I was referred to this company from a realtor that was assisting me in buying a home. Hired them for a 4-point home inspection including a wind mitigation. Inspector came out and was very professional and provided the inspection reports within a few days. Everything seemed to be just fine with the services until one year later when I was told by an insurance agent (while shopping for a HO-3 policy) that my roof was misclassified on my wind mitigation report. I proceeded to contact them and explain my situation and sure enough within 3 days I have an amended wind mitigation report from the same inspector. No apologies and no explanation. This little "mistake" however ended up being over $100 in insurance discounts that I could've had for the first year, and certainly enough to have covered the cost of the home inspection altogether. Fast forward another couple of months, where I was made aware of another issue on the wind mitigation report by a different insurance agent which resulted in a $60 increase in the insurance. I proceeded to call SEC back and was now told that the original inspector was no longer with the company, and that she would have the owners (Dan or Melissa) contact me back. I waited about 4 days and didn't hear back from anyone so I proceeded to call them back. I was greeted by the same lady that I talked to the fist time and she advised me that she would once again have the owners get back to me. Here we are a few weeks later and still no call back. Time to just cut my losses and move on to a different company altogether. Never again would I do business with this company! read more

If I could give a zero, I would. Jeff Snyder "inspected" the home I purchased in January. He did NOT note a slab leak, now costing over $11,000, a bad electrical circuit box, constant tripping breakers, a microwave circuit board not functioning, an A/C unit not properly installed, now leaking onto my ceiling, potentially over $2000, a garage door opener not working, $75 repair, and on and on. Communication from SEC is non existant since I informed them of problems. This is costing me thousands of dollars, because I foolishly thought I hired a professional to base the purchase decisions and negotiation points on. There are many inspection companies. Terrible business practices. I paid for a full inspection but for some reason Dan did not inspect my washing machine. Turns out, the machine does not work. They do not return e-mails. I tried to contact them three times to no avail. This company picks and chooses what appliances to inspect even though on their website it clearly states they test all major appliances. I used SEC to inspect my home 4.5 years ago. I am now selling and am looking at $32,000 in repairs because the inspector COMPLETELY overlooked MAJOR termite damage to the foundation. I had a specialist come in to tell me when this damage could have been done and he is 100% certain that it was done prior to the inspection. Specifically told me to find an attorney and he would happily speak as a witness. I called SEC to speak to the owner to see what he has to say for himself... he is obviously refusing to return my calls. I am absolutely disgusted!!! PLEASE use another inspector and review your inspection thoroughly once they are finished. Maybe even spring for a second inspection just to be sure. They should be ashamed of themselves! read more

Jeff Snyder inspected two of my father's properties in Lutz, Florida. Jeff was very polite unfortunately it was a rainy day for him but he was very polite, unbothered by the rain. He was thorough, explained everything he did and was extremely friendly. My mom tried to give him a tip, which she told him was to get a cup of hot coffee, but Jeff wouldn't not take he politely refused. My mom asked him if we could get him anything for his trouble to have to do the inspection in the rain and he said if we wanted to we could write a review. I was going to do so anyway because we appreciated his work and good will. We're currently in the process of buying our first home and asked friends for referrals on a good home inspector, so that's how we came across SEC. To be honest, I wasn't able to be at the house when the inspection was done, but my husband was there and he met with the inspector and I trust his judgment. He said the inspector was very thorough, and although he didn't talk much, he did take the time to explain the important things. The inspector said he would get the full inspection report to us within 24 hours, so I wasn't expecting it until the next day, but we got it that evening which was even better. The full report was thorough and easy to read with clear pictures for everything. Not much else to say about that. Like I said, this is our first home and we've never had to pay for a home inspection before so I can't really comment on how their prices and services compared to other home inspection companies. We did call around to get quotes from other places, so I guess SEC's prices seemed pretty fair as far as what we were told over the phone anyway. Overall I would recommend them and use them again if we buy another house. read more

Extremely Poor inspection and very unprofessional company. I closed on my house over a month ago and still cannot move in due to water damage that has been there for years. The inspector who came out thought an air vent under my stairs was part of the A/C. He even took out the filter to show me how dirty it was but apparently didn't notice that it was not an air return at all. I should have looked to see but then again that's what I'm paying them to do. During the inspection I had to point things out to him. He even took a picture of him holding a thermometer to the vent and told me "it blows cold." I've attempted to reach out to this company multiple times and either don't get a response or they want me to adjust my schedule to meet them out there on a Sunday when I lived 45 minutes away. I've called and called and called and have gotten no fees back. I'm now in the process of consulting with my attorney for the negligence of this company. read more

Ernie and SEC did an amazing job for another one of my clients. 2 weeks before this home inspection Ernie inspected another home for this same buyer. He found that a tub was slow draining and recommended we speak with a sewer inspector. I am glad we did because the sewer inspector found the sewer to be at the end of its useful life and recommended a full replacement ($4,000). Ernie is very thorough, honest, and reliable. Just bought a house at the end of May. We have barely been here a little over a month and have had nothing but issues. Jeff "inspected" our house if that's what you want to call it. Our roof leaks from the moment we moved in. My husband and I noticed that the toilets flush slow, and called a plumber thinking there was just a clog...nope its a belly in the pipping and need to have it all torn out to fix the problem. Finally says this is Florida and it rains daily we have noticed that the whole back porch floods because it was graded poorly. It rained for days right up until our inspection so these are all should things that an inspector should have noticed. I would never recommend this company, we are in the same position we would have been in had the house not been inspected at all. read more

Case # 1903-10090 / BB. 1st Inspection stated the roof clips were all in place. Photos were included. Updated inspection stated roof clips were NOT attached or installed correctly. We will NEVER recommend SEC Inspection Services/Daniel & Melissa Menikheim, Owners/Inspector! SEC came with excellent recommendations from our Realtor. They missed a 4" crack in our bathroom tub & cracks in our Master bath floor tile, as well as, a kitchen sink/disposal that backs up. SEC did not, however, miss the fact that both bathrooms needed tub diverters replaced, which proves they were very close to the cracks, you can see their hands in their Inspection report!! We have been contacting SEC/Menikheim since July 30, 2018 referencing these issues. A re-inspection was performed by Mr. Menikheim, 9/6/18, his initial comments-"How did I miss that? I initially thought you JUST wanted a bathroom remodel! I wouldn't use this bathtub until this is fixed!" He then contacted his plumbers to inspect the issues at hand, they provided an estimate he has ignored.Then he emailed us his Incident Reporting Form, 9/6/18-I attached 3 estimates from plumbers who also told us not to use the bathtub-still NO RESPONSE. I call weekly & follow-up with an e-mail-NO RESPONSE! I submitted our review for them stating our displeasure. Their response, "we are sorry, Theresa! We will review with our staff & get back to you. If you need, please call Melissa @727-359-0935! NO RESPONSE! I have repeatedly stated, "We are not going away. You need to step up & keep your promises stated on your website". My husband is disabled, also a Veteran with a liver transplant, Open Heart surgery, lung and kidney issues! We need to know whether there is mold behind these cracks. I would never recommend this inspection company to anyone. I own four properties in Tampa and I chose to hire SEC Inspection Services because of how long they have been around and their apparent professionalism. They inspected my properties in Tampa and said that there was nothing wrong with them, so I went ahead and purchased them. Once I rented them out I received a complaint from one of the renters. His air conditioning was broken. When the technician went to take a look he said there was a leak that had been there since before I purchased the property. He explained that the previous owners had covered up the leak and pretended that there was nothing wrong so that they could sell the property. When I told SEC about this problem, they said that the air conditioning was old and that those things tend to happen. They used this as an excuse to not live up to the warranty that they had promised me before I hired them. In one of my other properties, I had even an even bigger problem. There was an electrical problem that was not detected during the inspection, so I had to hire another company to find out what the problem was and their visit cost me $2,000. When we asked about the warranty that SEC promises its customers, the manager, Mr. Dann, told us that our problem was a minor issue that could be fixed for $4.50 and then never responded to us again. This untrustworthy company makes a lot promises that they are not willing to keep. The Real Estate Agent who helped me out with the transactions will not recommend this company in the future due to the poor job done with my inspections and the lack of professionalism by refusing to take responsibilities for their mistakes and minimizing the consequences and expenses of such mistakes. read more
