Calling a paying guest a liar instead of addressing a serious cleanliness issue says everything about how this place is run. Jen, take some accountability and fix your property instead of trying to cover it up. Everything in my original review is 100% accurate, and I have the evidence to prove it. And just so there's no confusion--my credit card company reviewed the documentation and issued a full refund following their investigation. That doesn't happen without solid proof. Stay here at your own risk. At first glance, Rock Spring Resort appears charming. Small touches, such as complimentary chocolate and a bottle of inexpensive wine, create an inviting first impression. Unfortunately, these details mask deeper and more serious issues with the property's condition and management. During my initial Airbnb stay, I encountered minor issues, including a few stink bugs and a leaky toilet in my 1st room. While minorly inconvenient, these were manageable. The situation worsened when the owner, Jen, facilitated an extension of my stay outside of the Airbnb platform, which is against Airbnb host guidelines and created exactly the type of complications those rules are designed to prevent. Due to weather-related circumstances, I was moved from my original room. Over the course of my stay, I stayed in three different rooms, revealing significant inconsistencies in the quality and cleanliness of the accommodations. The second room smelled strongly of cigarette smoke and body odor. While uncomfortable, I attempted to remain patient. The situation reached its breaking point when I discovered bed bugs in the room I occupied mid-stay. After reporting this directly to the owner, I was relocated again. Upon closer inspection, every mattress I encountered was severely stained with what appeared to be urine and other bodily fluids, including the mattress in my primary room, which was also infested with bed bugs. The mattress in the room I was relocated to showed the same conditions. Following pest control confirmation of the bed bug infestation, I ended my stay. This resulted in losing an entire day of work, as I spent over five hours decontaminating my belongings before I could safely leave. The only resolution offered by the owner was a bag of quarters and free laundry detergent, which was entirely inadequate given the severity of the situation. It has now been over a week since I left Rock Spring Resort, and despite an attempt to follow up, I have not received a refund for what was clearly an uninhabitable stay. The confirmed bed bug infestation, combined with severely urine- and bodily-fluid-stained mattresses across multiple rooms, constitutes a direct violation of Airbnb rules and policies regarding cleanliness, safety, and habitability. Moreover, maintaining accommodations in this condition violates Georgia habitability standards and health requirements, which require lodging providers to maintain rooms free from infestation and in a sanitary, livable condition. While the property may appear appealing at first glance, my overall experience was entirely unacceptable. Based on the condition of the rooms and how the situation was handled, I cannot recommend staying at Rock Spring Resort. I have photographic and video evidence documenting these conditions should this review be contested.

We didn't get the room we paid for and when I said something, she said, that room was blocked off and I mentioned Marriott, her response was "We are not a Marriott, we just let you earn points". She did call around 10:00pm, while we were in bed, and said she could move us to a bigger room. We were already sleeping . The room we got was extremely dark, with old furniture and paint chipping. The bartender in the bar, said he cold make anything, then didn't have what I wanted. Gave me a substitute liquor, which was not even close and made me sick. The continental breakfast was scones, packets of oatmeal, some fruit and some dry cereal. Bad Coffee and 10 tea bags, none of which I would ever drink. They consider this an artsy boutique type of hotel, I felt like we were on "Skid Row". Marriott should cut ties!!!

I picked the New Yorker room with a balcony. It was quite spacious, with a cozy sitting area, small desk in the corner, very comfortable bed, and a wonderful bathroom with deep soaking tub and huge shower. Note that there is no separate closet in this room (don't know about the others), there is a rack on the wall for hanging items and a luggage rack. The decor items were whimsical and fun and certainly made it a distinctive retreat. There doesn't appear to be central HVAC, so temperature control was via a separate machine that certainly kept the room cool during an autumn warm spell. Matilda Midnight is an excellent, atmospheric lounge with a rotating menu of craft cocktails and a great vibe. It's great fun for a pre- or post-dinner drink. (Or for both!) The service in this small establishment is very efficient and personal; the desk is staffed 24 hours a day. I didn't have a car during my stay, but if you do take one, there is no on-site parking. (There is a lot adjacent to the hotel, but it is specifically designated as not for the hotel.) There is a valet stand out front. The location may not be exactly ideal, depending on your plans while in town. The old train station and several restaurant and shopping options are very close by, but the riverside attractions (Hunter Museum, Tennessee Aquarium, north shore area) would be a short drive or medium walk away. Some of the area around the hotel is a bit down-at-heel. I never felt specifically unsafe on the streets, but depending on your comfort level, you may not want to be on foot after dark on the side streets.

They claimed that occasionally one comes from the outside and they address it immediately, but for bugs to be on a third floor, there is probably a bug problem. Also, a family member went to work in the lobby area around midnight or early in the morning and when she went to get back in the room, she could not get back in. she went to the front desk for help and could not find the attendant. Waited around 30 minutes and there was still no attendant. She finally was able to wake us up and we let her in. They offered to give us membership points back, but the points were insignificant to a very unpleasant stay.

They even allow pets!($75 fee) The rooms here make you feel like you moved into a studio apartment but in a good way. I didn't get any pictures as we just stayed for 6 hours. I wish they had more options for breakfast but they do have a nice option of food and drinks around the main desk. I recommend this hotel to anyone in the area! Very new and safe!

This information should have been presented in the online registration portal to allow potential customers to make an informed decision as to whether they wanted to stay there, especially when there is another motel right next door. The room itself was nice. It was older but clean and had all the typical amenities anticipated. We were at the rear of the building so there was no road noise and the room was pretty quiet. The next morning the foyer area included only yogurt and packaged breakfast items. Again, this information was not available prior to booking and no price break was offered for the lack of the advertised breakfast option. This motel may be much improved when the renovations are complete, but potential customers staying during the renovations need to be told of the changes up front.
