they took so long to get back to us and in the meanwhile we accrued all this interest. Finally weeks later when we heard back (after already paying online because it was taking so long) they said they would waive the interest but we have to pay an "intent to lien." For residents that paid $200 monthly for 4 years (Almost $10000!) and that got almost no work done on the condo except toward the end when selling... I found that to be poor form in many ways. p.s. would have had to have less work done if upkeep was done more regularly. smh. read more

Update to Sentry Managements response. Regardless if I'm an owner or renting the unit does not make my review any less credible. The tenant that lived above me was evicted and everything I wrote about them in the review was the truth. The owner felt dumb after they had to redo all the floors in their unit that they just had done not even a year before because they failed to listen to me. The unit was filled with roaches and the previous tenants left a dead cat in a bag. That's animal cruelty and a health hazard. Customer service is terrible. I hope our property considers a new management company. My account has been locked out for no particular reason at all, just stopped working. I call daily and leave voicemails and finally after about 10 attempts and 45 min on hold, I was able to get ahold of someone who was literally ZERO help. I was informed my account needed a complete reset and to create a new account. Now the website is telling me there is already an account with my account number and I'm still locked out. Someone please get me off of this hamster wheel! I feel like I'm being punked. Separate incident- everyone in our neighborhood received notifications to move our cars on certain for the painting of lines in the guest lots. Each day, I noticed everyone in the neighborhood was compliant yet no lines were or have been painted. I could report other things but I refuse to give this company any more of my time. Just an update after receiving an email from the owner of Sentry somewhat near the time of my last review here on Yelp. I provided the location of the community I live in, hoping Sentry would fix something... they have done NOTHING! Right now as I type this both lights on one of the 2 main entrance signs are OUT! They have been out for some time. This issue has been reported to Sentry. I stated this months ago. Hard to believe light bulbs are so difficult, but they are for this group of morons. When you contact Sentry about problems like this, they just make things more difficult and can't seem to get anything done in any type of reasonable time. It's like dealing with the government. Light bulbs are out... that menas we need more light bulbs! Simple thing right? Nope! They want to look into new lighting, but that won't take place until another board meeting. They can't even accomplish putting new light bulbs in! That's how FU**ED UP this company is! NO NEWS LETTER to keep the neighborhood informed! There hasn't been a news letter in over 2 years min. The palm trees still haven't been trimmed and it's been around 3 years. Neigborhood meetings are still taking place OFF site miles away from this neighborhood. In addition when you report something to Sentry, they respond they can't do anything. They just blame it on the HOA board, and we go round and round without anything getting fixed. The most simple of things to fix seem impossible all while Sentry collects it's $$$ from our neighborhood FOR WHAT? Hey Sentry, if you can't get anything done, WHAT DO WE NEED YOU FOR? Pay out thousands of dollars, in this specific case our neighborhood has paid out TENS OF THOUSANDS OF DOLLARS! WHAT DO YOU DO SENTRY? I assumed you managed properties as your name suggests but I'm yet to see anything getting done. It makes no sense that an HOA president and Sentry Management company can't fix or manage the property? It's obvious the HOA president has no interest in doing what an HOA president is supposed to do, which is be a leader of the community. They just want to keep everyone in the dark, and hope they can sign another contract to screw us over another year! I'm starting to believe the HOA president is on some type of salary with Sentry. It looks more and more like our HOA presidnet receives a kickback to keep Sentry Management lined up for the next contract. I was even contacted via private msg by another person here on Yelp who has Sentry as their property management, and she said their community had long suspected Sentry of doing a kickback to their HOA president to keep them under contract! If I could give this company 0 stars - I would. They are very unhelpful & unprofessional. Currently my Boyfriend & I rent a townhouse within a community near downtown Orlando. Sentry just took over as management company & literally do NOTHING! New residents have moved in next door who continuously play their music so loud at 9PM that our walls shake, our dog becomes nervous/upset, and we cant even hear each other or our TV without turning it up to 40+ (the normal volume is 18). We reached out to our landlords who are the best & so courtesy. They have attempted multiple times to contact this management company to request that a notice be given to the residents regarding the issue. All the tell us to do is call the police - which is odd the previous company never had that. Issues were always given to anyone within the community who violated code. Additionally we are told that there are new guidelines but when we have asked for copies they simply skip over answering nor will they share. WHAT IS GOING ON?! Our community manager is Lindsey Thigpen who simply just wants to wipe her hands clean of doing anything for community except manning the gate & taking cash. I'm fearful the neighborhood is going down hill since no appropriate management or steps are being taken. Garbage cans are being left out in plain site. No noise complaints are allowed to be taken. Parties can happen anywhere in our community without approval. Is there a higher up at Sentry who can respond to me & our landlord so the appropriate matters can be fix & steps taken? This is ridiculous! I have lived in Orlando for 7 years in various communities & have NEVER experience such bad management as Sentry. The groundskeeper at my condo complex thought it would be alright if she pressure washed all the dirt from the sidewalk all over the back of my car. Two days prior to this, I paid to have my car washed. When I saw what she had done, I asked her why she hadn't notified residents prior that she would be doing this so we wouldn't park our cars there. She told me to get back inside and close the door so she could finish, and that she would pressure wash the dirt off my car when she was done. Based on her initial lack of judgement, I told her not to because I didn't know the PSI of the pressure washer she was using. She insisted that it wouldn't damage my car, but then said she wouldn't even finish cleaning the sidewalk until I moved my car. When I contacted Sentry Management about this issue, Sandy Rathburn flat out refused to talk to me because I wasn't the owner of the condo, even though it was my car that now had dirt sprayed all over the back of it. When she spoke to my father (who owns the condo) she flat out told him that she wasn't going to do anything about this and that I was overreacting. I left a message for her boss, Pamela Flack, who has yet to return my call. I even sent them pictures showing the dirt all over the back of my car, along with the unfinished, half-pressure washed sidewalk. Sentry Management does not seem to employ people with any compassion, or the intelligence to hire people capable of maintaining their properties without damaging residents' personal property. However, they will ask you to fork over $300+ dollars a month and leave you wondering where any of that money is going. The worst and laziest management company I have ever dealt with in my 15+ years of owning a townhome. They took over my HOA account and we're mailing information to a mailing address I hadn't been at in 3 years and instead of calling the phone number on file to see why, after 15 years of no missed or late payments, I wasn't paying my monthly HOA they just continued to apply hundreds of dollars in late fees and interest as well as placed a lien on my property. As soon as I realized the HOA payment wasn't being auto-deducted I paid all outstanding payments in full and set up auto-pay so no further issues were encountered. They refused to waive hundreds of dollars in late fees even though I was never noticed. They are lazy and only out to seek max profit on the homeowner. read more

I've lived in my home 23 years, these tools come around telling people they can only own 2 cars. The rest are getting towed. Complete clowns to think multiple people living in these homes, are going to only be stuck to a couple cars. Their overall service of the community is subpar, nothing proprietary.
