I…read morewas almost going crazy from the noise of the planes that would not let me get a goodnight's sleep. I am writing as a warning to those who may be considering renting here. I like to address the unjust charges and actions taken by the apartments after I moved out in January 2023. As a responsible tenant, I fulfilled all the obligations during my six-month tenancy, paying my rent and utilities on time and maintaining the apartment in the same condition as when I moved in. I had paid an initial administration fee of $200, along with a $400 deposit, as per their requirements when I first moved in. I was disheartened to discover that despite leaving the apartment in a reasonably pristine condition, they charged unnecessary and unjustified fees upon my departure. These included dubious cleaning and shampooing charges, as well as various other fees, resulting in a surprising outstanding balance of $184.37. They ate my entire deposit and even demanded additional payment without proper justification. My disappointment only grew when I learned that they reported this disputed amount of $184.37 to IQ Data International, a collection agency, without providing me any prior notice or discussing the matter with me directly. Such an action shows a profound disregard for a good tenant and a lack of courtesy and transparency. I kindly requested that they take steps to rectify this situation, instead, they gave me lip service and said to go pay for the collection. This apartment complex has no commitment to fairness and has a bad reputation as an irresponsible property manager and owners. Some of the bogus charges are below. 1. Vacant Electric fee $18.91 2. Light cleaning $160.00 3. Carpet cleaning $85. 4. Service Fee $4.5 5. Vacant Service Fee $5.00 6. Final move-out fee $5.00 7. Final service Fee $4.50 8. Final Electric fee $41.60 9. Final vacant Service fee $50.00

The good: -Great management. Very kind people that work in…read morethe office who seem to really want to get to know you. They always put me in a good mood when I went in to pay my bills. -Fast maintenance. Literally would put in a request and it would be fulfilled within the next two days. I've never had such fast maintenance in a complex. -Very safe. I have never felt unsafe coming home late at night, or have had any strange encounters with other residents. My car has had no damage done to it, I always felt okay leaving it parked. -No surprises. There were no hidden fees or anything of that sort. Neighbors were respectful. -Overall a great experience! The bad: -Parking can be challenging. We ended up having to pay $25 more for another spot a month because the visitor parking is not always guaranteed. -Small Apartments. Pretty cozy in these apartments! But you get what you pay for. -Meh appliances. Kind of cheap W/D, shelf in kitchen broke, handle on bathroom mirror fell off. Maintenance was always very responsive in these situations though, so I can't really say it was too bad. And again... you get what you pay for, and we had a cheaper unit. -Children can be loud. Overall they are sweet and respectful kids, just be aware if this is something that bothers you.

Before you consider moving here look them up on line. Avenue 5 owns them and manages them. They not only have law suits in Washington. They also have them in a few other states. They don't reside on the property. There office is a block away at another Property they own. They act like they know whats going on there when you rarely see them. i lived with horrible noise. i was late for work twice in the same week because the kids below me slammed doors, screamed, yelled and banged on the walls until 1:30 am. Then they moved someone above me. The day he moved in I actually thought management was doing a remodel. At 10:30 he knocks on my door to tell me that there isn't a fire yet but he called the fire department. When i asked him if it was him making all the noise. He told me he was wrapping it up then continued until 1:00 am. Started getting complaints back to back since then. I honestly thought it was a joke. Then they evicted me on made up charges. The guy worked from home and expected zero noise in an apt. while he made plenty. He stomped around his apt. every time i turned on the water in the kitchen. Over 10years without a complaint then get kicked out over 1 person. Who actually was the problem. Looking at him you can tell he wasn't wrapped right. They claimed they heard all this noise. I'm guessing from a block away. It took the maintenance man 3 weeks to answer my work order. That's how often you see him.To busy hitting on tenants and there guests. When he's turned down he has there car towed. They overcharge on utilities. They shouldn't flexuate more then a couple $$ here and there. I was charged almost 100$ 1 month. That's more then a single family home pays for the larges can they offer. We never paid $$ for common areas. They evict old lady's and move in scary people that get the police called on them twice the same night. Then arrested. Garbage overflowing on a regular basis. You don't even want to take out your trash until it's picked up. And you'd paid almost 100$ to use it. There are cheaper. nicer places out there. It didn't take me long to find one. Your tenants are being screwed over with these garbage charges. charging us hundreds of dollars for a trash service is unethical. when I spoke to a representative of SPINNAKER, they claim that they had no control over the cost for trash. however, according to my lease spinnaker is charged the bill directly from the trash company then SPINNAKER issues out the bills to tenants. So SPINNAKER has been aware that we've been getting charged hundreds of dollars for our trash service. it is completely unacceptable for my garbage bill to continue to rise. There are only two people living in my apartment and are utilities have been $300 a month with over half of that cost from trash service . That is unacceptable and unaffordable. When I asked what I should do if the cost continue to rise I was told to reach out to the office. this is not a solution, I have a very hard time reaching someone at the office. I blame the organization for not hiring an adequate number of staff. I cannot be given a baseline cost of what trash would be normally so I can only assume that our garbage will continue to be a random price. And if you want to claim that only a few individuals are having this problem, I would like to ask why we are being targeted. I have observed appliances in the dumpster area, and have photos, I can only assume that you are making your tenants fit the bill for your renovations. you should not be using our shared trash receptacles for your renovations. at the very least I expect all of your tenants to be refunded for what you have overcharged them. furthermore amenities that we were promised when we moved in have not been function therefore, spinnaker is not fulfilling their end of our lease.

Agreed w all of these comments. WORST PLACE I EVER LIVED…read more Elevator broken more times than fixed in the year I lived there. Homeless people hanging around and inside the apartment building. Other residents are thieves and had packages stolen many times to the point I had to get a PO Box. Smelled like pee and garbage everywhere. Ceiling tiles fallen from the hallways and water would drip and leak on the floor. I cannot even remember all the disgusting things about this apartment. Firefighters and police there all the time for theft and domestic violence in the apartment. Worst part was not one but 2 units on my floor alone with squatter violations taped to their door! Literal squatters there!!! Paid $600 in deposit but they charged me $775 for deep cleaning fees and a bunch of other miscellaneous fees when I moved out. It was me and another 25 year old that lived there no pets, no kids, not smokers. I've never not gotten my deposit back before. And we cleaned before we moved out. A bunch of crooks running this place and the apartment is disgusting and a total rip off.

No care for their resident and/or upkeep of the property. There's absolutely NO communication between property manager and the residents. They only time you get communication is legal notice of entering and or posting for late/nonpayment of rent, they quick for that but not to FIX the amenities or property you are paying your rent for. 1. Trash is ridiculous on the grounds, always piled up and all over the grounds. The inside hallways are always dirty with trash and many carpet stains. The stairwells are dirty as well. The secured garage is ALWAYS unsecured due to the broken gate, it floods from the nasty rusty/dirty old pipes that leak like a waterfall. Trash never gets picked. 2. Call box is ALWAYS broke leaving you to have to go open the main door for guest. 3. Elevator ALWAYS broke, since 2024 it's been broken 4 to 5 times with this current time from 3/29/24 - to current with residents only get informed on 3/29/24 that it was out of service with no ETA of when it will work again. Just think for the disabled folks and the folks that live on the 2nd, 3rd, 4th and 5th floors to have that to look forward to doing for over a month and NO communication and/or care to promptly fix this problem instead of minor fixes that don't last but days, weeks but not months!!! 4. There are units that don't have garbage disposals, so you have all this nasty back up in these old pipes that brings drain Gnats into your units. There is roof drain problems that litter sound like you're but it's living at a waterfall onto your balcony. Unit balconies flood from drains that are cleared and the waterfall from the roof. 5. Theft of vehicles from the NO security Garards that were supposed to patrol the property. Theft of packages from the residents that steal but no cameras in the building or hallways to protect the residents. Building not secured to keep the homeless out from sleeping in stairwells or cuts in the garage. Mailboxes broken into. 6. Fire alarm that goes off so much that residents risk their lives because you go out and it's just malfunctioned from the OLD building. When I say ALL the time, early 1, 2am, afternoons, evenings and night. There's so much WRONG with this property, just don't do it!!! They aren't worth the over 2K they are asking for these outdated appliances, cabinets and carpets in a lot of these units. If they have updated the inside of a unit, it's still not worth the 2k to put up with the rest of the BS!!! Current unhappy but moving soon resident!!!!

No not at all, but for me the location, convenience, service and price make it a 4 star location. Pros- Location-near the airports, near my job, near shopping, eateries and entertainment. A hop and skip to downtown Seattle. Price -when I moved in, the apartments in the surrounding area were hundreds more per month than this one. Management- Kody has been awesome. He is always helpful and responsive whenever I have a concern. CTL overall is a good management company. I lived in one of their complexes in UP and had a good experience. Maintenance- I have only called maintenance once and the turn around was prompt. The next day of my recall is correct. Cons- Age-it isn't the newest complex but it is clean and well maintained. Trash- the trash can get a bit full at times on the south side of the complex because the receptacles are small. There are others around the complex if needed. The one near my building is only full around Xmas. Safety-My car wasn't touched but my partners car was broken in to. I haven't had issues with kids making lots of noise. Maybe those people live near the pool/basketball court/childrens play area. There is also a sports field on the west side of the complex that may get loud but I live on the east side. I haven't been accosted by any weirdos. I live in the 3rd floor so no one is on my balcony randomly. The one thing I can say that is true is the car and parking situation. Parking can be scarce of you have more than one vehicle. Cars are also broken into. The reason why this doesn't lower my rating is that I have lived in a gated community with security and still had my car broken into. In both cases I spoke with management, they were responsive in assisting with a solution and it did not happen again. Over all is this a 5 star luxury complex? No of course not but I think it is a great value for what I am getting. It is a good place to live in a great location that fit my budget nicely. My neighbors are nice and they all seem like long term tenets. There are some minor gripes but nothing I haven't experienced with other complexes over the years.

The staff is amazing, especially the apartment manager! They are prompt to answer maintenance requests & repairs if necessary and any questions you might have. If you have neighbors living above you make sure to inquire if kids live in the unit. It's not agains the law to ask about the property, tenants and noise complaints. A Friend of mine you is currently staying there and having issues with the neighbors above in B202 is a joke. Again the leasing agent does not care, or the management of the buildings that are owned by Aspen. They keep telling him the noise that is going on is normal day to day noise. I have so many videos taken over the weekend two that started at 8:30 am and the rest were all day dragging heavy whatever it was and toddlers running all day. It's crazy. I believe in apartment etiquitte becasue we all pay rent to live a comfortable living when renting. I feel like apartment complexes need to rent units out to familys with kids on the bottom floor period it's rude and disrespectful. With this being said Be aware of building B they been renting that unit for 6 years and with kids you should be looking for a single family home so you can make all the noise you want. Aspen at Belevedre do better. Your property is nice. I seen another review with complaints of break in or stolen cars. I will say in the summer time put your car in the garage as the kids play. Oh and the kids also know how to get into the garages and again the office will take forever to address. the only way you can say anythig about your property you will have to catch them.

I texted Maintenance at 11:28am about my sink being clogged. They texted me back at 11:48am. At…read more11:50am the order is placed and in progress. I text again at 1:51pm about an ETA because we need the sink to make meals for a family of 5. They texted back at 1:52pm that it's still in progress and they'll get to it as soon as possible. It's not 5:04pm and still no one has came, so I text them again 5:040pm to ask what's going on. Their response again is it's in progress. So I call the leasing office and speak with Arthur who says the maintenance manager leaves at 5:30pm and so I let him know so it's 5:18pm he's still here somewhere then, and this needs to be fixed. He puts me on hold to call him, and says he says it's not an emergency and they'll be here tomorrow morning. So I asked for a number to speak with him and he says he's not at work. Makes no sense! It's still before 5:30pm. A sink full of water that smells like sewer and more water is coming out of the drain filling the sink even more is not an emergency and has to sit here til they come back tomorrow! My home stinks like sewer. I have kids. All our windows are open and it's cold. Our heater still hasn't been fixed since we've moved in so we've been using a space heater. It's frustrating! They escalated it to the emergency maintenance and I still have no help. This is not my first experience with maintenance. For the amount of money we pay we would love to live in a space where everything is working properly!
