If I could leave a one star review I would. this has to be the WORST rental experience I have ever dealt with. I have never in my life not received a full security deposit and have left every rental with seller reviews as a tenant but leave it Sandpoint Property Management to do the opposite. Every person in the office I talked to is completely inadequate. I can't even begin to tell you how many times we had maintenance scheduled to come that never showed up, left voicemails and emails that are never returned and the worst communication of any "team" I have ever seen. The amount of money that this company has pocketed from their tenets is absurd. This company should truly be shut down. We've been using Sandpoint Property management for over 15 years now for our rentals. In that entire time we've never had a vacancy for over a week and their screening process has been great. They have kept up on the rental market rates whenever we have had a lease renewal and have been very affordable in both their commission and their service calls. 100% worth the small monthly fee to take the worry about tenant screening and oversight. 10/10. read more

Even though they never actually processed our application they still insisted on keeping the app fee. The building's carpet is disgusting, customer service rude, apt's over priced and they don't inform you when they enter your apt to add an escape ladder. The staff seems to go out of it's way to make renting from them as difficult as possible and the kicker is they don't care. In fact I get the feeling they enjoy being as unaccommodating as possible. If you own property do yourself a favor and do not use their service. Worst company I have ever dealt with. Avoid at all cost. The building is a pig sty, and the staff pacifically aggressive. I've used these guys to rent my first house in Sandpoint and it worked out well, and I've rented warehouse space and storage space from them as well. I always deal with Ned and he is friendly and efficient. The staff has always been nice to me but I know other people have had LOTS of issues with these guys. They aren't the most organized so you should keep track of your own payments and such to have your own back covered. Once they had super rap music playing and I could tell it was turning their customers completely off and all the receptionist said is "This makes me wanna dance!" it just came off unprofessional for a local business. But I can always get a place with them and it is always what I am looking for. read more

We've been in Sandpoint for over 10 years, and we've rented from Sandpoint Property Management on multiple occasions, usually 1-2 years at each place we've lived. Jamie was a Godsend to us when we first got here (and continues to be), but I don't want to leave out the rest of the staff, who are all very friendly and easy to work with. I would like to first say that we are pretty great tenants. We've been renting homes for nearly 20 years. We respect and care for the property we rent, and if we've damaged anything, we fix it before we leave, and shampoo the carpets. We always do a walk-through of the house before we move in, so we can document any damage or issues with Sandpoint Property (and keep a copy - pretty standard stuff). Then we do another one prior to leaving, and we may have to pay for a few minor things here and there - two dogs and two kids for two years doesn't always equal perfection. But honestly, we almost always get all of our deposit back. We pay our rent on time, every time, save our receipts, and communicate with SPM, if needed. We are currently renting a home from them that we've already been in for just under two years, and although there have been a few minor repairs, we've loved it. When there is a need for repairs, we've called SPM, and they've had repairmen come out and fix our issues, whether it was the washer or a heater problem. They even had guys come out and change the light bulbs in the vaulted ceiling - because we did not have a ladder that tall. I've never had to wait more than a few days for a problem to be addressed. Oh, and they have a pretty good website for you to search for your next rental that includes lots of photos and information on each property. It's a great place to start! DO NOT RENT THROUGH THIS COMPANY. I give this company a rating of no stars. From the start of the process of renting a home through this company and continuing to today their customer service is horrible. When first applying to rent a home the process was horrible with a lot of money up front. Then when we were signing our final documents we were treated like we were trash who would not pay our rent. We were even asked to sign a document stating that if we were to pass away our children would cover the rent through the end of the lease. We refused. Any issues with the house were not dealt with in a timely manner nor were they fixed. There was a huge mice infestation which we dealt with because they wouldn't. Because of this very poor customer service we reached out to the owner of the home and now deal directly with him about any issues. We know he pays this company to take care of the property but they do not provide the service they claim to provide. read more

I was leaving a domestic violence situation and trying to venture out on my own. Spent nearly $40 to apply to have an email sent to me within 15 minutes telling me I was denied. No reason, nothing. When I called the office, I was told he'd call me back, which he never did. Even if I did have a house to rent, there is no way I'd let this place manage my home. We leased a small office space at Pioneer Square from Sandpoint Property Management about nine months ago. We needed a place to work from which had internet and this location was advertised as including Wi-Fi service. About six months into the lease we received a notice from Jason Ponder that there would no longer be any Wi-Fi provided. I reminded him that the property was advertised as Wi-Fi included and a screen shot of their ad. Said he would look into it, but now does not respond to emails. This is just flat out dishonest. That coupled with the overall poor condition of the property, I would highly recommend perspective renters find another property management company to go through. read more

RENTERS BEWARE !!! My girlfriend and I went in to see if they could help us find a place to rent. We paid $35.00 each for a background check and soon we were approved. We had just moved from out of state and both of us found jobs within a few weeks. We told Sandpoint property the we work mon-fri and had weekends off. We picked up the paperwork at the desks that shows what is available to rent and left.We were going in every few days to get another updated sheet of properties . I finally got a call about two weeks later to show us a property but had called while I was at work. I told them I couldn't leave because I was working. Needless to say that was the first and last call I ever got. I later found out that they are only open m-f and take the weekends off. Well the week ends were the only time I could go see properties. I told them that when I walked in and what should have happened was to tell me they only show on the weekdays and if I can't look at properties during the week that it wouldn't make any sense to take our money for a background check f we couldn't look at properties during the week. After mentioning my issue to locals after the fact , all of them said they have a bad reputation in town. I looked at some of the other comments made about them and realized that there were many others that had alot worse issues than I did. So if you decide to deal with these people ,all I can say is good luck , you've been warned!!! read more

DO NOT DEAL WITH THIS COMPANY!!! THEY ARE THE ABSOLUTE WORST!! First- When we moved in to the house we rented from them it was infested with hornets and stink bugs. They were literally falling out of the ceilings alive causing many sleepless nights. We paid for an exterminator which did nothing for the problem and SPM did absolutely nothing for us. They clearly had to have known about this issue before we moved in based on the fact that there were tons of dead hornets on the ground everywhere in the house. Second- The house was very dirty. BBQ sauce on everything in the kitchen and every shelf had to be wiped down before anything could be put away. There were dead bugs everywhere that had to be vacuumed up (clearly because of the first issue). Third- We soon realized there was a gross smell in the downstairs bathroom. Sometimes it would go away but by the middle of our lease it was so bad we couldn't even use the bathroom anymore with out gagging. We called SPM and it took them weeks to send out someone to check the septic. That was not the issue and it then took them several more weeks to send out someone to check the vent, also not the issue. A few more weeks and they sent out a plumber who came out on several occasions and eventually just decided there was nothing wrong and that we would just have to live with the smell. We told SPM that we were not going to live with the smell paying their outrageous rent prices and only having access to one bathroom that was in our room. They did ABSOLUTELY NOTHING FOR US. They continued to lie and say they had to speak to the owner who they couldn't get a hold of. We went in to their office several times wasting many ours trying to find a resolution and in the end they did nothing to compensate. They never called us back and were horrible to deal with. The people in the office either have absolutely no idea what planet they live on or just act dumb to avoid resolving serious issues that their tenants have. In the end it took them over a month to give us our deposit back and they charged us for everything under the sun, including filters for the fridge's water system. They charged us to reinstall a blind that was in the basement WHEN WE MOVED IN. I would strongly suggest reconsidering before you rent from this crooked company. You will regret being stuck in a year+ lease with them. I have never lived in any place where I had to contact my landlord for so many things being wrong, let alone had a land lord who did absolutely nothing when their were issues. They do not care about the home owner or the tenant all they want is money. read more

I have been using Sandpoint Property Management for 7 years now to manage a residential property located in Sandpoint. I have found there services to be top notch. As the landlord my communications have been clear and there have been no misunderstandings. There have been repairs done on the property that from my end were done quickly and were hassle free. On the several occasions that I have gotten new tenants in there was almost no down time in between tenants. I have not once had a late rent or a lease broken that was not honored by the tenant. This has not been my experience with other management companies in other areas. I am sticking with Sandpoint Property Management. read more

Renters beware! If you value your security deposit and effective communication about your rental property, do not (and I repeat DO NOT) do business with this company. I rented a less than 400 sq. ft. apartment and was charged to repair items that were broken when I moved in. I was charged over $250 for cleaning (an extra $100 for carpet cleaning) an apartment I lived in for 3.5 months. The move-out inspection report was not the move-in report I gave to the leasing manager. Any communication made to staff about issues with the apartment were not recorded in my file or resolved. At the end of the day, they not only managed to "bill" away my entire deposit, but I received a bill for an additional $75.00. read more

My husband and I rented a place from them for 1 and a half years. We were told when we were looking at potential rentals that they are very very picky when it comes to the cleanliness of the rental on move out and on basing how much of the deposit we would get back. Upon move in to our rental we were shocked how dirty our place was. Crumbs in drawers, carpet stained throughout, scratches, dents, holes from pictures in walls, etc, etc, etc. We were smart and photographed everything and wrote down every nick, scratch, dent and stain and actually got all but $90 of our deposit back. (which was for a city of sandpoint bill that we DID pay, but they took the money anyway without checking with us or the city of sandpoint. The copy of the bill they sent us said duplicate bill) We wonder if they ever actually cleaned between the previous renters and us. Also, we found that they are disorganized when it comes to administrative tasks. We were called once stating that they hadn't received rent from us. Luckily, we have carbon copy checks and we ALWAYS paid our rent on time. They had posted our check to another account!!!! Also, they tried to show our place to a potential new renter without informing us. She stated, "We thought you turned in yours keys already." when she knocked on our door. Luckily we had already moved out and were just there cleaning. No keys turned in yet though. We also found phone etiquette to be an issue and felt like we were talked down to on several occasions. On the positive side, we moved to Sandpoint from out of state and they were willing to be flexible with our schedule to help us find a rental. read more

Not only did they take half of my security deposit for supposedly dirty faucets and cupboards, they require you get the carpet professionally cleaned ($90). I DO NOT RECOMMEND that you rent from Sandpoint Property Management. For one, we have heard nothing but bad reviews from friends who have had to deal with this company in the past. For another, our own experience with them has been terrible. They take a very long time to get things handled and they are not very helpful when you have an issue. We have been good tenants that take care of the property we are living in and we pay our rent on time. BUT, we are also good tenants, we kept our house clean, painted and filled holes, had the house PROFESSIONALLY CLEANED when we left, and YES we shampooed the carpets. I read an earlier reviewer that was peeved that he got charged to have the carpets cleaned, WOW?! Of course they did, would you want to move into a place where the carpets were not cleaned from the previous tenant, gross. You Will Lose Your Security Deposit!!!!!! Yes, I know Sandpoint Property Management is one of the few rental agencies in the area. But please think twice. They are extremely unprofessional! They are condescending on the phone (dare I say patronizing), they keep horrible records of bills that are paid (or ones that are supposedly not), and they will take every last penny of your security deposit for fictitious cleaning bills. If you must rent from them, take pictures of everything before you leave. Have someone walk through your rental to confirm its status before you hand over your keys. I rented a place through them last year and found the experience surprisingly easy and pleasant. The staff was always friendly and professional. The apartment looked to be professionally cleaned when I moved in and I left it the same way and received every bit of my deposit back within 2 weeks of moving out, actually I think it might have been in less than 2 weeks. I have rented a storage unit from them for about 3 years, nothing fancy and not the best yard maintenance but about what you would expect for the reasonable price. I would recommend using them and will in fact be moving back to Sandpoint this spring and will use them again myself. read more

Home owners' beware before using this company to "manage" your rental! I was extraordinarily disappointed with the lack of professionalism of the property manager (Jodi) that then resulted in her abruptly severing our relationship minus a 30 day notice to me or to my tenant. This occurred two days, and many attempts to speak with her, regarding the issue of an exorbitant bill I was charged for their contracted electrician. Soon after (2 days) I complained about the exorbitant charge (hundreds of dollars!) for an electrician to essentially screw in a light bulb I got a very "perky" letter thanking me for using their services and "wishing me the best", but "at this time we are cancelling our management services"... The lack of looking out for my best interest as my representative-resulting in the exorbitant bill-, and the lack of professional communication,... then kicking me to the curb...giving me and my tenant 20 days notice is ...well, unprofessional. If you do use these people...make sure you approve who they send out to do repairs and ask what the cost is beforehand. GET AN ESTIMATE! But be careful...they may just dump you in the middle of the month, I guess it is up to whatever they are going through that day and there was much ASSUMPTION, not fact, on her part. MONEY HUNGRY! Not only do you not get your deposit back for "damages", the place isn't even in a good condition to begin with. They claim to use your money to clean and repair just to end up charging the next sad person. The walls are disturbingly thin, paint peeling, duct tape painted over on the ceilings. Maintenance either won't respond to your requests or flat-out do a sob-inducing job. What am I supposed to do without an appliance for 3 months? On the occasion they decide to do more than pick at their ass, they hire workers that do the job they can't do but leave it a mess. Absolutely awful with dealing with tenants, disrespectful and condescending. Claim the property is "move-in" ready while the tenants haven't even left yet, without their knowledge. Oh, and privacy is non-existent when they declare themselves every 3 months for an "inspection" to "document damage" that they won't repair by taking photos of everything you own.
