Our unit flooded and refroze. We had to use ice melt to get our items off the floor. Owner will not compensate for damages, and they claim that you cannot claim against their insurance (a decision for the insurer, not the owner). Your contract will free the Lessor of all liability of damages, even if the damage is due to their negligence.
