This review is for the liar Kiran realtor with Samson Properties. Way to waste and inconvenience my family and our time. She has called our jobs to confirm our very long term employment, accepted a $200 application fee check and also made us schedule a day to meet the owners because "the owners like to meet the new tenants". SCREW YOU!!! No good will ever come to you people if you continue to do BAD BUSINESS! This realtor knew that our lease was up soon. She told my family that our application was approved for the home. Good news right? NOT!!! Then 2 days after, she proceeded to tell us that there had been 2 new applications AFTER telling us that we were already approved and accepting the application check. She sent our family an unprofessional update that "one of the applications were really bad" so it was now between us and another family. I'm not sorry, I did NOT sign my family up for a freaking game. How rude of this realtor to take us as a joke! You have wasted our freaking time as we have to move very soon. This company is a money hungry SCAM! I wish I read these horrible reviews before wasting time and hard earned money with them. We haven't even heard back from her at all this week!! I know the home was picked by another family because the home says "sold / off the market" on Zillow now. What in the hell is the point of being a realtor if you don't even do a good job??? We bought a home in Ashburn with Mo in April of this year. He works for Samson properties in Chantilly but he was our primary point of contact. We saw 4-5 houses with him and ended up making an offer on 2. He kept telling us it was a buyer's market and there was no point offering low and that we need to act fast. He promised to list our other home for rent for free and also give us a portion of his commission. We asked him if we could put it on paper but he said it was not necessary. Soon after our offer was accepted he made an excuse about not being able to list our home for rent. After closing he gave us a check for an amount lesser than what we agreed and that also bounced because of insufficient funds. He stopped returning our calls and messages. When we reached out to Samson properties he made a false statement that we were lying and that he had already given us cash. Also, we later found out from the seller that he had lied to us about the seller wanting to close fast. This experience has really shaken us up and we have lost trust in Samson properties as well. Please avoid dealing with Mo. Also, with any agent make sure you take things in writing. read more

This has to be the most unprofessional and disrespectful property company, I as a potential buyer, have ever come into contact with. When going through my buyer agent, the selling agent, Scott, was extremely unprofessional and rude. My agent requested information on Monday about the house from him based on submitting an offer on Sunday - Scott provided no response. After a phone call between agents, Scott indicated now others have bid for the house as well and all are close in offer. My agent drafted another offer and it was sent off. Again, my agent requested confirmation on an adjusted receipt of offer on Tuesday - once again, no response from Scott. Then my agent called Scott and Scott told him that the sellers were, "hard to get a hold of because they live in different states, etc etc" and that they were having a conference call at 5pm to discuss all offers on the table on Tuesday night. He never communicated any status update after that conference call, despite a request that evening. Scott waited until Wednesday morning shortly before 7am saying that the, "Sellers wanted to sleep on it." Over 12 hours later Scott texts our agent that the, "Sellers ratified another offer." My agent expressed that he needed to inform his buyers of the news and asked if it was more than escrow. Here comes Scott's continue unprofessional and rude responses. He responds with one word, "Yes." My agent asked, "Escalation," Scott replied with one word again, "Yes." Due to the constant jerking around, non-responsiveness, and smelling of foul play due to his continued elusiveness and blasé attitude, my agent responded, "Thank you. My client will be very upset and I will follow this one closely." To which, Scott rudely replied, "Great have at it." Don't EVER use this company if you know what is good for you. They are rude and even when I called them to speak to them on a different property, the receptionist was rude as well. I get on their website that they list multi-million dollar homes but, every dollar matters. I will ensure to tell anyone and everyone I know in the DMV area to steer clear of this unprofessional and rude company. read more

An agent named Janice Pearson who works in the Fredericksburg, VA area came to my house last night (Tuesday) at 8:20pm rang my doorbell twice and then aggressively knocked on the door until I answered. She is the agent of a neighbor of my husband and mine and had the nerve to complain that our grass was too long and that she couldn't rent the house across the street from us properly because of it (we mowed it 1.5 weeks ago). Meanwhile that rental property has weeds and dandelions everywhere as well as brown patches. Her property has been on the market for rent for 14 days as of May 2nd and the Zillow page has inaccurate information on square footage by about 30,000 feet but my grass length is preventing her from doing her job. I couldn't believe how rude she was to my face and then when I tried to end the conversation and close the door she started yelling. My Daughter and Son-in-Law purchased their first home last year with this company. Which is a great accomplishment for a young married couple who are only 25 yrs old. But it has turned out to be a nightmare for them from day one. The very first night that they moved into their home. The water stopped working so they had no water to even take a shower. The realtor did have someone come out to fix the problem only to find out months later that the well pump was replace with apparently a used one with a 3 month warranty. After living in the house not even 9 months they noticed that the carpet in the back bedroom was wet and discovered the hot water heater had been leaking for some time. The water heater did have a warranty but they had to pay a plumbing company a $100 just to come look at it so the warranty company would replace the water heater. Plumber wanted to charge them $500 to install it. Thankfully a friend helped my Son-n- Law install it. But Unfortunately the carpet, padding and floor all have to be replaced. I Truly believe that the water heater had problems and had been leaking all a long. They had no choice but to use one of Samson Properties inspectors to inspect the house because of the deadline for closing. They couldn't find a inspector who could work around the agent's schedule in time so they had to use one of THEIR inspectors. How convenient ! Judging by some of the other reviews. It looks like my Daughter and Son-in-Law aren't the only couple going through a lot of trouble with their home purchased through this company. read more

Horrible experience. The agent Nichelle, is extremely unprofessional and inexperienced. I worked with Nichelle for less than a week and let her go. I sent her an email thanking her for her services and politely stating that I wanted to part ways and end our agreement. Bad idea, the lady has been tormenting me every since, sending me rude and unprofessional emails. I blocked her so she decided to start emailing me from her personal email, it became a bit much for me so I emailed her back from a "spam" email account to pass her off to my friend (it worked), however its now well pass 12 am and the lady is still going back and forth with my friend (really?).... If you work with Nichelle please don't fire her, it's obvious that she doesn't know how to deal with rejection. What type of realtors do this company hire. read more

They answered all my questions throughout the entire process, communicated effectively and promptly, and even offered emotional support when my mortgage lender threw me a HUGE curveball 10 days before closing. This review is of Peggy Shull, who is a realtor for Samson Properties. I wish I could give this woman negative stars. She is an underhanded liar. Our story starts out well enough. Peggy has a property listed for rent. Peggy does not bother to list a school on her MLS listing. The MLS automatically lists the property under Signal Hill Elementary. Our little girls were born early and could use a little extra help in schooling. We have investigated all the local schools and know which one will best suit their needs. We are only interested in Prince William County Schools. The listing comes through on the MLS as a place available in Signal Hill School District. When contacted, Peggy says it is under application. I tell her to get in touch with me if things change. She does get in touch with me and says if we have good credit we might be able to get the place. She asks for our story and I tell her we sold our home and wish to live closer to my husband's work (his current commute is 5 hours a day). I also state that we are ONLY looking for schools in the Signal Hill District, as well as two other schools in the Prince William County area. She says if we are willing to look that day we may be able to put in an application. My husband goes right from work to see the place. The next morning, we tell Peggy we do not want the place. It is at this point I should have walked away because her response was to be aggressive and mean about our desire to have me see the place before leasing it. She decides later that week that I can have a chance to see the place. Peggy could not show us the place herself though, because she was too busy at her lake house. We look at it, but are told we must decide ASAP. We are pushed into making a rush decision. We take the property under the assumption we will get to register our kids for Signal Hill Elementary. Peggy "assigns" us a realtor, who only returned one of my calls or emails. We sign with this lady who is supposed to watch out for us. I trust that my telling Peggy, twice that we are looking for Signal Hill area locations (and two other PWC schools) is enough. The week before we move in I try to register our kids for school and we are told that our newly leased property is NOT in the Signal Hill school district. We will have to register them at a school we absolutely do not want them to attend (and will not be best suited for their needs) or we can pay $11200.00 a year in tuition to send them to the school we were told was assigned to the property. We do not have $11200.00 and we cannot send our girls to the school assigned since our entire move was dedicated to ensuring our kids were in a good school. We sold our house so we could move to a good school for our kids. We call the Landlord and he feels bad about the situation and graciously agrees to let us out of the lease and will even give back our first month's rent, but will keep the deposit. We are sad to lose our deposit, but relieved that we will be able to move into a better school district once we save up for another month or move into a cheaper place. The landlord calls Peggy to inform her about all that has happened. Peggy being the evil, deceptive woman she is tells the landlord it is not her fault. She also says no we cannot do anything you agreed to - -- but instead we will have to keep them in the lease and keep their deposit. They tell us we have to sign an addendum in order to re-list the property. A complete lie!! The property is all ready re-listed when she told us we had to sign the addendum. The addendum can say we will cover all rent until the property is listed or we can forfeit our first month's rent and deposit to get out of the lease completely. She has also informed the landlord the market is now "cold" and it will be tough to rent the place. This place supposedly had four applications on it at one point. There was also a call after we had our application done asking to pay an extra $200 a month to have their application considered. Clearly there is interest in the property, which makes all this ugliness completely unnecessary. We felt forced into a corner and had no representation against the landlords or this horrific realtor. Thanks to Peggy we are homeless. We are staying with friends three hours from my husband's work. This woman and the landlords literally took THOUSANDS of dollars from us. I had quit my job in anticipation of our move. I was going to apply for a job in Northern Virginia when we moved. Now we have had to sell our car, furniture, and other belongings just to re-coup SOME of the money we lost. We were supposed to move in July 28th. As of August 13th the listing has been removed. The market was so cold it took them two weeks to get it rented. They have a new tenant, which means they have a full month of rent from us and half a month's rent from someone else and our deposit. We are not from Northern Virginia and had no idea we even needed a realtor to RENT a place. We have lea read more

Had an awful purchase experience due to Jane Quinn and Troy Sponaugle who took over the purchase transaction from our realtor, Heather Maier, without any explanation to us. We had a ratified full price offer pending an inspection, which turned up a long list of repairs. We asked the seller's to fix everything but they offered to give us $3k at closing which was not acceptable to us. We proposed to our realtor the possibility of asking for a large price reduction to cover the repairs because we didn't want the house at full price in its current condition. We were advised in writing by Jane Quinn that requesting a reduction in the sales price was unrealistic based on market data and her extensive years of experience. She advised us to ask for more credits at closing which would not affect the sales price (or their commission) or the mortgage amount so we opted to walk away from the deal. We told Jane via email, with Heather included, not once but 4 times in writing we wanted to void the contract based on the inspection contingency but they wouldn't do as we asked. After 24 hours of stressful exchanges with Jane and Troy where we never wavered from our position to void the contract but they continued to ignore our requests and tried to strong arm us into going forward with the deal, we lost all trust in these people and felt we were not being treated or represented in an ethical or professional manner. We had no faith that Jane Quinn or Troy Sponaugle was going to accept our decision to void the contract and provide the necessary paperwork to us. And our realtor, Heather Maier was no longer responding to any of our phone calls or emails. Therefore at our own expense, we sought the help of an attorney to prepare a notice of termination before the deadline expired, and forwarded it to the seller's agent ourselves. After we did that, we were notified by the seller's agent that the seller's had already signed both a termination notice and a release of deposit form which had been submitted to them by our agent sometime earlier. We had no knowledge that this had occurred. Neither Troy Sponaugle nor Jane Quinn nor Heather Maier notified us of this event. In the end, we were made whole from Samson properties perspective, the contract was voided and our deposit returned. But we had $1100 in attorney fees and several days where all of our time was consumed by this completely unnecessary ordeal. My advice is to steer clear of these realtors if you are purchasing a home. read more

There is a lack of information on Samson Properties online, which created a huge problem for us. A Samson Properties agent was the agent selling the house we just bought and I can say with certainty that not many people have worse experiences. They missed every deadline, and always ended up squeaking in a signature 3-4 hours after the deadline had passed. They didn't encourage the seller to do the walk-through items in our contract, including Paragraph 7 items, so we ended up taking the seller to court, with no help from Samson Properties. When we made it clear that we were going to take the seller to court, I got an angry call from Samson's broker who tried to convince me that the seller hadn't done anything wrong and he was just "difficult to work with". Well, let me tell you, when it's December and the boiler isn't working because the sellers blatantly disobeyed the contract, they have definitely done something wrong. We did end up filing a suit and settling with the sellers, and had no further contact with Samson Properties. Our real estate agent said that they were one of the worst companies she has ever worked with. So here's a warning! Avoid Samson Properties at all costs! read more

So this place houses not only Samson Properties but their affiliate Cardinal Title. I came to close on a property. Its across the street from the 7-11 on Lee Road tucked next to some industrial park buildings. Myself and my real estate agent arrived a little early and ended up finally getting started about 15 minutes after our appointment time. Apparently per my real estate agent its sort of the norm kinda like going to the doctor's office. The waiting area is small so basically if more than 7 people are in the waiting area its standing room only. The room where the closing was done the walls were quite thin and I could hear the entire conversation of the meeting that was going on in the other room. Also I swear the spaces in the parking lot were rather narrow and its not like I have a big car or anything. The place served its purpose but I will be honest it was a bit no frills and not as nice as other title companies I had to deal with in the past. read more

I attempted to use Bob Frazier with Samson Properties to assist me with relocating my family to the Warrenton area. First time he was supposed to show me a property and I drove all the way out there and he isn't responding to his messages then comes to say he got stuck at an appointment and that his cell service wasn't good out there..(which I completely understand). So after driving an hour out there I wasn't able to see the property. Now the 2nd time he emails me saying he can show me properties maybe Sunday (today) and won't know until Saturday. I said okay, let me know Saturday..yet he fails to let me know again...so I finally get a hold of him and he says "taking day off...fathers day". Again this would NOT be an issue except for the fact that he didn't let me know the day before and he doesn't respond until I keep messaging him about his availability. If you need someone dependable-this is NOT your guy. read more

My wife and I bought our first home through Samson Properties and the experience that Bernie and Pam provided was exceptional. Buying your first home is no doubt an intimidating experience, but Bernie and Pam were extremely helpful (and more importantly, patient) in answering the myriad questions we had and guiding us through the process. They truly listened to us when we communicated what we were looking for, and stuck to our requirements throughout the process. They served more as a "trusted advisor" to us than our realtor team. Never pushy... and would go out of their way to educate us on things to look out for and which homes could have hidden expenses down the road. Bernie and Pam were less interested in just selling us a house... and more interested in finding the home that we told them we wanted. We were very picky, I honestly can't remember how many homes we looked at, but it was a ton... and they never once gave us anything less than 5 star service and were always excited and energized to look at the next one. I've seen some super negative reviews on here, and completely understand that everyone has a unique experience and is entitled to their opinion, but I am an average guy... don't do a ton of Yelp reviews... and I can tell you that the Bernie and Pam truly do care about their clients. I met several other folks at Samson as we closed on the home, and every single person we interacted with was friendly, personable, and helpful. This is a great place. If I could get the fantastic service experience that I received, anyone can. You will not be disappointed if you work with their team. Buying and/or selling a home is typically a stressful experience. Bernie and Pam made it a smooth, enjoyable, exciting, and above all... stress free process. read more

I am sure that there are some wonderful agents that work for this company however hopefully they will at some point soon realize that they could do better business with a more ethical firm. The dealings I had with Lori Feur and Mike Biggs were awful. Lori "represented" a tenant in the rental of my property. When I say represented I use the term very loosely. She never showed my tenant the property, she did not negotiate- as a matter of fact she had the client call me directly for that, she never wrote or even REVIEWED the lease, she never accompanied the tenant to a walk through, or advised them in signing the lease. The lease that was agreed to was a 4 month lease even though the compensation being offered was for a 1 year lease. In good faith I sent the prorated check for a 4 month lease. Lori began complaining that she didn't get the full 1 year payment as soon as she received the check. (which did take some time because my husband was sending it through our bank from Afghanistan and we had an address mix up) She proceeded to get her manager Mike Biggs involved who insisted that he would not be dealing with me but instead he would only deal with the broker that agreed to terminate my agreement so that I was able to take a short term lease from the tenant. Even after being told that I was responsible for any issues that he had he continued to ignore me and threaten the other broker in order to get an additional $229, the amount he says that they will "settle for". In order to keep the broker that actually did what was in the best financial interest of their client and allow them to avoid the arbitration that Mike threatened- in the black on this transaction I agreed to send the money to him once he confirmed the receipt of my email and agreed that it would end this horrible experience with Samson Properties. It took him a week to send an email back. It in no way acknowledged the mistakes of his employee instead it was nasty and condescending and once again informed me he would't speak with me about the transaction on my home. BUYER, TENANT, SELLER, and LANDLORD BEWARE- The only person being represented at Samson Properties is the agent looking to line their pockets. This is not a place you want to do business. read more

Beyond his outstanding knowledge of real estate in the area and his incredibly vast network of contacts to help you through the process, Mr. Singh is remarkable. He will spend countless hours working with you to make sure you feel comfortable and at ease. He is personable, terrific on technologies/email/phone communication and very knowledgeable which comes in handy when you have a million and one questions :) He answers them each with detail, options and a smile.
