2011 - I had my property listed with a local realtor and was thrilled to receive an offer. The offer depended on the buyer getting financing but i was assured everything looked good and should not be a problem. But when the buyer went to get his loan he was told my property, that I have owner for nearly 10 years and never paid flood insurance for was in the flood plain and the premium would be around 3,500 a year. When my realtor called she told me about a local survey company and to ask for Amanda because they may be able to help and the deal could be saved. I called Amanda at Schultz and Summers and was shocked at the wealth of information Amanda was able to give me about flood insurance and how it works. She had to be one of the best informed people I had spoken to and believe me I spoke to my realtor, my insurance agent, my bank, ameren, and more but Amanda was able to answer more of my questions than all of the others combined (though she has the sound of a consummate professional I have to say she sounds as young as my granddaughter, just don't be fooled she is as smart as they come) and even told me how I could save a few bucks if my neighbors needed work and I wanted to assure the buyer about the Ameren line. I told her I would have to call back and would be in touch. I of course called around checking prices and how long, etc. only to find out what I had already thought Schultz and Summers was the least expensive by about $50 and would provide more services than any other. When I called back I spoke to Mary to take my order and again was shocked at the amount of knowledge and professionalism I received. Mary was patient and answered my million questions. Within days the survey crew came out to check out my property but unfortunately had bad news and told me that my property was indeed in the flood plain (I found this out because they gave me a great courtesy call while they were standing at my house and I was in Kansas City) They let me know I could be easily removed if I did some simple work on my steps. I told them I would come down that weekend and make sure the work was done. The next weekend I went to my lake house and was able to disconnect the steps as instructed. I called Schultz and Summers this time speaking to Brian (again the know how was amazing) and he verified where the steps were disconnected. The next thing I knew Amanda was calling to let me know the work had been completed and my house had been removed from the flood plain. Amanda gave me some options on how to pay for the services that were convenient and easy again being professional, helpful and bending over backwards to make sure I got what I needed to make sure my sale went through, even calling the other realtor, the buyers lender, my lender and the appropriate insurance agents. I knew the buyer of my house was planning on getting a full survey of the property after he bought it and at closing told him he could not do any better than Schultz and Summers. Between Amanda, Mary, Brian, and their survey crew that company is a top notch team. I would recommend Schultz and Summers to anyone who would listen and even those who didn't. read more
