    Sans Souci beach rental !! Unit 508 two bedroom, two bath, is absolutely WONDERFUL!!! Great location! Sooooooo convenient to the beach! Clean! Comfortable! Across the street from Peg leg Pete's! Across from Tom Thumb convenience store! It doesn't get any better than this for a vacation rental!!! No need for a car! Clean pool on site with jacuzzi. I love this place!!!!

    #209 I'll start with the good. -the balcony and view was amazing, it's ocean front and we could see the beach from our balcony and the pool from additional windows. -the condo space was great and perfect for 4 people. It sleeps 8, but might be crowded with 8 adults. -great location, right across from Peg Leg Pete's, a convenience store and the free trolley stops -the shower heads were great The bad -our room was not cleaned. At all. We found hair and sand everywhere. We called upon arrival and they sent a cleaning team right away to address it and brought a $100 gift card for the trouble which was nice. They admitted they received a message from maintenance indicating the room had not been cleaned prior to our arrival yet sent no one to clean it. -all of the furniture was old and damaged - the towel hangers in the bathrooms, the bureau in the spare bedroom, it was missing a cabinet in the kitchen. And the bathroom tub did not drain. -several attempts to have management call us to address the issues went un answered and we're not returned as promised about compensation. -The elevators are old and slow. We heard several people got stuck in them, as did we one time, but finally ti started moving after being stuck for several minutes. We went during peak season and paid over $500 a night and I can safely say this condo is definitely not worth this price, regardless of the great view and condo amenities. If you go off season and pay $200 per say, then it would more adequately equal the condition of the condo. Bottom line is, if you are charging people that much to stay, you should be able to afford to update the amenities inside the condo. They refunded our cleaning fee and that was it. We enjoyed our time in Pensacola and the beach access, and pool was great. But definitely disappointed with the rate we paid versus what we got. It's a shame that the VRBO site we booked through showed 5 stars, which is what we went off of when booking and those reviews were certainly not accurate. Buyer beware.

    Cloudy day on the white sands of Pensacola Beach!

    This was our second stay here on two different occasions & in two different condos. Both times we stayed in a corner unit facing the street; however the balcony's on both over extend the building, so there's an excellent view of the beach & Peg Leg Pete's. Both were updated and very neat & clean. Love that it's a small building. Short elevator ride & easy access to the beach which was not overcrowded. Beautiful pool with three swim lanes & a large hot tub. We highly recommend staying at San Souci!

    Beautiful Pensacola Beach

    San Souci 104. The condo location was wonderful and great big back porch with steps and boardwalk to the beach. The sofa is uninhabitable to sit on much less sleep on. The sofa is sunken in and the cushions slope - needs replacing. The condo in its present state only sleeps 4 NOT 6. The master bedroom horribly smells of cigarette smoke. Overall however, the Queen room was very comfortable, the location wonderful, and we enjoyed our stay. No frills condo. The shopping carts and carts in garage were really convenient for hauling luggage, groceries, and beach stuff to condo. The property management group was lovely to work with. You know, the kind where you want to just keep the discovery to yourself so no one else can find out....well that describes Surfside Properties to a tee! When we discovered them in 2018, we were trying to escape those raw, biting, icy cold, gray drizzly, never-see-the-sun-for-weeks-on-end upper Midwest winters. We were than and continue to be pleasantly surprised when we found Surfside Properties. We have rented three different properties on Pensacola Beach from them and have never been disappointed. The spectrum of outstanding properties can easily suit any of our needs. The whole Surfside experience, from their intuitive content rich web site, to the concierge class help from Lori and Sam...we've never been disappointed! We have access to thoughtfully furnished immaculately clean first class properties across the best locations on the beach. We always eagerly look forward to our return allowing us to enjoy peaceful, sun filled warm walks along the pristine, uncrowded white sand of Pensacola Beach January through April in our Surfside Side Properties enabled rejuvenating escape!

There are also 2 large swimming pools, a larger 12 person hot tub and an exercise facility. + Overall facility condition + Parking Lot + After Hours Customer Service + Location proximity to food and entertainment venues + Security / Access vetting ~ Condominium condition + Cleanliness overall - Shower water pressure/ drainage - Fabrics/Cushions/Bedding condition stains, wear & tear, needing replacement) - rental customers required to wash and put away dishes kitchen items before departure. (?) - condition upon arrival - noted fingerprints on refrigerator and tables. - High fee charges that are not reflected in the condition of the condominium. Condo Charge 4 Nights $ 740 Property and Service Fees $ 300 Cleaning Fee $ 200 Lodging Taxes. $ 123. 75 Fees and Taxes almost double the cost of the stay itself. Would we stay here again ? Southern Vacation rentals left us without a place to stay. They could care less that if I hadn't checked we would have taken bed bugs home. I'm still having nightmare!!! All our blankets and beach bags were trashed. We had to pay for a hotel that night. The only solution almost 24 hours later after numerous calls to them was either a refund or put us in a much less rental than we booked months ago. It looked shady! They could have cared less we were 14 hours from home Without a place to stay. We ended up staying in a hotel paying way more for last minute hotel rental.

The condo parking is a little weird, but there is ample parking. We came for spring break. Don't know what it looks like during busy season. The room was really clean. Floors were clean. Kitchen was pretty well stocked with dishes and pots/pans. The complex is right on the beach so anything metal takes a beating, but everything was in good working order. My only "complaint" was the standing shower. It is a little tight, but no big deal. My elbow kept hitting the water temp handle when turning around. Great location. Nice and quiet.

After waking up to bed bugs…read morebiting us we all had to throw away all of our belongings we brought/bought on our trip (spending a day of what was supposed to be vacation to do so), buy all new clothing, find emergency lodging somewhere else at a higher price, not to mention the psychological distress of worrying about having bugs crawling and biting you or worrying about having them hitchhike home with you. These were ADULT bed bugs meaning they had bed bugs for at least a month before maturing to this stage. Seems like they may have been living in their pillows? All of this and this host had the audacity to offer only a partial refund. On top of all that (before we realized we had bed bugs) the bottoms of our feet turned black just from walking around because of how dirty the floors were, the Brita pitcher in the fridge also had no filter in it. The "steps from the beach" and "waterfront" listing felt misleading as we had to walk about half a mile just to get to the beach and back. There's no elevator and the stairs can be a little sketchy in some places. Additionally, the pool was small, there were a ton of loud kids, and some of the adults in the pool area were smoking.

    As others have mentioned, their customer service is absolutely terrible. Sure, the property is…read moreclean and beautiful (it even smells good), but they don't take residents' concerns seriously or address problems in a timely manner. They prefer to spend their time planning "Fiesta Night" and "Wine Down Wednesday" instead of responding to emails and addressing real problems residents are having. The internet was out for SIX DAYS which is completely unacceptable and as others have mentioned they did not treat this as an urgent matter, and for someone who works from home, internet connection is absolutely imperative, and fixing it is an EMERGENCY. Now after reading these reviews I see we aren't even able to pay for another internet company, which is rich, considering that in one year of living here there have been at least 3 major outages lasting 24 + hours. I had another incident 6 months back in which there was a leak and they refused to hire a plumber for at least a week. Finding the leak, breaking down the wall and kitchen, repairing everything and airing out the moisture took A MONTH. It was absolutely ridiculous and disruptive to my work. After many strongly worded emails and daily appearances to their office requesting mold testing, they agreed to it. The apartment smelled horrible, and I was sick the entire time this was going on and I was fairly convinced mold had started to grow. *ALLEGEDLY* there was no mold per the company that tested. After the fact, they tried to give me a "credit" that didn't even cover the amenity fee. I was completely appalled. I thought this was a one off, but after this internet incident and seeing as how other residents are just as disgruntled as I am it validates what I have experienced here. We pay too much money to rent here for these easily-solvable problems to go ignored. Problems are only addressed when residents pester them on a daily basis. I do want to say one positive thing and that is that the maintenance team (two men) are absolutely wonderful and do their best to address issues, the issue is that the management team chooses to not send them out when there are problems and impairs them from doing their job. For instance, as soon as they came to see about the leak, they said they needed a plumber and management refused to provide them a contact for a plumber that could address the issue until we kept pressing for the leak to be addressed. Rent here only if you don't work from home and want to live in an adult dorm type of situation.

The pool, gym, and other outdoor amenities are always in great order and create a special, fun environment for all of us to hang out. Whenever there were small issues to address with my apartment, Sean and the maintenance team were all over it. They always addressed any issues I had within a quick timing window and always ensured I was happy with the work. Not to mention, their entire team is friendly, professional, and extremely fun to be around. Totally recommend living here! A clean, modern, and lively place to live in the heart of downtown Pensacola. Can not recommend it any higher!!!

This property is very secluded -not among the hotel strips. Walmart, Target, Starbucks, etc is 7 miles away towards Pensacola. All the fun stuff in Orange Beach is 8 miles away. The washer and dryer are front loading and the view is gorgeous!**Located directly in front of the state park, which is a nice, quiet change from the hustle and bustle of the "beach side". It is located on the main beach drag, Perdido Beach, and has beach access right across the street. I prefer this to an over-sized condo with too many children and people in general. As I said, it is located directly in front of the state park, which offers a beautiful view that is less seen in the area. A small alligator as well as many types of turtles live in the water out back. We also saw a deer wading through the water one afternoon. The back porch of our condo offered a perfect view of the sun setting. They also have a very clean pool complete with a very clean bathroom. They have a pretty gazebo in the back that offers a better view of the wildlife. There were people fishing from it as well. Romar lakes is centrally located in Orange Beach and is within biking (and walking) distance from Wal Mart, Winn Dixie, and Publix. It is also close to many different types of restaurants including sushi, italian, seafood, steak, mexican, chinese, and anything else you can think of. Chinese and multiple pizza places, including local ones, deliver. The condos are spacious with a nice layout and large porch. It's very quiet and the locals are very nice. I highly recommend these.
