Which only would have taken 5 mins of his time. I guess since he's not getting paid to do so it's a waste of his time It's crazy how his profile says " I live helping others and teaching the industry I cherish" but can't take 5 mins of his time to fill out one piece of paper and sign Adam is lazy and rude especially if it not benefiting him in his favor - be careful working with him. I'd prefer to work with someone respectful and customer service oriented who doesn't hang up the phone on people requesting important documentation that can affect people's livelihood. I believe buying a home with Dennis Poulsen and Samson Properties was the worst and biggest regret of our lives and I do not recommend anyone ever work with them. My husband was not aware the inspection contingency was waived on the offer Dennis wrote, and no pre-offer inspection was even done. My husband only found this was waived after the offer was accepted when I read the contract. No CMA was done either. Dennis kept pushing my husband to offer higher than what my husband wanted to offer and he gave us significant pushback and attitude when we asked for repairs. I felt he minimized all our concerns and complaints. He felt like an enemy rather than an advocate during the whole transaction. I believe we ended up paying significantly more with fewer seller repairs because of his involvement. We felt manipulated the whole time as it felt like he was truly working for the seller instead of us. It was extremely difficult to file a complaint about him to his broker, Samson Properties. They promised intervention with another individual to get us through closing, then said she was too busy. They did nothing to help the situation. Dennis denied my allegations, even things I have screenshot evidence of. After the sale, he did not respond to email requests asking the seller basic questions about the flooring, roof, etc on our behalf. Samson was cc'd and did not care. I felt Dennis was primarily focused on closing the deal no matter what for his commission, without due regard for our financial interests, time, or satisfaction. I believe we significantly overpaid due to his involvement. It was the worst experience of my life and I truly regret ever working with him and Samson Properties. read more

We had a very disappointing experience with an agent from Samson Properties- Patrick D Coen, while inquiring about a listing at One Part Crest in Mclean. We were trying to relocate to Tysons for work and were genuinely intrested in the unit. We left a voicemail, followed up with text and send a message via apartments.com- all within the span of few hrs- trying ti schedule a tour and ask basic questions. Instead of professional response or evn a quick acknowledgement, we received an unnecessary rude and dismissive message from him telling us to "stop bowing his phone" We were shocked. As serious and respectful prospect tenants, this is not the kind of behavior anyone expects from a licensed professional representing a property. As a fellow home owner who recently went through the process of renting out our own place, we know how important it is to have an agent who is responsive, courteous and represent a listing with care. Unfortunately, this interaction left a very negative impression of both the agent and the brokerage. Andres Polly was our realtor. Absolutely horrible. He made nearly $100K on the selling/buying of our old/new house. Our first open house (two times on a Sat & Sun) he only showed up once on each day. He sent someone else who never met us and from what we heard from the people who eventually bought the house was totally unfamiliar with our home. He provided his inspector for the house we purchased (who we later found out wasn't licensed in the state of VA) and told us it was the first inspection he had without any dangerous issues. After signing, our insurance dropped us due to the roof damage. After move in, we had a sewage leak in the basement, cracked kitchen sink pipes (overflowing garbage coming out of the sinks) & ruined washing machine due to the overflow. Overall, talking TENS OF THOUSANDS OF DOLLARS. No one in his office has been helpful/responsive (including his group leader or broker). Stay far far away. read more

I would stay clear of this company - especially Samson Properties of Maryland & Pennsylvania with Kara Norcutt (Principal Broker). They will leave you out to dry! 2 years ago, I helped my elderly parents (my dad has a hearing impairment as well) to get their house rented out. We used an agent for help with finding/leasing the tenant. An applicant asked if we accepted HOC vouchers. We did not know if we were required to do that, so relied on the expertise of the realtor we were paying. She advised us that we did not have to accept vouchers so we decided not to. She texted the applicant that we would not accept vouchers. Surprise, THIS IS A CLEAR FAIR HOUSING VIOLATION! We eventually learned the applicant was fishing for these violations (we were not her only case). We went to mediation and 2 years later, she walked away with a $40,000 settlement.  I won't explain here how much stress this caused me and my parents over the past 2 years. But I will explain that my parents paid $3000 for the initial leasing service, and then close to $6000 for our personal attorney fees. Thank goodness the Samson's insurance covered the 40K settlement. The only reason I'm not naming the sweet, but very lacking in knowledge, realtor is because she was apologetic, explained to the parties that my parents were not at fault, took ownership, lost her license for a while, and paid a VERY large deductible from her own pocket to the insurance company. However, SAMSON and KARA NORCUTT had the ability to right the wrong caused to my parents. We didn't even ask for our $3000 back for the original "service" that got us into this mess. We asked for only our attorney fees back and got a single "we're busy but looking into it" email from the Samson attorney, and the next emails from our attorney were just ignored.  Ignored was also how I felt in general by Kara Norcutt on behalf of Samson. She was short, and then ignored my messages at the beginning of this whole debacle, when I was trying to understand what was going on, and learn whether Samson would have my parents back (I eventually realized through their lack of response they weren't going to help us whatsoever, which is why we had to get our own attorney). At our 2 lengthy mediation sessions, Kara Norcutt didn't say hello, didn't make eye contact, and when we did initial introductions around the table, she actually skipped over my parents - like they didn't even exist!!! This is just indicative of the whole ordeal. I would NOT work with Samson. You may get a great agent, or you may get a dud. If you get a dud, it can cost you GREATLY. And when THEY make a mistake, you will NOT have the support of Samson. I mean come on... $6000 is a small sum to a broker - when THEY made a mistake. But for my elderly parents, $6000 would have made it right - or as right as possible. But Kara Norcutt and Samson would choose to just leave people out to dry instead. They ONLY care about themselves - even sums that are small for them and don't affect them personally. They did NOT show they care about their clients at all. Choose one of the many other real estate companies - for ANY type of real estate transaction, small and especially big!   **And on another note - I have no idea how they treated their dud agent who caused this problem for us. I don't know what kind of training, requirements, etc. they require, but the agent we used had years of experience yet made this big mistake. I wonder if Samson has a rigorous or reputable system to vet/maintain realtors. I wonder if they left their agent out to dry as well since that is what they did with us as clients. If you're a realtor reading this, you might want to do your research before landing on Samson for representation. I know as an employee, I'd want my company to have my back (and the backs of my clients!). read more

I purchased my first home during the pandemic with Ebony and Frank out of the Bowie office and closed with Cardinal Title. We started the search in Maryland late 2020 and I was in my new home Labor Day 2021. They were efficient, knowledgeable and EXTREMELY patient through the entire process. It was a battlefield during that time and urgency was required at all times. There was never a time I couldn't reach them or that they weren't working on my behalf at all times. So much that I joined Samson properties myself just a year later as a Maryland realtor. I have dealt with many real estate agents over the years, but Penny Chrissomallis was absolutely the VERY BEST!! She is the consummate professional with years of experience selling homes in Maryland. When I was ready to list a property for sale in Maryland, I contacted several agents to preview the recently remodeled property and give me a competitive market analysis (CMA) and marketing plan to sell the house. After the agent previews, Penny was the only agent that actually gave me feedback for things she noticed during her preview that needed my immediate attention before the house was listed, including some code requirements and repairs. The remaining agents told me that the house was beautiful and nothing more. That made my decision easy and I selected Penny as the kind of agent that would partner with me to get the house sold quickly and at the best price. Throughout the process, Penny constantly went above and beyond and suggested a few more changes to improve the house's marketability, e.g., to add a door between the primary bedroom and the sitting room so the house could be listed as a 4 bedroom (or nursery/office/sitting room) which would increase the house's value. She recommended an excellent professional stager and photographer (+ floor plans & 3D content) she had worked with for years to showcase the house. She met with them at the house to ensure that the work they did met and exceeded my expectations including staging the patio to highlight the beautiful backyard. Penny provided amazing support and guidance throughout the process and she touched base with me often to ensure I got feedback on potential buyers who toured the house and when deliverables were due right through settlement. I always felt like a partner through the entire process vs. my past experiences when I felt once the listing agreement was signed I was on my own to get the house sold. While selling my house I was contacted by an agent named Jason from Samson Properties saying he had an interested buyer. He was immediately rude and condescending, assuming I didn't know anything about what I was doing. He spent the conversation arguing with me over things he didn't like about my listing, instead of using his time to find how he can make his clients happy. Not every sale of property requires a licensed realtor and if he can't understand that, then I am glad I will not be working with him. We had issues with our realtor, Lorene Warthon, and wanted to void our contract with her. She was taking her time drafting up the letter to void the contract so I decided to reach higher and contact her supervisor, Jessie Sanchez. After multiple calls, I left a message and send an email requesting she call me back. After a few hours, replies back to my email and says she forwarded my email to their broker, that's it. I left a very detailed email in how disappointed I was with Lorene and she replied back with a single sentence email. If I were a supervisor, I would want to know how my employees are doing and what I could do to make things better. Horrible customer service and hard to work with realtors. Glad I switched realtors or else my home would still be sitting on the market. read more

We recently viewed a rental property listed by Samson Properties in Annapolis, MD. When we arrived there was a junk car parked in the drive way. Upon entering it looked like the home was undergoing renovations, despite it being listed as ready on 1 September. The renovations looked like garbage. A few moments after entering a man came down stairs, zipping up his pants. No idea what that was about, nor was he supposedly able to speak English. We attempted to contact the listing agent, but he does not answer his phone, nor does anyone at the Samson main number. Bottom line, avoid Samson properties read more

Buying process was okay. I recently asked Samson to take down one of our homes for rental from their listing. Apparently it's been removed from MLS but still shows up on Zillow and multiple other sites. I just called Samson to speak to someone about this. The receptionist answered the phone, I explained why I was calling, she said "oh ok hold on", and then I got hung up on. I called back, the same receptionist answered the phone, I explained that I got hung up on, she asked who I had spoken with, I told her it was herself, she said "oh ok", redirected me to an extension without explaining who I was going to speak with, was sent to a voicemail without a name. Lousy customer service. Train your employees better. read more

During the sale of my home (with Cardinal Title Group), Van held up the process because of an incorrect finding of a judgment. My previous title company provided documents to show the title was clear a week before closing. The day before closing Van said it still wasn't resolved. I had to track down the original debt, contact the collection agency and confirm that the person with the judgement was not associated with my home for sale. The person who owned my home would have been only 11 years old when the judgement happened, and if they had done their research, then this would have been easily resolved. When I came in to sign my closing paperwork, the receptionist was not friendly. I came up to her after I was done to drop off my keys, and she made me feel like I was inconveniencing her during her personal phone call. Won't work with Samson/Cardinal again read more

Terrible property manager Shohreh Malek (from the Rockville office) who falsely advertises properties. Don't waste your time as they have no respect for yours. I'd rate them at zero stars if I could. I have been searching for a rental property in the Rockville area and found one through our realtor posted by Samson properties. The listing states pets are allowed. We even contacted the property manager Shohreh to make very clear we have a 45lb collie to ensure full transparency between prospective tenant/landlord to confirm this was okay prior to submitting an application. Shohreh assured us that pets were fine in the apartment (Even looking up our particular breed) and encouraged us to submit an application to show we're extremely interested in the property. We submitted next day along with the $60 in application fees, only to be told to submit an additional GCAAR rental application. Everything was submitted asap, as we are trying to get things completed in a small timeframe with the CoVID-19 pandemic and holiday season. We were told many days later (after multiple attempts at contact Shohreh and no response) that the owner was not willing to allow pets on the property. She tried to backtrack her prior words, saying she now encourages us to reapply WITHOUT a dog. If this is the case, why not make that clear from the start? Why falsely advertise on your listing that the property allows pets? We are in the midst of getting our money back for our application fee that is now useless. Bottom line, save your breath and don't go to Shohreh or Samson Properties. They have the utmost disrespect for your money and time, and do not reciprocate when you try to be transparent and respectful. If this is how they manage prospective clients and rental properties, I can't imagine how they will treat me once I am a tenant/if I went to them to purchase a home. read more

Karen Berglund is an idiot who should not be an agent. Kara Williams is an imbecile who cannot construct a simple sentence without spelling errors. Eryca Lewis portrays to be an astute agent. But she is none of that. No follow up on phone calls, limited interaction but wants full commission. Lazy, unprofessional, a liar and no morals. I wish I'd never met Eryca Lewis or Samson Properties. They did not earn their commission and I will be filing a complaint with MREC due to Eryca Lewis unethical and fraudulent actions during my real estate transaction. Terrible! Agent needs work on selling properties when it isn't simple and needs to learn how to market a property when just putting it on the internet has not worked. Principals of the broker need to respond back to people who leave messages. I had my attorney contact Danny Samson, Donny Samson and Mike Briggs because the agent was not complying with a request to terminate and switch realtors, especially since the agent's contract had ended/expired and the agent continued to show and market the property. Totally bad practice all the way around. I'm sure there are some very good realtors within Samson properties, but ours was not one of the good ones. This agent certainly talks a good game, but doesn't have the thorough knowledge on how to sell something that isn't selling based on just internet marketing. The new realtor we hired from a completely different agency, has done so much more in just a week of working (less than a week of the property being on the market), it was a good choice to get away from this loser real estate agency. If I had been filling out this review solely on the agent, I probably would have given two, maybe three stars. Because even though I knew more about the aspects of selling the property and what to do when holding an open house, I don't hold the rest against the agent. The principals who have not even called my attorney back. There is absolutely no excuse for that. Its like holding up a big middle finger and saying I don't care about you or the property or why you are calling. The three of you mentioned above should be responsive. Maybe not the same hour, or even the same day, but its been over two weeks since that call was placed and voicemail left. You should be ashamed of yourselves!!! They took our money, ran our credit, and then told us AFTER that the owner wanted a 13 or 14 month lease. When we said no, they told us they were going to the next person. Huh? Where was the communication BEFORE taking our money and running our credit? What a waste of our time. Of course we expected a traditional 12 month lease. Used Samson Properties/ Cardinal Title to close on a new home. After closing, they failed to pay for the homeowners insurance. It wasn't until I needed to file a claim I realized that it wasn't paid for. As soon as they were notified they sent out a check to the insurance company but obviously the damage wasn't covered as it wasn't paid for. They refused to take responsibility and stated that I should have known that it wasn't paid for when they're obviously the one who dropped the ball. Closed on the house almost a year ago and still discussing this with a lawyer. Do yourself a favor and close with someone else. read more

Oct 2019 I hired Samson Realtor Latanya Drayton to help me find a home to rent. She started with a bang and ended with corruption/sabotaging. In addition to finding me and my family a place to rent, I hired Latonya Drayton to rent out my property. Laytanya Drayton proceeded to ensure that neither of these request took place. It was as if she intentionally sabotaged every transaction having to do with the deals placed on the table. 1. Nov 2, 2019 we found two homes available to rent that I was interested in, a town house and a single family home in Maryland. 2. I asked for a rental application to move forward with the rental transaction. Initially (Nov 2, 2019) Latanya Drayton sent me an empty application void of the information that she was to fill out, via email. I completed my part, sent in my financial information and paid via cash app. This began the month and an half long of her complaining that she did not have the complete financial information and that she could not get in touch with the renting realtor, the excuses were never ending. Latanya Drayton had an excuse for everything and was never capable of sealing the deal. It was as if she intentionally sabotaged every transaction. and later came back with its open you can get it, they need a copy of your credit report. I asked why, assuming that the $100.00 I paid was for the credit/back ground check. Needing to expedite the process I gave Latanya Drayton a copy of our credit report. Days that turned into a weeks with no response. I asked Latanya Drayton for the status. She complained that the renter was not getting back to her. I asked her to cancel the deal and move forward on the other single family home, requesting a reduction in price $2,600 vs. the requested $27,500. I was told they agreed, yeah! And I submitted an application. That deal never came through. After weeks of calling for updates, Latanya Drayton informed me that the renter had taken an offer at full price. I called the renting realtor who said the property was still available. I told Latanya who said they do that until the deal is finalized. This was untrue, I later went and viewed the home and it's still on the market for rent. Latanya Drayton lied. While simultaneously looking to rent my home Latanya Drayton approached me with a renter. The renters realtor came with her clients said they wanted to rent the home, handed over a check the same night, stating they wanted to move in by the following weekend. Immediately Latanya Drayton started sending me paperwork to assign herself as my rental agent (she'd failed to do this earlier) and the paper work for rental. An appointment was scheduled to meet with renters on my home Thursday. I postpone it to Friday to clear the resident, the tenants wanted to move in on Saturday. I reminded Latanya Drayton that it was imperative that I locked on a rental for me and my family noting the manner in which this realtor had found her clients a rental in my property and move swiftly to get them in. We were 2 months into the process of my renting and had been unable to lock in a on a deal. Latanya Drayton became very emotional, and expressed her feeling being insulted stating it was not her fault she was doing everything she could. The following day Latanya Drayton called me and stated that the renters found another property (I don't know they were still looking) saying that it was due to my having re-scheduled the appointment, from Thurs. to Fri. I later discovered after further investigation, Dec 7, 2019, I tracked down the renter's realtor who told me that it was Latanya Drayton who told her and her client that the home was in pre-foreclosure . Latanya Drayton offered them another rental in Samson realtor catalog. It feels like she was insulted and retaliated. Not knowing what had taken place, and assuming that Latanya Drayton continued work toward renting out my home, I asked her for updates and if she was going to put a lock box on the property. She said she would. She scheduled showing appointments that never materialized. Stating she got a call and would let me know when to meet her at the property. Each time I would suggest that she put a lock box on the property, she would get upset but would agree, but she never put a lock box on the property. When a friend that was interested in renting the property, I suggested that she contact Latanya Drayton. She contacted Latanya Drayton on Sunday. Monday w I asked Latanya Drayton about the activity on the home, she stated that there was none. I told her of the friend who said she called Sunday; Latanya Drayton said "no one called me" My friend had stated that the advertisement for the property of was really bad, she was right it was bad with very limited description. Awful!!! I was seller for deceased mother's condo. Buyer's agent (for Samson Properties) provided buyer's mortgage company's PRE-APPROVAL letter upon signing contract. At the 11th hour before closing on the property, I was informed by my agent that buyer could not obtain mortgage. Deal over. One might think that this is a mortgage company situation, and it is. However, it turns out that Samson's buyer's agent knew about this situation for a few days and did not communicate it ASAP. He even sent an email to my agent in this time frame stating that everything was going smoothly and was looking forward to closing. From my perspective, all was done. I had executed all sales paperwork and my closing attorney said I had nothing more to do except await my funds. Very sketchy practices and work hard to word leases loosely and place small fees through out the lease to nickle dime tenant. Also do not do move in half month as they will request for tenant to pay full month plus second half plus security deposit to cover realtor that shows property. Ensure you read leases to their fullest as they also will add all work responsibility of rental property to fall on tenant. They fail to give information required for direct deposit and then when try and nickle dime you 100 bucks here 50 bucks there for not paying the way they like. read more
