Had severe smoke in our apartment from previous tenants AND people below and across and they will not hold people acccountable. In the end gave up and they didn't do anything about it. They won't enforce the smoke free zone and don't care about the Clean Air Act mentioned in their lease agreement. If someone is smoking near you they don't truly care and it's like pulling teeth to get someone to listen to you. Would not recommend. If they won't uphold their policies in their lease agreement, save yourself and find somewhere else.

I moved in 2022, and they are trying to tell me that my deposit was allocated for fees rather than what it is required for. When Nancy Ledford was the manager, this place was inmaculate. Today, there is always dog poop everywhere; they don't clean the pool area even though they charge for every single facility in the complex. The new crew is out to screw tenants out of their deposit money, dishonest and rude to say the least. I have recently transferred to a different apartment same location, and they are charging for the transfer $500.00 and another $700.00 for the deposit. I have a deposit from my previous location for $750.00, which they are trying to keep most of my money. I don't think you want to contemplate living here. I will not suggest it. I am here because I have an eye condition and cannot move out at the moment.

This place is by far and away the WORST apartment complex I have ever had the misfortune to live in. Sometimes you need a pros/cons list to really drive the point home, so lets do it. Pros: The view The location Maintenance guys are cool Cons: Noise. You want to develop some full-blown schizophrenia? Live here!!! You will hear EVERY sound. Every step from your neighbor, every bark from their dog, every cry from their kid. I weather stripped my doors to minimize sound and it accomplished nothing. I have been woken up after 2 am more than 20 times (I stopped counting at 20). As I type this, I can hear the cars outside, my neighbor above me stomping, and my neighbor's kids across screaming. I had to buy a $150 noise-cancelling wireless headset for some sanity, and I STILL hear my neighbors. Absolute auditory purgatory. Price. I could've lived in some run down ghetto somewhere else in the state and had better value. Unbelievable waste of money. Oh, and the fine print on the contract? Yeah read that, if you pay your rent late 1 time you will owe them $500+ extra per month the rest of your contract. Didn't happen to me because I saw it, but fair warning. Construction. The place where my wall meets the floor has detached in almost my entire living room/hallway. Everything feels old and outdated except the counters. Guess what that means? Bugs!! I used electrical tape to cover the gaps to eliminate the infestation, and for the price this is straight up offensive. Flooring. The hardwood has the quality of abandoned 90s wood thrown out the back of a factory. The "carpet"? Might as well be hardwood too because its not comfortable, warm, or soft. All in all, I severely regret living here. I'm financially worse off with no distinct luxuries to have backed it up, and the next apartment I am moving into is the -exact opposite- of this place in every single way. Maybe if you can get a top floor it -might- be worth it, as for me, it was the worst living experience of my life, and I would not recommend this complex to anybody.

But actually you will find lots of dogs poops everywhere! The main manager is a F...B..., yes, Jessica, I'm talking about you and I hope you read it! They are taking away your property without any notice even and when you are asking to get it back they just kick you out with words- it's business decision! But if your AC will be broken when it over 80F outside, they will fix it "immediately"... like in a month. They also don't care about broken equipment in the gym, broken hot tubs for the last two years, they never ever cleaned their vents and your ceiling will have dirty black spots by air vents, but they really care about forgotten by kids toys on the grass! You also will not be able to park your trailer on the additional big parking lot that always empty and you can't keep your bike or scooter under stairs during summer. Actually your kids even can't ride their bike on the territory of these apartments. Also they can't draw with chalks on a sidewalk. I'm really happy to move out of here! I never met so disrespectful people like these! And a message to the owner- this was the biggest mistake to hire Jessica for this job, she will not bring new residents to this place, she will make it even worse!!!!

    As far as apartment living goes this is definitely one of the better experiences I've had, but here…read moreare some things I wish I had known and been able to consider before moving in: In the walk-through where they show you a model apartment so you can get a feel for it, they make sure to hammer in just how sound-proof the apartments are, going so far as to show a probably bogus techy science demonstration about the type of insulation they use and how it's sooooo quiet. I would agree that that applies to neighbors for the most part. Have had only a few issues with hearing neighbors. However, MAKE SURE to ask and check out WHICH apartment you will be signing a contract for, bc they did not show us our exact apartment. If they had, we would have seen that it is RIGHT next to both a dog park and an elementary school. I assure you, I can hear them both very clearly all day. I just think it's a little manipulative and dishonest to really make a point about how quiet the apartments are and how you can't hear anything, only for them to not tell you about some really big noise making factors in the vicinity. They also do 6+ hours of lawn maintenance (6 continuous hours of lawn mowing, leaf blowing, etc) every single week on Mondays, sometimes starting as early as 7am. When I asked if that length of time was really necessary, they said it was. You also get to practice what it feels like having a HOA without actually owning a home. They are pretty strict about what decorations you can and can't have and will fine you if you don't clean up your halloween decorations in time, for example. To be fair, this is something we knew about and considered before signing the contract, some of it is reasonable, but some of it feels pretty ridiculous. The apartments themselves are nice, the gym is good, and the hot tub and pool are greatly appreciated amenities. And I will say they are quick to respond about maintenance issues. Just be sure to take into account all the little things that they're not upselling you on.

    I lived here for approximately three years, and in that time, this complex went through four…read moredifferent management. The chaos caused by this turnover is evident in every aspect of the resident experience. While the rent may be lower, you absolutely get what you pay for--and often, less. 1. Immediate and Severe Safety Concerns: The management's complete lack of action regarding severe resident disputes is alarming. * Assault and Threats: My spouse was physically assaulted and threatened multiple times by other residents. We witnessed instances of neighbors attempting to run over residents they disliked with their car. These serious incidents were reported, and the management consistently failed to take any effective action. * Neighbor Issues: It took a two-year process to finally get an annoying, disruptive neighbor evicted who repeatedly broke their lease and engaged in confrontational behavior. * Pet Safety: Due to a lack of enforcement, our dogs were attacked by pets who were not properly controlled. 2. Complete Financial Dishonesty & Move-Out Charges: The move-out process revealed a disturbing level of financial and operational dishonesty. * Security Deposit Fraud: When we moved units midway through our lease, we were explicitly told (and have documented email proof) that our initial security deposit was being transferred to the new unit. Upon moving out, we were suddenly told the deposit was used for "other things" and we had no deposit for the second unit, despite never being asked to pay a new one. * Unjustified Cleaning Fees: We spent six hours deep-cleaning the apartment, following the move-out checklist, and documented the clean unit with detailed photo and video proof. The manager, Mason, stated during the walkthrough that only minor cleaning was needed, and the price for professional cleaning would be heavily discounted. We were later charged $501.47 in move out fees. * Hidden Fees: We were charged an undisclosed $60 pet carpet cleaning fee that was never mentioned to us during the lease or move-out process even when we paid the mandatory carpet cleaning fee. 3. Management and Maintenance Failures: * Zero Accountability: With four turnovers in three years, nothing is ever correctly notated on resident accounts. New managers consistently refuse to help, claiming they "don't handle that" or blaming all problems on the previous management. * Poor Maintenance: Maintenance issues, like broken water heaters or water pressure problems, are constantly given cheap, temporary "band-aid" fixes using low-quality replacement appliances rather than permanent solutions. * Filth: The community allows dog owners to routinely neglect picking up after their pets; the grounds are often littered with dog feces. And our dogs have gotten giardia multiple times due to licking paws after walking through infected sprinkler water grass and eating grass. (Giradia is a parasite in case you are not aware) Conclusion: This apartment complex is not worth the stress, risk to safety, or financial turmoil. I would strongly advise against moving here, especially if you have pets or work from home. If you choose to, you must DOCUMENT EVERYTHING--every email, every conversation, every photo, and every payment--as the management cannot be trusted to handle resident accounts or safety issues responsibly. Also do not trust the reviews, there have been incentives in the past for a rent discount or free parking spot for a month if a review was left.
