Third-generation Venturan working out of an office on East Santa Clara Street
downtown. I help people buy and sell homes across Ventura, Oxnard, Camarillo,
Ojai, Santa Paula, and Thousand Oaks, and I represent local business owners on
commercial leases.
Fifteen years in this market means I have opinions about specific streets, not
just cities. What a home is worth in Montalvo is a different conversation than
the Avenue, or Pierpont, or up in Ondulando. Pricing Ventura County like it is
one flat market is how sellers leave money on the table.
Most of the people I work with are somewhere in a transition. A first home. A
growing family. An estate that needs settling after a parent passes. A divorce
where the house has to sell and nobody wants a fight about it. Those sales run
on a different clock than a normal listing, and they need somebody who knows
the process, not just the paperwork.
What I handle: buyer and seller representation, home valuations, probate and
trust sales, inherited property, divorce and court-ordered sales, relocation,
investment property, and commercial lease representation.

History
Established in 2013.
I did not start on the sales side. My first two years were in escrow and title
insurance, so I saw the inside of hundreds of Ventura County transactions before
I ever took a listing. That was 2011 through 2013, mostly short sales and
foreclosures held together with tape. You learn things back there you cannot
learn from the front. Where escrow actually stalls. Which lender blows the close
date. How many deals fall apart over something nobody asked about in week one.
I got my license in 2013 and started selling. The years after were spent as much
on the training side as the selling side. I ran four offices in the county,
teaching newer agents how to price, how to prepare a listing, and how to tell
somebody the truth about their house. Two of those offices were built during
COVID.
Today I work out of a downtown Ventura office on East Santa Clara Street as an
Area Leader with Y Realty, and I coach agents around the country. Selling homes
here is still the part I like most.
Meet the Business Owner: Sam B.
I am a third-generation Venturan, which around here means my family's story and this town's story are the same story.
My dad, sunburned from surfing all the time, went by Red Ronnie, named by my mom when she was sitting in the front row at Ventura College. I grew up in a house where Friday nights had a sound to them, and I'm still chasing that feeling.
Music, movies, and pop culture are still my first language. Ask me what album something reminds me of.
I played football at Stanford, which taught me more about knowing your role than about football. Nobody wins anything alone.
These days I sell real estate here, and I run a space downtown called The Bennery where the neighborhood shows up for movies and music and each other. The two are more related than they sound. I am not in the business of moving people
out of Ventura County. I am in the business of helping them find the right place in it.
