Nobody clean the laundry room

I have lived at 14540 Hartland St. for over 3 years, and it is getting worse. Maintenance is minimal, the area around the building is always full of dog poop, and homeless people live in the laundry room, which is why it is dangerous after 8 p.m. When I came to live here , there were gates around the building (they removed the gate), and it had a pool (they removed the pool). The room where they have the washing machines is disgusting to enter. Behind the washing machines, there are clothes and dirt that the tenants have left for years, and the homeless people come in at night to charge their cell phones, and practically, two homeless people live there. do not trust these scammers! they allow fake listings of properties to be posted via craigslist, social media, etc. one of their properties has scammed and stolen thousands of dollars from low income hard working people: they are fully aware that their vacant rental units on 7130 fulton avenue north hollywood's ca are being used by a scammer to steal from people.(that they supposably dont know) they have not taken any actions to prevent this from happening, because they have no surveillance cameras and continue leaving the vacant units unlocked so the scammer can continue showing the units to "prospective tenants" oh and when you contact their office u get text messages as a response that seem to he automated messages.. see for yourself look at my pics. report this business to the better business bureau, share this, and spread the word. this looks like an inside job. the funny thing is that the scammer sounds like the employee that works there... the audacity of the sauer properties employee is insane... he sends me rental units for rent and says they have a lot of units and have to leave them unlocked. million dollar company making excuses see the screenshots

3 years I'm living in 7444 Woodman Avenue 213 apt Van Nuys CA 91405 Great team they have 24 hours Emergency phone number.Yes the building is not new so Obviously there can be some issues from time to time but as soon as you send them some request is being taken care Immediately same day whatever your issue is they will fix it same day !!!! Thank you for being perfect!!!!

I'm used to landlords that put their best foot forward before moving in and then bring out their shady side after you move in. This is the first time I've encountered a management company that was shady from the jump. I just visited the unit available for rent at 7655 Lankershim Blvd (unit #30). Before visiting, I had texted with someone from Sauer Properties. The first question I asked was whether roaches had previously been an issue at this property. They denied any previous issues. The first thing I saw was a dead roach on the stove. Several more near the fridge. Clearly, roaches are currently an issue. And clearly, the management staff must be lazy or really don't care because they couldn't be bothered to clean up the dead roaches. No doubt that's emblematic of the type of management I could have expected had I applied for the place. And to anyone still considering that unit, the roaches WILL be back. They have likely set up shop in the stove/fridge (they love electrical equipment) and have prob moved in to other units as there isn't a consistent food source. As soon as a new tenant moves in, they will be back. I've dealt with roaches at previous places and if the property management is not making a concerted effort to deal with them, they will be back. Hell, roaches love to feast on dead roaches- Sauer Properties literally left a food source for roaches to welcome me while checking out the place. If you wanna battle roaches the next year, by all means. Anyone who is a current tenant and is dealing with roach issues, I urge you to file a complaint with LA County Dept of Public Health and to reach out to local tenant rights organizations. I've dealt with roaches and I know how stressful and just horrible it can get. You deserve a home that is safe, comfortable, and not a health hazard.

Living in one of their apartments a littler over a year. Can't beat the value for the price you get, especially in todays over priced world. If you have a clogged sink or toilet, they send a guy out to almost immediately to take care of it.

7444 woodman is roach infested! Don't move there! But I will say this..... the only reason I'm giving them 3 stars is because very time I asked them to send exterminator they did send him right away. He did his best. But I think he knows that there is nothing that can really be done to keep roaches away. The whole building needs to be torn down! To be fair, when I told them I could no longer stand living with roaches, they refunded me my deposit & allowed me to move out. I'm grateful for that. But I'd triple check if you're considering moving into one of their properties talk to other tenants at that building when you go see it to see what their experience has been like.

But for now, this is my honest experience in case its helpful for anyone else who is planning to rent with Earnest Homes. First, I'll say that working with Donna Cura has been great. She's extremely professional, and has been incredibly attentive at answering my questions around lease documentation. Thank you Donna for making the lease process go extremely smoothly. My concerns so far are with the move-in experience. Move in day is supposed to be exciting - you've just made a big commitment to sign a lease, put a deposit / pay first months rent, and have gone through the process of setting up all your paperwork and utilities. Come move-in day I thought I would be receiving SOME level of PROACTIVE communication / outreach about move-in day logistics and a walkthrough of the house. Instead, my move-in experience was the opposite. It felt like after I signed the documents my move-in process was an afterthought. I scheduled a walkthrough around 12:30 PM on a Friday, and was met by Oneda, who was really only there to conduct an inspection of the house. She didn't know how the house was set up or have any instructions for me on how to use the things in the house. I'll go into detail around what went wrong. To be fair, Oneda did a great job going through the inspection and was very thorough and objective at documenting the different issues (e.g., cracks in the tiling, stains, scratches, etc.) Now, where the experience went downhill for me. When we entered into the home, there were a HOST Of things that did not go right: 1) There were three electric outlets that had not been completed prior to move in, they had no covers on them. It looked as if the team had painted but forgotten to put the covers back on. 2) There was a lot of grime and dirt on the bathroom faucets. It didn't seem like they did a thorough cleaning prior to us moving in. 3) Oneda did not have any idea on how to navigate the things in the house, for instance, there were electric blinds that were down and she had no idea how to open them. I randomly figured it out by pressing a button on a remote nearby. Not a good look for someone who is supposed to be showing ME around the house. 4) The previous owner left their front door security camera system + a nest security system(?) I'm not even sure what it is because no one explained / has explained to me what it is for. At the moment, I'm not sure if its the previous owner using it to spy on us or not, because I have been provided literally zero information on it. 5) I have no hot water at the moment. I did my part to set up SoCal Gas, but I was again not given any information on move-in day on how to turn on the water heater. I was not even told where it was located, I went to the backyard to find it, and once I located it I had no idea on how to turn on it / determine if its even working. I followed the instructions / watched a youtube video in hopes of trying to turn it on to no avail. 6) Now, the one that really started the negative impression of the move-in experience - I was not given the front door access codes until 4:47 PM, despite my walkthrough being at 12:30 PM. And the ONLY reason I received them was BECAUSE I HAD to follow up and ask for them! I sent an email at 1:40PM, which did not get a response. I then called the number around 4:07 PM to follow up and thank god for Brian, because he followed up with my account manager, Keren Mendoza, (who I believe is supposed to be responsible for onboarding us) and I then received a response from Keren on how to unlock the front door code at 4:47 PM. That is absolutely ridiculous. She did not include ANY other information required like how to turn on the water heater, or use the electric blinds, or security system. I'm still hopeful that this experience can be turned around, but I will wait until I get a response from the team to provide an update.

Prior to my tour, I was in contact with Teja who was very helpful. When it came to the day of the tour, I guess there was a mix up in agents, but Janaka ended up showing up to the building, to give me a tour of the place. He was super friendly and very knowledgeable! :) During the application process, the application is very old school. It took us a few days to get everything together. We had to print and scan a bunch of documents then submit it via email. From what I know of family who work in the industry, most applications are done online and you can submit information as well as link bank accounts electronically lol. I wasn't comfortable submitting all of our personal information via email, so I asked for them to call me for additional information that I'd be able to provide over the phone. Although the application process was odd, the service was pretty great. The only reason I deducted a star was because like other reviews have said, they don't get back to you after your application. I had to keep reaching out to them to get answers. I also didn't like that they assume instead of verify. My husband and I rent an ADU in Commerce, but they said "currently listed address in application doesn't seem to be a rental". My husband has been here a few years and I just moved in last year. His driver's license and some bills reflect our current address, but we were never asked for additional information to verify. We also make well over the standard 2.5-3x income. I am pretty chill so I'm okay with not being selected for the unit as it is privately owned, but I didn't appreciate having to wait and keep asking for updates on why we weren't selected lol. Anyways, great people! It's just the communication that could be better and more clear. I would still recommend Perch Properties based on my interactions, because they still respond if you reach out to them :)
