I can't say enough about this complex. I moved from a 6 bedroom home and wasn't sure what it would be like to live in an apartment but I LOVE it! Management is wonderful. The complex is clean and beautiful. Maintenance is on top of any of my requests and are very polite. The only issue I've had is there has been 2 incidents with car break ins in the one year I've been here. Other than that, I love this place and feel very safe here. read more

TOWED MY RENTAL CAR IN THE MIDDLE OF THE NIGHT LIKE THIEVES. I was in a bad car wreck. I lost my apartment parking tag during the crash. The office is closed on Monday so I couldn't get a new one until Wednesday morning due to work. They came and towed my car at 1:30 AM Wednesday, didn't even tell me, made me late to work on top of everything because I had to WALK. No notice, just a apartment complex that hires extremely predatory tow companies and then tells you that's too bad. Don't rent here, it's not worth it. read more

I have lived here for 6 months. I have to say that, yes, they have had car break-ins, but that happens at other complex's as well. As far as apartment living, this complex really does try to keep everything clean, keep the coffee bar stocked, and the trash chutes are emptied pretty frequently. Crossing fingers, no roaches in my apartment and I am on the first floor. The sound barriers are pretty good. So far no complaints. read more

I have been a resident of the Caroline for 2+ years and can honestly say I have had zero complaints during my time here. The amenities are amazing and well kept, I have always felt very safe. The staff is always courteous and have actually gone above and beyond to help me with anything I need or to answer any questions and assist me . I love that they pick a charity to donate to every month and host an event/activity to raise money for it! I was a co-signer and a guarantor for the apartment leased by my brother and his family. After leasing the apartment for less than 6 months they had to leave unexpectedly abroad due to family emergency. There were no attempts to understand the situation from the leasing office, we had to pay the penalty in the amount of 2 months rent plus additional 2 months for 60 days notice which we did. I live in a different state so had to fly to Houston several times to make sure the apartment is in good standing before surrendering it. I painted the walls as was instructed by the manager, we hired cleaning services so the apartment was in excellent condition before moving out. Joshua Allen, the leasing office manager, had an inspection done with me of the apartment and told everything looked good and we can expect our deposit back within 30-60 days. Of course this was not in writing. I recorded the video of the apartment that same day, showing apartment in great condition, clean floors, carpets, painted walls and working sinks and toilets. No one was in the apartment after. Last week we received an email stating we owe $1300 plus for some repairs of damages to floors, carpet, sink and toilet. Joshua Allen checked everything in front of me and did not mention anything needed to be repaired, I flew in from a different state specifically for the purpose of that inspection! And now we are told to pay yet another fee, in addition to the huge amount we've already payed just to close that lease. I have to mention there were other small charges for the "late payment" of $50 or so when we were told to expect an email with the total amount due which was sent only on the 8th or 9th of the month, for which we somehow were held responsible again. We had nothing but terrible experience with this company. There are many similar reviews here describing exactly the same situation, so you can see the pattern. I ADVISE AGAINST LIVING HERE - SAVE YOUR TIME, MONEY AND PEACE OF MIND. I agree with one of the reviews here stating they are after your money. The staff is unprofessional and is often rude, particularly Joshua Allen. I haven't observed any attempts to work with the client to try to resolve the problem - something one would expect from the management of a reputable company. They just simply keep charging you for whatever they want and there is no way you can prove them wrong. We (me and my wife) are living in Caroline apartments since 2020. During this period, we have no complaints. Maintenance works were always completed as soon as we have mentioned for any replacement or anything. This is such an amazing place to live. This complex lacks in all areas from pathetic management, constant water/sewage problems, rat and roach infestations, car break ins every month, no security on site, lousy security camera system, allowing prohibited dog breeds on site, long waiting periods for maintenance, and a horrendous waste disposal system. I have never looked forward to ending my lease after management dismissed an issue I brought to their attention in the most nonchalant and sarcastic manner. Tracy, the mgr is extremely rude and has an ugly attitude. She even had the nerve to tell ME, mind you, I'm 63 years old, not to put all my eggs in one basket when it came to being approved for a unit. As if I need her to tell me that, lol Aaaand when I started to sign my voucher paperwork, I asked her where to sign. She looked at me confused, and I said, "Well, I can't see! She said, "I'd wanna know what I'm signing in a condescending manner! Mind you, I've been signing those SAME documents for 20+ years!! I was just extremely tired because I'd started my day at 3 a.m., and it was almost 3 pm. In short, she has very little etiquette and probably should go to a communications class and update her managerial skills. I dodged a bullet!! God is so good! The apartments are nice. However, the bedrooms are extremely small. In addition, they are trying to fill the whole complex up by the end of December. That's why I wasn't a good fit. Do not move here. Nothing about this place is luxurious as they claim. Property rewards residents for 5 star reviews. Staff is incredibly unprofessional, unreliable and incapable. If you're a woman, get ready not to feel safe in your own home since maintenance doesn't care if you're naked, they'll help themselves in. This complex was a red flag from the day I moved in. I moved in to a DIRTY apartment and had to reschedule movers because I didn't feel comfortable bringing in my furniture to this apartment filled with who knows who's dust. Not only that, but the A/C was out. (who doesn't check appliances before a move in?) I also couldn't receive packages because I was never entered into the system. I had work laptop stolen and no one had answers as to why another resident was able to take my laptop. They brushed me off and obviously didn't care. This was all my first week there. Getting answers here is ridiculous. It took 5 months to add someone to my lease. 5 months! This is after multiple follow ups via email, phone and in person. It took me going into the office with an attitude to get something done. No one ever answers the phone, the office is regularly empty, it takes days to get an email response. They are so unorganized and they aren't sorry. I turned in my inventory sheet upon move in, requested a copy and never heard back. When I gave my notice, I was informed there was no inventory list on file for me. This is a problem because my apartment had A LOT of imperfections upon move in. There were chips in the granite, baseboards were separated, bubbling and chipped, washing machine was stained, cracks in the ceiling, carpet frayed from improper installation... you get the point. Easy way to not give someone their deposit back. I was told not to worry about it but considering a friend of mine got charged $3k for a chip in the cheap laminate flooring, I'm not very hopeful. Units themselves are very basic. It's clear these were made fast and cheap. How do I know that? Management had to send an email telling tenants to wear house shoes so neighbors don't hear your steps. I have never lived somewhere with walls so thin. Also, good luck sleeping. I constantly woke up to the sound of cars driving by. Cars are stolen/broken into. When I moved in I was told there was security but I haven't seen them in a while and residents were never notified. Speaking of safety: I had a maintenance worker force there way into my apartment when I was not decent and home alone. There is nothing worse than feeling unsafe in your own home. When I told the office, I received a call back from Josh who simply stated "there was a miscommunication" after "hearing his side of the story". Completely unacceptable. Amenities suck. Printer is old and never has paper. Wifi is HORRIBLE in the business office. As in, it does not work. The hotspot from my phone works better. Coffee machine is always broken and they've now restricted when you can use it. Gym is dusty and dirty, equipment regularly out of order. Staff leaves much to be desired. Josh was super nice until we got a lease violation. I don't know how you work a customer facing role and have such a temper. After cutting off his coworker and yelling at me, I explained I already answered his questions via Meghan to which he replied, "I don't care, you're talking to me now". Not only did he lie to us about our options but he also never apologized for his behavior. I cannot think of 1 redeeming quality about this guy that lets him keep his job. Overall, I wouldn't recommend this complex to anyone. I truly feel bad for the property manager, Angie. She is so kind and helpful, but unfortunately that isn't enough to ignore her staff's behavior. Also, I would take 5 star reviews with a grain of salt. They reward residents for 5 star reviews so trust they aren't genuine. We hated our time here so much we moved out early and just kept paying the rent. read more

I have lived here for 2 months. I can't understand the 5-star ratings/glowing reviews. I would give this place 2 stars at best. The positives. Nice pools (although they're not open as often as I'd like); nice gym. The few residents I've met are polite and friendly. The negatives. When I moved in, the dryer was full of water and mold; no one had looked at it before I moved in. After multiple maintenance calls, ended up having to dry it out and clean the mold myself. (Dryer discharges water under it when used; after 2 months and multiple requests, still not fixed.) When I moved in, microwave was partially disassembled and full of water and mold. The cabinet above the microwave was full of mold. I called in a maintenance request; they reassembled it and turned the fan on, but never dried it out or removed the mold. Had to fix/clean it myself. The dishwasher didn't work when I moved in and needed several parts replaced; had to be here to show them because they said it worked each time they said they came by while I was out. One of the bathroom vents didn't work when I moved in. A few weeks in, water leaked into ceiling above the den/office, and then into the bathroom. They may have stopped the leak, but only painted over the sheet rock rather than replacing it. These are only some of the maintenance issues. The maintenance team never lets you know they entered the apartment or what they supposedly did to fix the issue. It was clear no one cleaned the apartment after the last tenants left or inspected the apartment; one of the toilets had poo and urine in it when I first entered the apartment. They also didn't replace any of the carpet in the bedrooms, with significant wear paths. I've only been here 2 months, and there have already been a few instances of car break-ins and burglaries in the parking garage (luckily, I was spared). Overall, I let the nice looks and amenities suck me in, but the build quality is average at best, and the maintenance is horrific. read more

DO NOT, I REPEAT DO NOT, Live here. This was the WORST experience I have ever had at a rental unit. I should have known when we first inquired about renting and they quoted us the WRONG rate AND wrong unit, so we ended up paying more than was expected. Also, I would highly suggest you sign a year lease, because if you don't, the prices are even more ridiculous. The management team there is AWFUL and completely useless at their job. I put in a complaint about the people above us. They were SO SO Loud. Well, turns out, they did nothing about it. And they were in fact RUDE when I approached the office again about it and said "they were busy and didn't have time to address it with them." This was 3 weeks after I complained. Also, the security gate there was ALWAYS broken and we saw people who didn't live there go in and out. In fact, I reached out to them that I saw a suspicious person with a full face mask on trying to get into the gated area by Walgreens. Clearly the guy was looking to break in because he had a full face mask on and was trying to get in to different gates and looking up to climb over. I NEVER EVER heard back from the management company. Not even a "we will look into it, or hey, thank you!" NOTHING. Well, a week later, multiple cars were broken into. Shocking... Then, let's talk about the maintenance of the place. There is dog poop all over and no one cleans up. Don't get me wrong, the tenants should absolutely clean up their animals poop, but wouldn't you think the cleaning crew would clean it up after a day or two? Nope, they just let it sit there for weeks and instead they send a ridiculous email to tenants to take care of the animals feces. And, make sure when you know you are leaving, you give them 3 months notice because they won't bother calling you to see if you are renewing or ending your lease and then you will get charged a full month's rent. Oh, and here is the kicker, if you move out, MAKE SURE YOU CLEAN EVERY LITTLE THING, because, you guessed it, they will charge you for EVERYTHING. hey charged us for having a couple left over flower petals in the bathtub that we used literally once. And here is the BEST part, we thought we were getting our deposit back, they checked and the accounting team actually got it wrong- they said we were getting $500 back. Well, I get an email 3 days later after I followed up- NOPE, they miscalculated it and we actually OWED them money. This place is such a joke. DO NOT MOVE THERE. read more

**UPDATE** (11/28/22) Management reached out shortly after my original review. There was some miscommunication about the original 48 hours. If you get a quote emailed to you take notice of the date as well as the time, as the 48 hours reflects a specific time as well. In my specific case, I was there on hour 47, and then toured several other layouts. By the time we got back to do the paperwork the system had locked out the quote. Communication is key here, if you are running out of time in your quote while your there just let them know before the tour. We were able to work things out and come to a mutual agreement. I ended up signing a lease here and so far do not regret it. Work orders are finished in a timely matter, and staff is always there to assist with any issues (during business hours). I have updated my rating from 1 star to 5 stars. ****************************************** Original Review below: I was cautious about this place based on the negative reviews but was still willing to give them a chance. I went on Wednesday (11/9/22) to tour the property, everything looked nice. My tour guide was Meghan, she was nice, courteous, and very informative. The specific layout I wanted to see was not yet available as it had to be cleaned. I looked at other layouts and given the info and incentives to earn my business. I had mentioned to them that there was still a few properties I had to check out. I came back on Friday (11/11/22) to tour the original layout that was finally ready for show and was ready to get the process started. I was then told that management changed the offer from the other day. I had Meghan speak to the manager about honoring the original promotion. The manager said no to the original offer of one and a half months off and offered only 2 weeks (half of one month.) To top it off I was told the rest of the promo of free application fee etc expires today, so if I came back at a later date I would have to pay the application fees etc. I don't know if all of the negative reviews are true or not. The way I see it is, if I'm already having issues with management honoring their offers before applying, or signing a lease then it definitely sets off a big red flag... read more

The Caroline is the best apartment building in the area, period. The amenities, design of the building and overall quality of The Caroline is unmatched by its competitors. The staff were always friendly, maintenance requests were responded to promptly (sometimes within an hour!) and the building and grounds were well maintained. The apartments themselves are beautiful, with modern touches and fantastic appliances. I loved the slide-in gas range. Both the carpets and wood flooring were high quality. The modern design of the bathrooms was great, with marble-styled counters and large bathtubs. Even the hallways had a nice attention to detail, with a nice lamp outside each residence to light up the apartment number. I did not hesitate to give 5/5 stars. read more

My mother recently moved out of these apartments over the summer because of a horrendous mold situation in the walls of the apartment. She has had to throw away almost everything in her apartment because it was COVERED in mold. The apartments have told her it is due to the builder not installing proper ventilation in the complex, so they are aware this obviously going on and they have also told her they had other residents complain. They are continuing to rent out apartments, knowing this is going on. The only thing they have offered to pay for is $500 to help her move. The move was more than that not even including the moving supplies, the damage to her items has reached more than $15k, and she has developed severe health problems. She has had to throw away all of her small appliances, clothes, furniture, vacuum cleaner, mattress, priceless photos, toys from her grandchildren. This list goes on and on. Do not move here. Over priced, and not as luxurious or secure as they advertise. What's the point of having a "gated community" when the gate doesn't work half the time and when it does, it stays open long enough to let several cars in? They used to have a bar that would go down that only allowed one car at a time, but of course it would get broken and ran in to all the time. Instead of keeping it fixed or penalizing the people that would break it, they just completely stopped using it. I've had food delivery drivers that were able to get into the building easily due to the gate and then other people holding the doors open for them. I've seen weird people in the halls and a man clearly on drugs wandering the halls. Parking here is atrocious!!! There is no reason as to why I should have to park on the completely opposite side of the property from where my unit is, or even park in guest parking on the very top floor. Instead of assigning a spot to each unit, they decided to exploit tenants by charging an additional $100 for a "reserved spot" if you want parking that is even remotely guaranteed. This place is an extreme disappointment and I will not be renewing my lease. read more

So I walk in and greeted by ole dude Oscar and right off the bat he's like "so we not wasting each other's time what is your price range you looking for" like dude waste each other time? I tell him I don't want to go above 1300 he shows me the lowest he has which is 14/15 something I'm like ok that's fine I can work with it and he just looks shocked and annoyed I'm like whatever I'm still going to look. He shows me around the place and it's literally like every 5 minutes he's asking about my income and what I do like dude...... I literally have 3 sources of income I can afford this stop asking before I curse you out. I can't help to feel he was discriminating towards me for some apparent reason the vibe was off made me really uncomfortable and really was trying my hardest not to swing on him. My boss is relocating to Clear Lake from San Antonio to be near family. I found the Caroline online and was blown away at how nice it was. I set everything up and was told we could visit the property at 2:30pm on 8/12. We drive 3.5 hours strictly to view this property which we informed the employee that agreed she would give us a hard hat tour. I call 2 hours before the the scheduled tour, sitting at the Walgreens right outside the property and ask if we could move the tour earlier or later due to my boss needing to conduct a call. We got a RUDE "NO" followed by a "we could now see the property when she was ready and it wouldn't be today. " We had agreed today was the only day and while I understand she might have had other tours but she could have approached it better . Like my boss said, this is a no go, I haven't even moved in and she feels entitled and was very disrespectful. He has lived in Finger Co. properties in the past and has never been treated like this. We drove up the road and signed a few leases at The Towers of Seabrook, they might lack amenities but they more then made up for it with the 5 star LUXURY service! Stay away from the lady with the "black king ranch" I won't give her name but I hope The Finger Co. finds a better position for her at the property. She's not a people person read more

We are scheduled to move in to one of the townhome units March 9th. Today, March 1st., we find that a garbage dumpster facility is begin built only 5 feet from my door and will also take up my guest parking spots. When we pre-buildout leased in November of 2019, we were not told that a garbage dumpster would be placed at our unit. If we had, we would have chosen a different unit or not leased at all. There are other more convenient locations for this garbage dumpster so I will hold any negative review until a decision is made to remove and built the site in a better location. read more
