BEWARE AVARI VACATION RENTALS: Condo uninhabitable,…read moresignificant water damage and mold, refund or relocation refused We booked unit A412 at the Waterscapes in Fort Walton Beach through Avari. Upon entering the condo I noticed a musty smell and the condo looked severely neglected- chipped paint throughout the corners and baseboards that looked like it needed to be touched up for multiple seasons, with significant water damage and mold/growth growing around the baseboards and drywall in the bathrooms. Upon brushing my teeth I noticed that the bathroom faucet was completely caked with black and green mold and we ended up using bottled water to brush our teeth. One of the showers wasn't dispersing water properly and it was actually painful to shower because of how much pressure was coming out of the shower head (water was only coming out of half of it, so it was shooting out to the point I couldn't shower my child because it was like pins and needles). Usually high water pressure is great but this was extreme and from obvious neglect. When we got into bed we noticed our sheets were stained throughout the middle of the bed. The condo was truly disgusting and I have ZERO idea how anyone thought it was OK to have guests in it at all. We had to stay there one night because our flight got in super late (we arrived at the condo around 12:30 am) and I had my 3 year old with us so we ended up switching beds to one that looked cleaner and crashing for just the night hours (until around 8:30) before hauling out of there. I was in contact with customer service from about 1-2 am, but was told I would have to wait until the on site property management before I could be relocated or refunded. When I finally got a hold of the on site property manager (after calling multiple times from 8:30 am- 10:30 am) she told me I could not be relocated or refunded. It was after 11 am before I could see her in person though there were several urgent orders put in for her to contact me. We walked through the condo together and I pointed out all the issues above and told her the condo was uninhabitable and to ask again, and I was told the same again (no refund or relocation to a different condo). Apparently if the individual owner doesn't want to refund you your money- it doesn't matter if the place has obvious mold issues and unlivable! As a side note I woke up with a sore throat and itchy/runny sinuses that resolved after leaving, so I will be reporting this condo to the local health department. I truly believe this place is a major health hazard and caution everyone to stay away from Avari- they obviously do not care about the health and safety of their customers.

The location was great, the room was amazing, the amentities were the best part. This is a great place for families as the many pools and water areas are so much fun. They have poolside activities like poolside movies. There is a small tiki bar with a small menu on site as well. They also offer umbrella/chair rentals on the beach in front of the resort. I can imagine without the construction project you have a better chance of walking to the nearby restaurants/attractions, but we opted to drive. The parking is gated as well as the pool areas.

Was told they will not give us fresh towels that we have to wash them and wasnt given enough so had to do laundry everyday to have clean ones for the evening shower. Cabinet doors in the kitchen were broken, ceiling fan in the second master bedroom was broken so they gave us a floor fan that was so loud that we couldnt use it because it kept our kids up that were sleeping on the pull out couch just outside the bedroom. Also worst of all the pool, it has so much chlorine in it that went we went into the pool you could smell it burning. also becuase of the chlorine our kids had trouble swimming because it just burned their eyes. they wore goggles and still had to rub the water way and it would find its way into their eyes.I would never suggest this place to anyone. Wan not impressed for the amount of money we spent for the room.

(St. Martin 1407) We loved watching the sunrise and sunset from patio. We could also see large fish and stingrays. There was seating for all 8 of us on the patio to enjoy the amazing view. Overall nice building and we enjoyed the gym, pickle ball and basketball court. Here are the cons: - It's odd that there were no beach chairs or toys in our condo or the office to borrow for your stay. There are chairs to rent for $55. I did see some condos had them in the garage space though. - The water in our unit tasted and smelled like chlorine - leaving three of us with upset stomachs until we could buy water. We were able to drink from the water fountain in the lobby and that water tasted good. - There were very little notes/instruction left in our condo for how to navigate this large resort. The map we got upon entry was not detailed. It was frustrating when we arrived. Where do we park? Where is the fitness center and what are the hours? How do we borrow pickle ball or basketball equipment? Where is the office? Where do we eat? Get coffee, etc? How do we use TV? - The pool is advertised as 'heated' but it was COLD. I'm thankful that the hot tub was fairly large! There were some little things the owners/management could do to make a 5-star experience. I did find out that you could go to the main office (by Ruth Chris steakhouse), and they allow you to borrow pickle ball equipment and a basketball. It would be awesome if they allowed you to checkout chairs or beach toys and bikes. It would also be nice if they sold coffee! The coffee shop next door doesn't open until 10. Overall, we had a nice week. The highlight was the view and being able to watch the sunrise and sunset from the patio.

Beachside Inn was the only reasonably priced lodging in the area that could accommodate our two large dogs, and the front desk staff was very understanding and welcoming. Our room was immaculately clean and incredibly easy to check into. The room was also extremely spacious and had ample room for all four of us. There was even a freshly baked loaf of blueberry bread on the desk, which was such a sweet touch! We stayed for four days and not once did we experience a single disruption - the inn was quiet and peaceful. The beach is just a two minute walk across the street. The inn is tucked away in a walkable neighborhood with beautiful homes - we enjoyed walking around the area with our dogs. Camille's cafe and restaurant is right next door - we got breakfast there two of our four mornings, and it was absolutely delicious! They have fresh smoothies, breakfast sandwiches, etc. Check out was a breeze - all we had to do was lock the room and enter a check-out code on the keypad. We would absolutely stay at Beachside Inn again!

He had the hot tub shut down at 2pm due to a small shower and very distant lightning strike on our last day there. The rain lasted about an hour with no more lightning. After multiple hours of no rain or lightning (with sun shining) I got ahold of him directly to see when it would be reopened as we were planning our evening agenda around getting a little hot tub time in on our last night there and he seemed to be irritated and passive aggressive about the entire idea for some reason. I even sent him a screenshot of the hourly for the rest of the day showing great weather all evening. At this point he told me that as long as it looked good (which it did) that he would have the 6pm guy open it back up. We'll come 6 pm The weather looked even better with sun shining yet the hot tub was still closed. Come about 7, I checked again to no avail. The guy seemed like he was on some sort of weird power trip and I honestly think he chose to keep it closed out of spite after accusing me of "pressuring him" to reopen it!! Politely pleading the case for an amenity that we paid good money to use to be reopened in a moment that it clearly should be open would be a more accurate description. I wasn't hostile at all when talking to him which made the entire conversation even more perplexing (and laughable). I'm still chuckling about the passive aggressive tone when he accused me of pressuring him. It was a clear attempt for him to manipulate the conversation/situation. I think he was maybe angry at the start because someone on staff gave me his number so I could inquire after going to the main office prior and finding nobody there to talk to. Luckily another great staff member (the 6 o'clock guy) opened it up and saved our last evening there, while agreeing that there was absolutely no reason to keep it closed. He also informed me that Raymond never said anything to him about the hot tub as he told me he would, which again was laughable. What a silly situation. The whole situation had the feeling of him having the mindset he was doing the guests a favor by letting us stay in his building. Which is not how a guest should feel or be treated by the property manager. The owners and guests that we talked to all week were fantastic, but my interactions with Raymond tainted an otherwise wonderful trip and it wouldn't be very difficult to find a more friendly property manager with less of a chip on his solider. The whole situation was irrational.

We saw lots of dolphins, stingrays, sea turtles and fish from balcony each day! Elevators were not super busy we barely had to ever wait on an elevator, pool area was clean, parking garage was clean, we have no complaints what so ever!
