This is a bit premature of a review since I have only been here for 2 weeks, but it's been a nightmare!! My boyfriend was the one dealing with the moving process, so I never looked this place up, but seeing the reviews now makes so much sense. Since day 1- keep in mind I just moved across the states DRIVING with my tank pets so it was extremely stressful.. We arrived excited to finally get off the road and hopefully get to sleep the following day before moving all our belongings inside. NOPE! I am now fully aware of my upstairs neighbor's routine while I am still reestablishing mine. She wakes up at 6 am every day and walks around in her heels for about 2 hours before she departs around 8:30. She gets home at 5 pm and has her friends' dogs over on the weekends that have crazy zoomies late in the night.. On day 2, our A/C stopped working. The following week, we needed to take a trip out of state and were gone for about 4 days. Upon getting back, there was a HUGE puddle of water sitting on our floor from the a/c closet.... So they do not FIX things- they put a band-aid on it. The walls are extremely thin- I hear banging and clunking at all hours of the day. It's extremely devastating and disappointing to have all these issues within 2 weeks. Don't let the appearance of the apartments be your only deciding factor if you appreciate quiet and peaceful environments. I guess I will have to buy my upstairs neighbor some slippers to make my mornings a bit quieter. read more

It is SOOOOOOO incredibly beyond ridiculously noisy here. I've never experienced anything this insane and I've lived in major cities across the US. I give this place 1 Star for cleanliness and 1 Star because the staff is nice. The neighbors are loud ALL hours, the buildings are made very very CHEAPLY as the walls/floors are paper thin, construction has been nonstop at every corner. I'm literally and constantly being woken up out of vital sleep by loud music, dragging furniture and construction anywhere from 11 PM to 7 AM. And the construction goes on up until 6pm so when is it really ever quiet here? No one on site or in corporate has been able to offer working solutions it's just 'we are sorry and we value your residency'. Which is sweet but doesn't rectify any issues. Know what you're getting into before committing. Unfortunately, I moved here from another state so I'm not as prepared to move out of this complex quickly. Instead I have been renting myself hotel rooms at least two nights out of each month so I can guarantee I get some sleep especially when I have important days ahead. No professional with stuff to do can constantly risk chaos at three and 4 o'clock in the morning and sleep deprivation which happens very often here. At the end of the day, know you are a number and a check, Venterra is a Corporation that cares most about their money and fees paid, not your peace. On a positive note, the staff is nice, the gym is nice and they keep it clean. :) read more

I have lived in apartments all over this area, and this property is by far the worst! All of the negative reviews may be years old, but nothing has changed. The staff only cares about getting the commission once you lease, after that you don't matter. Very loud, stomping, dropping heavy objects all night long from the people upstairs. Was told over and over they were working on it, when it turned out nothing was being done. Assistant manager flat out lied saying she offered them rugs and they turned them down. Definitely special treatment given to the upstairs people, was allowed an unauthorized extended guest and an unauthorized pet. Because of a lack of action by the office staff, an altercation in the office happened after the upstairs people came to my apartment trying to make demands of me. The altercation was with the resident, his girlfriend, (who was not on the lease) a leasing agent, and the assistant manager all ganging up on me. Luckily, I had my adult daughter on speaker phone and she had the call on speaker phone as well at her work, so I have witnesses. Unfortunately, like most companies, they only care about making money, so I doubt anything will come from it. I am seeking other resolutions for myself. I have never seen this level of horrible customer service and blatant discrimination in my life. We had to go to corporate to get any help after that. To top it off, I never received an apology, when I see the office staff in passing, they flat out ignore me. They have made me feel completely unwanted here. The only exception is the leasing agent Lindsey, not to be confused with the nonexistent property manager Lyndsey, whom I have never met, only received a rude, condescending email from. Trash sits out all weekend long in the hallways when there is not trash pickup. Dog feces everywhere, the smell is horrendous! We can't even sit on our balcony without smelling it. People let their dogs walk off leash. Cars play loud music in the parking lot at all hours of the night. I feel sorry for pool view people, just walking on the first floor is ridiculously loud by the pool. Loud, inappropriate music, and yelling. Side gate entrance sat open all day long, not only lack of security, but I almost got hit by another car going out the "in" side. Trust the bad reviews and look elsewhere! read more

I have lived in a lot of apartments, as my jobs have led me around the country, and this is my favorite complex. The apartments themselves are relatively quiet. I'm fairly sure my upstairs neighbors have a game night on Sundays, which I can hear from my living room, but not my bedroom. I love that there are stone counter tops in the kitchen and bathrooms. The closets are huge--in the master bedroom, I joke that my closet is the third bedroom. The eat in kitchen counter is my favorite part--no wasted space with a dining room I wouldn't use. All of the appliances are new and work really well. This is really silly, but I like that I can tell the microwave how many seconds I want instead of it being an increment of 30 seconds. I feel safe and secure even though there are a good number of access points. I've always easily found parking. The grounds are well kept, even though the complex is very dog-friendly (I might be the only person without a dog?), and I don't recall ever seeing pet waste. The garbage is picked up Sunday through Thursday. And one of the best parts: The packages are kept in a locker. A person doesn't have to wait for the office to open to pick up their packages--instead a code is sent out, and resident has a few days to pick it up from the secure location, and you can pick it up any time of day. The main office staff are friendly, efficient, and remember who I am even though with the package lockers, I don't have a lot of reason to go into the office. They work to have fun events to make the building feel like a community. The only time I hear them exasperated--and I concur--is when someone has broken glass near the pool and have to drain it and clean it. Stop taking glass to the pool, people! read more

Lengthy but well worth the read as our rights as renters were blatantly disregarded- We lived at San Palmilla for over 3 years and initially, we truly loved it. Management changed and several changes were made, some for the better, but others not. They got rid of the on-site security officer but never let the residents know, offered assigned parking spots but failed to mention this was a permanent change even though the lease stated it was subject to change, packages taken out of package lockers without alerting the resident it was addressed to, etc. Our main problem came at the ending of our lease. We had asked, in advance, if we could get out of our lease early and explained we were closing on a house and preferred we didn't pay an entire months rent when the apartment would be vacant but, we were told no since the lease was a "legally binding contract"...fair enough we let it go and paid the last month's rent. We had moved our stuff out of the apartment on March 1 however, our "legally binding contract" went through March 31st. I called the office on March 30th to find out where in the apartment we should leave the keys. At this time, I was informed that they had actually already changed the locks and we did not have access to the apartment. We were provided a code to use on the SmartLock keypad to gain access, I questioned why our access was removed when this was still legally our apartment that we paid for, got no valid answer. Upon entering our apartment, we then discovered San Palmilla had, WITHOUT PERMISSION OR NOTICE, accessed our apartment on multiple occasions and started painting, repairing, and prepping the apartment for the next tenant. We were also still paying for electricity as the apartment was still ours until 11:59pm on March 31st, and the crew coming and going left our lights on, left the A/C set to 70. I had paid $140 for a cleaning crew (provided by San Palmilla) to clean the apartment as a move-out cleaning and was very unhappy to see that our cleaning crew would also be doing San Palmilla a favor and cleaning up THEIR mess from repairs/painting which included the entire apartment being coated in dust. I emailed San Palmilla with my concerns and never heard back, I called the corporate office twice with voicemails left and never heard back. I finally reached the property manager who did apologize, refunded my $140 cleaning fee, and pro-rated our rent/electricity (albeit at an insulting rate), and was promised an additional gift card from the maintenance company however, the gift card was never received. I did appreciate the property manager giving us something but do still feel taken advantage of after being timely, courteous, and loyal residents who even referred 2 people who signed leases at the property. When we were looking for help, a "legally binding contract" was immediately thrown in our faces but since it provided San Palmilla with some sort of financial gain, that "legally binding contract" was 100% disregarded. The assistant manager even tried lying to me several times when I questioned our locks being changed. San Palmilla took advantage of us and our rights as renters and put themselves in a better position at our expense. I am extremely disappointed and upset with how our time at San Palmilla ended. I would not recommend living here and will no longer recommend this property to those I personally know. A very unfortunate ending to a place we provided a lot of money to. read more

So unprofessional. Starting day one, I made an appointment to move in so it would be clean and ready. They were still cleaning it while I was putting my things in a corner. The apartment reeked of smoke, pot and cigarettes. I put in three maintenance orders to have my tv hung and it still was never done. The whole year I was here nothing they tried made my apartment smell better from the smoke. Normally I wouldn't care but I just had a baby. The gates never work! I was told I could hand in my keys and have my apartment walked around at 9 am-6 pm. They apparently don't open until 1 on sundays.... I waited till 1 to call and have my apartment looked at and they said give them 20 minutes.. I've currently been waiting for over an hour.. oh they wanted to charge us extra too for not notifying them that we were officially moving out, when we did. This place is on the higher end for rent and I shouldn't have this many problems. All the elevators are not up to inspection either. We have a 3 bedroom 3rd floor. I hate it! NOISE, NOISE, NOISE! We are above the grills and tables, every party has to play music and play it LOUD! We are always getting noise from upstairs, these people like to walk back and forth with hard shoes, all night and constantly dropping things to the floor like bowling balls. This is not a luxury apartment. Fridge has no ice maker for over 3 months with no idea how long it will be. We have to pay for ice at most every 3 days which has added up to over $200.00. Dishwasher is terrible also. We constantly hear people in the hallway too. The elevator has no air movement at all, I talked to one of the office people about it some time ago. I asked about it again and was told she would check on that. They are so phony, you know behind that big smile, they won't do anything. read more

Old management was fantastic! The service was exemplary and everything worked and was clean daily. After management changed, the workers changed and so did the service. The place wasn't as clean as before and everything broke and took weeks to months to fix. I shouldn't have to pay 1300 for 600 sf for the gates to always break leaving me to drive around to the other side. They also have recently stated to test the fire alarms which is great but they do it all day and it is so loud I felt my ears bleeding. I have heard fire alarms but this is ×1000. The new management only cares about money while the other management cared about life in the complex and the services they provided. read more

Do not move here. Worse apartment complex. They want to charge you extra fees for everything. Not worth the price. Wall are thin as paper. My neighbors got broke into it. When I moved out they wanted to charge me all this crazy fees. You will regret move in here. read more

Do not stay here, or even visit over night, for that matter. Recently, the staff has gotten rid of the security at night. Since then, there have been 2 car thefts that I am aware of within a few weeks. There was also a car that had its windows broken and one that was probably attempted at being stolen, but I do not want to go into details about it on here. I only know this because of some of the residents telling me AND I happen to see one actually taking place. We have reached out to the leasing office and their story is that crime has gone done since getting rid of the security officer. YA RIGHT! I do not feel my car is safe here anymore and I have to constantly wake up to check on it. Luckily I am able to park it where I can see it from my balcony. Management is not doing anything about it at all. They could care less. They are not even being up front about it with the apartment community. I have seen zero emails about any of these incidences. The only way I and some others are able to keep track, is through private messaging and talking amongst ourselves. It is horrible and upsetting that I pay the high "luxury living" prices here, just so they can skip out on security. I wish I could say good stuff about living here, but honestly besides the nice apartments and pool, this place is not worth the money. If I did not have to be in this location I would move. I feel like management is taking advantage of the fact they are the only luxury apartments in this area, and know a lot of us cannot move because of that. So if you are thinking about moving here, please weigh your options really well, because you might have your car stolen... I am praying nothing more than that is happening here. read more

Okay.. I wanted to change my review from awhile ago. Management has changed and everything else has as well. WOW. I am so impressed with this place. The new management surprises me everyday. I am pregnant. (About 7 months) and they every time i have a large package that I cannot pick up myself, I tell them I'll have my hubby get it. Without me asking, they end up bringing it up directly to my door. They helped me find a misplaced package in their mail room. I'm so impressed and thankful for them. read more

The apartment has new management and replaced everyone but one maintenance man (the nicest one) and i am overall pleased to say they make you feel like family. Every time I come down to get a package with my newborn son they always make him smile and that truly means a lot to me, the two times i put in a request they came same day or in the morning. 1. A light went out in the kitchen and 2. The W/D went out but it was due to the breaker flipping from a bad storm. It is always clean here and the elevators are a plus especially with a stroller. All of my neighbors are friendly and say hello in passing. read more

These apartments used to be really nice until about a month ago. We have lived here for about 6 months after selling our house. The management company before was great and since changing things are going down hill. The BBQ grills which we use about 3 times a week are disgusting and poorly maintained. They used to be cleaned everyday and even after we addressed this nothing has changed. The previous management company had a strict no smoking policy and now I smell smoke everywhere. The pool is constantly filled with people who don't live here. I am thankful our lease will be ending within the year because I am already not liking the changes this company is making. read more
